I didn't like their mannerisms. I wasn't impressed with the guy I was working with and what he was "promising" me. I needed the house to be checked, I am long distance so I needed someone to rely on. I just would not recommend them. They were not professional and they were quiet lazy.

Homeowner was unhappy with services from Colonial Realty and Property Management Co., and called property manager to inform him that he wanted to fire him, the property manager threatened to keep the tenants security deposit of $2150.00 if he did so. Very unethical individual who will make you all the promises in the world until you sign. He has his own contract that the property owner and property management company signs which allows him to get out of the contract if he's unhappy with you but if you're unhappy with him he has a clause in there to protect himself, that as long as the (same) tenant is renting your home he shall receive his 10% regardless of whether he fulfills his duties or not.
Description of Work: Property management company that failed to perform move-in inspection documenting condition of home, which is part of the process at move in stated in the Virginia Residential Lease. Did not have property owners best interest at heart by doing quarterly inspections of home as promised when signing contract between property owner and property manager; was only concerned about collecting his 10% commission monthly. Charged tenant a late fee and denied it, even though property owner has copy of the cancelled check with Colby Cumber's signature on back. Overall, an unethical individual that I would not recommend to anyone that values the well being and maintenance of their home.

The property owner became friends with the tenant through mutual friends and then started a campaign to eliminate my company to save management fees. He attempted to fire my company because the tenant did not change the air conditioning filters in the house. This was not grounds to terminate the propety management contract. Months later the tenant paid late rent and my company charged a late fee per her lease. The tenant complained to the owner and he attempted to break his contract again. Rather than work with a disgruntled client, I released him from his contract. With respect to the accusation that my management agreement has unusual provisions, the standard VA agreement also states that rental commissions are due to the agent as long as the tenant stays in a property.
