We met with Debbie to go over her marketing plan for our property. She came to the first (interview) meeting prepared with her suggestion regarding price with comps to back up her suggestion. She had a complete marketing plan which she went over with us in detail. She also told us that we would receive weekly updates as to activity on the property. Debbie is a go-getter and her philosophy is to provide the potential buyer with a fantastic first impression - essentially grab their attention from the start. Since we planned to vacate the house during the selling process, she suggested staging and provided us with a contact. The staging was excellent and exactly as it was described by the stager. Debbie also suggested that we have a home inspection done prior to putting the house on the market in order to find any issues that a buyer's inspection may turn up later. This was done at no cost to us since the inspector was working on getting a license and doing the inspections as part of the license process. The house was scheduled to go on the market on Tuesday, but we got a call from Debbie on the Sunday prior telling us there was already an offer on the house and it was a full price offer. Additionally, as it turns out, the buyer decided to use the inspection we had done rather than re-invent the wheel. The buyer was solid and we closed about a month later. All in all it was a very smooth sale with little anxiety. It is interesting that the house sold that quickly since Debbie actually has a reputation for selling houses in just a couple of days of going on the market. Debbie never promised to sell our house on day one but did tell us she would market the house aggressively to sell it in as short a time as possible. We picked Debbie based on reputation and reviews we read. Although we read the reviews about Debbie selling houses on the first or second day of the listing, full price and multiple offers, we didn't realistically expect our house to sell on day one. We just assumed we were getting a top notch agent and that the house would sell in a relatively short period of time. Day one sales happen to other people...Well I guess we are now the and quot;other peopleand quot;. I would heartily recommend Debbie Woolard as a real estate agent who you can trust to market your property aggressively and get you the best price for the current market. She is a true professional!
