No where, will be taking company to court. As a women do not allow your daughters, wives, sisters to move in.
Description of Work: Where do I begin with this company that I would not recommend to my WORST enemy? First when moving in the apartment that I wanted and was advised would be ready was not and had to scramble to find another place. I loved this place btw and if it was handled by the owner and not the heartless, unresponsive people of this company I may have stayed. I moved in in 08/2016 btw. Second I paid everything up front before even receiving the lease and was later advised that auto pay was required and if not I had to pay five dollars extra per month and owed it for my first month. After back and forth emails I finally got that waived. Next issue the maintenance request from moving in. I had a cracked window, no doorbell and my back porch was broken as far as big issues go and I wasn't too worried about the little ones. Now these are big issues for me because after being in for a month, with unresolved issue I became a victim of domestic abuse. I then emailed to advise that I had a protective order and was giving them thirty day notice to vacate. I was then advised by Chelsea that this was not happening and that they would not release me (Per Law they have to). It took multiple emails for them to finally admit that they do. I had given them my complete savings just to move and realized that I could not move so fast and just wanted the work done to insure my safety as well as my locks changed. It took them three weeks to change my locks, window was not changed until November, and the doorbell and porch still broken. Flash to December 2016 with high electric bills keeping my lights and air on due to the window and doorbell, my bills were high so that I could pay them I paid my rent late. Received a notice from the office stamped their date 12/07 and post office 12/08 advising that I had 5 working days from mailing date to make payment, made it by 12/15 which is five days from mailing date as letter advised. They issued a summons 12/12 way before 5 days from their stamp date or the postal date. So now with this issue as well as my work orders not being completed to ensure my safety I sent a email on 01/02 to advise that I was moving out. I did not feel safe and felt as if the company is more concern with their bottom line vs their tenants. The law requires that I give 30 days from when the next rent is due, with January having 31 days, the second is enough time. This company feels as if their word is greater than the law and advised that because it was not the first they will not release me. DO NOT GIVE THEM YOUR MONEY. I wish I would have researched them first but not only do they make their own laws they give two middle fingers about your safety. *** Sorry for errors, will be going to court with them going forward. I will not take this laying down.

I used them from 2006 until 2012. They charge 10% of the month in rental. They also has a $500 initial cost. They also charge $25 a month for administrative fees. The pricing was reasonable. It was what the standard was in the area. They could have followed through with what they put in the contractual agreement. They did not review the property as they said they did. The reason they're no longer representing me is because I found my property in disarray. I asked them through email and phone call on four occasions what the condition of the property was. They told me it was in good condition. When I did go down because the property wasn't renting, prior to this situation, they're always rented within a week of being listed, it had been listed for over 2 months and we have not has another tenant of interest. When I went down, I found the property in complete disarray. There was debris all over the place. If they just been honest with me and told me what the condition was so that we could have hired contractors to come in and perform repairs so that the property could be re-rented that would have been great. That's not the way they handled it. After we did have contractors come in, they charged me for the clean up instead of the tenant who destroyed the property which was not appreciated. I would not recommend them to anyone else. I filed a claim with the Better Business Bureau.

I would expect certain things to be provided by a real estate rental/property manager. Like, communicating with the client, finding a renter for the property, etc. After signing the agreement and painting the entire house (per their recommendation) and twice reducing the asking price (again, per their recommendations), they were not only unable to rent the property, there was a total lack of communication from them. The only communication came from my contacting them to ask home the search was coming along. They seemed to think that all they had to do was to post the rental online and wait for a renter to fall out of the sky. Their total lack of professionalism was startling. I would repeatedly call and ask for routine updates (weekly, bi-weekly, phone call, text, email, something/anything). They could comply, half-heartedly, for a couple of weeks and then they would, again, disappear. This went on for four months (during the spring/summer, the peak rental period of the year) and got nothing. I finally got fed up and fired them. I got a contrite call from the owner asking me why I fired his team. When I told him of their unprofessionalism, is stated that he was surprised as he valued communication between his team and his clients. I am uncertain of any action he might have taken, if any. If you want a property management team to actually work for you and rent your house, I recommend looking elsewhere.

Real Property Management Tidewater is committed to preserving the integrity of the properties that we rent and we pride ourselves on renting them quickly! Of course, location, price and condition of a home plays a large part in finding a renter. In this case, [member name removed]brought our company a home that was outdated in comparison with it’s neighborhood comps. The kitchen sported Pepto pink cabinets and every room was a different color.[member name removed] insisted on listing the home far above market value by about $400.00/month. Of course, being the experts in the industry, we made numerous recommendations to [member name removed] about painting the home and lowering the price to competitively market the home. Our current vacancy time for a home on the market is approximately 18 days. After having zero interest in the home, [member name removed] finally agreed to paint the cabinets – but he still did not lower the price. Many of the homes in less than a mile radius of the home were over 10 years newer than [member name removed] home and were significantly less expensive. We provided many detailed reports to [member name removed]regarding the market value on his home as we felt that the rental price was the last major hurdle in finding a renter for this home. He did not want to reduce the price. Our marketing software runs on an automated system that sends out e-mails to our owners on a weekly basis indicating how many leads, showings and inquiries were obtained the week prior. [member name removed] would have received these e-mails from us to support open and consistent communication. He also would have received phone calls from our office to continue the active discussion that is necessary between a management company and an owner in the rental process. [member name removed]indicated that he did not want us to call him anymore unless we had other advice outside of improving his home or reducing the rental price to meet market rate. We honored his wishes and stopped calling [member name removed] continued to market his home significantly above market value, and only communicated with the weekly e-mails in the hope that the data would persuade [member name removed] in choosing to listen to our advice. We never had any interest in the home and [member name removed] chose to discontinue his management agreement with Real Property Management Tidewater. It is our opinion that had [member name removed] listened to our advice regarding the market rate for the home, that we would have found a qualified renter for this home in the same timely fashion that we do for all of our other properties.

I called to find out more about the services they provide. I was very impressed with the professional manner in which they approach property management. I was looking for a management company that would run my rental like a business. That’s what I found at RPM. They offered to meet me at my house to give me an accurate rental price and to go over the paperwork. The person showed up on time, was professionally dressed, and gave me a great presentation. I was amazed at the services they provide. I've had my rental property managed with other companies in the past that never did half the things RPM does for the same price. I signed up that same day. Over the next couple days that got my house on the market and found me a renter in 9 days. Amazing. It has been 4 months and they continue to impress me. Communication is the best I have ever had with a management company. I even get a quarterly inspection report of the entire house with pictures and everything. I never got that with my other management companies. I highly recommend this company if you own a rental home. They are wonderful.
