Very unprofessional individual! We are a military family and we had hired Karen leaving VA with the complete confidence that she would have our homes and our families best interest. Low and behold she is an untrustworthy person and for over three years misled and took advantage of our family. Karen and her team were 95% of the time hard to get a hold of, didnt respond and lied about checking in on and taking care of our home. We were never informed of missed payments.. late payments .. my husbands credit has been ruined because of her. For over 3 years she just pocketed money and let our home go downhill. Karen and her team lied to my husband and I on various occasions assuring us that our yard and our home was in as we quoted before we left... "move in condition"... meaning the house was in the same condition as if we had moved out and to be ready for the next renters and so on. I returned for a few months while my husband was deployed only to see our once home was pretty much destroyed... not only by the irresponsible tenants they assured us were responsible that had moved in .. but also by her neglect in her job as well. The lawn and yard looked like it had NEVER been done in 3 years. There was big piles of wood projects dispersed in the backyard that had been there for at least 2 years just rotting. Leaves and other various garbage... TRASH was all mixed in with the leaves ... along with a trash can FULL of beer cans ... the hardwood floors were scratched with very deep scratches throughout the whole house ... one leading from the bedroom throughout the whole house out the front door... as well as urine stains from pets ... the toilet was broke .. who knows how ... another part of Karen's job was assuring these renters .. whom we trusted her judgement to move in our home .. was to make sure our home was taken care of inside and out .. was to not give deposits back if they did not take care of what needed to be taken care of... she did just that gave back every single penny along with not doing anything to fix anything and over time our house depreciated in value from her neglect... all the while she STILL assured us it was ok... the gutters were so bad that when a friend of ours cleaned them out he said there were not one, two, but three good sized TREES growing out of them... TREES in our gutters!!! Along with leaves up to the top almost ruining our roof.. thankfully he got them in time .. as well as what he said looked like RATS running away as he cleaned ... as well as... remember the wood in the back along with the leaves and trash!?!? Well when I went to clean that area I as well freaked out when I saw multiple mice scurrying away... Absolutely disgusting and absolutely unacceptable!!! Karen is a deceitful person and I beg you to please take my review seriously .. we gave her multiple chances and opportunities to make things right only to be taken advantage of again and again.. her answer was to blame the last tenant for everything that had occurred .. but someone in the house for less than 3 months is not someone that can cause 3 years of irresponsibility ... she has gave us her word on multiple occasions for multiple things she is supposed to be taken care of yet not done!!! I am positive there are thing sim forgetting and or just leaving out.. Honestly I am beyond fed up with Karen Davis!!! Again please do not ever even think of hiring her. She should not be trusted ever!!

Terrible customer service. When there were maintenance issues it took an average of two weeks to even respond with multiple reminders. We left the home in better/cleaner condition than we took occupancy and 15 minutes after our exit walk through she called stated she went back into the home after we left and found an issue! She claimed that there was a water "stain" under a bathroom sink after she walked through the home and verified that all was great! We communicated that there are multiple stains throughout the cabinetry and that we were not responsible for a stain that is the same as all the other cabinetry throughout the home. Then she deducted $150 from the security deposit without any proof of said stain or the repair of the stain. Stay away from this property manager as her integrity is very questionable!
