After my initial conversation with Dan of final Analysis and scheduling the home inspection, I received an email with access to the company website. This in my opinion made the process much easier. Any and all documentation and photos are accessible via the webpage. On the day of the inspection two inspectors arrived. They were at the property address much earlier than the scheduled appointment and had already completed the exterior portion. After the inspection was completed, he took time to verbally explain their findings. If I had a question I would receive a call or email back in a reasonable time frame. Extremely reliable and professional service. Would recommend to a potential consumer.

The abridged version is simply that this was an OUTSTANDING home inspection, I will be and am, recommending Final Analyses to everyone I know and this is by far the best thing you can do for yourself when attempting to purchase a home. Dan and Adam are awesome at what they do, and great people as well. Our start time was 9, they were ready before. They get perfection going first by simple cleanliness. Both checked their shoes on the freshly paved cement and still whipped their feet before going into the house. Then we were off to the races, these guys hit the house like a hurricane, testing anything and everything! They checked all of the outlets, no only to make sure they worked, but for the correct voltage as well. They turned on and off every switch, checking what each turned on and off to make sure nothing weird was going on with the wiring. They look at every window, opening and closing each. Every button in the house was pressed, the appliances tested, ceiling fans cycled and faucets ran. Cupboard drawers and cabinets were tested and both spent a good long time making sure the stove and everything around it was up to par. They are not just testing the functionality of the house though, and this is what sets them apart. The whole time they are going through the house they are also looking at the walls, checking the building materials, making sure everything is straight and on the up and up. They check the carpets and the floors, making sure nothing is lose as well. Next up was the garage, that's when I found out they had an infrared scanner and had been checking the walls and windows and roof and floor to help make sure there was proper insulation. The garage got it's going through and then the attic spaces both got inspected. They checked for proper insulation, any alteration to the roof trusses and they checked all of the electrical that they could see. Next up it was around the house time, they got under both decks and looked all of the siding over. Then up to the roof. NOTHING escapes these guys! Someone had neglected to seal 2 screws on the roof, yep, they found them. Stuff that would seem like a needle in a haystack to you and me is old hat for them! After the roof it was time for the crawl space. They gave me a set of coveralls, glove and mask so I could go in with them, all the proper protection equipment I needed. Dan then explained everything as we crawled along, noting various plumbing or gas lines, whether they were hung properly or needed additional straps, checking insulation and retention wires, looking at the foundation itself to insure it was adequate. After that they checked the appliances and wrapped it up. Guys I know I am missing all sorts of stuff they looked at and did. I did my best to keep up and they helped me along the way but it was just a huge relief when I saw how meticulous they were. Good, bad or otherwise they didn't miss it and pointed everything out to me that needed my attention. They spent 3 thorough hours insuring that the house I am looking to buy is as perfect as it gets and I can tell you that his inspection has helped me nit-pick my way to victory with the seller. If I had to I would literally move my close day out, just to insure I was able to have them inspect my house, and the best part is that you never would, these guys care about their clients, they will find a way to fit you in. I can sit here and type another 1000 + characters about how awesome these guys are, but all I'm really doing then is waisting your valuable time! Call them. You're on Angie's List, so obviously you want the best, well you found them, CALL THEM!

Dan with Final Analysis preformed a very thorough home inspection. The home was just under 1900 sq ft with a list price of 309000. The seller demanded a short time frame to get the inspection done and price quotes for required repairs. Dan managed to work me in quickly. He arrived on time with an assistant and was very professional and pleasant to work with. I have several years of general contracting and building experience, and have learned that some home inspectors are much better than others. Dan spent about three hours at the house and was very patient in answering any questions I had. He preformed an infrared inspection to test for insulation issues as part of his regular service. Other inspectors add an additional fee for this. The house in question had several maintenance issues that I had already discovered. Dan didn't miss a one, and found some that I had missed. That's what I was looking for. We are not first time home buyers, and have fallen prey to less capable inspectors in the past. Final Analysis was the first home inspection company to impress me, and that is not easy (ask my wife or Realtor). Dan found approximately $20,000 worth of repairs/service issues. That, combined with all the updates (counter tops, carpet, cabinets, fencing, fixtures etc.) priced it WAY above market. Thanks for helping us dodge a bullet. We passed on that house, but I am calling him today to look at another, hopefully better house.

Dan went beyond a thorough home inspection. He noted that our AC air handler and compressor might not be matched. He contacted the manufacturer to see if the two units could be used together and then called us with the answer.

It can be too small, mis-matched, poorly designed and poor workmanship but it would still "pass". EXCELLENCE IN EVERY DIMENSION! Dan and his colleague arrived at the vacant residence well before the scheduled start time and were already examining the exterior of the house when I arrived ten minutes ahead of schedule. Throughout the inspection, Dan was communicating to me his findings. He was also very accommodating. For example, when the defective dishwasher spilled water all over the kitchen floor through no fault of his own, Dan was sure to request permission to use some nearby rags to clean up the spill (seller needs to provide a credit for the dishwasher). The Reporting is excellent with detailed pictures and explanations that are easily understandable. Dan not only wants your agent to understand, but he is patient to ensure that everyone involved in the process is clear on the inspection findings. I received my report the same day of the inspection! Dan has a terrific website that allows me to access the report and forward it to my agent, contractor and anyone else without leaving his website. I will recommend Dan to anyone who asks me, and I plan to use him again on the same house that I am under contract for now when the repairs that he spotted are finished. I want Dan to take another look and give me the final analysis. Thank you, Dan!

Thanks for taking the time to provide this wonderful review! As you stated, a successful inspection is much more than one dimension. Each and every house is different and must be individually scrutinized down to the smallest components. Example: that service panel had some odd looking diodes connected to the main service breaker. after 30 years I have never seen this but suspected is was some sort of primitive surge protection. Sure enough, we researched and found that they are Zink oxide non-linear resistors designed to bleed off surge voltage to ground. Designed by Panasonic in 1968. Very unusual to see for residential use back then. Perhaps the owner was a short wave radio enthusiast which would have made since back then. This case turned out just to be a curiosity but it shows how a "cookie cutter check list" inspection is only half baked and can never compare to a full gourmet inspection. Hmmm...this response just took a turn. I better go eat. Thanks again and we wish you much success and happiness.

Mr. Rogers was amazing! He spent over three hours showing me all the defects of the house and answering all of my questions. He had the knowledge to prioritize the defects from severe to mild so I wasn't overwhelmed by all the little things. His online report was very details with great pictures. With his meticulous report, I was able to have the sellers repair a lot of the defects, which saved me over $4000. I highly recommend Mr. Rogers to anyone who is tryingto buy a house or if they have never had the house inspected. It definitely helps to know what condition your house is in.

Furthermore in reporting, it's not good enough to say something is functional or that a roof doesn't leak. What condition are they really in and how long will they last. Most sellers want top market value, well fine, then it should be in top market condition and in good repair. If not, we're calling it out. We want you to know what this massive investment is really going to cost you. In your case it would have cost you $4000 above the sale price! We purposely provide robust, detailed reports so it can be leveraged for renegotiation of that cost. A great inspection should always pay for itself just as your did. The process was smooth, efficient, and timely. Dan was very knowledgeable, thorough, and started and ended the inspection in the expected timeframe. He provided us a verbal report at the end of the inspection and provided a very detailed written report, plus supplemental information on several items, later that same day. I cannot imagine a better experience

Dan arrived on time with his assistant and proceeded to explain what he would be looking at. He spent a significant amount of time in the crawl space as I had indicated my concern about this area and found issues that required attention by the seller. After completing the inspection he explained the main concerns that he had about the home to myself, my realtor and the seller's realtor and answered our questions. He asked first for permission to speak in front of the seller's realtor before proceeding. His report was available via his website late that evening. Dan was very thorough, professional and approachable. My realtor was very impressed and has already recommended him to another of her clients. I would have preferred if I were able to follow him and have him explain his findings as he saw them (except for the crawl space) but I understand that this would have slowed him down considerably and he was very complete in his post-inspection oral report.
Description of Work: Inspected crawl space, roof, exterior, HVAC, plumbing, electrical, appliances and structure of home we were purchasing. Provided comprehensive report with photos and summary that highlighted significant issues requiring repair. Promptly answered emails and phone calls both prior to and after the inspection to answer questions from both myself and my realtor.

In preparation to putting our house on the market we called Final Analysis for a home inspection in March of this year. Dan Rodgers and his young assistant came out and went over the house with a fine tooth comb. He was professional, courteous and through. The report he emailed to me came with pictures and detailed descriptions of problems and strengths in my house. The biggest help came after we had the work done, and we had Dan come to reinspect the work done by the other contractors. His second report expanded with new pictures of the work not done correctly and of broken things that were left unfixed has allowed us to call the contractors to come back and fix what they billed us for. I would highly recommend Dan Rogers to anyone needing a good honest home inspection.

Dan is extremely personable and very thorough when it comes to inspecting properties. I am in the process of purchasing my first home and Dan provided a very detailed and intelligent analysis of his results. His report provided a list of items that were categorized by their level of importance, along with an adequate amount of pictures and an intelligently written summation of what the problems were, how they affect the home, when they should be addressed, and how they should be addressed. He went above and beyond his duties by keeping in contact with me after the inspection and providing suggestions which were extremely helpful being a first time home buyer. I would HIGHLY recommend using him. There are some cheaper inspectors in the area but you pay for quality and with services as important as these it is important to receive quality service. I would gladly pay for his services again for the peace of mind alone.

We contacted Final Analysis Home Inspections because of their great reviews on Angie's List. Dan Rogers worked with us to get a time scheduled that would work for our builder, his schedule (since I called with just a few days notice, once we decided to hire an inspector). He scheduled time to come out during his lunch hour, in order to look over our new home prior to the drywall being put up, and he only charged us for the time there. He sent us a thorough report with photos and notes. We can now sleep well knowing that our builder has done a great job. Dan noted many good points, as well as a couple of items to follow up on. Dan went above and beyond and would definitely call him again or recommend him to others.

Excellent idea getting a "rough-in" inspection. New does not always equate to satisfactory. There's always room for human error especially when there are so many differnt trades/sub-contractors overlapping their work. They arrived at the house 5 minutes early, which is a plus. They were very courteous and professional. They took the time to explain everything to me. They provided color pictures and explanations, so I would have proof when negotiating with the seller. They also gave me a lot of tips and how to's which was a plus as well
Description of Work: They found many deficiencies with the home we were purchasing that I would have not found myself. I was able to provide those deficiencies to the seller, and have them corrected before purchasing the home. I am glad that I used them.

I'm happy to hear that you were able to use the results of the inspection to your benefit and negotiate repairs by the seller. I noticed you gave a B rating on our prices and I'm perplexed when I see that because most people don't explain why. In your case we had two fully certified inspectors that spent 5 hours on your inspection and report. We did the inspection outside of business hours because of your work schedule and gave a $35 discount. To your point, we identified several thousands of dollars in repairs that the seller paid for. The old Benjamin Franklin quote comes to mind "a penny saved is a penny earned. In this case you earned thousands. I commend you for doing that but we're at a loss in how a lesser quality, lower priced inspection could afford you the same "earnings". I'd love to get more detail from you on your perspective on that. We do understand that there are the $250, 1 hour inspections out there but I would doubt you are using that for comparison. Thanks so much for taking the time out of your busy schedule to rate us on angies list. We value your feedback and are grateful for the trust you placed in us. Dan is an amazing home inspector. He truly works for the home owner. He was beyond thorough in my home inspection. He crawled in every crevice possible and took tons of pics. He explained everything in fine detail and offered his opinion when asked. His friendly attitude and his hard work says everything about him! Unlike our first home purchase with a different inspector...what a nightmare that was, I for the first time felt safe buying my 2nd home after Dan's report. After reading positive reviews on Angies, I called Dan for home inspection for our purchase of first house. He was prompt, returned my call in timely manner, gave me an appointment at my desired day and time and showed up before the scheduled time. The actual inspection he conducted was very thorough and hit all the spots. His expertise was evident from few of the observations he made, which helped us in re-negotiation. Money well spent!

When we decided to make an offer on a 1950's 1700sf house we had Final Analysis do our inspection. The house looked to have everything in order so we thought it would be an easy inspection. When arriving to the property to be present at the inspection I was greeted by Dan and his assistant who were already at the property before anyone else. The inspection lasted about 2.5 hours. In that time they went through everything they could that the home owner would allow. Dan expressed the positives and negatives of the home then backed it up with a very detailed report. The report was actually two documents, the full detailed inspection report and a summary of defects/issues. That was very helpful and allowed us to see the issues firsthand. Because of this report, we were able to make the decision not to move forward with the house. The house had a ton of issues underneath the house and that outweighed the great location and the condition of the living area in the house. When we proceed to make another offer on a house in the future we will not hesitate to use First Analysis again.

It's not uncommon for us to inspect properties that look amazing but then as we progress we find serious issues that have been neglected or overlooked. The home being inspected was an ~2900sf 1971 colonial style home that was quite outdated style-wise. We are first time home buyers and he quickly put us at ease with his obvious level of expertise and knowledge. He was very helpful in explaining each and every little thing he was inspecting and took the time to explain what he was looking for. Not only did he answer every single question I had, he went above and beyond by explaining in depth the problems that he found and took the time to ensure that I understood the things he was putting in his report. His report was very detailed, easy to understand, had plenty of pictures and was sent to me within hours of him completing the inspection. He was on time, very polite with both my wife and daughter, extremely professional and I will not hesitate to call him again next time I purchase a property or am in need of an inspection.

They did a whole home inspection. He was very thorough and honest. We had our home inspected once by someone else ten years ago, but called him to inspect it again and he found a lot of things wrong.

Thank you for your positive review. It happens more often than it should that people call us for a second inspection once they suspect the first inspection was not what they bargained for. Unfortunately Virginia has no licensing, standards or regulations over home inspectors which makes it easy for anyone to say they're an inspector and take advantage of unsuspecting people. Dan and his team sent the invoice and confirmed the appointment the day before, explaining the whole process from start to finish. My online submission of the property details immediately appeared in Dan's inbox and he was able to speak to every point in our pre-meeting. At the property, Dan and his team spent nearly 2 hours going through every room, closet, corner, and cabinet. They tested and examined all of the utilities, and inspected the exterior common areas. Throughout the visit, they explained their findings, thoughts, and offered repair estimates. Within 4 hours of the meeting, the complete report with pictures was emailed to me. We cannot thank Dan and his team enough for such a thorough inspection!

Wow! Thank you for your glowing review of our services. We know to a large degree, clients place a fair amount of blind trustt in hiring a home inspector and we do not loose sight of that. A home inspection must be thorough and detailed because in most cases it's "last chance Texico" before owning the property and potnetially it's problems.
