Debbie Woolard is the best realtor we have ever worked with. She went above and beyond the call of duty in closing the sale of our residential beach house. Even though our home was in good condition and within walking distance of a city-maintained beach -- just 700 steps to the ocean -- it proved to be somewhat difficult to sell. We loved living there, just steps to the ocean. We lived there for 12 years before Ted's work moved him back up to Maryland. For 5 years, we tried to sell the house with other agents, but to no avail, until we found Debbie, thru a Dave Ramsey website -- in the first call, she encouraged us to look up the statistics about the other realtors we had worked with, on Zillow. We were amazed to find none of them had sold more than 2 or three houses in the last year. Debbie sold over 50 houses last year. Next, she gave us info about what we needed to do BEFORE she placed our house on the market. For example, she asked us to get the roof inspected and repaired if need be. She said having our own inspections done was a good way to convince a buyer that the price was right. With a new roof complete, Debbie was able to add "New Roof!" to the ad -- another plus. Debbie found a solid buyer within 45 days! Then she helped us get from contract to closing -- with cheerful yet practical advice at every step. 1. When the Buyer's lenders demanded we remove the entire kitchen from the In-law Suite, she suggested we take out only the appliances, finish the wall, and leave the sink and cabinets, to call it a "craft room." That way the house would still be attractive if the sale fell through. This my husband and son completed in a single day. 2. A few weeks later, when the lender balked again, Debbie called several times and found out the real source of the problem: the Buyer had applied for the loan calling the house a 2-unit space. Debbie assured them it was only one unit, and then went above and beyond the call of duty – she met with the Buyer and her Agent to show them through the house personally. 3. At the last minute, it turned out that the Buyer’s Agent did not include the negotiated driveway repair amounts in the amount she submitted to the lender. That meant we were looking at possibly re-submitting the entire loan to the lender, at a higher amount. [The loan had already been submitted twice, due to the other mistake the Buyer's agent made. We were at the 3rd month of a closing that should have been 6 weeks.] …After thinking about the dilemma, I texted Debbie that we were not sure what to do, but we were willing to fly down there and re-negotiate personally. She called me immediately, and said politely, "What are your thoughts about this?" I said, "We don't want to have any more delays. I expect the Buyer wants to close quickly too." So Debbie replied, "Let me make some phone calls." A few phone minutes later, we were back on track. Thanks to Debbie's expertise and calm support, the house went on to close successfully later that day. A heartfelt thank-you to Debbie and her team -- you really made the difference!

Debbie is a fantastic Real Estate Agent (and I don't say that lightly)! I have both purchased a home (2011) and sold a home (2018) with her over the last 6 years. The reason I came back is simple - she is one of the best! Debbie places an emphasis on honesty and customer service. In getting the house ready for sale, her recommendations for repairs and market research were spot-on, enabling the house to sell as fast as possible. Being out an out of state seller, we put complete faith and trust in Debbie for the remodel and were not disappointed (from choosing finishes and paint colors to working with the contractor directly). Amazing! Scary to spend hundreds of thousands sight unseen. However Debbie learned our likes and needs, and she went to properties and took detailed videos and photos for us. When we chose one, she navigated all the paperwork and made things so easy. She already has a lot of referrals of companies for work to get done, which I found to be a huge blessing. Debbie is an extrembly hard worker and is very responsive. I will refer her to everyone we know. She deserves it. Hence why I am taking my time to write this. Debbie is an AMAZING realtor. My husband found her on Dave Ramsey's website. Dave only selects the very best in each area that he recommends and Debbie did not disappoint! She replied immediately to all of our emails. We found the house we were going to buy the very first day we went looking with her. She was so incredibly professional, handling all the negotiations with class. We didn't have a single hiccup with her, despite the many, many details that go into purchasing a property.
