Lack of communication, changed items without my approval and didn't give me cost of items. Should have reimbursed me for items and instead put lien on my house when I held back money for these items. (Believe Ian thinks God is his money). Tried to intimidate me at meeting with lawyer to straighten out overcharges. Got mad at me instead of Scotty saying Ian gave me a walkout basement and I was not appreciative. Believe me, I PAID in the long run! There is no such thing as FREE with them. Check your files very carefully with a fine tooth comb. Couldn't keep things straight. Scotty gets away with doing things that he shouldn't. Only given a few addendums for me to sign, but not for many other changes. Kept extra silestone that I paid for. Never told me of additional charges for selections I made until at end of project. Excavator gave away all the hardwood trees on my property that I paid for to his friend without my approval. I&J never compensated me for this. Since closing, I have spoken with folks that have also had problems with Scotty and I&J. They are avoiding completing my punch list and don't even answer my phone or emails for past two weeks! If they don't rethink and reimburse and finish my punch list, I will be forced to take more drastic measures.

At first they were quite responsive and helpful, but after about a month of planning details of the home to be constructed, they suddenly stopped communicating. Granted, this was a small project (a small, about $100k-150k new house), so they probably just decided to focus on larger projects. Still, it would have been nice to have some closure from them.

I cannot say enough good things about Iand J. This was my first time building a house, and they made the process pretty easy. I came in with the floor plan of my dreams, and although we had to make a few adjustments to it to fit my budget, they really worked with me - and gave me a beautiful house. We looked at the idea of going modular (again, to keep to my budget), but ended up stick building, and I think I came away from it with a better home. I had a friend who has built many houses check over the contract before I signed it, and he confirmed that Iand J is a first class builder, we asked for only a few minor changes to their contract. Ian, the owner, is fantastic, and has a wonderful accent that makes you want to keep talking to him. He listens, he gets things done, and like I said, he really works with you. Cliff did a superb job on the final design of the house, and all the guys at Iand J are great - Adam and Anthony especially. I have only had one problem since moving in (I've been here 9 months now), and that was a problem with my well pump. Ian had Anthony come out within just a few hours of me calling, and it was fixed within the day. Overall, the house was built on time (in just a few months) and under budget - what more could you want?
