Brian does excellent work at a reasonable price. He is in demand so there is a wait time until he can begin your work.

Great. Brian came up with a great solution for installing new outdoor light. Also had great idea of installing timer on later. Was very punctual and cleaned up areas after work. Would definitely use his services again in the future. However, he seems quite busy so took some time to schedule appointment.
Description of Work: Replaced indoor overhead lights, replaced outdoor light and installed lantern on lightpost, installed timer for lantern. Installed additional outdoor lights, which required some ingenuity on how to extend power to locations to avoid cutting holes in drywall indoors.

Better than I ever could have imagined. Brian was on time as usual and did a fabulous job as usual. Avoided my having to pay to have a new light pole installed (in cement). Instead he sanded, primed, and repainted my rusting existing light pole. It looks brand new and this work saved me lots of money! And it was easy-peasy for him to add new lights to my townhouse, even through the brick wall. AND as a courtesy to me, since I live in Brian's neighborhood, he even helped me with my front door and the hardware!!! I have had Brian and Tony work for years on my townhouse and condo. I simply can't say enough about them. It's like having work done by your own family members whom you trust, who have your best interests at heart, and who deliver even more than they promise. When they mention something that will save you money, it is not because it is some crazy, cheap, scotch-taped temporary solution. They only do things the right way and they stand by what they do. Once, I had one light switch out of about 25 go bad a year later after they worked on it. They showed up and fixed it for free, no questions asked. So I recommend them to everyone I know. Their prices are very reasonable for the high quality of the work and the trust you can have in the solution. Everyone should be so lucky.
Description of Work: Install two separate motion sensor exterior lights. Replace two exterior wall-mounted lights. Install one new exterior wall-mounted light (through brick facade). Replace exterior lamp and lamp post and light sensor.

It went exceedingly well! The lighting/fan unit that we wanted replaced used florescent bulbs which were nearly impossible to remove and replace. I therefore had bought a replacement unit for Brian (with L&S Electric) to install. However, due to Brian's creative thinking and expertise, he was able to replace the lighting unit within our existing device and convert it into a simple, intuitive LED lighting unit. By doing so, I was able to return the new unit I had purchased for a full refund, and now we have the best of both worlds: the excellent fan from the existing unit, as well as the ability to now burn simple LED bulbs in that same device. Again, this was a wonderful solution which I wouldn't have even known was a possibility without Brian. Not only did he save us a bunch of money by enabling us to return the new unit we had purchased, but he charged us a very reasonable amount for his labor. We have used Brian for years, and he is an outstanding electrician who looks out for the customer's best interests first and foremost. I can't recommend him highly enough to anyone seeking an honest, highly-experienced, skilled electrician.

Brian and his assistant was very professional, fast and courteous. They took time to answer questions and suggest really good solutions to problems. I hired them to do several electrical work in the master bath, master closet and kitchen. They moved a light switch in the master bath and had to remove a medicine cabinet in order to do that, patched up the hole and had it paint ready for me. They also removed old light fixures and installed new ones. I also needed an additional light in the master closet so they crawled up in the attic to install a new junction box. Brian had an excellent idea of using an existing master bath light fixture for the master closet instead of buying a new one....great idea!! as I was going to throw out the old master bath light fixture anyway. He also suggested a great idea for additional light for above the kitchen sink. The former owners had installed a makeshift light over the sink that had live wires, not safe, and ugly. I've asked 3 different contractors what to do and no one had a good solution. Brian came up with a great practical solution with minimal damage and repair, it was the best solution under the circumstances and I couldn't be happier. It gives off so much light, it is fantastic! I really appreciated Brian's consultative approach and problem solving. Would definitely use them again and recommend them to anyone.

This is my second time working with the guys at L&S. They are a very professional crew and set clear expectations about the work to be performed. They arrived on time and spent time with me to understand what I wanted and to provide creative options and different alternatives. They were careful to move the furniture out of the office and cover the built-in shelves with plastic to keep the dust down. Before they left for the day they vacuumed the room and put all the furniture back. The job required a few cuts to be made to the wall to run wire and they patched the holes and left them for me ready to be painted. The project was completed exactly as I expected. I will definitely work with L&S again.

All the work went very smoothly. Brian came to our then recently purchased house to provide a free estimate, and I was immediately pleased that he was very personable, knowledgeable, and professional. When I raised questions about a couple of things that he thought did not warrant paying for his services, he told me just that and advised me what to do. He also provided me with written notes on exactly what type of LED bulbs with which to replace our then-numerous incandescent flood lights in recessed ceiling fixtures. Land S's pricing was very competitive - higher than others on some items and lower on others. The deciding factor was really Brian's professionalism - I knew he would be easy to work with and felt confident that he would treat us fairly if we added or change tasks. All that proved to be true. Though we had to wait several weeks to get a place on their schedule, Brian and Tony arrived at the appointed time and date, went to work and finished ahead of schedule. We had another contractor working in the house the same day, and they not only worked around each other, but actually helped each other out with minor materials. Discussions during the first work day led to having Land S return to install and connect a dedicated circuit for our central vacuum, which in turn solved issues we had with frequently tripping the breaker on the circuit where the vac had been installed previously. We also had them back a third time to resolve an issue with wiring for lights in a wall unit installed by a home office contractor. Our experiences with Land S have been very positive, and we have found their pricing very reasonable. You may be able to find an electrician at a lower price, but in this case, the value of Land S's service more than justified any minor additional cost we may have incurred. We will call them back for any future electrical work, and highly recommend them.
Description of Work: Brian & Tony of L&S installed new indoor and outdoor receptacles, motion-activated indoor and outdoor lights, installed a dedicated circuit for our central vacuum, installed several new light fixtures, replaced a number of existing receptacles and light switches, and modified the wiring of a couple of switches per our specifications.

I scheduled an estimate with Land S Electric to do some electrical work at my home. The electrician called me early in the day and said he might come early, so I cut short my plans so I would be home and available. However, he never called me back. The electrician got busy and forgot to call and come to my home. Since I did not hear back, I called the Land S office to check status twice but I encountered an answering machine both times. Late that night I received a voicemail apology from the electrician. He left another message the following day to reschedule but I was away - he stopped by my house anyway later that day - he left a card. Although I am not happy I spent six hours waiting for an estimator that never arrived or contacted me, he did attempt to make it right. I plan to look for another company.

Tony came out several weeks in advance of installation to walk through my "to do" list and give me an estimate for the work. At that time he disconnected the old attic fan switch so that the roofer could install the new fan. Tony arrived in the mid-morning and began work on the bathroom switch and fixed the broken exterior light, as well as connecting the attic fan wiring. Brian arrived a bit later and the two of them installed the recessed lights and new switch. The new switch wiring required some work up in the hot attic (sorry Tony!). All of the work was completed by about 3:00, including cleaning up. Brian also did the drywall patching where the old ceiling fixtures had been, so that I could do the touch-up painting. I've used L & S Electric on jobs previously and while they may not be the cheapest in town, their work is outstanding, they arrive as planned, and are very pleasant to work with. Thanks guys for another great job.
Description of Work: Installed 5 recessed lights, added a new switch for 2 of the lights, dimmer switches, installed new receiver for ceiling fan, installed new dimmer switch for bathroom light, and connected wiring for attic fan. Also repaired wiring for exterior light where it had been cut.

These gentlemen operate not just by the Golden Rule, but by the Platinum Rule: Do unto others as they would have done to themselves. This company is by far the BEST in the BUSINESS! You always get a MASTER at his craft with years of experience and good taste. The job went superbly as always. Both Brian and Tony arrived as scheduled and got to work quickly. They even brought a closet light to install, not knowing if I had one already, and the exact type of wall switch to match the others in my house. (They must keep a file on customers so that they know what you have and what you'll need.) I had requested a second remote to operate my bedroom fan, but they came prepared as well with the wall control unit and suggested this much better solution. Moreover, they even helped me, busy as they are, open the glass cover on my entryway light so I could change the bulb. I had tried numerous greases, pliers, and rubber gloves to unscrew it, but it wouldn't budge. You would think it would be easy, but they had to remove the fixture from the brick wall and it took both of them pulling on separate parts to unscrew the glass. That took more time than anticipated and they helped with a genuine smile. Note to customers: If they arrived a few minutes behind for your appointment, blame me, not them. They'll give you the same Platinum Care when they are with you.
Description of Work: I had a closet light and switch installed in the wall from an existing outlet, a ceiling fan wired so I don't have to pull on a cord, another switch associated with a different fan, and three ceiling fixtures removed and installed--one of them in a two story foyer on an odd angle that was about 20 ft. high and very difficult to access given the location of steps, etc.

Outstanding. Brian and Tony were super nice and efficient. They are good at placing the lights based on your needs. I was very happy that they were able to do the work without cutting extra holes in my recently painted ceilings. They only had to cut two small holes in the ceiling of my pantry, which they repaired. Brian even went to the lighting store and purchased a shallower recessed light to fit around an existing drain pipe and 2 lights to go above my showers. All of the lights are high quality, designer looking, and I love them. I think there prices were reasonable for the quality of work. I will definitely call them when I'm ready to install recessed lighting in my basement.
Description of Work: Brian and Tony installed 8 five inch recessed lights, 3 dimmer switches, and changed an outlet. Six of the eight recessed lights were installed with no attic access.

Brian is very good at what he does, and it shows. I used Angie’s List because his company received a stellar A rating on there with the only complaints being that he’s hard to contact at times because he’s so popular and booked weeks (if not months) in advance. Indeed, we had to wait 1.5 months to get on his calendar, but his work speaks for itself. He wants to provide customers with a quality service, and his enthusiasm towards his work shows that he cares. He went out of his way to fix a wall socket that wasn’t securely fastened in our wall, which he wasn’t even hired to do. But he did it because he finished the numerous other projects that I hired him for and there were a few extra minutes left before his next job so he offered to take care of it. We’ll be hiring him for a good deal of upcoming electrical work so I will update my comments with a more detailed review once that work is complete, but based on his past performance, I highly recommend Land S!
Description of Work: Services Completed: Brian from L&S fixed reverse polarization of several electrical sockets and placed oversized GFCI kitchen socket back into wall. L&S did additional work in October 2012, including the addition of recessed lights in a bedroom on a dimmer switch as well as running speaker wires through the living room walls from the tv to surround sound speakers on the other side of the room. Dates of Service: Reverse polarization and socket work was done in January 2012 (and they were fast—we needed an electrician within the day and he was able to accommodate us). In mid-October 2012, the recessed lighting and speaker wiring was completed. It takes several weeks (if not months) to get on their schedule because they do such incredible work and are booked solid, but it is definitely worth the wait! Cost Rating: Socket work was around $75 and Brian was done in about 45 minutes and since we paid for an hour of work, he checked other sockets and even secured a loose socket that we didn’t even realize was a problem. The speaker wiring was $195 (which is a steal if you consider the amount of work required to run wires through the walls and extremely competitive in the market). The recessed lighting was $545 for four lights on a dimmer switch in a bedroom that currently does not have ceiling lighting (all materials, including lightbulbs, are included in that price). And his estimate for ceiling fan installation (including wiring since none of the bedrooms have overhead lighting) was $225 per fan (you provide your own fan). Satisfaction Rating: My husband and I are extremely happy with the jobs done to date, and we are already planning to hire them again for both landscape lighting and ceiling fan wiring, additional speaker wiring in the basement, and other odd electrical jobs (like replacing old off-white switches and sockets with white ones). They are absolutely worth the wait!

I can't say enough good things about Brian and Tony and Brian's wife, who schedules appointments. They know what they are doing, do it well, work quickly, are honest and extremely reliable, and provide excellent guidance. They are personable and practical, logical and reasonable, and expert in their field: your dream come true in a professional service provider. It is such a blessing to be able to work with people of integrity. With such standard household jobs, I've had larger companies send over and quot;the new guy.and quot; With Land S, I got the bosses, with years of experience. What more can you ask?
Description of Work: This company worked on two jobs for me at two residences. While the work was not complex, it certainly added up. I had motion sensors added to lights, light sensors added to exterior lamps, fixtures assembled that arrived by mail in pieces, ceiling fans converted from pull cord activation to wall switch and remote control activation, ceiling fans balanced (so they don't wobble when spinning), outlet covers and switches changed and secured, ceiling lights installed, cords on lamps changed. I'm going to have them come back again soon for a third job.

.I have used Land S Electric for years. They are by FAR the best quality and value out there. The only down side is that you have to leave a message with an answering service and they get back to you in 1-2 business days. They also book way in advance. That's not a knock. It's a testament to their quality and value. You just have to plan around it. They may not be the cheapest on the surface, but they do such good work so efficiently, I would have to rate them of the highest value.
Description of Work: Over the past 7 years, they have done the following to my 70+yo single family home: - Rewired attic after squirrel damage. Took electrical wiring that was run on the outside of the brick and ran it through 3 stories of interior walls without making one hole anywhere. - installed dozens of outlets. Never had to repair a hole afterwards - installed ceiling fan - installed surround sound and CAT6 wiring to LR, family room, and office - rewired backyard to pond and shed - installed lighting in several rooms (came up with beautiful and creative solution for lights when contractor forgot to leave space for recessed - installed patch panel for generator (this has been a LIFE savor!) I highly recommend them
