I don't think there was a crack that Ian didn't inspect. Ian was prompt and courteous during the whole time he was here. He reviewed his findings with us briefly, where I think most inspectors would just leave and right a report. Very personal care. And in less than 24 hours, he provided us with a detailed report that was very easy to read and understand. He pointed out things we needed to fix asap; things that should be repaired/corrected in the near to mid-time; and things that should be watched.

CALL IAN FIRST if you are buying a house in Loudoun County (or any other county for that matter). Every client I've referred to Ian and Excel Home Inspections has gotten consistent, high quality service. They do an incredibly thorough inspection. Excel replaced my previous go-to-guy after I used them twice and realized the quality is consistently phenomenal. Their inspection report documents the property condition with large full color photos and gives instruction in a highly detailed way; it includes repair/replacement issues, general maintenance, and how the systems and structure of the home are designed to work. *** So far Excel has inspected homes for 16 buyers and done pre-list inspections for 3 sellers I've referred. With the reports from Excel my negotiations have been well supported. In the spring of 2014 I negotiated for the seller to replace the roof, refurbish an HVAC system, replace the entire electrical panel, and several other items. In 2012 another buyer bought large old estate home with a full guest house. The inspection took 7 hours, and after days of tough negotiations we secured a 2% seller credit on a $1.7M sale. That was only possible with the extremely well documented inspection report from Excel. *** Having observed of dozens of inspectors since 2006, I've seen various competence levels. (Sometimes a buyer I'm working with will find a and quot;cheapand quot; inspector who charges $100 less. Those guys forgot a ladder, had camera batteries die, missed major items, or issued a barely readable 3 page handwritten report. Yikes!) Excel is clearly the best I've ever used, and I'm very careful with who I endorse. Hire Excel and you'll be glad you did! Amazing!

Ian went far above and beyond my expectations with his abilities to diagnose and notice items that I feel most inspectors would over look as not being items of concern. He climbed all over the attic as an example, which was not finished and the manner in which the roof trusses are setup, it was very much a jungle gym, but he trudged through...which found a leak...that was subsequently repaired. In addition to that in spaces where I noticed things, he dug in deep to really crawl into tight spaces or utilize modern technology to get us the physical view or measurements that were needed to make the appropriate assessments. Being that Ian that is certified in Radon Testing and the high quality of the equipment and technology also adds tremendous value to great service he provided overall. My experience from booking my appointment online and getting that locked for two days after I scheduled in less than 5 minutes, the entire process and interaction was awesome!!!!!

Ian was fantastic. He did a very thorough inspection and produced an extremely detailed report in less than 12 hours. He went way above and beyond by figuring out a way to get on the extremely tall roof to inspect it properly. With his background as a contractor, he was also able to answer some of our questions about the house and things to watch out for in the future. Ian was absolutely amazing! All other home inspectors I worked with over the years did not come even close. Ian found around 15k worth of major and minor repairs in the house, including a number of safety hazards and code violations. We used Ian's exceptionally detailed home inspection report to get the sellers to repair around 10k worth of items Ian found, most of what we really cared about. That's probably the best investment I made: 10k loss avoidance on $550 investment in 2 weeks. Ian is very thorough, gets into every nook and cranny, has a ton of gadgets to measure just about everything, and explains everything very well. Ian came 1 hour early to start outside inspection, then took his time to explain what he found, and then proceeded to spend another 4 hours with us, going over everything and patiently explaining relative importance of various issues, and how they should be fixed. Honestly I was exhausted by the end, and Ian still continued like energizer bunny. He did not make any shortcuts even though he ended up spending much more than he probably planned with us, due to the number of problems he found. My wife and I have already recommended Ian to several friends. I wouldn't use any other home inspector but Ian.

Ian was very professional but approachable through out the entire home inspection and his resultant report was detailed and well formatted. I appreciated the fact that Ian not only performed the inspection but also explained many of the systems within the home and how to operate and maintain them. Even though I tagged along the entire inspection, he never tired of my questions and there are no stupid questions with Ian. As we went through the inspection he not only pointed out the bad but the good aspects of the home and when their were issues he explained why it was an issue, the severity and the remedy.

Ian Is so good at what he does. He is a ball full of knowledge and he really cares about the new home owners knowing the in's and out's of the house they are about to buy. He is never in a rush to finish up the job which is something I have noticed from other inspectors. His reports are so detailed with photos and details of the entire inspection. Ian arrived promptly for a scheduled 3 hour inspection of a three level townhouse that we hope to purchase. The townhouse was built in early 1970's and has a number of old-age issues. Ian spent 4 1/2 hours with us--the extra time was due to our endless questions and his patient, extremely helpful explanations. He was courteous and professional at all times and extremely knowledgeable. His construction background was very helpful in explaining various options we would have related to fixing and/or upgrading the townhouse. The detailed report was generated the same day as the inspection and is available for viewing on the web (password protected). The report includes scores of sharp pictures annotated with red arrows highlighting areas of concern. The report is extremely detailed, organized by areas of the home, including front and back yards and roof. Following the numerous pages of detailed findings, a summary of findings is provided, grouped by and quot;minorand quot; and and quot;majorand quot; concerns. This detailed report will significantly aid in our price negotiations with the seller. I highly recommend Ian. I have dealt with several home inspectors over the years. Ian McNaught is the most compentent, professional, and helpful home inspector I have ever dealt with.

Ian (from Excel Home Inspections) was my home inspector on several properties (pre-offer inspections) prior to finally winning my bid on my current home. He is the most knowledgeable person I know when it comes to houses. As an engineer, I need to know how things work and how to fix them and just general information about things in order to have peace of mind. When doing the inspection(s) with Ian, he took his time to answer all of my questions and clearly he explained how things worked, what to look for once I was in the house, how long of a life different things have, what to budget for and just all kinds of information necessary to make sound decisions. I highly highly recommend his services to anyone. He also has the latest gadgets and tools to perform all kinds of tests around the house that other home inspectors don't have. Oh and he is really fast at getting a really informational/complete electronic report to you on the same day or the day after with arrows pointing to areas within pictures within the report that need attention. The inspection was excellent. The inspector was willing to explain everything. He did not miss any part of the house. After the inspection the report was put on line immediately and was organized with pictures. I have had house inspections before but this was the most extensive one I've had. Ian is a gem! I don't normally review businesses but had to this time around. Ian is excellent. He is extremely thorough and went above and beyond what we had expected from someone we met for the first time. We just had the best inspection with Excel Home Inspections. Ian was highly recommended by a well-respected inspector in the area. We were very thankful that he could fit us in the next day, since we were traveling from out of town for the inspection. If I could give Ian of Excel Home Inspections above an A rating, I absolutely would. When you talk about getting the best bang for your buck, this is it. Ian was punctual, courteous, and incredibly knowledgeable about the inspection. We are buying an older home - so you would expect a few things to be addressed. Ian took nearly 5 hours to go through the house with a fine tooth and comb, twice! He even encouraged us to follow him along and ask questions - between his thorough inspection, recommendations, and insight into what and quot;we could do ourselvesand quot; and and quot;what we needed to hireand quot; for, his insight is priceless. Ian went above and beyond to provide a thorough, rigorous, and insightful inspection of the condo we're buying. I wanted to get home inspection for the home I put contract for. I reached out to Ian and he was on time, professional and educated me the whole time about common Maintainence issues which was very helpful to me since I am a first time buyer. I found out the day before my meeting with the and quot;wiringand quot; company that this was to be my one-and-only pre-drywall inspection, and that the Project Manager would be available if I had any issues. This is not my first home purchase in the DC area, but this is the first time that I've ever heard such a thing. I began cold calling Home Inspector's across the metro area who were very sympathetic with my plight, but needed more than an mere 24-hours notice to schedule an appointment. In a desperation move I asked one of the inspectors that was unavailable if his daughter needed an inspector in a pinch and he was not available, who would he send in his absence. He mentioned Ian from Excel Home Inspections. Turned out to be my best question, because he recommended Ian from Excel Home Inspections, LLC. Ian is competent, capable, and a excellent communicator who was very easy to deal with. Ian explained, in easy to understand language, all that is needed to feel comfortable about your purchase during this phase of the home buying process. Ian understood the importance of clarifying major issues versus the minor ones, which really gave me peace of mind. I received his inspection report the same day and didn't find anything in the report that he did not discuss with me personally - now this is a good inspector. Additionally, the report included excellent photos with detailed footnotes that gave lots of good input within a simple to follow report. He even gave some great ideas on things like moving a junction box from one side of a wall to the other so that an enclosed space is could be utilized in the future for built in storage/shelving system after installing drywall over insulation.
