Our overall experience was first rate.
Description of Work: Renovations are not easy to live through under the best of conditions, but when they involve having only one toilet and no shower for five weeks, the difficulties mount dramatically. Holdfast, LLC, a recently acquired subsidiary of Denny and Gardner Construction, demonstrated that thoughtful planning, high quality workmanship, and attention to detail make these difficulties easier to bear. Our original contractor selection was Holdfast, and Brandon Butler, for three reasons. First was the glowing reviews on Angie’s List, particularly those of neighbors. Second was that Brandon lived in our neighborhood of Chevy Chase, DC. Third, the price was right. During contract negotiations Holdfast became a subsidiary of Denny and Gardner Construction, in Sterling, Va. This increased the proposed cost, but it was still within our budget, and much less than other contractors’ proposals. Also, the confidence that we had developed in Brandon during negotiations was an important factor in our decision. Part of the final agreement was that we as owners would buy the tile and grout; toilets, vanities, sink tops and faucets; tub and shower fittings; wall cabinets; exhaust fans, and lights. This added another 25 percent to the cost, but remained within our budget. It also allowed us to look at many different material sources to get precisely what we wanted. We were able to use D and G’s contractor discount for many purchases, saving about 20 percent. To provide for our loss of a working bathroom (other than a half bath on the first floor), we spent the five week construction period, excluding weekends, at our second home. Brandon stayed in contact with us by phone and internet (including pictures of the ongoing construction)and we had no difficulties ironing out the few problems that arose. At all times D and G personnel followed the design drawing that we had spent so much time preparing. They overcame discovered difficulties, and made several suggestions that enhanced the final product. In all respects the quality of workmanship was outstanding. They were considerate of our needs at all times. Even though they removed 1500 pounds of concrete and debris from our old bathrooms, there was minimum dirt and dust left behind. Brandon’s zealous management of the flow of the work, based on his personal construction experience, kept the project on time throughout. We could not have asked for a better outcome: two beautiful bathrooms, and renewed confidence that quality construction results from highly skilled craftsmen and diligent project management. We will continue to recommend Denny and Gardner, and its Holdfast subsidiary, to any and all who ask. The salesman came and made a good presentation; answered all questions, gave a good price as opposed to other presentations. A few days later the construction supervisor came and made diagrams and sized work to be done and confirmed our chosen color and what was to be performed, confirmed our starting date and left us info who to contact if problem arose. All work was done and completed.

Brandon, Carlos, and their team were fantastic! Brandon had lots of good ideas on what to do with my old, tiny bathroom. It had peachy/orange tile that collected a lot of mold from the concrete underneath it, poor lighting, no exhaust fan, no electrical outlets, a wobbly toilet on a crooked floor, and lots of clutter. Carlos and his crew gutted the entire room to the studs and rebuilt it. It is now a showpiece--it seems much larger, lighter, and sparkles with brushed marble tile and polished nickel fixtures. They also added a new GFCI outlet and combination fan/ceiling light for the shower that makes an amazing difference. The entire team was all courteous, friendly, professional and a pleasure to have in the house. Brandon was very responsive to my questions and concerns, always answering emails within hours (if not minutes). He was a lot of fun to work with. I am delighted with the new bathroom and plan to have Denny and Gardner do more work in our home.

Brandon first came out and to give me a quote for a guest bathroom remodel (that we are still going to do, just haven't pulled the trigger yet) and while he was here I mentioned also wanting to replace our hot water heater, and mentioned our water having a bad taste. He said he could do the heater no problem and suggested a whole-house water filter (which i didn't even know was a thing). As we were walking out I also showed him so problems w/ the drywall around a light fixture in the powder room and he said he could definitely take care of that too. He sent me a quote over email and we set up a day for him to come over and do all three things. Brandon and Matt showed up promptly on-time in the morning with the new water heater in-tow. Both of them were very friendly and professional, and they set up a large cloth so they could dry their feet after coming in (it was raining). We walked through what they'd be doing and then they got to work. As the work progressed, they discovered some strangeness with the valves in my water system that could have potentially been a problem. However, they went above and beyond to ensure that everything was done right, spending a good deal of additional time fixing a particular section of pipe that had a bad valve in it. That wasn't the only place they went above and beyond, either. When repairing the drywall around the light fixture in my powder room Matt also helped me out by removing the brackets from a mirror we were going to replace, and also patched up the wall where the mirror had been. After the work was done, Brandon took me through and showed me in detail how to work both the water filter and water heater, and they left my basement probably cleaner than it was when they stated. Overall, I would say that I will definitely be using them again for any work that I need done around my house.

This was a professional job from start to finish. I sent a few pics from under kitchen sink - he noted that some of the pipes were also compromised from the serious vibration of the garbabge disposal (I really should have replace this a year or so ago - my opinion not his) I cleaned out the enire sink are so he wouldn't have to waste any time - He came out replaced the PVC and the disposale - it was a super job - it's been 4 months and there have been no problems. Totally dry under my sink. DO - send pics to your provider I think it makes it easier, clean the area for your provider this also makes the job go smoothly. A+ all around.
Description of Work: Replacement of garbage disposal and replacement of adjoining pipes and hoses. They asked me to send a picture of under my sink so they could get an idea of what needed to be done - I thought this was fanstastic and made the job easier for him to understand what needed to be done.

I can say I am very please with the work that Denny and Gardner did on my Kitchen remodel. I had a strict budget with the bank and they met it. Norm came in to do the estimate and managed the project. He was very easy to work with and patient at that when dealing with the bank. George and Paul were the two that came in and did all the work. Oh their another guy that did the tile work but I don't know his name, he did a great job too. They did a professional job and answered all my concerns during the process. If I wasn't happy with something, they fixed it. Although I had a very good idea on the over all design, they were very helpful in making suggestions based on their experience. They had great personalities making it very easy to work with them. The cabinets they use are are high quality and look amazing. I picked the Espresso color, which looks great with the stone/glass mix back splash and brown/tan granite counter tops. I was going for an old world modern look and it came out better than I had expected. Good job guys!

We interviewed a number of contractors for this job, but went with Denny & Gardner because they had experience in doing this type of work (prepping a house for sale). Norm Gardner understood the project and promised to get the work done in time for us to put it on the market by the end of June. As promised, ALL the work was completed, at the price agreed on, in just 6 weeks! Norm kept us informed as different crews worked concurrently to get the job done. All work teams arrived on time and often worked late hours or on Saturdays to get the job done. They left the house ready to put on the market. The work was finished on Thursday; we schedule an open-house for Sunday. That weekend, due to a major storm, the neighborhood lost power. In spite of that, we received an offer for our asking price and the house sold that weekend! Norm and his crews get my highest recommendation!!
Description of Work: Denny & Gardner performed all of the work needed for us to prep our 65 year old house for sale. This included completely excavating and remodeling 3 full bathrooms, including replacing all fixtures, updating lighting, and installing new floor and wall tile. For one bathroom, it was also necessary to replace the subflooring. The job included updating much of the plumbing. In addition, they did all of the drywall and plaster repair, replaced all of the lighting fixtures, repainted the entire house, including the basement, sanded and refinished the hardwood floors and replaced carpeting on the second floor. ALL of the work was done on schedule (less than 6 weeks) and the quality is exceptional. Norm Gardner scheduled the crews to work concurrently in order to complete the work to meet our tight schedule target.

It went beautifully. Reggie was able to come in and quickly size up the situation and he worked in a perfectly professional way with the carpenter (who also is wonderful), a complete stranger to him. Not only is Reggie wonderful but Denny and Gardner are a pleasure to work with - responsive and responsible. We'll be using this company again.
Description of Work: We had two ovens installed, replacing one 19 year old oven. The wiring had to be changed significantly. Reggie Barnes, Denny and Gardner's master electrician, managed to work us into his schedule (it really was an emergency for us because the electrician we were expecting that day couldn't make it and we had the new ovens and a carpenter ready to go).

Our bathroom is tiny, for a master bath. I've had six quotes in total for this project, which we had intended to initiate a year ago. The quotes ranged from $7k to $17k. Norm Gardner, whom we'd initially met with back in August, quoted us $11,500, but with the flexibility of purchasing our own materials at a potentially cheaper price to lessen the overall cost (he cited certain allowances for each item (ceiling fan, lights, sinks, vanity, etc) which would be deducted from the total cost at the end end). We went with Denny + Gardner for their flexibility in cost (and payments) and also responsiveness. I LOVED that I was able to text Norm, and he was extremely quick to respond. Even when I had to actually pick up the phone and call, he was very easy to get a hold of. I've learned this is a KEY quality to have with a contractor, especially when you have a hard deadline for the project's end, like when you're hosting company for Christmas... It was also great to have chosen a local contractor as Norm was able to drop by the house (living and typically working only a few miles away) when in-person responses were required. When we finally started the project (due to OUR postponements and delays), Norm was ready. And, not only did he work to get us on the schedule for the busy couple of weeks prior to Christmas, but he was able to have everything in working order prior to our company coming. We needed to get a replacement faucet for one we'd purchased with missing parts, and the shower door hadn't yet been installed, but everything else was ready for use (and we were able to use the shower in the interim with a temporary rod+curtain setup). We will use Denny + Gardner again because the experience was great. They were flexible (on schedule, cost, timing, materials, etc), responsive, and really good at what they do. We had two main workers at our house (George and Marschoun (sp?)) and George was great with the plumbing and Marschoun was fantastic with the tiling. They also did the drywall and lights. They made every attempt to be conscious about not spreading the mess from the bathroom throughout the rest of the house (put down plastic over all the carpet leading up the stairs, through our room, to the bathroom, and blankets at the bottom of the stairs at the front door) and cleaned up nicely post-project. As much as they could, they tried to be quiet for our occasionally-napping baby too! We had a great experience - the first actually, of any of the 3 previous contractors we've had - and feel not only like we got our money's worth, but that it was actually enjoyable to work with Norm and his crew (funny, honest, no pressure). We've recommended Denny + Gardner to a neighbor and two co-workers, and those that have seen the bathroom think it's gorgeous.
Description of Work: We hired Denny + Gardner to remodel our master bathroom. The bathroom was old and hadn't likely been updated since the house was originally built (1983). We knew the shower had leaked at some point (based on the discolored, patched-drywall of the main floor ceiling directly below the shower), but when the linoleum started squishing due to new water leakage, we knew it was time to call in a contractor. They came in, demo'd the existing bathroom materials down to the wall studs and subfloor, extended our shower (after taking down a false wall and realizing there was more room to use), re-plumbed for the new shower head and double sinks (from a previous single-sink set up), re-leveled the studs on one side so that we'd have a level wall for drywall and subsequent tiling, tiled, repaired drywall and covered up an existing recessed medicine cabinet hole, installed the sinks/toilet/faucets, etc, installed the vanity cabinet, lights, placed baseboards, painted, and hung new, giant medicine cabinets. Subcontractors came to install the vanity top, and separately, the glass shower doors.

The service was excellent. Denny and Gardener's master electrician arrived promptly. He was very polite and professional. He was clearly very experienced. He helped to diagnose our electrical issue and discuss with us what we could do to solve our power outage problem. Once we did what he said, the power came right back on. I would definitely use D&G again!

Denny + Gardner did a great job. Their price was fair, reasonable and competitive. Their service was excellent. They were on time, communicated regularly, were responsive, and very professional. Their workers were very polite and paid particular attention to keeping their workspace clean. They covered furniture at the start each day's work, and swept and vacuumed at the end of each day. The quality of their workmanship was excellent. The project was completed in a timely manner and on budget.

I strongly commend Denny + Gardner for their professionalism, quality of their work, their responsiveness, and their overall value. We received quotes from 4 different contractors. Denny + Gardner were in the mid-range--however, their quote was much more precise and detailed, which led us to feel it would be much more reliable and less likely to creep up (a couple of the low quotes were vary vague about some of the items). There were no surprises money-wise. Once we signed the contract, it took about 6 weeks for the cabinets to be made (the cabinet person they work with was very helpful in the design), but once things were ready to go, the major work took about 6 weeks. During the whole renovation process either Norm or Jason would check in with us to keep up with how things were going. Most of the crews they had working did great work and were very personable. The exception was one crew who had trouble with the initial cabinet installation (gaps showing up along the edge of the wall). This led to a few days delay as another crew had to come in to set things right. Their master carpenter did super work. In general Norm and Jason were very responsive to any concerns we had. Norm also provided invaluable help, going above and beyond, in dealing with our insurance company (the project started with a plumbing problem). We are extremely happy with the kitchen they built us and have been recommending them to everyone in the neighborhood.
Description of Work: Denny + Gardner (Norm Gardner and Jason Denny) were the general contractors for a major kitchen remodel in our small kitchen (in a 1966 townhouse). They helped us come up with a redesign of the space which opened the space up and made the use of space more efficient. They took care of the: lighting (recessed in the kitchen, and several other ceiling fixtures elsewhere), maple custom cabinetry, silestone countertops, porcelain (and some glass) tile backsplash, porcelain tile floor, sheetrock, painting, as well as structural changes (opening up the access doorway and a pass-through to the dining room, and changing a bar area to contiguous countertop on the dining room side). They also re-taped and painted our dining room area ceiling (there were numerous existing problems) and repainted the dining room and entryway areas. Beyond the kitchen recessed lighting, they also installed a new dining room chandelier, ceiling fan/light, and a new ceiling fan/light in a child's bedroom.

We met with Norm and Jason (Denny) several times, both at the property and elsewhere. On the day of our consultation with the rep from the bank (we did a 203k loan) they showed up with no less than 12 of their sub-contractors and had them crawling all over the house, each one looking at their respective area of expertise. They all gave their evaluations of the work to the bank's consultant, making it very easy on us. The bank was constantly asking for forms to be signed by our contractor, and Norm was always very quick about responding and getting the forms back to us. Unfortunately for our situation, the seller of the property that we had hired Denny and Gardner to complete was not able to provide a clear title, so the sale never went through. Having to call and break the news to Norm was not fun. He was genuinely sad for us, as we had both looked forward to this project.We are now purchasing new construction in Leesburg, and I have talked to Denny and Gardner about decking and porches. I plan to call on them when the time comes, and I give them my full recommendation.
Description of Work: We hired Denny and Gardner to complete a full renovation on a craftsman-style house in Fairfax, VA. The job entailed finishing a half-finished house that stood framed and roofed. All other work including plumbing, HVAC, electrical, flooring, kitchen, baths, drywall, paint, etc, needed to be contracted out. We chose Denny and Gardner to be our General Contractors after reading many very positive reviews both on and off of Angie's List. I contacted 3 different contractors to bid out the job, and Denny and Gardner was the first to contact me. We spoke for 10 minutes, and from the conversation I knew that they were the ones I wanted to use. Norm (Gardner) genuinely cares about the work he is doing and made it a point to ensure that my wife and I were comfortable along the way, and Jason (Denny) is extremely knowledgeable about the building side of things.

We began meeting with Jason Denny in January of 2011 to discuss plans to renovate the kitchen in our 1950's style rambler. He met with us many times to discuss layout ideas, materials and a timeline. We needed a lot of "hand holding" and Jason was the perfect person to help us understand the entire process. He came up with many suggestions based on his years of experience and we gratefully incorporated these into the plans. Every challenge was handled extremely well, with a smile and a confident "no problem" from Jason. Once work began the last week in April we were kept fully up to date on what work would be taking place each day. Every person on the crew who worked on our kitchen was a professional in his field. They came on time and made sure to clean up at the end of the day. We are especially pleased with the tile work and custom details to the cabinets and crown molding. Amazing craftsmanship all the way. Jason was in constant communication and oversaw the entire job. As with any job of this scale there were a few glitches, however, everything was resolved quickly and to our complete satisfaction. Right before our eyes, our out dated, inefficient kitchen was transformed into a beautiful, functional space that we have always wanted. Overall it was a fantastic experience to work with Jason Denny of Denny and Gardner. We could not be more pleased with the timely renovation of our kitchen at the price charged. I'd highly recommend Denny and Gardner to any perspective kitchen remodeling consumer.

Denny and Gardner did an excellent job. During my search for a contractor I contacted 4 other contractors for estimates. Denny and Gardner were the only company that actually spent the time required to make a decent estimate, including bringing in an outside plumber to get his opinion on the job. Norm was very responsive to questions and was able to get started on the job quickly. The bathroom was a complete demolition including the subfloor to be rebuilt with floor to ceiling tile in the shower, new floor tile, sink, and toilet. During the remodel, the workers took a lot of care to keep the workspace clean. They hung plastic sheeting to keep the demolition debris contained and kept doors shut in areas they were working. Norm worked with me to make changes where possible. When I wanted to add a pocket door, he was able to have all the plumbing moved to a different wall and a pocket door added for minimal cost. The quality of the work was excellent. For the basement, all the wood paneling was removed from the walls, drop ceiling removed, recessed lighting installed, insulation added everywhere and new drywall installed on the walls and ceiling. Again, the final result looked great. I've hired a fair number of home contractors in the past and this was one of the best. Norm was always available to talk when I had a question and he visited the project site often to check on how things were going. I wouldn't hesitate to use them in the future for other remodeling in my home.

These guys were fantastic, I can't recommend them enough. Their reliability and overall quality of work totally exceeded my expectations for what I spent. Basically the whole process was smooth, I met with Norm Gardner, he came in and looked at everything - initially my budget was a little light for what I wanted to do, but he made some great recommendations on how to make it work. He came back about a week later with pricing. Once I gave him the ok, they got everything ordered and scheduled and two weeks later they got started. I was impressed that for the entire project, everyone showed up when they said they would, not a single appointment was missed. Each crew came and worked steadily until the job was done, even if they had to stay late. There was almost no down time; I think there were 2 days where nobody came to the house, which was just between crews. Start to finish, the project was a little under 3 weeks. Most of all I was impressed with the quality and professionalism of the workers - they were all very thorough, didn?t cut any corners, and did everything right the first time. They cleaned up everything when the left for the day, and kept the rest of the house protected from dust. The owners Norm and Jason were very straightforward and easy to deal with. They came by frequently to check on the project and answer any questions, and handled issues and changes quickly without any hassle. Overall a great experience and the kitchen looks amazing.

The general contractor that we hired to renovate our master suite (bathroom, dressing room/closet area, bedroom), Jason Denny of Denny & Gardner Design/Build, did a superb job from start to finish. Now that the work is completed, we can say that we were pleasantly surprised with the smooth process and are more than happy with the finished product. During our initial interview, Jason satisfied all of our specific questions, particularly about layers of waterproofing in our new shower, which was a major concern of ours. Once the project started, Jason kept in close communication with his workers so that he was apprised of any potential problems along the way and could troubleshoot and handle them as they arose. It was evident that Jason wanted our job to be as perfect as we did. He is incredibly detail oriented. He went out of his way to find a threshold material for the bathroom that matched the specific limestone that we had purchased for our bathroom floor, The threshold was a major concern, since none of the other commonly available threshold materials looked good with the floor. Jason employs highly skilled, conscientious workers who are a pleasure to work with and who carried out their tasks in a professional and cordial manner. In particular, we must compliment his carpenter Leroy and tile setter Marchin, who did much of the work and took great care to avoid mistakes. In summary, we heartily recommend Denny & Gardner for your consideration. This firm would be our preferred choice for any future project in our home.
Description of Work: This renovation focused on the whole master suite, including bedroom, dressing area, and bathroom. The master bathroom was completely gutted, with removal of old bathtub, bathroom fixtures, lighting, cabinetry, tile, and wallboard. The bathtub was replaced by a new tiled shower (with new waterproof backing), and new tile flooring was installed. A frameless glass shower enclosure was installed. New lighting, cabinetry, mirror, wallpaper, sink, and other fixtures and plumbing were installed. A new exhaust fan was installed in the ceiling and the ceiling was painted. A pocket door was installed in place of the old narrow hinged door. In the closet area (part of the master bedroom suite), portions of the old closets were removed and the area was prepared for installation of new closets fittings (done later by a specialized closet company). New lighting was added to the closets, and recessed ceiling lights were moved in the dressing area. Finally, the walls and ceiling of the master bedroom and closet area were properly prepared and painted, and new baseboards were added where needed. Note: The cost given above did not include the tile, new fixtures, or new bathroom cabinets, which we purchased separately.

Extremely responsive. They came out within a few hours of my call even though the work wasn't an emergency. Reggie, the electrician, was very polite and patient with explaining the problem and what he needed to do to fix it. It was diagnosed and repaired within an hour. There were two outlets that were wired incorrectly when the outlets were changed and they effected other outlets and switches in the next room. Reggie showed me how they should have been wired so that I could check other outlets if need be and so that I would know how to wire any future outlets that might need to be replaced. I would not hesitate to call them again.

Excellent experience. Denny and Gardner (D&G) came to the rescue when I learned the contractor I had hired for a complete kitchen renovation did not complete the required electrical work up to code. I found D&G on Angie's List and Reggie Barnes, a licensed electrician, gave me a reasonable estimate within 48 hours of my call and the work was completed ( up to code) shortly thereafter. The city inspector gave the green light to D&G's work and the project was back on track in no time. I am grateful to D&G's swift and professional response to my situation. It is not easy to finish the electrical work begun by someone else but Reggie's calm and professional approach eased any tensions with the contractor. I recommend D&G without reservation.

Very professional. All of the work was performed in a very timely manner. Denny and Gardner coordinated all of the work so that it would go as seamlessly as possible. I explained to D&G that each day that went by without a tenant in the property was costing me money. Norm Gardner and Jason Denny laid out a timeline of when each item would be completed and showed me a very detailed work schedule. From start to finish the project took about 2 weeks - which is amazing considering they completely remodeled/updated the entire kitchen of my rental property and both baths.

I called Denny and Gardner and spoke to Norm Gardner to describe the scope of the work that I wanted D&G to perform. The next day Reggie (one of their licensed electricians) came out to the house and began the work. I left the house for about an hour and a half while Reggie was working and found that he had already comleted the exterior light replacement. Reggie then went through the list of items dilligently and was focused on getting the job done right. I was working out of my home that day and didn't even notice that the work was being done. I checked in on the progress periodically and was extremely pleased with the progress he was making each and every time I "checked in". Norm stopped in before the work was completed while Reggie was still there to ask if I was happy with the progress. By that time Reggie was almost finished. Every aspect of this job was handled very professionally - from the timely response to my initial inquiry, to the professionalism that Reggie displayed while performing the work, to Norm Gardner's personal follow up and visit to my home as the job was wrapping up. I cannot imagine having a better experience with a contractor.
