Justin was extremely easy to work with and listened to our concerns in order to make the project go smoothly. Now that the trees are gone, land is graded, and French drain is installed, our backyard is amazing! When it rains, the pooling water is gone within 30 minutes of the end of the storm and the land drys out by the next day. We could not be more pleased with the work that was done.

We have five acres on a beautiful historic pond, but the overgrowth and wetlands were out of control and would not compliment the beautiful new deck we had Contracted with Justin to build. I was thoroughly impressed with the professionalism, value, and service of S&S Landscape and Water Solutions. I contacted Justin and a few others 2 years ago to get an estimate for demolishing and filling in my 45-year old gunnite swimming pool. At the time, Justin’s bid came in solidly in the middle, but included a clearer and more detailed description of the components of the project. Unfortunately, I didn’t have the liquid capital on hand at the time to proceed with the job. Fast forward to this spring, after having saved up the money to do the work. I contacted Justin out of the blue, and he was very responsive, pulling up the old estimate and saying he would honor the 2-year old quote. He was very clear on the process. The only slightly confusing part was that he needed to have his other business pull the permits, but he was very transparent about the difference between his two businesses. The only impact on me was that I had to write the check for the permit pulling out to a separate entity--no big deal, really. The job should have taken 3 days, but the massive amount of rain we’ve had this spring caused the job to take roughly a week once the permits got pulled—not S&S’ fault. Day one involved draining the pool and disconnecting electrical. He then moved on to demo. In Fairfax, just the top 2 feet of sides of the pool need to be torn down, with holes drilled into the floor of the pool for drainage (note to other Angie’s List members reading this review: it may be different in other jurisdictions which could affect your job and required budget). He and his team tore up the concrete decking as contracted, and he used the broken up concrete from the pool and deck as drainage fill in the pool. He then brought in truckloads of dirt to fill the rest of the pool, and covered it with sod. In addition, the job involved removing the old filter/pump and hauling it away. The “extras” that made his service stand out were many. He didn’t just have the electrician disconnect the pool pump and filter; they also repaired the wiring and put in a new outlet in the pool shed, essentially restoring power to the carport/shed and creating a new power source for me outside but that is sheltered from the elements. Every day he removed a portion of the fence to access the pool area, and put it back to ensure safety at the end of the day. He ran out of turf for just a small portion of the yard, but made sure he returned the day after with the 13 sq ft or so to complete the job. He also came back and stood in the rain to hose down the driveway to remove the dirt, mulched the front area that had gotten driven on by the backhoe and seeded a portion of the front lawn that was also dug up by the machinery, which has now grown in an looks great. All in all, it was an amazing transformation of the space, and S&S did a great job, going the extra mile to ensure the job was done to Justin’s high standard and my satisfaction, keeping me informed at every phase of the project. I couldn’t be happier with the service and work, and feel that the value I received was well worth the investment.
Description of Work: Pulled permits, ripped out old Gunnite in-ground pool, filled in pool, regraded site with top soil, finished with sod, mulched and seeded areas impacted by equipment, disconnected plumbing and electrical, hauled away old pump/filter, replaced fence, left area clean and neat.

It went well - we really liked working with Justin. Our driveway is gravel, and it's steep. It has always been a challenge - we called Justin's company because we thought if he knew how to handle water he could grade the driveway in such a way that it did not rut and wash the gravel away. Justin proposed a plan that we were good with. The biggest surprise was that the plan changed - and I was not aware - so I was surprised when it was completed in such a way that did not match the expected plan. But it has worked well, draining the water, which was the goal. The work was done exactly when expected and did not take too long to complete. We did have to purchase additional rock, which was also not part of the initial plan, and that was a separate transaction - early on we did not think more rock was needed. We were so happy with Justin's work that we've had him come out since and smooth the driveway again (as I said earlier, it is a constant challenge - the UPS and FedEx trucks brake on the hill and it makes a mess). Justin is responsive, easy to work with, and reasonable. We would definitely use S&S Landscape And Water Solutions again!

Description of Work: Rain runoff from road running down driveway and side of house into corner of basement. Justin Suggs of S&S Landscape was punctual, personable, and provided me with a detailed description of work that was needed to solve this problem in a timely manner. He excavated a ditch for a french drain approximately 80' from end of driveway to backyard storm drain; installed perforated pipe in drain and also from downspouts to end of ditch; filled ditch with drainage stone, covered top with fabric and backfill and graded dirt away from the house, seeded disturbed areas; cut driveway along hump for channel drain to run into public storm water drain along with drain gates. Justin did a through and efficient engineering job. We have just come through a hurricane rainfall,and no water has appeared in the basement. I have no reservations in recommending S&S Landscape and Water Solutions.

Justin was extremely knowledgable about his work and as he looked over our yard, it was very clear to us that his recommendations were right to fix our wet basement and yard drainage issues. His estimate was reasonable and detailed; we felt comfortable with the cost since we knew where the money was going to be spent toward our project. We scheduled a time to have the work done, but based on weather, Justin suggested we move the date up to allow a safety buffer around the work. It?s good that he did; when built, our house was never sealed properly against water and was missing the drain tile and window well drains that should have been in place. As Justin and his crew discovered this, the scope of the project expanded slightly from what was originally estimated. This was completely understandable since this could not have been known before the house was uncovered. Justin and his workers discussed and evaluated a few possible courses of action and we agreed upon an updated estimate for the expanded scope of the project. As the work progressed, the problems resulting from the improper preparation of our foundation became increasingly evident. They worked hard to overcome each obstacle that the house presented and to ensure that the final work was done right this time. They brought in extra equipment as needed. Time for the project expanded due to excessive moisture in our walls and extended drying time needed. The 2-3 day project took 5 days and overlapped a weekend. Justin and 2-3 others worked hard every day and sacrificed their personal and family time to ensure that our house was properly sealed before the rain came on Monday. He did not change the cost of the project as the time required ballooned - he stuck with the estimate we agreed upon. He completed the project as agreed and even went beyond the scope in re-grading our yard and removing brush that we wanted gone. The day after the project was completed, it rained and I went down into our basement. It felt dry. The air felt dry. There was no water in the window wells or pooling against the house outside. It is definitely clear that the work was done correctly and successfully. These guys really went out of their way to make sure that we were fully satisfied and happy, and that the work was done correctly, completed in a timely manner, and at the agreed cost. I am so glad that we had this work done by a great company.
Description of Work: We had a wet basement and exterior grading issues causing even more water to pool against the house and flow into our basement. They dug out our basement to the footer, sealed and re-waterproofed the walls, installed a drain tile, new window wells, and window well drains. They replaced the dirt and regraded the yard to ensure that water now flows away from the house.
We have used Justin and his crew on two separate occasions to do work in our yard (in June and July of 2014). On the initial visit (which took 3 days to complete due to unexpected concrete removal), they buried our sump pump line in the front yard and provided a pit with rocks for it to discharge into. They also buried our down spout in the rear yard. We had a wood deck in our rear yard that we moved (gave to our neighbor's) the night before work was to start. When Justin arrived the next day, we discovered that there was a concrete patio that had been hidden under the deck (and was so covered in dirt/mud that we didn't notice it while moving the deck). In order for the patio to be installed at the proper grade, the concrete patio had to be removed. They removed the concrete and prepped the area for the paver patio. 10x16 paver patio was installed and yard was leveled out. We had a very large cherry tree (over 3 stories tall) removed from our yard a couple years back and it left the yard very uneven. In between Justin's visits, we had another company remove our old fence and install a new fence. In doing this, we discovered that our yard sits slightly lower than our neighbor's yard. We had 2 days of extremely heavy rain and had a waterfall effect coming under our fence from the neighbor's yard. Our new fence was installed slightly higher than our old fence and this allowed the water to flow under it instead of the fence blocking it. Because of this, our yard and patio flooded. At the time, we had no grass, just dirt, so the dirt washed up onto the patio. We had Justin come back out and take a look at it. On his second visit, Justin installed a board along the bottom of our fence to re-route/block the water from coming under the fence. He also excavated and installed landscape timbers to create a border going fence to fence along the patio. In this border, he placed landscape fabric and put rocks on top. This was to help the water that still may come in on heavy rains be routed to the lower part of our yard rather than flooding the patio. If water does still come onto the patio in a heavy rain, the rocks would at least insure it is not flooded with dirt. On this final visit, he also seeded our yard and put straw down. We really enjoy our outside area now. It has been absolutely transformed by Justin and his team. We never spent any time in our backyard at all until now. Now you can find me sitting on my lovely patio enjoying being outside!! We will absolutely use Justin for any future needs and fully recommend him to others!! If I can figure out how, I will post before/after pictures.

Please note: We provided the landscape fabric (as we already had it), grass seed (as my husband wanted a variety not found locally), and additional down spout pipes (as we decided we wanted it extended beyond where it was currently).

Justin and his crew cleared a lot for me, it was 20' x 50', they cut down the trees, pulled the stumps, graded the site afterwords and placed a silt fence which none of the other bids even mentioned to do. the crew showed up early on the day to start the job and they took 3 days to complete the job, the men cleaned the up around the area each day when they finished for the day. and when the job was complete. I was very satisfied with the job done and I will recommend him to everyone needing tree service. I thought the price was a bit high but when the work was done it was a worth it, and I got what I needed done right, with no issues.
Description of Work: I needed the trees and lot cleared to build a new Garage, it was a 20 x 50' area, cut down and remove trees, dig out and clear all stumps, grade the site, and placed a silt net.

Fellow Angie's List members may believe this review is just too good to be true, but I assure you, S&S Landscape and Water Solutions is the only landscaper I'll recommend/use going forward. Justin and his skilled crew took on a very big project, on short notice, and made the process as painless and convenient as possible. I recently purchased a home with a very old and non-functional in ground pool. I had plans to restore the pool to its former glory, but as a first time home buyer, cost was a major issue. One day I arrive home from work to a notice from the town inspector saying my home was in violation of several safety codes: the pool was a hazard and the old chain link fence no longer meets safety codes. I was given 14 days to remedy the situation. I called a highly rated landscaper on Angie's List (Manzano Landscaping) to provide a quote. On the day they promised to provide the estimate, Manzano no called, no showed to the appointment (I've since given them an F). In a bind, I called Justin at S&S Landscaping and Water Solutions. He drove from Stafford to Warrenton same day and provided 3 separate quotes: a bare minimum to meet code, an additional quote for tree removal and a comprehensive quote for the entire project. Justin asked tons of questions to make sure what I wanted was done to my satisfaction. Once the price was agreed upon, I barely had to do anything else. I'm an extremely busy person, so convenience and trust mean a lot to me. I wasn't able to take time off of work and doing so is extremely inconvenient, as I work over 50 miles away. Justin called me just about every day to update me on what was happening with the project. From the very beginning, there were minor hiccups, like snow in late March, delays with the town approving a demolition permit and the town not allowing work on the weekend. This didn't slow down Justin's team in the least and it inconvenienced me even even less.. They quickly found workarounds to get parts of the project done and worked around my schedule to do so. Justin was the one that suggested re-using the paver stone around the pool. I had a cement sidewalk that lead from the driveway to the pool area in the back, with a few stairs leading down from the top of the driveway. The sidewalk didn't connect to my deck. All I had was a couple of stepping stones between the dirt and the sidewalk. Justin suggested removing the stairs and sidewalk, to rebuild a better walkway with the pool pavers. He leveled out the ground at the end of the driveway, so stairs were no longer needed and connected the sidewalk to the deck. I now have one continuous and consistent walkway. At the end of the walkway, he extended the pavers to build a patio for chair and tables in the future. I would have never thought of this. Upon request, Justin's team stacked the remaining pavers on a pallet at the end of the driveway for me to use towards a future project. With a newly seeded backyard about the size of a 1/3 an acre and my ignorance as to when to water/cut the new yard, I asked Justin for his expertise. He provided a detailed plan of exactly what to do to bring the yard into its own. His team installed a silt fence at the bottom of the yard to prevent runoff and complaints from my neighbors. Justin said he would check in on the project in about 30 days to make sure the seed germinated properly and remove the silt fence. (I'll update this post when this happens to inform other members of Justin's follow through and quality of yard) S&S Landscaping and Water Solutions is an up and comer in the landscaping World. Like newly budding businesses, S&S truly cares and depends on customers like us to survive. Their outfit is small, but their vision is big. Don't waste your time on big business landscapers. If you're reading this review in search of a quality landscaper, stop your research right now and give Justin a call. I can't stress this enough. I wish I could provide photographic evidence of the job, it's that good. The quality and craftsmanship of the work can't be denied. It felt like my home was taken care of like Justin and his team would take care of their own homes. That's all I can ask for as a consumer. Justin has a great business model. If you want to be treated like an individual, instead of a payday, I highly highly recommend calling S&S Landscaping.
