I hired this builder on recommendation from my architect. Zindel was also a real estate agent, which should have been a warning bell. He did not supervise my job because he was busy showing real estate and going on golf trips. The lack of supervision of Zindel's employees, and of the subcontractors, resulted in so much defective workmanship that it resulted in a lawsuit. For example, on the first day of construction, the guy on the bulldozer put the road in the wrong place because Zindel was not there supervising. All the holes for the recessed lights and fans in my porch ceiling were cut too big so that the edge of the wood showed around the lights. One ceiling fan was screwed into 1/4" plywood, rather than being hung on a ceiling fan bracket. Electrical wires were taped together with wire nuts inside the walls rather than being in a junction box. The electrical box in the basement was installed in violation of the building code. Every electrical receptacle in the kitchen was roughed in in the wrong place because Zindel did not supervise the electrician. At the location for the bar sink, the plumber roughed in the faucets in one place and then put the drain pipe about 3 feet to the left. They left stucco and concrete splashed on the hearth of the fireplace. The roofer that the builder hired installed the gutters wrong. In the process of trying to fix the gutters, the roofers riveted metal straps to my $35,000 metal roof. When the gutter repair was a failure, they removed the metal straps and rivets, leaving holes in the roof. My driveway washed out in the first hard rain and hard to be regraded and a new, large culvert installed. It washed out again and I had to hire a competent contractor to fix it. Zindel forgot to ventilate my basement and crawlspace. As a result, mold formed in the basement./crawlspace and I had to have total mold remediation after only living in the house 9 months. Zindel did not coordinate the construction of the house with the cabinetmaker making the kitchen cabinets. When the house was ready for the cabinets, the cabinetmaker had not even started the cabinets. Therefore, I lived in a house without kitchen cabinets for 9 months while the cabinets were being built. It was a total nightmare. And Zindel refused to take responsiblity for the mistakes, arguing that I should deal with the subcontractors myself, despite the fact that Zindel was paid to choose and supervise the subs.
