Not so great. It was performed on 11/6/14. Although he was nice we didn't even sign papers to take possession of the house till 12/8/14. He offers a 90 day warranty on his work, that should have told me something. I am disabled and my husband is too plus he is 70 and it took us every bit of the 90 days to even get most of our items unloaded, unpacked and in semi-proper places. He gave the house a rave review except the electric and two small areas where there were previous leaks he told us to watch and he attached photos of both. However once in the home we found numerous leaks in pipes in the ceiling and pretty significant at that, we even found mold on the ceiling tiles that had been partially painted over to cover it up, the pipe itself had a makeshift repair job on it, copper pipe with several rubber repair bands that weren't installed properly, not sure why they were on copper pipe. The bathtub and the furnace had pretty significant leaks too! Took a bath and the ceiling tile just about fell because of all the water that came from the tub. The sewage pump was on its last leg, the type of pump was not made to be used in the basement to flush sewage up. It didn't have a grinder or enough power. It was .4HP. The professional we got our new pump from said we needed at least .5 with a grinder for sewage. There were also leaks in the toilets in both upstairs bathrooms so we had to replace the toilets. There was evidence of the furnace leaking inside the furnace and behind it, mold on the floor and wall yet he didn't mention it at all on his report. The shower in the downstairs basement has a major leak, when it is turned on the entire floor gets soaked because the stall is broken at the bottom and the seal is missing along the middle, but, nothing in his report about this either. The attic only has 2.5 to 3 inches of insulation and it is in terrible shape. The heat or air stays on all the time! So we finally had someone check it and found the problem. We looked again at the inspection report and he never listed it as an issue at all, never even mentioned it actually so we "assumed" it was fine. It was his job to make sure it was all ok and the insulation is not even to code!! His own paperwork says 4-8 inches, it wasn't! (8 inches is code now) We had an electrician come to fix the electrical problems and discovered he had missed several fire hazards as well. It wasn't necessary for us to upgrade our electric right away but I am glad we did. Kitchen receptacles were not to code even though he said he tested them because they didn't "look" like the right kind. They weren't. The electrician tested them and showed me how they weren't GFI receptacles. Had to replace those. He also missed the wrong size wiring in the basement, which was added later when the basement was finished they added the right type, copper but the wrong size. That was the biggest mistake. Several other issues but I have no idea how to describe them because I am not an electrician but I was told they were not safe. On our front porch one of the main beams holding up the roof over the porch is broken, not even attached in fact. We went out to plant some bushes and I leaned against it and nearly fell when it gave way. The house had mice. He can say he didn't know but there was evidence everywhere and the people who lived in the house when he did his inspection had placed rodent bate in the basement. He commented on the roof but failed to mention that the gutters were so full of roof debris and leaves that water was unable to run down the gutters, instead it fills up and runs OVER onto the decking and in front onto the porch area which is causing the cement to crack and ruining the deck. I called Mr. Ryder about the issues I had discovered around the 2nd week in March I believe, all of these issues had not been discovered at that time but several had been and I discussed them with him, he said he as stated on his paperwork that he warranties his work for 90 days and there is nothing he can do, that was the end of it. The warranty expired on Feb 2nd. During the inspection in November Jason stood around talking (to it appeared his favorite real estate agent) and talked and talked. I am not surprised he made so many life threatening and costly mistakes. He was recommended by our agent, it makes me think he passed the house to get it sold because he also tried to sell me on the aluminum wiring he had found. I didn't see him doing much other than talking, I was there for a great majority of the inspection, the agent was there for more of it than I was. It is costing us a fortune to fix all the mess in this home and he wants to sit on his 90 day warranty that he knew would be expired before we are moved in enough to notice all the issues at hand. We have hired a company to put new insulation in the attic this week to the tune of $3000 after spending several thousand more on the other issues. They will inspect the attic for us and let us know of any other issues he missed up there. All in all I would not recommend Jason Ryder to inspect. My suggestion would be to look in another direction and don't let the realtor pick the inspector. I just finished taking the pump apart to get it replaced. There was a hole in the piping that takes the sewage up and out and some kind of cotton had been stuffed into the hole to fill it instead of repairing it, it was easily seen if he had taken the time to open the top and look inside which is what I was told he would do. (leaves no stone unturned I was told) I think I may have to seek help to recover funds at this point. It is costing us a fortune with this house. The pump is a sump pump not a sewage pump, it was not doing the job so it has stopped up all our pipes because it wasn't able to push all the rubbish out far enough so it just sat there and stopped up the pipe for the whole house apparently and with no clean out valve we can't fix it easily. Out entire house smells like bathroom! New pump was $350, materials over $30, We are doing as much work as we can before the plumber gets here to save costs but it is causing my RSD/CRPS to flair up between the stress and the mess. Not to mention what we have to spend to get the leak fixed in the bathroom, the insulation in the attic $3000, Several hundred more for the electrical over and above what we had to have done that was planned for. It has been a nightmare!! This guy should not be allowed to do this job.

Description of Work: Had a concern about a floor problem with our house. Arranged for Jason to come see and give his opinion. Jason was very punctual. Jason agreed there was a problem and diagnosed the probable cause. He referenced building standards that were not satisfied and he provided a written report on his company letter head. We would employ Jason again should the need arise.

We found Jason and his inspection company online by reviewing Angie's list. He came highly recommended, and rightfully so. First of all, he's a totally nice and down to earth guy. Very easy to get along with and personable. He uses lay terms for stuff and doesn't think you are stupid if you ask basic questions. I know this because I asked the guy numerous and quot;basicand quot; questions and he kept a straight face :-) He is punctual, knowledgeable, and did an excellent job. He educated my husband and myself about numerous aspects of the house. He followed up with the inspection report the same day. We were both impressed with him but not completely surprised as he had numerous glowing reviews online. That's another thing, you can go to his website and schedule an inspection very easily - not a lot of businesses do that but it's so easy and I think adds another level of convenience and confidence with his business. If you need a home inspection for any reason, go with Realty Inspection Group. We are certainly glad we did.

The home inspection was conducted on a house we had just placed under contract. Our Realtor highly suggested having the inspection done and recommended Realty Inspection Group. We obtained a quote in advance for the inspection and found the cost to be quite reasonable ($460 including a Radon test and cash discount) considering the various aspects and required knowledge base involved. We had prepared ourselves by researching what should be included in a home inspection on the internet and had even printed out a checklist to make sure everything was covered. We didn't need our checklist though as it was quickly apparent that Jason, a former home construction company owner, knew his trade well. Jason was punctual and very pleasant, taking the time to answer any questions we had and to discuss any preliminary findings. We were only aware of a couple of potential problems before he started. During his extensive three hour inspection he identified almost a dozen issues that needed to be repaired or replaced! Among other things, Jason inspected the roof, chimney, fireplace, attic, gas furnace, ducts, windows, doors, lights, home exterior, deck, patio, plumbing, floors, interior walls, appliances, outlets, electrical grounding system, and even took a breaker panel apart to inspect the back side of one breaker that had exhibited some charred wiring! The day after the inspection we received a thorough and very professional 14 page report with photos that documented all discrepancies found. Jason reminded us that while he had inspected the home initially, he was always there should we need any further assistance or have any other questions concerning the house as long as we owned it. He has already assured us he will participate in the final walk through to assure all issues were properly resolved at no additional fee. We were extremely pleased with Jason and the services provided and consider the money well spent. We highly recommend Realty Inspection Group to all.

They did not tell me anything I alreay did not know about the property that I didn't know. They missed 2 applicances, they don't do flues, wood stoves, septic or supplemental generators. I can walk through a house and turn on all the applicances.

(member name removed), I am sorry you were not satisfied with the home inspection process with Realty Inspection Group and I am sorry you think all we did was test appliances in the home. If you had attended the home inspection, you would have seen that we do a lot more and spend at least 2 hours inspecting the home. The inspection did take place on August 19th and took approximately 2 hours. All of the main components of the home were tested and inspected to include the roof, roof flashing, gutters, chimney, exterior siding and trim, windows, surface water control, electrical panels, electrical wiring of the receptacles, hvac system operation, interior features, plumbing supply and waste lines, plumbing venting, all plumbing fixtures and the structural integrity of the home. The following are not part of any home inspection company's scope of inspection per ASHI or NACHI standards: -Home inspectors do not test septic systems as that is done by a septic company and is an entirely separate type of inspection. -We do test all accessible appliances for their main function. Appliances are as-is and can fail at any time due to previous owner use or misuse. -No home inspector will build a fire to test a wood stove. The wood stove is looked at for any visible cracks and operating dampers. -Flues are viewed from the top of the chimney if there is safe viewable access and from within the fire box. This allows a very limited view of the flue and the entire flue cannot be properly viewed without the use of a scope/camera. -Supplemental generators are above and beyond the scope of a home inspection. No inspection company will run generators. If they do they are stepping outside the standards of practice and violating their insurance coverage. The main electrical panels were inspected along with receptacles/lights. Realty Inspection Group has 24 years of experience in construction with 7 years of home inspection experience. If issues are not found during a home inspection, it is not because they are missed, it is because they didn't exist. That does not mean a thorough home inspection was not performed.

Home inspections can often be stressful. Jason put us at ease, worked with us every step of the way through our home, and was INCREDIBLY knowledgable. He was kind, professional, and had the skills and experience that far surpassed any other inspectors in our region. His background of two decades in contracting, his current real estate license, and his strong skills in home inspection were the perfect recipe for a superb experience. Additionally, Jason offers his continued services by phone or email for the entire time you live in the home for free. Anything he showed us that was questionable or might require maintenance, he said again and again, and quot;Just call me if you have questions, or send me a picture if you are concerned.and quot; We truly feel that this was money well spent, and are so grateful to have worked with Jason.
Description of Work: Jason with the Realty Inspection Group provided us with a comprehensive inspection of our new home. Not only did he go through the motions of a typical inspection, but he also took the time to answer our MANY questions, as well as to show us some maintenance tricks that were specific to our home. Jason also provided our radon testing, and helped us to learn a great deal about the process.
