Rosen Contracting has been offering top quality work at a fair price since 2003. We are dedicated to delivering a top quality job on time and budget. All work is completed correctly from start to finish. I do want to say I have been doing this long enough to know that we are among the top contractors in the Roanoke Valley. We show up on time,work until completion and make sure that you are happy with every detail including cleaning up after ourselves and making sure that we take the necessary precautions to protect the areas we arent working on. I have heard from several of my customers that say we make the remodeling experience as enjoyable as possible.

They took my $1,500 and RAN! Never did the work. It’s been 2 years and I finally have the chance to take them to court in hopes to recover my money. Run fast from this place.
Description of Work: A few odds and ends! Bathroom walls built, door put on, few other small things

This is very false. First of all it was closer to 4 years ago. You signed a contract with a non refundable deposit. We were set to do your job. The night before we are coming you called and said your dad was just murdered in Florida. You needed your money back to go to the Funeral. We researched and found this to be a lie. So we said we would be happy to reschedule but you would not recieve a refund. You then informed us your dad did the work. We did offer to apply the deposit to other projects but you only wanted money back. Unfortunatley this is exactly why we do not refund deposits. If your dad had actually been murdered or even died we would have worked with you and probably refunded most of the deposit. We had already purchased material and had to scramble to change our schedule. I would have charged 25% of the deposit and refunded the rest. The only reason you did not get this back was the fact that you lied and got the work done cheaper. Also if you remember correctly i begged you to take me to court because i knew the judge would see it my way.

Overall they did not do well. They started the project in August of last year and they just finished it two weeks ago. I would not hire them again.
Description of Work: They added on a screened in deck to my home.

Unfortunatly she has every right to be upset. The building inspector was trying to fail the construction of the screen room based on his own views of the building code. I have built many decks with this same cantilever floor system. I would not allow him to throw his weight around and stood up for what was right. I hired an architectural engineer to prove the construction was up to code. Of course the building inspector did not like this and decided to drag it out. We were at the mercy of the government and it definitly cost us a lot of time.

Not very responsive. When asked why email never came he kept saying he was working on it. Just give me a ballpark. Something. Prefabs have price lists for different sizes. Then I asked he simply give me a price for a 12x18 on a preexisting foundation of a detached garage that had been erected in the 1920s and bulldozed and back filled by previous owners in the 90s. I was a contract manager and estimator for a class A contractor and would never take this long to respond. He then responded to me at 0'dark thirty on a Friday. Their website and Facebook are outdated. Makes me wonder about their quality of work despite a couple of good reviews here.
Description of Work: Came out and looked at my back yard and told him I wanted prices on two different sized garages.

Very professional contractor and work. I have used this contractor before and I have always been very satisfied. I plan to use them again in the future to add a bathroom in my house.
Description of Work: Built a 16' x 12'storage building with a garage door and electrical to the building.

I was initially a little uncomfortable because the guy threw out a bunch of judgments and even said that with my remodel I am pretty much re-building the house. I did not appreciate that comment but I gave the benefit of the doubt and continued to share my ideas about what I would like done to my house. I got the feeling that the estimator felt I could not afford the work that needed to be done to my house. When I mentioned that I would be replacing my deck, he said that he was already putting a lot of time into the estimate and he would have to charge me for additional estimates. And while I certainly can afford the remodel, I wasn't about to share with him at that time what my budget was. I made it very clear that I was expecting to get a lot done, but in an economical way. When I last heard from him, I mentioned that with my kitchen remodel, I was more interested in him quoting the tear-out. He later called back saying that Rosen did not do half jobs. What disturbs me most is that my experience is probably not normal but I did not feel like Rosen was catering to the needs of the customer. I felt like one of the little people that did not deserve their time. I have to wonder that if I lived in an upscale SW Roanoke home that I would have been treated differently.
Description of Work: The estimator came to my house to quote for an extensive interior and exterior remodel.

We sincerely appreciate the feedback as we are always looking for critique to help our business continue to grow and wanted to respond to your concerns and perhaps explain our position on the estimate a little better. We can start from the beginning – the comment about the remodeling the entire house was made because of the many projects that were pointed out upon arrival did seem like you were re-building the house. This was in no way meant to be derogatory to you or your remodel – it just simply was an entire facelift of the entire structure. We do apologize that you felt like the estimator felt that you could not afford the work – we never believe that someone does not have the money and certainly do not want our potential clients feeling that way. The reason we ask for a budget is so that we can give you a realistic expectation of what you are wanting to do versus what is in your budget so we do not waste your time and this allows us the opportunity to make suggestions such as ways to do a minor change and be able to get the majority of what you want in your budget. I can not tell you the number of times we have been on projects where we have worked with the customer’s budget and explained some minor changes that could occur that can make the majority of the remodel happen. Our experience is that this leaves the homeowner happy that they can get the majority or all of their wants are met and keeps them within a budget so that they are comfortable with the remodel and not overspending. A hypothetical example of this is the cabinetry. If a client wants a new kitchen but their budget does not afford the cost of the budget we could suggest just painting the cabinets to give them a new look and completing the rest of the wants thus providing you with enough savings that you can still get everything (other than brand new cabinets) that you wanted but still in your budget. Also, in regards to the half jobs please allow me the opportunity to explain this. Rosen Contracting does not do half jobs due to previous experiences we have had with those situations. We do our best to stay on schedule however if we are waiting on another contractor to come in and complete work and it isn’t a priority for them to get started then that could throw our entire schedule off and could affect another client’s start date. We have been in situations before where we had to wait weeks on another contractor to do another piece of the work thus effecting another client’s start time while we sit and wait. So after a few instances of this occurring we did decide as a company to no longer do piece work. We want to put our name on jobs that are done efficiently, affordably, and thorough and when we get into pieces of projects it does affect not only us but our customers that are eagerly awaiting the start of their project. Finally, we do not wish to make any of our customers or potential customers feel as if we are concerned with their zip code because this certainly is not the case. We do large and small renovations in every neighborhood in the Roanoke Valley and KNOW 1st hand that a zip does not in any way effect whether a client can or can not afford a renovation. Again we thank you for your feedback and have thoroughly discussed it as well as put measures in place to ensure that other clients do not have a negative experience with Rosen Contracting. Without our clients we would not be in business and since we are a business built primarily on referrals we certainly take negative (and positive) feedback very seriously.

Daniel was a class act all the way thru the process. For the things he had not done before, he readily admitted such and pickedup the information from other sources. The roofing was by far an exceptional job during the worst time of the fall. The best part of it, was that after the job was completed, he made sure that worksite was cleared and cleaned in a fantastic fashion. Highest kudo's to him and his crew. We will definately hire him again!!

Daniel was very professional and easy to talk to. He has several teams that go out to complete jobs. He oversee's the teams and had answers to all our questions. He said he would not leave our job until we were satisfied. His team did a complete overhaul on our kitchen. Electrical, plumbing, carpentry, cabinentry were all completed in the renovation. The team was neat and tidy and very nice. He listened to all our wants and talked out the options as we went through the project. The end result looks great.
Description of Work: Complete gut and intstall of a new kitchen and master bath.
