Ram Jack was prompt and extremely professional. They had to dig up several plants (including a fairly tall crepe myrtle) and tear out the decorative brick "wall" holding the raised bed in place. Before they left, they replanted the shrubs and tree, rebuilt the brick wall, reseeded the grass and laid straw over it. Actually, the brick wall looked ten times better when they were done than how it looked before! Turns out one of the men had experience laying brick. We could not have been more please with Ram Jack.
Description of Work: House was settling to the point that the cracks couldn't be ignored. We needed the foundation to be stabilized.

Thanks for not taking my money!
Description of Work: On June 10, 2016 I had an evaluation of my foundation as I had some concerns after having the support beams replaced and several years of small amounts of basement water during heavy rains. Mr. Kuehn came out, examined my basement and several other areas of my house and informed me the foundation was sound and he didn't recommend any additional work from Ram Jack at that time.

Ram Jack of the Commonwealth performed a down-right awful job on this foundation repair. The garage floor still looks the same. The company sent three workers and one project manager to my home & over the course of two-one half days they dug up the soil on the back side of the garage and inserted five steel piers. They also drilled two holes in the inside garage floor and inserted two additional piers. They called me at work and informed me that they lifted the floor as far as they could. I was so terribly disappointed when I arrived home and saw that the floor looked almost the exact same as before the work was done. I contacted them on many occasions and spoke to a Mr. Charlie Kuehn of my displeasure of this extremely poor quality job. I have traded dozens and dozens of emails communications and telephone calls with Mr. Kuehn. Mr. Kuehn came out to my home on several occasions to inspect the work and address my complaints, however, nothing has been done to fix the garage floor. I explained to Mr. Kuehn that I need to get the foundation problem fixed because I plan to sell my house in the Spring of 2015 and I need his help. I further explained to him that I measured the very middle of the garage floor area and I could tell the floor has sank about inch since they performed the foundation lift. I also informed him that due to the uneven floor rain water is now coming into the garage through the small gap on the lower right side of the garage door. Now, there are additional cracks developing in the floor. Additionally, I was advised to check with the County Building Inspector's office to check the evaluation that was made after they completed the work. I discovered that Ram Jack had never obtained a work permit and they did not have one of the county engineers inspect their work after completion. Additionally, the life time warranty on this project was recently mailed to me and Ramjack neglected to tell me that there is a $250 transfer fee I need to pay in order to transfer this warranty to the new owner of my house when I sell it. This company has not been very honest in their dealings in so many ways. Update 1/14/15 - This issue has still not been resolved. The foundation is still deteriorating, and the house cannot be sold or refinanced in this condition. This has caused me so much stress, and I feel stuck. While the company says they will honor the warranty, nothing has been done, and I am unable to refinance my home.
Description of Work: All they did was insert was insert Helical piers. They put those underneath the garage floor. They did not complete the lift and left it with a lot of problems.

Response from Ram Jack
On August 19th 2013, Ram Jack of the Commonwealth and [member name removed] came to an agreement with a signed contract to stabilize the back wall of her garage and the garage slab which had settled from years of water penetrating the soils. This contract consisted of an Agreement of the Work, Limitations of the Work, a Service Plan, and a Cost for Services. On the agreement for the work [member name removed] actually added the statement “Agreement for Work, the Limitations of Work, the Service Plan, the Causes of foundation failure, and he Lifetime warranty information is to be sent to [member name removed].” Two of these documents (The Limitations of the Work and The Agreement for the Work) clearly state that we will lift to the practical limits of the structure. Additionally, our production manager talked to [member name removed] before the work was started and re-emphasized that full recovery was not guaranteed but stabilization is. With the installation complete, the Lifetime of the Structure Warranty is in place and valid. At that time, we were operating with one crew and we had approximately 2 to 2.5 months of back log. Once the schedule was put in place, we arrived to work on the home on 10/5/2013. All 6 piles on the back wall of the garage and the 2 piles for the garage slab were installed and maximum practical recovery was achieved. The back wall recovered nicely and [member name removed] actually commented during a phone conversation that she gave us an A+ for the back wall. The garage floor did get about 3.5 inches of recovery but the final 3 inches did not come back. When [member name removed] returned home she called and stated her displeasure with the job. I, Charlie Kuehn, talked to her and told her that as the paperwork states; we do not guarantee full recovery. All that being said, in an effort to make her satisfied and out of good faith, I priced removing and replacing the garage slab in the area that did not come back and/or put a top dressing on the slab to make it level. At that time, she said that she had someone that would do that work for less money than I so, again in an effort to do the right thing, I discounted the work (my discount was $4,078.00 off the original contract amount) to cover her costs of this additional work that she felt was needed. It was my impression that she was going to pursue contracting the leveling slab in the garage direct. After some time, I was contacted by [member name removed] that she was still displeased and that she wanted something done. During this conversation I discovered that the additional work to the slab was not done. Since the work is under warranty and we stand behind our work 100%, I scheduled our crews to come up and inspect the piles and brackets to ensure that all was in good working order and they were. A few weeks passed and I was notified that she was still unhappy with all and that she felt that the garage slab was still moving. I agreed to complete a full re-evaluation and determined that all were still stabilized. I attached photo evidence of the findings in a report to [member name removed]. I understood the situation, how she felt, and knew her intentions were to sell the home with confidence. My report stated that I would commit to shoot elevations every other month to confirm that everything is still stabilized which in turn would give her the confidence to sell the home. During this discussion, I also mentioned that I would be more than willing to talk to the potential buyers to explain what we did and let them know that all warranties were valid and would be transferred to them. One item that I did notice during the visit was that the asphalt patch did settle and we have agreed to re-patch that area. Since the beginning of the project and after, it has always been our intentions to make [member name removed] a satisfied cline and we have no intention of changing that focus. We have been notified by the County of Prince William and are working with them to rectify all the permits and inspections. Also, I am waiving the Warranty Transfer fee since there may have been some misunderstanding. Charlie Kuehn Ram Jack of the Commonwealth
