Please see above. Halls Management company was overall in my entire experience very misleading and uncommnicative. They caused damage and tried to conceal it and then denied that they caused the damage. They have not made any effort to compensate for the damage that they caused nor were they willing to even admitt causing it.
Description of Work: I signed up with this company to manage my property. Signed up with Halls in June 2009. They started showing the property in end of June, advertising fees started at that time. Property wasn't cleaned, or carpets cleaned until July 20, 2009. Property wasn't painted until Aug 29, 2009. Property wasn't rented until mid-Sept, meanwhile I had been lowering the rent thinking it was too high and that is why it wasn't rented for a couple of months. Contract stipulates that damages or repairs exceeding $500.00 would need owners authority, non of the repairs we ever bought to my attention until I received the packet of bills in Oct 2009 and thereafter bills in every statement since. Painting alone was $725.00. Currently I have rented the property for 4 months and have .25 cent in profit. My former tenant will back my contentions that the property was in very good condition prior to mving out and me hiring Halls. I was also in the property after last tenant moved out and found no significant damage or blantent repairs required, including my kitchen floor which they ripped up and didn't tell me. I didn't find out until I visited the property last month. They left a old frig in the kitchen for 2 weeks (according to my tenant) and on the porch for 3 weeks. She never saw the original kitchen floor, it was torn up prior to her move-in date. Their bills are completely unreasonable and difficult to read. They do not break up their bills into Time & Material. Their charges were for things like: Shower curtains, floor vents, smoke alarms (which were already there -- inspected the city in 2008), soap dishes, toothbrush holders, labor for blub in over range & bathroom. Plastering that I didn't see needed to be done. Toilet seats replaced without a receipt as well as other various items. Lowered my rent my by $100.00 per month due to lack of communication. I advised them to under-cut a similar house that they told me about, turns out this house was $100.00 less that mine (I guess) yet they claimed it was similar and never felt that my pricing (started at $650.00 finally rented for $480.00) was unreasonable. They offered my tenants 12th month free without my authorization. Met with Dana Walker VP of Residential Division today to try and work something out but he refused to let me record the conversation without talking to their attorney.
