I was recommended to this company by one of my friend who bought an older town home not too long ago. I was also encouraged by the good reviews on Angie's list. The inspector took the same amount of time to inspect my home (4000sqft) as he took my friends (1500sqft). Ours was a new home by Ryan homes. He missed so many things there door doors installed too high. Walls were not straight. Cabinets were not installed properly. He did not even checked the electrical outlet in the first time. I had to call and complaint then somebody came to check my outlets and windows. We found singles missing from our roof. He was supposed to check that. Our neighbors pointed that to us. Our dishwasher was not installed correctly. I don't know what didn't inspector really checked. They charge at least 20-30% more than other local companies claiming they have superior services.I think it's false advertisement. Our inspector was Mark Wosham, very disappointing.

They were recommended to me by my realtor and by co-workers, and the whole process went very smoothly. They sent a calendar invite for the inspection date and time, with a link to all the particulars, like what was going to happen, how much it cost, what they needed from me, etc. Glad I had the option to pay them online, too. The day of the inspection, I arrived for the last 30mins to do a walkthrough with the inspector. He was very professional and pointed out everything that needed to be fixed and gave his opinion about how urgent that fix was. The report was finished the same day as the inspection, and it was very thorough with photos, details, and estimated costs for repairs.

The initial inspection went fine (so we thought). Based on the inspector's analysis of the reason for some water damage evidence in the crawlspace (water coming in from outside due to poor sealing), we negotiated for the crawlspace to be sealed better as part of our offer. However, after the contracted work was completed by the contractor we had chosen, Burgess came back out for a re-inspection. We had the same inspector for both inspections. During the re-inspection, the work on the house wasn't 100% complete yet, but the inspector was leaving for vacation later that day, so he just talked to the supervisor on site and poked around a bit, but didn't do a thorough re-inspection of the work. Granted, we should have insisted on this and/or requested they send a different inspector, but we trusted him. To his credit, he was honest and open about his reservations but said overall everything was fine under the house except for getting it sealed off better for prevention purposes. After we closed on the house, we had a few projects that we had a couple different contractors come out for. The contractors (which included plumbers) consistently said that there were several heavy leaks in the plumbing under the house that were leaking into the crawlspace. One of these leaks was very serious and causing a significant amount of water to be in the crawlspace. We also were informed that the leaks were not new and were not something that should have been missed in a home inspection. We were shown all the leaking areas and they were very obvious and right in the direct route through the crawlspace. So, it seems unlikely he would have missed them had he been paying attention. While having an and quot;off dayand quot;, is a bit understandable, what happened next made us re-think our decision to use this company. We called the company and expressed our concerns and asked for our money back. They said they would need to send out the inspector again to verify. However, they insisted on sending out the same one that did the first two inspections, so of course he was going to try to save his own butt. We went with him under the house and showed him where the leaks were and he claimed that these were and quot;new leaksand quot; and that therefore he wouldn't have seen them in the home inspection. He tried to blame it on the contractor for and quot;bumping somethingand quot; and making it leak. He said and quot;if these were old leaks, wouldn't there be more water in the crawlspace? Where did that water go?and quot; My husband actually pushed his hand into the mud in the crawlspace. His hand sank down about 6 inches. Obviously, if there is mud 6 inches deep under the house, there must have been a leak for some time. This was the summer so the ground would have even dried out somewhat. The inspector looked at him doing this and said and quot;Well, I can fix the pipe for you thenand quot;. However, whatever he told his manager must have been a different story because we haven't heard anything about him admitting his mistake since then. We certainly didn't ask him to fix the leaks, and we never heard from anyone at the company again, nor did we ever get a penny of that money back. Use this inspection company with caution.

Mark from Burgess Inspections was punctual, proffesional and provided a very thorough report on the condition of a property that we were considering for purchase. After the inspection we received an email that listed in detail with photos all the problems with the property. I used the home inspection report with the help of an Angies' List contractor to determine that the repairs to the house would be between 40 and 60 thousand dollars. We ended up not buying the house because of the inspection, that $433 saved us tens of thousands of dollars and a whole lot of stress. I hope Burgess Inspections gives us a discount for using them when we go under contract on the next house. No matter if they do or don't I will use them again for all my inspecting needs and give them a reference whenever needed.

I was very pleased with the service and the time they took to explain each issue and how to resolve it. THe inspection team answered all questions that I had about the property, and allowed me to move forward with the confidence that I needed to purchase the home. I would certainly do business with them again!
Description of Work: Home inspection for a new house. Inspectors were at location before we arrived, had already started the external inspection. They went through everything in and outside the house and generated a very nice inspection report noting all the possible issues in and around the house.

Mark Lavery arrived at our to-be-purchased home to perform a full inspection. He was very thorough and great in explaining what he was doing, some of the things to watch for (we bougt an older home), and recommending certain things to address. He spent a good bit of time talking with us after the inspection and educating us a bit. We would highly recommend him and Burgess Inspections

The process went well. Scooter arrived on time each time and performed the services expected. He found several things that I hadn't noticed and thoroughly tested the EIFS for moisture. The process took the amount of time expected and Scooter was very friendly and helpful. Unfortunately, I later found several issues that were missed by Scooter and ended up costing me a good bit of money. - Two roof leaks: One could not be detected because the attic area was inaccessible. However, the source of the problem was exposed nails on the roof and a poor flashing job. I wish he had detected that. The second WAS detectable from the main attic, but you had to step to the front of the house to see it. The plywood was black with rot, indicating it had been leaking for years, and the insulation showed multiple drip spots. I didn't notice for several months when it finally dripped through my foyer sheetrock. Of course that's the one spot in my house with a 20 foot or so ceiling that I can't get to in order to fix the hole in my sheetrock. These repairs cost me about $700. - Downdraft vented into the crawlspace, not out of the house: Scooter missed this, but I found this quickly and they actually paid for a contractor to come and rectify the problem. I applaud Scooter for taking responsibility here. - EIFS holes: He told me beforehand, and I accepted, so this isn't a negative per se. But testing EIFS requires drilling holes in your house then caulking them. Kinda wish I didn't have 25 holes in my house now, but they are only visible under certain light. The problem, however, is that Scooter didn't fill all the holes. I have two that I know about that have no caulk and now I must purchase special caulk just to fill two small holes. - A/C Unit: Before occupying the home, I had guys come and lay hardwood floors. They then tell me that they had to work in 100 degree heat because the air conditioner didn't work. Sure enough, the A/C didn't work and had been leaking freon for some time. When Scooter inspected it was cool, so he couldn't test the A/C, but he should have been able to test the non-resistive heat the same. To be fair, there was A/C work done prior to closing, so there's a chance they charged the system then, which allowed for proper operation during the inspection, then it had leaked by the time I had the work done (several weeks later). Luckily, my home warranty covered most of this and I only paid $60 - A/C Drains: The other unit had water leaking out of it from improperly connected condensate drains. He caught this and noted it on the form, but I paid him $150 or so for a re-inspection and he didn't notice it had not been completed. Luckily, I was able to contact the repairman who had done the previous work and was supposed to have fixed this and they fixed for no charge. Still, an inconvenience. - Scooter also missed some things that I had to point out during the inspection, such as a loose tub and exterior Stucco damage. Since I pointed these out to him during the inspection, they made the report and were repaired by the seller. Perhaps my expectations are too high, but for $1,400 + $150 reinspection I expect a lot! I praise them for fixing the downdraft problem, but I do wish the other issues had been detected.
Description of Work: While undergoing the process to purchase our home, we contacted the company that applied the EIFS (you may know it as Stucco) to the home during construction (James River Stucco). They recommended the services of Burgess Inspections to ensure the EIFS didn't have moisture trapped behind it, which can be a serious problem if left uncorrected. Burgess Inspections performed my EIFS inspection and my reguar home inspection.

Our pest control company recently performed our annual termite inspection. Afterward they advised us that we had wood rot fungus on the joists under our house that could grow into mold and would eventually destroy the integrity of our joists. (We also had a minor, slow leak at our sprinkler pipe right at the crawl space.) We had them treat the fungus for $1,150. They initially told us that they would just take the insulation down, spray, then replace the insulation. When the nice, professional and knowledgable young man arrived to do the work he advised us that we really should replace all the insulation under the house. Normally this would cost $3,000 but since we were such good long-term customers it would only be $2,000. Red flags started to go off and I had no idea what to do since I did not know any experts. Via Angie's List I found Burgess Home Inspections. Mr. Burgess came out and inspected the crawl space and told us that it looked fine and we did not need to replace the insulation. What a blessing it was to have an expert to give you their objective opinion. I will call them in the future when a repair person makes recommendations for work that we are not sure about. What was really funny was that night on NBC12 there was Mr. Burgess being interviewed about how to winterize your house. This company is outstanding and they have several inspectors on staff. What a Godsend!

I believe the gentleman from Burgess Inspection's name was Mark. Mark was very accommodating from a scheduling standpoint, and he was punctual, professional, and did an excellent job at identifying potential home and quot;flawsand quot; that I would have never identified on my own. Some of the items that he identified as defects included (but are not limitied to): -Loose toilet floor mount -Rotted window sill -Loose attic vent -Condensation in two window panels -Defective outlets -Lighting plugs that needed to be GFCI protected -Air conditioning unit needed to be leveled -Furnace exhaust pipe needed to be sealed -Rusted furnace Mark identified a couple thousand dollars worth of repairs needed. He provided a detailed report and the sellers agreed to fix all, so I was able to get some return on the $577.00 investment. There were however a few issues that Mark missed/overlooked during the inspection that I noticed or had issues with within the first 6 months that I moved in: 1.) One toilet tank was continuously running after flush and needed to be fixed. 2.) A clogged bathroom shower drain 3.) One room in the house is not being properly heated/cooled 4.) Air conditioning unit was not cooling the house. Later noticed that the pipe from air conditioning unit to the house was rotten and ice was protruding through the cracks.
Description of Work: Burgess performed a standard home inspection. The inspection included: -Grounds -Garage -Roof -Exterior of house -Foundation -Plumbing -Electrical -Heating -Attic -Interior Rooms Not Included: -Fireplace -Pest -Air conditioner operation (in winter time)

Description of Work: We ordered a home inspection on two separate occasions. Once in May 2012 and a second time in June 2012. The first inspection helped us to decide we did not want to complete the purchase of a home in Bon Air. The inspector was thorough, spending about 3 hours going through the house. During the inspection he noted the HVAC was in bad condition, as was the hot water heater. He found other issue as well, and it was at this point we decided not to complete the purchase. We then found another house, in much better condition and called Burgess again to do another inspection. Both inspectors were very professional and really seemed to know what they were doing. Scheduling the appointment was easy and they were available quickly and when we needed them. Both inspectors were prompt. The second inspector was even a little early. Both inspectors were seasoned veterans with relevant backgrounds. They were both knowledgeable and patient in explaining their findings. We were very happy with our experience and would definately use Bugess Home Inspections again should we have a need in the future.

On the inspection Mr. Burgess was very thorough, conscientious, and offered lots of really good advice. It was an excellent lesson in maintaining and improving the house. I had several ideas for home improvement, ran them by him, and he gave me good suggestions. There were a number of repairs which the owner implemented and we then purchased a reinspection. I was not present for the reinspection and there were a couple of minor repairs which were not done properly that Mr. Burgess overlooked. I caught them on the walk-through. Nonetheless, I highly recommend Mr. Burgess and his company.
