Peabody Residential is simply a top notch property management company. I have six years experience with this organization and they have always provided the absolute best possible support to help me manage my rental property. They are highly professional, personable, and extremely competent. Every aspect of their business is seamless. All processes of their management operation are on-line, however if needed, direct communication will occur. The communication with both me and my tenants is always superb. Their staff is always cognizant of all aspects of the rental process from rent payments, to the maintenance of my home. Their contractor pool is exceptional. Any issues with the property, or our tenants are dealt with promptly, and follow up is always a priority. At the end of the year, Peabody Residential provides a concise and comprehensive report with all the information required for income tax purposes. I’d give them more than five stars if that were possible.

I am working with Peabody for the second time in five years. Just as in the past, they have been superb throughout. They were attentive to all aspects of listing and preparing the home to rent, particularly noteworthy is the "groundwork" they laid to ensure any maintenance issues were quickly resolved for the tenant with a minimum of disruption for them or me. Their agents know the market, and the property was priced such that it quickly rented to quality tenants. The last is also praiseworthy, Peabody takes care in choosing tenants who are reliable and will be respectful of your property.

Peabody residential managed our home for three years while we were on an assignment abroad. Owning a house can be the most stressful thing while being overseas. Things break, tenants need immediate attention (especially if you are lucky to have excellent tenants you want to keep) and the occasional inspection gives peace of mind. On top there's keeping track of the paperwork for the IRS. Peabody has been invaluable to our mental health during this time. They managed the relationship with the tenant with absolute professionalism. Issues requiring immediate attention were addressed in a professional way, for anything else we would get an estimate with pictures of the issues and recommendations for resolution. Peabody would help us managing the contractors including exploring options and getting additional quotes if needed. They did annual inspections that were thoroughly documented and had recommendations for maintenance. Come tax time, we'd get itemized lists of expenditures and the relevant forms which made taking care of taxes relatively straight forward and helped making sure we were able to claim all the expenses. Highly recommended.

I have worked with Peabody Residential for three years related to the leasing and management of two condominium rentals my family owns in Northern Virginia (Arlington and Alexandria). During that time I have worked personally with Monica Ryan, the Operations and Maintenance Manager; Tom Roller the IT, Finance/Accounting and Real Estate Manager; and Tino Peabody, President. I have also worked with reception and support staff. I have found everyone to be unfailingly helpful toward meeting my needs, very effective in their specialty areas and always professional. I live in Oregon, 3,000 miles from the properties. Engaging Peabody significantly reduced the difficulty and stress of managing the properties remotely. I first met with Tino who visited the properties with me, negotiated a new two year lease on one of the properties and gave me sound advice on preparing the other property for leasing. Monica was phenomenal with her ability to resolve tenant issues to the satisfaction of both landlord and tenant. She also thoroughly understands the mechanics and operations of rental properties and was able to arrange for quick repairs to appliances and fixtures at reasonable prices. Tom always kept the accounting updated and regular. I never had to collect rent from tenants. It always was deposited in my bank account electronically each month. I highly recommend Peabody Residential; they are the best management group around.

Tino Peabody was incredibly helpful. I wasn't sure whether we'd need property management services and instead of pressuring me or giving me the hard sell, he told me he thought we'd be fine (we're staying local) but that he'd be happy to answer questions or provide help because he's invested in people doing property management well. I thought that was the mark of a class act!

I could not have been more pleased with how well they maintained my vintage 1890 property and how they handled any and all issues raised by my sometimes demanding tenants who were accustomed to the white glove service often afforded senior diplomats. Everyone, including Tino, Monica and Erin, always responded promptly in a professional manner and never failed to give me wise counsel when needed. I had not a care in the world during my overseas stint. They earned their 5 star rating from me.

We did not actually hire this company to be our property manager because they don't service the area where our home is located, but I was impressed by Tino's prompt response and professionalism. He was able to refer me to two other businesses that he would highly recommend and he also offered his professional advice should we need it in the future.

It went well, and the maintenance team looked to the matter in a timely manner. We learned about Peabody Residential when reading all the excellent reviews wriiten about them on Angie's List, so we decided to sign up with them to manage our property and rent it out while we are out of state. Our initial experience working with the Property Manager (Tino) and his team went extremely well. They are very polite, professional and organized. Peabody recently put our house for rent, and we are updated through their weekly newsletter of any interested applicants. We just started working with them and we do not have much more to offer at this point, but seeing how the business is set up and is organized in an excellent manner, we are confident we made the right decision using their services to manage our property and list our house for rent. As time goes by we will provide further updates. They also respond to any questions or requests one has through a web portal created for the purpose which is accessible to us us and future tenants. We are very happy with their services so far, and highly recommend them.

There were no disputes, which made things easier, but the professionalism certainly helps to minimize disputes. Financials were processed as promised, the lease was thorough, and maintenance charges reasonable.

Tino and his staff walked us the whole way through preparing, listing, and renting our home. Accustomed to serving out-of-state owners, communication was excellent through timely notifications, secure message features on the website, and detailed statements that served both owner and renter. Staffers were especially helpful in dispatching contractors to identify and resolve items that inevitably arose. We felt our home was in good hands, appreciated engaging with several members of the team, and would definitely enlist them again if the need existed.

Peabody took excellent care of our townhouse for two years, managing the property while we were assigned overseas. Everything started very well a couple months before we needed to rent our property, when a member of the Peabody team came and took photos. After taking down our information, Peabody then publicized our property and found us tenants within two and a half weeks. After we moved out Peabody assisted our tenants for two years, to include a couple of appliances dying. Throughout the whole time Peabody staff provided excellent service, answering questions from our tenants and keeping us informed of all developments. We were very pleased with the service they provided for those two years and when we're next assigned overseas look forward to employing their services again.

I just wanted to write a quick review of my experience so far with Peabody Residential. My sister and I recently inherited some properties in the Winchester area. We both live out of state and didn't know anyone in the area. I reached out to good friend in the business and he referred me to Tino Peabody. I was thrilled for the referral and reach out to Tino immediately since I wasback in the area. Tino and I met to discuss the properties and my concerns. Not knowing what I wanted to do Tino and I started white-boarding all the different scenarios. He mentioned quick sale to investors, rehab then sell, rehab then rent, quick fix and rent, rehab then rent then sell, etc. I think you get the point! We also took the afternoon to look at the properties. After gathering all the intel we then sat down a few days later to go over his thoughts and recommendations. Without getting in two much detail we decide on a course of action. To date, Tino has helped with a sale of two properties and currently managing a rehab which we will use as a long term rental. Tino and his team have been off and running. They have gotten bids for lawn care, demo, carpet, flooring, fixtures, etc. His company has a web portal that has been easy to use and helps manage all the aspects of a rehab, and I am sure their management business. He has been easy to contact and readily available to chat. We also appreciate Tino's knowledge and his business expertise. We will be working on a 2nd rehab in the upcoming months to get another property ready for long tern rental. I feel even better about this project because of my experience to date with TIno and Peabody Residential.

Very disappointed. Full of drama and unreliable. I wish I'd paid more attention to the negative reviews. Among a variety of failures, such as not listing the property on time, the company losing track of the parking passes and contacting me after business hours on a Friday night when I'm literally a hemisphere away to ask what *I'd* done with them (gave the passes to you per your move out instructions...), the final straw was when Tino refused to share with me what he communicated with the tenants on my behalf. He essentially said it "wasn't my business." When I informed him that actually it was my business because I'd hired him to represent me, he said he didn't think his company could work with "me" anymore. When I asked him to send the termination paperwork he 1. refused to do so until I promised in writing that I would not say anything negative about him and 2. refused to turn it over to the next property manager I identified. He kept insisting that I say in writing that we were "parting on good terms" which I refused to do. It took over a month of insisting we complete the termination process that HE initiated. At one point he even claimed he "rescinded" his termination of our relationship in an attempt to trap me in with him longer. My lawyer assured me that he could not legally "rescind" initiating termination and that he broke the time limits set by his own contract. It took many weeks, emails, and a very real threat of legal action before he finally sent me the required paperwork. Of course, the first draft of the termination paperwork included a clause that I would never say anything negative about him, his company, or his employees in any review, forum, document, "cloud", etc... and that he would get to decide what was "negative" and if he thought I said anything negative he could tell me to remove it and it would need to be done within 48 hours... which I, of course, refused to sign because I think it's important that future consumers know what they could be dealing with. I am sure that the reason he has so few "negative" reviews on Angie's and other places is because he refuses to end a relationship without some written assurance that the client won't say anything negative. If you'll notice one of his responses to a negative review on Angie's is that he "thought they ended things on good terms" and a warning about "libel." I'm sure that's a similar situation where someone said - fine I won't say anything negative just let me go, and then posted an honest review. Meanwhile, he ignored my tenants' requests for repairs, even leading me to believe they had not requested any repairs at move in. The tenants thought he must take good care of the owners since we were the ones paying him, and I thought he must take good care of the tenants since they are the ones physically present. We are all very, very happy to (finally) be done with Peabody Realty. The only silver lining in the entire situation was all our entire communication occurred via email, so I have everything in writing. If you do hire him (or already have), I highly recommend saving all correspondence and avoiding phone calls for communication.

I am very pleased with the ongoing property management of the two properties I have placed with Peabody Residential in the Arlington VA. and Historic Alexandria, VA. neighborhoods. When I turned over the Alexandria condo to Peabody, they interviewed the tenant and did a comprehensive assessment of repairs that were needed and upgrades requested by the tenant. Peabody reviewed the list with me and we agreed on what was reasonable and then the Peabody Operations group arranged for contractors to do the work. The tenant was very pleased and agreed to a rent increase and signed a new two year lease. This all happened in July 2015. The other condominium, located in a high rise overlooking the Pentagon in Arlington VA. was rented in December 2015 and is managed by Peabody. When the property was leased, Peabody did a comprehensive "move-in" inspection and photo documented the condition of the unit and collected the security deposit. Peabody has a property management computer program that collects the rent from tenants through electronic transfer of funds and also deposits the rental income into the owners bank account. The system also arranges for the payment of contractors who provide services to the properties. Peabody also is the recipient of concerns from tenants and resolves tenant issues which I feel is a valuable service. The bottom line is that Peabody's property management service has given me relief from worries that come with rental properties, especially since I live far from the properties. The tenants seem happy too and that is important to me.

I have nothing but good things to say about Peabody Residential. I had them manage my condo in Vienna and they were first rate from top to bottom. They found a tenant for my property quickly, my rent was transferred to my account on the 6th of the month like clockwork. And the one time I did have a water heater related emergency they quickly found someone to do the repairs and that was handled promptly as well. A special mention must be made about their web based interface. I'm a bit of a Luddite and their system was incredibly easy to use. And when it came time to sell my property Peabody residential was a joy to work with. My condo was only on the market for a couple of weeks, and the sale was final a couple of weeks after. And the money was in my account immediately after, I would recommend Peabody to any body who needs to manage or sell a property.
