I wish I had engaged Tino's services before we tried to manage our property on our own. My wife and I were forced to rent our house as a result of a military move. We thought we could save money by managing the property long-distance ourselves. It was a terrible mistake for three reasons: 1) the house is older and really needed a property manager to evaluate and understand the pre-rental condition; 2) we chose tenants who looked great on paper but turned out to be crazy; and 3) it turns out my wife and I are not temperamentally suited to be land lords. I called Tino after some significant water damage occurred to the house and all civility had disappeared between myself and the tenants. Tino took over the situation and relieved me from having to deal with the tenants directly, which was an enormous burden off my mind. I really didn't know the law and my legal obligations and I was worried about getting sued on top of losing thousands of dollars in repairs. Tino eventually negotiated an early move-out for the tenants and helped us with the sale of the house, which was no small feat because we used a government program designed to help military members who were underwater on their mortgages (Homeowner's Assistance Program or "HAP"). As you can imagine, using a government real estate program was a bit like putting your life in the hands of the DMV. The government representatives were slow, unresponsive, and taxing. There was always another form, another inspection, another issue, and none of it was done in a transparent manner. And yet Tino kept the process together even as it dragged on months longer than it should have by working with us, the government representatives, and the buyers and the buyers' agent. I wish I had found him and used him from the start. His prices are reasonable and he's very responsive. Being a landlord is hard enough; being a landlord 3000 miles away is like playing Russian roulette with 5 bullets in the chambers. I recommend getting professional help up front from Tino, or else you'll need professional help after the fact (from a therapist). Tino is cheaper in the long run.

It is both rare and wonderful these days to find people who genuinely care about their work, who hold their work to a certain ethic, and who sincerely look out for the well-being of those they work with. Tino is one such individual. His system for finding tenants, performing maintenance, organizing communication, and managing properties is one of the most structured and thorough I have seen among those I have talked to, and it says loads about his experience and expertise, as well as the precision and concern that he applies to his job. For example, demonstrating his conscientiousness and care, he keeps up comprehensive communication with property owners by sending monthly statements. He holds applicants to the highest standard, and he has a thorough system in place that accounts for every possibility. Applicants cannot have ANY recent missed payments, they must come with a realtor, they must have a stable job that they have been at for 2 years, they must past extensive background and credit checks, they must have great references. From there, he categorizes tenants into risk categories: green, yellow, red, and adjusts their leasing setup accordingly. Yellow tenants, those who meet basic criteria but might have one or two risk factors (eg. great everything but a medium credit score), must pay first and last month's rent upfront; with green tenants - those who pass every category with flying colors, he might adjust accordingly. Every maintenance request MUST be sent through his online system, so that the owner can see every request and response, as well as to protect against any tenant claims that might come up later on if issues arise. These methods are pre-emptive, thorough, and transparent; the fact that Tino has thought of all these possibilities and has systems in place to address them shows that he is conscientious and attentive to detail. It is not always common to find property managers who have such well-thought-out and precise methodologies. It is little wonder that despite his strict tenant standards, he still has <1% vacancy rate and is able to consistently increase rents every year. Tino understands how to strategize well for the best purposes of the property and the owner. He's also just a great guy to talk to. In our first conversation, Tino took the time to get to know my questions and concerns as a new landlord and investor. Despite the fact that we established early on that my properties may be out of his price point, he willingly spent an hour of his day patiently offering advice on everything from selecting good investment properties, choosing good tenants, his experiences renting, and more. I even felt comfortable enough to ask him for his advice about off-topic questions like how to create a long-term investing goal, how to work with section 8 government agencies, etc. It is rare to find people who will go out of their way to support and explain things thoroughly to those they don't know well, and I was grateful for his years of experience and willingness to offer support. I feel confident that Tino is the type of guy who would make sure that nothing gets overlooked in the leasing and management process, as he gets to know the needs of each owner, their individual property, and their tenants.
Description of Work: I called Tino to learn more about his property management services. Although my multiunit in Southeast DC was out of his usual portfolio spectrum, and although I will not be able to work with him, he demonstrated great care and conscientiousness throughout our conversation.

The experience with Peabody Residential was very pleasant and professional. They expertly managed my rental property in Leesburg, Virginia, thus taking the burden off of me since I would have had to manage the property remotely because I now live out of state. Their management agreement is uncomplicated and their ability to find and present qualified potential reneters is very impressive. I highly recommend Peabody to anyone interested in renting their residential properties. I also found Pebody's rates to be competitive and reasonable.
Description of Work: We contracted with Peabody Resendential after attempts to sell our Virginia home in Leesburg failed. Peabody specializes in the rental and management of residential properties. Within a few days Peabody had found and qualified potential renters for our review. Once we approved of a renter, Peabody began managing all transactions including collecting rental money, preparing the property for walk-through, handling post-occupancy repairs to the property, and paying me by EFT income earned. They have an established website that allows me to review all associated rental documents and an extremely easy to understand accounting of all income and expenses; this will enable my accountant to easily include my rental property in my 2012 tax return.

I had to relocate on short notice for my job and Peabody Residential was one of four property managers I investigated. I heard from Tino Peabody in a matter of hours after sending an email. I was impressed with the comprehensive approach to property management from the discussion of reasonable rent to expect, necessary repairs to assist in the rental process and the method by which he would market the property. Tino's proposal came in cheaper than all of the other property managers I approached. A key part of his proposal was that his management fee was only payable when the house was rented, this was a significant different from the other proposals I received where a management fee would be due whether or not the place was rented. Tino marketed the house for a rent which was greater than I believed possible and here is the interesting part, the house was only on the rental market for one day before it was rented. Tino and his team were quick to respond to any of my inquiries and were equally as quick to respond to maintenance requests from the tenants. During a visit to the property in the Fall of 2010 I spoke with the tenants who were happy with the service they were receiving. There was a brief period of time at the beginning of the relationship where we did not receive our rent distribution rapidly. This was a period of time when Peabody Residential switched from a manual to a web-based management system. Once the administrative hurdles were cleared, the automated system works very well. The tenant pays rent by direct deposit and my distributions are received the same way, the short period of administrative challenge in the system conversion was worth the wait. All of my account records are available on line as well as various accounting documents so the status of my account is not a mystery. This record archive is very helpful now that income tax season is here.

I interviewed several companies, but they had the best service and most responsive staff in addition to great Angie's List reviews. Tino came to my house and spent time with me on the phone explaining the process of leasing, renting, and property management. They provided me with great advice about when to/not to allow pets, how to set rent and other landlord issues, explaining the pros and cons of different options. They worked with realtors to find great tenants in just a few days. They have been managing the property for me for the past three months (amount spent reflects the monthly cost of service for the small townhouse). Tino and Erin have been responsive to all my questions and inquiries. Their system is convenient with all information located online. I get my payments usually earlier than their estimated day. Since hiring them, I really have not had to worry about a thing. They have taken care of everything.The service is ongoing but so far we are pleased.

Speaking with Tino put me at ease!! I discovered additional things I had yet to think of and he helped me cover all bases. This is my first time as a landlord and I take comfort in knowing someone so knowledgeable was consulted during the process. Tino is flexible and even when our building is already very involved in many items that his company would usually be Tino still stepped up and offered to assist!
Description of Work: I spoke with Tino Peabody about the potential need of a property management company. Since I was planning to rent out my condo and it was my first time doing so, I was seeking guidance on property management after rented. Even though our building has many property management tasks already taken care of (e.g. drafted lease, maintenance) he determined there was not much of a need for a property manager. However, he agreed to help out and answer as many questions as possible and gave me advice on how to receive the rent check, provisions to add to the lease, and about home warranty policies. Tino even agreed to take over managing the property if I move out of the country even if it is halfway through the year.

Peabody has, thus far, been a good company to work with. Living overseas I was unable to meet with them in person or coordinate much face to face. They were very helpful and responsive in my situation. The unit was rented in a timely manner, especially considering the fact that Hurricane Irene came through the area which probabbly delayed the process slightly. They responded shortly after I sent an inquiry, the property was on the market in a timely manner and they have so far been easy to work with. While slightly more expensive then some other options I looked into (approx $200-300 per year), but not a substantial amount and the service I have seen thus far will easily make up for that slightly higher cost. The only complaint I would have is that there seemed to be a miscommunication between myself and the organization. First, over my "no pets" policy which I discovered when I recieved an application for an owner that had pets. The second was that the add for the unit initially had multiple errors. I would chalk this up to the fact that I am in a completely different timezone and on a different continent causing all of our communication through email. As soon as I pointed out they had posted the add incorrectly, it was fixed in a few hours. THEY ARE VERY RESPONSIVE. Overall, I would not hesistate to use their services but like all situations, it's your investment and your property so you need to play an active role.

I first contacted Peabody on July 14 to inquire about having them rent and manage our townhouse. After leaving a voice mail, I was called back within a few minutes by Tino. He answered all my questions and more over the phone and later followed up by sending copies of their management agreement and a Landlord's Reference manual that was very helpful. On July 18 I sent him an email saying we'd like to meet with him and he was there the following day. He have us loads of advice on how to improve our property so that it would show well and we spent the next 3 days (and nights!) getting the house ready. He was back on July 21 when we signed the management agreement and the next day our townhouse was listed on the rental market. We went away that weekend during which 5 people came to see the house and on Monday we had an application. A week later we had a signed lease. From my first call to a signed lease was just 18 days! Tino was extremely helpful and professional through the whole process. We look forward to continuing to work with Peabody Residential as they manage our property!

We contacted Peabody Residential concerning the property management of our house while we are out of the country. Mr. Peabody came to our home and explained the services that his company provides and the associated costs. He was thorough in his explanation of services available and answered any questions we had. We knew of someone interested in renting the house and Mr. Peabody agreed that if this prospective tenant was acceptable (credit check, etc.) we would not be obliged to pay the whole "finder's fee." A For Rent sign went up outside our home, our prospective tenant completed the paperwork and Mr. Peabody assured us that, from his point of view, this tenant was someone who we should feel comfortable renting to. We are now using Peabody ResidentialPr as our property managers and feel completely comfortable with having them collect rent, deposit it into our bank account, make any necessary repairs, and periodically check on the house.

I wish everyone could be like Tino! I just got off the phone with him, and he spent a good half an hour giving me great advice, walking me through the entire process, and was very upfront and honest about how to go about things. He was NEVER pushy or sales-pitchy like other companies you may come across, and he even offered to check with other trusted property managers who service Maryland if he can't do it for us. His fees are in line with the competition, plus a 20% discount (at time of writing) for Angie's List members, and they cover a lot of services. I haven't hired him yet, but from the looks of things, we may want to go with his company! You should too!
Description of Work: Within about 10-15 minutes of me sending them an email, he gave us a very detailed phone conversation about his services and gave us advice on how to handle difficult tenants. He was nice enough to even say "even if you don't go with us, you can give me a call anytime with advice on what to do". What a superb guy!

From the initial consult, Tino was extremely professional and resourceful in outlining a plan to have our home rented in a short amount of time. In less than one month, Tino was able to secure qualified tenants for our property. Tino also researched our area to provide the best estimate of what we should charge for our rental property, which was better than expected. We feel our home is in good hands knowing that Tino and his crew are available to oversee any repair work or other issues that arise. Tino keeps us informed continuously on anything that comes up regarding the property, coordinating with us and the tenants the needed service or action. It's been a pleasure working with Peabody and we highly recommend them, without hesitation. Spoke with Tino to receive an estimate on property management as my husband and I were looking at possibly transferring out of state and didn't want to sell the house we had only recently purchased. I spoke with Tino to inquire about pricing. He was extremely helpful and patient as he explained the process and his costs. I felt the costs were reasonable. He said he would send me area comps within a few days and he sent them right on time. He followed up as promised and although we aren't transferring he was still helpful and professional. If we end up going this route in the future Tino would be my first call.

The owner, Tino was fantastic. We are located overseas (+12 hours EST) and Peabody still got in touch with us. All phone calls were returned and emails responded to quickly. We were able to get our lease signed and dated in record time. He was very courteous to our existing tenant. Highly recommend to anyone overseas who needs to find a property management company; they seem to 'get it' when it comes to people who have to work remotely abroad.

I e-mailed Peabody on a Sunday morning and Tino emailed back very quickly -- we set-up a time to speak that night at 7:15pm. We've never had a rental property and Tino provided a lot of very useful information. He has been friendly, responsive, and a great help in each call/e-mail conversation. I left a message for Tino and he called me right back. We had many phone calls and emails and he was very responsive and proactive without being pushy. He came to look at my property, we brainstormed options and I learned about his services as a property manager and a relator. I have no doubt that he excels at both. When I made my decision to rent the property myself (good, easy tenants fell in my lap), I told Tino that I wouldn't be hiring his company. He could have chastised me for my indecision or mentioned the time he had invested in me, but he didn't. He was very kind and accommodating making my experience from beginning to end exceptional.
Description of Work: I contacted Tino about managing or selling my property. I wasn't sure which one I wanted to do. Tino responded very quickly to my emails and phone calls. He was very helpful and knowledgeable. His prices for managing the property were reasonable. I decided to continue renting it solo because renters found me and I live very close to my rental property. If I lived farther away, needed to find quality tenants or just wasn't up for the hassle of being a landlord, I would have used his company and I still might at a future date. Tino was a great person to bounce ideas off of and my mind changed throughout the process as I worked through the pros and cons and wrestled with my choices. He was incredibly patient and flexible. I would refer him to my mom, boss, or best friend so that's high praise.

He is doing a really good job. He has worked with us. We had some concerns and he dealt with them. He has given us good deals and we would definitely recommend him. He sends us invoices on what our renters have paid and deposits. We pay him monthly. He gave us a discount and we really like him. We have only been dealing with him for two months. So far everything has gone well and he has been very accommodating. We will probably use him for the next few years unless something goes wrong.

My experience with Peabody Residential and Tino himself has been excellent. I intially contacted Tino to find out more information regarding the property management process and costs and was not even sure if I was going to use a management company or not. Tino responded to my message immediately to set up a time for us to talk, and spent quite a while discussing the process and the pros/cons of using a management company versus managing the property myself. After talking with Tino, I decided to list my property through Peabody Residential in part because that ensured it was listed on the MLS given that my house was going on the market the week of Thanksgiving. Tino posted the listing, and within a week I had several real estate agents stop by, and a rental contract the first week of December. My tenants moved in December 6 - far sooner than I ever expected I would find someone to rent my house! Tino handled everything - screening the applicants, meeting with them to do the walk through, and handling initial issues that needed to be addressed after the tentants moved in. Even though I live locally, I decided to have Tino also be the property manager - and so far, so good. Having someone else be the intermediary definitely has its benefits. Overall, the whole process went far smoother and much quicker than I ever imagined. While I do have a nice property with upgrades, I do feel that having a professional list and manage my property has made things go much smoother and more quickly. I was truly impressed by Tino's responsiveness and willingness to help me before I had even signed an agreement to work with Peabody Residential. I would highly recommend him to anyone looking to rent a residential property.

I interviewed several companies before I chose Peabody Residential. I chose them because of their quick response, the time Tino spent with me on our initial conversation to explain the management process and how he answered all my questions thoroughly. I also chose Peabody Residential because of their ongoing honestly. Tino really made me feel confident that he knew what he was doing and would do what he said he would do. Since hiring Peabody Residential I have referred numerous people to Tino that were working with other property managers because they were VERY frustrated with lack of service, and every person I have referred has thanked me for referring them. Thanks for making me look good Tino :)! I would really HIGHLY recommend them to anyone who is looking on Angie's list (or any website for that matter) for a great property management company to take care of their property.
Description of Work: Tino Peabody of Peabody Residential helped me strategize on how to maximize my investment property, helped find me a great tenant surprisingly quickly, and has done a great job of Managing my property over the last year. Tino has been able to troubleshoot many little issues the tenant has had keeping my costs at zero for some things and very small for others. Their responsiveness and willingness to correct issue quickly has made my life much less stressful. Overall it has gone very well. Tino has always made himself available and his expertise is awesome. There have been several instances where I thought I hit a brick wall, but Tino knew exactly how to deal with the situation, and what to do. He has been a great asset with my business, and because of Peabody Residential, I can expand into buying more properties.

My experience with Tino was excellent. He was extremely responsive and knowledgeable. He explained the process with me and helped me get a great deal on my house. I had very good luck with them but I didn't end up doing it. I worked with Tino Peabody who runs it and it was a great experience. He was very personable and very professional. If I ever consider putting my house up for rent again, I will definitely go with him. He took time with me. The charge I paid was $200.
