We contacted Peabody Residential regarding having them potentially managing our property. Tino was very responsive and answered all our questions. He was helpful and was at-no-time pushy regarding trying to get us to "sign on the dotted line." The company appears to be extremely professional, and had a tremendous wealth of resources and knowledge. We ended up getting a very close family friend to rent our place (random turn of good luck based on military assignments), so we decided not need a property management company. If that hadn't happened, we definitely would have hired Peabody. And whenever this close family friend gets reassigned elsewhere, we will immediately turn to Peabody to help us find a renter and to manage the property on our behalf.
Description of Work: Tino gave us a free consultation, where he helped us understand the ins-and-outs of renting out our property, and how a property management company would be able to assist us.

As we were moving out of state and not ready to sell our townhouse yet, we were in search of a property management company that we could trust to do a couple of things for us. First, to find responsible renters that would take care of our home as it was their own. Secondly, to manage the property on a monthly basis should any issues arise. Top of mind for us was to hire a firm that valued and then executed on customer service. This was important for us not only in our interactions as owners but also important from the interactions the renters would have with them. Our experience with Peabody Residential far surpassed our expectations. From the initial point of contact, they came out, walked us through the process of how they list the house for rent, how they screen applicants, how they manage the property once a renter has moved in, and how they manage the move out process as well. For the year that we rented out the townhouse, the process was seamless. There were a couple of times when we needed a contractor to come into the house - in such cases, we were notified and asked if we had a preference of contractor and if not, they would use their recommended ones. Everyone that we interacted with at Peabody Residential was professional, service oriented and knowledgeable. I do not think we could have asked for a better experience. At the end of the one year lease, we decided to sell our townhouse and given the experience we had with Peabody Residential on the property management piece, we worked with Peabody as our realtor to sell the townhouse. The service, again, was impeccable. We talked through comps, what to list the house for, the process post sale, etc. The house sold within one day and closed within a month. Peabody Residential went above and beyond during that process to make sure we were well informed up and through closing and really worked with us to make sure that we were comfortable and that nothing slipped through the cracks to potentially delay closing. I would highly recommend Peabody Residential for your property management needs and as a realtor.

My friend called me from her home overseas and said that she was having problems with her current property management company for her town house in Reston. She wanted to know if I could recommend another firm. Basically, her current company was not communicating important information and not taking care of needed repairs at the property. They had also sent a poorly conceived letter to the renter that caused her to alert my friend. As I am a member of Angie's List, I searched for a property manager in Reston and found Peabody Residential. I was favorably impressed by their straight A grades on Angie's List and that customer comments were all very positive and included some absentee owners who were well served by Peabody Residential. I gave this information to my friend and she called Peabody the same day and spoke at length with Tino Peabody, the President of the firm. Then my friend made arrangements to fly to Northern Virginia, stay with me, and meet with Tino. My friend was very favorably impressed with Tino and his team and has signed on with them to manage her property. The renter had the opportunity to meet Tino in person when he met my friend at the property. My friend told me that the renter is delighted with this change in management of her property. I am pleased that Angie's List helped me find an excellent property manager, Peabody Residential, for my friend. She has authorized me to write this very favorable review based on her discussions with me of her contacts with Peabody. This experience also prompted my friend to become a member of Angie's List.

The transition from their current company to us is done via emails and phones calls. So this was very nice to be able to meet our new client and also that she was able to meet both myself (Tino) and Tom. Transitioning management companies is not easy but we do our best to help make our new client’s role in the transition as easy as signing up with us and sending an email to their old company. This makes it unnecessary for them to spend time and money having to come home to handle things, but we always enjoy meeting clients in person. I wouldn't hesitate to use this company in the future. They advertised the property, vetted potenial tenants and finalized a leasing agreement in a timely manner. Any maintenance issues reported by the tenant were addressed immediately. I found Tino and his staff to be very responsive and my inquiries were always addressed in a professional manner.

From the Emergency call (which I handled personally) through the repair coordination process with the neighbor and Association (Monica and Erin) to the final completion and inspection of the repair (Tom) our staff really did handle things well. Peabody Residential advertised for, screened and then selected a tenant to occupy our condo in Arlington. The entire process was extremely professional and, as is needed, required meticulous care in the contractual documentation (between Peabody and ourselves, and the tenant and ourselves) and relationships involved, to include maintenance providers and building management staff. Over the course of the past six months (the beginning of our relationship) and until now, the process and the rapport between us has been outstanding, eliminating my need to service the tenant's needs with such mundane but important tasks as maintenance, rental collection, arranging repairs, dealing with complaints (founded or unfounded), scheduling visits, etc. Peadbody has never left me hanging, always responding to my emails or texts quickly, often in record time. Indeed, they have always gone the extra mile to explain all of the arcana associated with rental contracting and standard procedures in the market place. This is a market segment that earns it reputation by service and quality of performance. In all instances I give Peabody Residential the highest marks available, and given the likelihood that we will continue to rent this condo for a number of years to come, I hope that we will continue our fruitful mutual relationship for a long time to come.

The home had been advertised for one month with no luck on Craigslist prior to contracting with Peabody Residential. On the initial contact Mr. Peabody came to the home and gave information on their business and process to obtain a tenant including showing tips. Peabody worked with local realtors to show the property. True to Mr. Peabody's word they worked with us on pricing and subsequent adjustments. Once a prospective tenant was found they did all the credit and background check. Subsequent to this they provided the signed rental contract for my review and approval. The property was rented within one month. Although I did not contract with Peabody for property management, they provided instruction's and a form for the initial walk thru with the new tenants. For their service they charged the first month's rent. Both the owner and staff at Peabody were very responsive to my inquiries via phone and e-mail. I am very pleased with their services and the tenants they found for us. I would recommend Peabody to anyone and am very sorry that they are not located in the Delaware area where I also have properties for rent.

I wouldn't hesitate to use Peabody Residential again to manage our property in Northern Virginia. They found us great tenants and managed all the problems that came up during our time away from the States. I found them extremely responsive and I know our tenants did too. All correspondence, legal documents and tax paperwork were available to us online which was very convenient with a 9 hour time difference. As noted by other reviewers here, Peabody Residential makes you feel like you are an important customer and their number one priority. I doubt you would get such service from a large real estate company.

Overall, things went well. TIno was quite generous with reduced pricing in support of my military service. He found renters for my property and then managed day to day operations, rent collection, repairs without any problems. I appreciated the 1% reduction in realtor fees. The sale of the home went relatively smoothly and Tino handled all of the last minute requirements to close the deal. I highly recommend his services to others.

They do an excellent job and i would recommend this company to anyone. They have people to do the minor repairs and get this this done quickly and inexpensively and they handle the lease and other paper work efficiently.
Description of Work: They rent the house for your, they write up the lease and get it signed, and then work with the rentor and then do the repairs needed which then I pay for and redo the lease as well.

My wife and I were moving across the country for the military and we have a Condo that we were trying to decide on whether to rent or sell. Neither of us had been a landlord before and had some reservation about taking on the responsibility hearing about other experiences of our friends that were positive and negative. We met with one other property management company and then with Tino at Peabody and the difference was night and day and the choice was clear. What was even better is that everything that promised in our initial discussion with Tino was delivered on. Peabody is flexible in working with them in the initial process of finding a tenant or a buyer. They allowed us to find our own tenant and use their vetting process or have them market the property for rent or for sale. We were able to find our own tenant that reduced the rate on the leasing fee. Through the whole process they were extremely responsive and Erin would always get back to me with 24 hours. Plus they were proactive in asking us questions. What we also like is the technolgy and documentation systems that they have invested in to take rent and remit payment to the landlord. Everything is done electronically. Everything. All conversation/requests will be documented by the tenant or the owner. All accounting is documented in the system. I really appreciate how this company does business. I never felt like one of many properties, I felt like an important client and Peabody wanted to make sure we have a long term relationship as long as we have the property. I would be remiss if I did not mention that we did have one dispute, but I feel you learn more about a company and what they value in cases of dispute. The resolution was quick, extremely professional, and to my complete satisfaction. They really honor their word. I am a new client and have not experienced Peabody's day to day management of our property, but feel confident in this company.

I find it suspicious with all these good reviews that when asked for actual references - they can't provide at least one reference I can call up. If they were willing to give actual references I might I have gone with them.

I am bit surprised that after our long term communication dating back to before the New Year, the last minute request for references resulted in us not working together and your review. I had been under the impression after our 2/15/13 call that you had made a decision to work with us. As you found us on Angie’s List, which is the best way for potential clients to see real and CONFIRMED reviews of customer/client experiences (37 at the time you contacted us and 3 more prior to your review) that they would suffice as substantial references. PROVIDING REFERENCES As I explained in my last email; we maintain a confidential client list and our role as property managers is to alleviate time and work for our clients. By requesting our clients serve as references for us, we add additional time to their days and commitments for them to fulfill. As we work either by referral or new clients locate us on Angie’s List. These 2 sources, particularly Angie’s List (with the significant number of reviews) along with direct communication from me the owner of the company hopefully provide enough reassurance for you to make a confident decision to work with us. We have spent a significant amount of time working very hard to develop a reputation as an excellent company. My hope is that potential clients, particularly subscribing to Angie’s List are using it for the exact purpose of reviewing testimonials/review of customers and clients. The reason we value Angie’s List as a great new business source, is that it does in fact provide potential clients with confirmed reviews rather than a list of “referrals” that really cannot be confirmed if provided by us. It also provides them a look into how we work for our clients and their overwhelming opinion of us as an A Rated company. We make a commitment to each one of our client that we will perform our services in the best capacity we are able and that the expectation set when they initially speak to me is met. We are not a perfect company that makes no mistakes, but when a mistake is made we immediately correct it and move forward with the mindset of learning from it and doing our best not have it happen again. As a family owned and operated company, we “manage your property like we manage ours”. That is in fact a true statement. Working by referral and Angie’s list has provided an amazing opportunity to spend 100% of our time working for our clients. I do however appreciate the opportunity to submit my reasoning for not providing direct references for potential new clients. MEMBER RESPONSE I have reviewed all our communication and from your initial contact, not one response from us was more than 24 hours (most being same business day within a few hours) and that with my several attempts to schedule a visit to your property with a family member and my consistent follow up and time spent discussing our services that you found or responsiveness to be a little lacking. I am not sure why with an A for our pricing, B for responsiveness and C for professionalism solely categorized as a C because we do not provided references, you would overall provide us a D rating. It seems that you feel that the D is a way of assisting you in helping to vent your frustration. So again I apologize for having caused any frustration to you as a result of our communication. GENERAL RESPONSE I hope that the above explanation and response to the review will help potential customers get an idea of our reasoning behind why we operate like we do. My hope is that by reviewing some of the more recent reviews or all of them, it will assist potential customers in having a positive opinion of us, and that we can than reaffirm during our communication and hopefully during the time they work with us.

We can?t say enough good things about Peabody Residential. We were moving out of state and decided to rent our house and researched Northern VA property managers. We determined that we wanted a company devoted full-time to management (not a side business as with realty firms) with good rates and good Angie?s List ratings. We chose Peabody and are glad we did. Tino and Tom came out and explained their system and went over the paperwork. Very professional and clearly experienced both with property management and with marketing properties. They gave us good advice on what to fix up to help the house rent quickly. When our first remodeling contractor?s business fell apart, Peabody secured the house for us, met with the county inspector about problems, and kept an eye on the property with the second contractor. When the house was ready, Peabody effectively marketed the property and was able to secure a 2 year lease for us at a very good, very competitive monthly rate. They handled all the processes for transferring utilities and setting up lease payments. Since then they have been very responsive (within hours?even on weekends, never more than 24 hours) to any problems the tenants have and also have good service contractors who do good work?usually with reasonable prices (we were able to get a reduction for one job we thought was originally overpriced by a handyman service). Peabody also has an excellent on-line accounting system for up-to-date information and full disclosure on all activities and payments associated with the property. They handle everything concerning the property so we don?t have to worry, they let us know if there are any problems, and I have learned that they know what they are doing. We really like Peabody because they are professional, experienced, dedicated, and serious about effective business practices and good customer service. I'm the kind of person who asks a lot of questions and Tino and Erin have always responded promptly. I was also able to specifiy a repair cost threshold for when I would be notified for approval (before the repair was performed). This is important to me as I do not want to be blind-sided by a high repair charge. The condo was rented within a couple of weeks and Peabody has been managing it since June 2012. Things have been running like a well-oiled machine. I intentionally delayed writing a review on Angie's List because I wanted to get a few months into the arrangement before commenting. I now feel that I have an adequate "sample size" to write this review. I expect things to continue to go well, but obviously if my positive opinion of Peabody changes, I will update this review. Based on my experience over the last six months, I would certainly recommend Peabody. In fact, I already referred some friends to them.

The repairs were quickly coordinated by Peabody Residential and fully addressed my tenants concerns. I will continue to use them in the future and refer other property owners to Peabody Residential. They have been very effective and professional in their delings with myself and my tenants. They continue to respond quickly to tenant concerns.

I thought the overall process was very good. They listed the property in late April and found a perspective tenant in mid June. Peabody keep me informed throughout the process. They made recommendations to help improve the chances that the property be rented. One option I wanted to adhere to was no pets and that may a reduced the rental pool but Peabody never indicated that I should drop that condition. They respected my wishes. The property is now rented and managed by Peabody. They are very responsive to my requests. They maintain a website that provides all the accounting services and service requests I make. I correspond to them via e-mail and always get a prompt response. Overall I have been very satisfied with their service and recommend them for anyone's property management needs.
Description of Work: I was retiring from the Washington DC area and needed a property management company. I found out Peabody Residential had received very good ratings from Angie's list and contacted them. I called left a message and they got back to me within the hour. I needed someone to help me rent my property and manage it. I had never thought I would renting my home and felt some anxiety about the process. I spoke to Tino and he took his time explaining what Peabody Residential did and assured me of their experience and professionalism. He put me at ease about the whole process and how they would list the property and screen the perspective tenants. I felt very good about the process and hired them.

We are long distance (military) landlords, and enlisted the services of Peabody Residential based on Angie's List reviews when we had to move out of the area due to a military move. I was sold after speaking with some other property mgmt companies, and then speaking to Tino. I liked his direct, confident, smooth- talking ( in a good way) approach. I was initially put off by the leasing fee ( one month's rent) plus the management fee of 8%, but that seems to be the going rate in the area- plus Tino has provided results. Our property was quickly listed for more than I expected. Communication has been very good, and responsiveness has been excellent. I prefer the use of Internet and email for all matters, and that's how Peabody Residential operates. There were a couple small billing discrepancies along the way, but they were quickly remedied. Recently our tenants decided to terminate their lease early due to a home purchase and Tino and his team handled everything smoothly and with no expense to us. New tenants were found in a matter of days, and we were able to increase the rent- what more could you ask for? I highly recommend Peabody Residential.

We found Peabody Residential through a listing on Angie's List. As soon as we made initial contact, they followed up with an e-mail describing all their terms of service. Their documentation was thorough and they are flexible to make adjustments if needed. We had a couple questions which Tino Peabody promptly answered. Tino is particularly polite and professional over the phone and he won us over. The initial setup of the contract agreement and then the rental agreement was straightforward and we have been very happy with Peabody Residential's response time and overall management.

Peabody is currently managing our home and we are very happy with how they operate. They work with many expats and know how difficult it can be to stay in touch and communicate quickly. To address that, they have created an online system that is very helpful and that they are in the process of improving. We compared a few property managers and were most impressed with Peabody. They were responsive, competitively priced, and helped us find a great contractor for some repairs even before we officially hired them. Our tenants have had no complaints and their requests are addressed very quickly. Although we have not worked with other property managers before, I think this one is at the top of the list in terms of service.
Description of Work: Peabody is managing our home while we live overseas. They did a very thorough job of explaining their services to us, appraised the house for our market effectively, and did a good job of suggesting repairs and replacements after we moved out.

We choose Peabody based on Angie's List reviews. Both the positive scores, and more particularly, the reviews themselves. Correctly, they informed us that Peabody utilizes the internet for all services - repair requests, financial documents, and most communications. Being out-of-state owners, this system fit us well. Additionally, tenants were required to pay through direct deposit, which increased our chance of having on time payments. 8% seemed reasonable for the back end work necessary to maintain and keep all of the records and requests in an accessible electronic form. For living up to those expectations, Peabody already earned a high grade. Then, they showed impressive responsiveness. We lived in the home that we now rent. And to close on our new mortgage, we needed proof of rental income via a signed lease agreement and proof of deposit. We discovered these requirements late in the closing process. So we asked Peabody to list the home in early July 2012 and told them we needed a deposit in hand (and proof) by July 24. We discussed price, and Peabody talked us into charge 10% more than we had expected, with a promise to drop price soon if we got few bites (although they reassured us that the rental market was tight). They listed the home a day or two later on a Friday night. We had 4 people visit Saturday and a contract by Monday at the higher price. So Peabody expedited the process, increased our rental income, and met the short deadline we hoisted upon them. Since then, they have met every promise they made and handled necessary repairs with transparent billing. We had a billing error that I brought to their attention, and Tino Peabody immediately resolved by refunding the erroneous charge (and then some). We have used Peabody for only a few months now, but I expect we will stay with them so long as we rent out the townhome.
Description of Work: Peabody served as our leasing agent in July 2012 and after finding a tenant, Peabody has served as our property manager. We paid one month's rent for the leasing agent services and 8% of each month's rent for management.

I regret ever having hired Tino Peabody's property management and real estate services. His company, Peabody Residential, managed our rental property in Northern Virginia for 15 months. We thought he was doing a good enough job at first but were eventually sorely mistaken. When you live over eight hours away, you'd like to think that the property manager you hired and put your trust in is doing his job and keeping your financial investment in the best shape possible, especially when 8% of your monthly rental proceeds is going directly to them as payment for such service. Tino Peabody is a smooth talker when he's trying to get your business. Once he has your business, however, his inexperience and incompetence reveals itself. I hired Peabody Residential in March 2011 to take over the management of my rental property in Northern Virginia. In July of 2011, I sent his assistant, Erin Peabody, a copy of our home warranty contract so that she could have it on record and renew it when it came due later that year. In November 2011, I flew down to check on my property and ascertain what, if anything, needed to be done to get it ready for sale the following year. Upon arrival I was sorely disappointed at its condition. The landscaping was atrocious. It was overgrown to the point of completely blocking access to a set of steps off of our deck. Ivy was also flourishing and slowly taking over the exterior of the house, making it look, as it was, poorly cared for. The roof had moss growing on it which could have led to shingle damage. On the inside, I found that our washer and dryer were both chipped on the top, outer surface and that the lint catcher from the washer was completely plugged up with lint. I communicated my concerns to Peabody Residential in writing and submitted pictures of what I had found. I was told that Tino Peabody would be re-inspecting the property on December 1st at 3pm and taking follow-up pictures that would be sent to me. Tino allegedly performed the inspection but we only received feedback on some minor repairs that had been completed. The condition of the landscaping, washer/dryer, and lint trap were never addressed and the alleged follow-up pictures of this inspection were never sent to us. Fast forward to May of 2012. Under the impression that we had to list with Peabody Residential per our property management agreement, we hired them to be the selling realtor for our property via our relocation company. On June 1st, Tino Peabody sent us an email saying that he hoped to have all of the necessary documents completed by June 4th and have the property listed by June 5th. He also asked if we would forego the 1% discount on the realtor commission that was part of our management agreement should we employ Peabody Residential to sell our property. The reason Tino was asking for 6% instead of the agreed upon 5% realtor commission was because our relocation company would be keeping about 1/3 of the fee as a standard referral fee. We didn't think this was an unreasonable request so we agreed to it. June 5th comes and goes and our property is still not listed for sale. On June 13th, I email Tino asking when the property was going to hit the market. On June 14th, Tino responded that the listing would go active by June 15th and that he would be talking to our tenants that day to ascertain their move-out date. Months earlier, we had asked Tino to speak to our tenants and see if they would be willing to extend their lease on a month-to-month basis until the property sold. We had never heard back on that request either. It was my impression that June 14th was the first time Tino would be addressing a move-out date with our tenants. On June 16th, the property was still not listed and I asked Tino about it. He responded on June 18th saying the listing should be up that day and that our tenants were moving out by the end of the month. The listing did go up by the end of the day on June 18th, 13 days later than promised and absolutely terrible. The description was simply a very slight rewording of the description that the house was listed with when we bought it over five years ago. The pictures were unbelievably bad. They consisted of photos of clutter-filled rooms with moving boxes in them, the kitchen counter loaded with clutter, an empty laundry basket thrown on the back lawn, and other blurry and equally horrible photos. The middle school and high school our property was zoned for were listed incorrectly and the house was listed as a short sale which it was not. On June 19th, I contacted Tino to ask him to change the schools to the correct ones and remove the short sale indication. We heard nothing about showings or anything pertaining to the sale of the property from Tino so, on June 27th, I asked if there was any interest thus far. Tino said there were some showings but no offers yet. On June 28th, I told Tino that we wanted to get someone in to clean the house once it was vacant and that we would appreciate it if he would take all new pictures to replace the very cluttered pictures that were currently on the listing. Tino responded by saying that the move-out inspection was scheduled for July 2nd and that he would follow-up with me afterward due to "crazy months end". On July 5th, Tino notified us of a new offer on the property in which he tells us what the offer price is without attaching the actual written offer for us to review. We countered the offer, and the buyers met us halfway. Tino then proceeded to mistakenly copy someone with the same first name as my husband on this email that contained the attached offer and all of our personal details pertaining to this offer. Our relocation company then called my husband to review the terms of the offer, at which point we are made aware of the fact that the offer included a $10,000 seller subsidy. Tino had completely left that detail out of every email he sent during negotiations, only including the actual written offer in the email that he sent to us, the incorrect recipient, and our relocation company. We spoke to Tino on July 7th hoping to get some adequate explanation of why he had not made us aware of such a significant, offer-altering detail as a $10,000 seller subsidy. Tino admitted that this "misunderstanding" might have been his fault. He also proceeded to say that nothing had sold in the area in the time our property had been listed, which was incorrect and indicated to me that he hadn't even been watching the market. He also said that, as far as he saw, the landscaping was fine, which it clearly was not and was detracting from the appeal of our property, which would negatively impact buyer interest and offer prices. He followed this conversation up with an email saying that we will receive all paperwork from here on out and be copied in all correspondence to our relocation company. From here on out? Shouldn't that have been implicitly done from the beginning? This was not the first time we were selling a property but it was the first time that we encountered such an unethical and incompetent realtor as is Tino Peabody and his property management and real estate company, Peabody Residential. On July 24th, our relocation canceled the listing with Peabody Residential. We hired someone else with whom we were finally in competent hands. In subsequent efforts to sell this property, a prospective buyer informed us that they had scheduled an appointment with Peabody Residential but that no one had shown up to show them the property. Frankly by that point, I was not surprised. Also, a few days before closing, I called our home warranty company to cancel our home warranty as of the closing date. Our home warranty company proceeded to inform me that our policy had not been renewed when it expired the previous November. Had anything significant gone into disrepair in the meantime, because of Peabody Residential's neglect in renewing our property's home warranty, we would have been liable for all repair or replacement costs. This was just another of the many examples of Peabody Residential's incompetence. We were lucky in these proceedings in that, because we were dealing with a relocation company, we were able to cancel the listing without any financial repercussion on our part. Others may not be so lucky. It is my intention to make others aware of the terrible experience we had with Peabody Residential so that they may be saved the anguish and loss of valuable time that we were subjected to and hopefully avoid possible financial damage. Because of Peabody Residential's incompetence, we lost over two months of rental income in the time it took us to finally sell this property. That loss and the anguish that comes with it is something we can never recoup.

We are so sorry the member felt that they had such a bad experience with us, that a report like this was warranted. I have contacted the member to attempt to clarify and try to resolve their dissatisfaction with us, but have received no response to date. I can honestly say that our entire company was shocked to read this report and had no idea the member was dissatisfied with our management of their property at all. We did in fact remedy all issues/repairs of the property as we became aware of them, performed the Tenant Move Out in accordance with our standards of tenancy, attempted to coordinate the sale of their property and provided all the services agreed to in our contracts. This report was submitted in conjunction with another complaint requesting a substantial amount of money from us by the member that far exceeds our total compensation received. We hope that members will review our other reports that provide an accurate representation of the customer experiences they can expect from us.
