Rob, the estimator, came on time and discussed with me what I wanted and what he saw. He spent about 20 minutes with me and several on his own. A few days later, Rob provided me with a very detailed estimate. His proposal helped me immensely understand what would be done and the cost as the project proceeded. In a nutshell, Rob was very friendly and professional, but I did go with another highly rated Angie's List local competitor...based on price .

I was quoted 4 days to complete the job. Day 1: 4 gentlemen showed up prompted at 7AM as I was told to expect. They asked where I would like them to start and I asked them to please make sure my son's bedroom was finished that day so he had a settled place to sleep that evening. I didn't really care about the remaining order so long as my "baby" was happy. When I got home they had finished his room, the guest room and the powder room (although the curtains were rehung in correctly). Day 2: 2 gentlmen arrived; they painted the owner's bedroom and bath Day 3: 1 gentleman; I spoke with Rene and expressed my concern that we were half way through the alloted time, but not half way through the house. He said they had fewer people working becasue of other jobs. That day, he painted the hall and the stairway. Day 4: They strip most of the wallpaper out of the kitchen but the we are in no way finished. My kitchen is left draped in plastic and it is difficult to get to the stove. Bryan states they "were short staffed this week." Day 5: (following Monday) They come late because they had to start another job before coming to my home. I tell them they have to get the living room and dining room done that day because they are carpet installers coming the next day. That is accomplished, but the kitchen is still not done. Day 6: They finish the kitchen, but not the powder room. The carpet is installed. Day 7: The cleaners come, but they cannot clean the powder room because there is still painting going on. [Day 8: Cleaners come in the morning, photographer comes in the afternoon; house goes on the market the next day] Two weeks later, there was still work to be finished (touch ups, etc.). When I state I will not pay the second 50% until satisfied as their website states is a customers option, Brian replies he will "put Rene on suspension until further notice" if the problems are that bad. My family was out of town from the 11th to the 20th. There was one more day of touch up work and then the work was completed. All in all, the gentlemen who did the work were fine--punctual, professional, respectful of my home and my schedule; my problems were in dealing with Brian and feeling that he blamed his employees, their need for personal time off (which I assume he granted), and his scheduling other jobs on top of mine for not completing the work on time. When asked I did get a discount equal to the amount of the cleaning that was done to have the house ready to go on the market.
Description of Work: They were hired to prepare my 1500 square foot condo for resale including prepping surfaces, removing wallpaper and painting. When asking for bids I told Brian (owner) via email that I was on a tight schedule becasue I had carpet installers, cleaners, and photographers coming the next week.

All American Painting Plus is simply my favorite contractor in Northern Virginia. I hired Brian for this painting job because of the reasonable cost, and based on prior experience with him taking care of some exterior painting and minor roof repairs several years ago. You cannot beat the quality of work for the price. Although not the lowest bid, the prior exterior painting job was of great quality and Brian caught some wood rot at the roof that 2 other contractors missed when developing estimates. This painting job took about three days. The crew (Rene was on the job throughout; plus two different guys on different days) was extremely professional and efficient; they were friendly, neat, and cleaned up after themselves at the end of each day and at the end of the job. I am very happy with the quality of the painting; very nice edge work between ceiling and walls and around the base boards. I feel as though the value of the work is very high, and trust All American Painting Plus to provide excellent service for a fair price.

We do that as an attempt to let people know we have certain criteria and that we are not all things to all people. We also want to make sure you are in front of the right company that is a better fit for you. We do not look at sale and rental properties for most, not necessarily you, but most people who rent and sell their properties are not looking to invest a lot of money into those properties. They are more focused on their primary residence or their soon to be residence then a house they do not live in or will not be living in soon. Because of that reason we tend not to get their business for we are more focused on quality then quantity and quality comes at a higher cost. Brian McCracken President

A very nice woman in a manor of speaking, kindly informed me they did not need my business. Wow! She asked me how many estimates I had planned on getting. I informed her 4 (Carefully chosen from Angie's List). She said that the company would rather not do business with someone planning getting that many estimates. I said thank you and hung up. I was not upset but happy as I always vote with my pocket book. The company did not pass the management 101 test and myself being in the customer service business would NEVER address a potential customer like this. Business must be very good for them and they showed how grateful they are...

The bit unfriendly lady over the phone declined my request for an estimate to paint the exterior of our home after asking me how many estimates I was planning to get. Since I told her I was thinking of getting four estimates from Angie's list, she informed me that the company owner would not deal with customers collecting that many estimates...totally outrageous!

[member name removed], I was surprised to hear that the lady over the phone was unfriendly when you called our office. We use a highly trained company named Intelligent Office to handle all our incoming calls. They not only have a stellar reputation in the Northern Virginia area but many leading businesses entrust them with handling their communications. Although this could of been the case it is certainly not a typical experience. Secondly, as far as being turned down for an estimate we have several things in place. As one of our quality control features we periodically call the office to request estimates that we do not look at just to make sure that the customer is given consistent responses. On every occasion we did this they were. I personal developed a written response which goes like this: "When it comes to soliciting estimates the industry standard is three estimates. When people are getting more than three estimates we tend to get lost in the mix and it is much harder to differentiate ourselves. So therefore we will have to decline to come out and give you an estimate at this time. If we can assist you in your other estimates or if you would like to do business in the future and you are getting the standard number of estimates we would love to hear from you again." So you can see why I was surprised that you had this experience for that would mean they are not using the proper response. We also put on our profile that you may be turned down for an estimate for predetermined reasons in order to keep people from being shocked. I hired All American Painting Plus to paint the entire first floor of my house after a major remodeling project. From the first time I met Brian McCracken the owner, throughout the project, every part of the work was excellent, professional and completed within budget. Their bid was also extremely thorough, including every part of the job they were going to do. Even when I wasn't entirely sure of which paint to use, Brian was extremely patient in explaining which types of paint made the most sense, for the entire job. As I am quite allergic to paint, they were able to do the entire job while we were out of the house, during the holidays on very short notice. They even moved and returned all of the furniture throughout the house and vacuumed the immense amount of dust left from the remodeling project, so that I could return to a stunningly beautiful house.

We had an approximately 3' diameter water-damaged area on the plaster ceiling in our living room. Damage ranged from mild staining to spots where the plaster had completely disintegrated. We contracted with All American to repair the damage and repaint the entire ceiling. The painter arrived precisely on schedule. He carefully covered all furniture. The water-damaged area was completely repaired to the degree that once the painting was done, the patched area was completely invisible. The entire job was done quickly, professionally and with minimal disruption to us. We were 100% satisfied and would definitely use All American for future painting jobs.

It went very well. They were very professional. They did work on my rental property so I wasn’t there but the tenants said they were really good. I had quotes from other companies and their price came out really good. They’re also going to do some outside work for me when the weather improves.

Promptly at 7 am the workers were ready to work, all very courteous and discreet (I was working at home with my kids). When in doubt the painters will ask my opinion on certain point during the work. For instance telephone wires were coming out of the wall; instead of putting a plate to cover it I preferred to have it covered with plaster altogether. Well that did not work as I lost my telephone line in the process. Verizon came to fix the problem but they had to open the wall which had just been painted. The next day when the painters came back I explain to them about the hole in the wall, they were not annoyed by it and just went to patch it up and repaint the entire wall again!. Everything went smoothly, I'll work with Brian McCracken next time I need a paint job.

Please be aware that due to our ratings, reviews and sixe years of continually winning the Super Service Award that we are a busy little company. We have one owner/estimator and seven employees and do not plan to expand in 2013. Therefore it could be up to a few weeks to get an appointment for an estimate and another few weeks to get your job scheduled. Also, do not be offended if you do not meet our qualifying criteria and we respectfully decline to come out for an estimate. At this point previous customers, Angie's List folks and referrals are our highest priority but they all still get qualified the same way.**

Replaced and painted siding. While job was generally adequate, some mistakes were made and there was inadequate supervision and follow up. There were also extensive delays in fixing and analyzing errors, and not all were repaired. Also, I was not apprised of the fact that siding's grain would be different from that I already had and that was not being replaced.

[member name removed], As far as supervision goes, Jose is not only qualified but he is more qualified to do this job than I am. So I am not sure about where more supervision would of come from? Maybe you meant it would of been helpful to show him the scope of work on day one? Although, if there were any questions or problems brought to my attention either you or he could have simply called me and I would of made my way over or handled questions over the phone. I was never made aware to this day that their were any problems if any with the scope of work or bulk of the project. Based on your feedback maybe I will consider attending the first hour of the more difficult ones but up to this point it has never been a problem. As far as the texture of the siding is concerned this is an unusual siding that is hard to get and we maybe do this siding once or twice a year. The texture to this day has never been a problem with this siding and only have had problems on the smaller grooved siding. Which you may want to keep in mind if you end up going that route, if will be rough. It also does not help that you are trying to match the texture of one paint job to that of five to ten previous ones. The crack you keep referring to was not a crack when we eventually found it, it was rotted siding that had been patched (thus our inability to locate it). We even went as far as to ask for a picture since I had looked for this crack in the chimney on two separate trips and Rob could not locate it either on his trip when he did the second round of patching and touch up. Jose suggested that you replace this piece of siding along with the far right piece that I had in the approved estimate. Jose said he made you aware of this new piece and asked you if you wanted to replace it. You declined and opted to have both areas patched instead. The areas he was patching were so deep that the wood filler eventually shrunk and needed a second coat of wood filler. It probably looked fine when they touched it up initially and it shrunk over time as it dried as some wood fillers do. Thus the delayed return trip to do one more coat of patching. We also went as far as not patching and touching up the siding on the same trip in order to get the best results and not to have a repeat scenario. The weeks of delay were related to the misrepresentation of "crack" and weather conditions. Due to the freezing weather at one point I even dispatched Rob to collect the stain so it would not freeze and so we would not inconvenience you again with bringing it inside and putting it outside again as well as to avoid any delays as soon as good weather was upon us again. He ended up putting it in his own house to prevent freezing. You would be hard pressed to find a company that concerned about temperatures and your paint. In turn there was no further action required since the crack had long been sealed but was not aesthetically pleasing. We did it for free and could have made it more aesthetically pleasing for a small fee but since you were considering siding replacement you decided to leave it. The fact of the matter is 98% of the job was completed in the first trip which was three consecutive days. There were several things we did along the way that were not required nor did we charge you for either. First, you told my office initially you found us through the Reston Association and didn't mention Angie's List. We ended up granting you a 10% discount ($237.31 value) for being on Angie's List well after the contract had already been accepted. We usually require that the 10% off coupon be printed and presented at the time of the estimate but we made an exception. We made a separate trip to give you a free siding assessment even though you said most likely someone else was going to do the work for a real low price. We threw in the free patch ($50.00 value) adjacent to the chimney. We also threw in 2 small pieces of siding on the chimney ($100.00 value) that you may or may not even be aware of. Also I did not charge you anything for your cancellation of the chimney painting that you committed to and then cancelled the night before due to passing your inspection or the possibility of full replacement in the future. That was a $360.00 loss for us since I could not reschedule anything that quickly. I cannot speak to much to the Tyvex for I was not there to see what was behind the siding. Generally, unless you are doing the whole area you most likely cannot incorporate new wrap insulation due to the differences and locations of seams and thickness. I also do not know that there was a backing present or that it was damaged in anyway. If you have new information for me on this issue I am more than happy to discuss it. I am not sure if bringing any of this to light might change your report slightly but we would really hope you would reconsider you experience and your report. We were trying to do this late in the season to meet your deadline. We were trying to do the bare minimum that you asked for to get you through your homeowner inspection, which you did. We were working in areas where other contractors had already left bad work that we were not hired to address. We were trying to seam in and match 40 year old siding. We were trying to match siding texture to a 40 year old siding with multiple stain jobs. We were trying to use a required stain next to a previous paint that someone else did. We were trying to blend new stain right next to a faded stain job. We had to salvage and reuse hundreds of feet of expensive and hard to find rough cut cedar from the chimney. These certainly were not ideal conditions and not my full recommendations. I do not think your expectation for excellence in service was unrealistic but I think your expectation for the area as a whole was. Under the ever changing weather conditions and the complexity of the situation I am very proud of the work we delivered and feel that you got above average treatment. We had one delay due to weather for the start of the job but it only took three days and was 98% finished and even came in below the initial cost due to a patch versus replacement swap. As far as another estimate goes, if you truly feel you got a "C" job from us than I think you should aim higher than a "C" contractor for that is not what Angie's List is known for. But if your expectation is a "C" experience than I think you should look for a "C" contractor. For if I come do the estimate I will be delivering an "A" price as I wished to do initially with you on the first estimate which in turn you asked for the bare minimum. For I only know how to deliver 'A" work at "A" prices. Brian McCracken

Painters did a good job with advising me on when 2 coats of paint would be needed and how long it took several different types of paint to harden; they corrected slight errors quickly with no hassle; the owner of the company was responsive to questions and sending workers back out quickly to fix problems; one problem in particular took several visits to figure out; used this company several other times to do patch up work due to other renovations; would definitely recommend this company for large and small jobs.

Excellent, All was done without any problems. The house looks great. They exactly matched the color required by the association.

The job is perfect. All American's crew showed up on time and each day, and did a great job of replacing rotten wood and repainting. The work is so seamless that it is difficult to tell the original from the new. This is the second time we have used All American and I am sure we will call on them again. I was so happy with the work they did the first time that we didn't bother shopping around this time just got the estimate and scheduled the work.

All American Painting Plus did a wonderful job of painting the outside of my home. The cost was reasonable and the job was completed only a few days after I received the estimate. Everyone on the team arrived on time, worked diligently, was polite, and helpful when I asked questions. One painter even helped me carry in a heavy oriental rug from my car. When they finished the job all plants and patio furniture were put back in the correct place. This company was certainly a joy to work with.
