Scheduled an estimate for Monday and they were able to do the job by the following Friday. Showed up on time, they put down mats all around the work area, they moved any furniture that needed to be moved, and placed plastic covering over all furniture. Completed the painting in one day, they moved everything back to where it originally was, and vacuumed the work area after. I did not receive price estimates from other contractors so I'm unsure if the price was competitive.

Edwin came by to see the damage and sent me an estimate by email a few days later. I expressed our wish to have doors that could lock, so he went to home depot to see what he could find. He found Two storm doors. He replaced the damaged brick moldings/rot wood around one door. Then caulk prime and paint. The result is great and we love that we can finally close our doors completely. Everything was done in one day. It was our third time using Edwin's services and we are about to use them again for a bathroom renovation.
Description of Work: Our 2 patio doors weren't properly installed and were damaged because of high winds. Edwin and his team replaced the doors with brand new ones.

My experience with Loayes Painting was completely positive. The pricing was competitive, the quality of the work very good, and their commitment to client satisfaction very high. The owner of the business regularly checked the progress and quality of the work being done. Overall, both the interior and exterior work did take a little longer (about a week) than originally estimated, but the work progressed steadily throughout the timeframe, and I appreciated that the crew did not rush through the work just to stay exactly on schedule. As a result, the company is now at the top of my list of painting businesses, and I have no hesitation in recommending them to other Angie's List users.
Description of Work: Loayes Painting did extensive interior and exterior painting work to prepare my home for sale. For the interior, they painted ceilings, walls, and trim (including deep crown molding) in a living room, dining room, entry hall, study, kitchen, family room (and staircase), 2 bedrooms, a sitting room, a long hallway, and a bathroom. as well as the ceiling and trim only in 2 more bedrooms, a large gym, and a playroom space. For the exterior, the crew replaced a large amount of wood trim with PVC, painted all of the trim on the house, and touched-up the paint on a few sections of the Hardiepanel siding.

Edwin and his team were fantastic. He completely re-did the walls and trim in our foyer and upstairs hallway. The previous owner had not done a good job in painting these areas, and Edwin and his crew repaired and smoothed the prior plaster work, and repainted the entire area. The also stripped the white paint off of the bannister on the stairwell down to the bare wood, and then stained it to a more historical wood color. Throughout the project, Edwin and his team were very communicative. When we threw out things we were eyeing for future work (the ceiling in my daughters room, and a repair on a kitchen wall); they quickly came back with quotes and were very transparent about costs. Edwin is a straight up guy who gives you the bottom line up front. His team was very professional, and easy to work with. I would hire them again for future work (yes Edwin, we're looking at painting the dining room next). Cannot recommend them highly enough.

The project was very smooth from start to finish. Edwin's guys showed up on time at 8:30am everyday (sometimes early!) and stayed until 5:30 or 6:30 each day. Our project was quite large and we anticipated about two weeks of work but they were able to finish in 6 days with 4 guys. We've used Edwin twice before and have always found him to be really good to work with. His prices are reasonable and his guys are great about getting everything just right. They followed through on all our tasks and when we wanted things changed or tweaked a bit they did so with no problems. What I appreciated was that Edwin checked in with us periodically, had his brother accompany my husband to the store when we had trouble finding the right door, and he was there the for the final day of repairs to make sure that everything was exactly how we wanted it. He's great! I am a super perfectionist and I really appreciate that he gets that and does his very best to make everything right. We will definitely be recommending him to our neighbors! Excellent experience consistent with other positive reviews on Angie's List. I was particularly impressed and gratified by the effort that Oscar made to install the wood-look floor tile in a random pattern simulating as much as possible a traditional hardwood floor. Since the tiles are only 24 inches long, this was by no means easy, and it involved careful and exacting work. The result is quite fantastic, and I now have a bright and cheery basement that doesn't feel like a basement. The price was very fair given the scope of work and the quality of the final product. I can highly recommend Loayes Painting for remodeling work.

Edwin and his associates were highly professional throughout the process, and they did excellent work. First, Edwin carefully went through each room of our house with him. He provided options, asked good questions, and took notes. He got back to me by email with a reasonable proposal and included options. We discussed the proposal and then scheduled the work. His team worked very hard before a major snow storm in order to finish on time, but they didn't cut corners. Some of the areas, such as our rotunda, were hard to reach. But Edwin and his team took the time to do the job right. I would definitely use Edwin again and will recommend his company to my friends.

Edwin and his crew were punctual, professional and did an excellent job in painting a condo bedroom and closet. The prep of existing surfaces and sealing of existing joints were excellent, and he was very honest in the appraisal of the time and effort to do this project. He also worked with me to schedule at my convenience. It looked great when all was done. I would highly recommend them for any painting project.

I have a 68-year-old house that had serious peeling-paint issues. Over the years, paint continued to peel off the bedroom ceilings and some of the walls in the house probably because it wasn't primed properly when the house was built. The peeling was so extensive that I needed a lot more than cosmetic repairs. After getting several companies to look at the problem, I chose Loayes Painting for the job. The boss, Edwin, was very knowledgable about the repairs that were needed and his proposed price was very reasonable compared to four other contractors who came to the house and bid on the job. Here's a summary of my experience with the company: - The workers came promptly every day till the job was completed. I was pleasantly surprised they finished everything in six days. - They protected the house, covering all floors with drop cloths and putting up plastic curtains to control the dust. - The guy primarily responsible for taping and 'mudding' was a highly skilled craftsman. I watched and marveled at his light touch and speed. I felt all the workers were very competent, but this guy was most important in making the finished project look great. - They cleaned up at the end of each day and did a through cleaning and vacuuming when the work was completed. - They left the new drywall surfaces in ready-to-paint condition for me. The bottom line: The rooms they worked on look brand new now. All their workers are very skilled at what they do and the boss tries his best to please the customer. Even though major drywall repairs can get messy, I had an excellent experience working with this company and I highly recommend Loayes Painting to anyone needing drywall replacement or repairs. I chose to do the painting myself, but I'm sure they are excellent at painting, too.

We gave him the instructions and he went to work. We barely had to clarify anything at all and the job was top notch. There is nothing better than hiring a great contractor, pointing at the project, and having them go after it. He finished the job in the laundry, vacuumed, cleaned, and put everything back in its place. He not only repaired the drywall, but he also painted it as well. We didn't have the paint on hand so he went ahead and matched the paint color and brought the paint himself. In addition, Benigno was curteous and professional. We didn't catch the name of the gentleman helping him but he was also very professional and diligently worked painting our stair railing all day. All in all, we loved working with these gentleman and we will be using them again for our bathroom project we have next.

When Edwin presented the estimate no prices of materials and labor cost was given which for me is lesson learned...always ask for details. They started to work non stop at 8:30-9 am everyday only for lunch... Which it's a plus. Edwin came most of the afternoons to supervise. At the end of the day the employees showed their job done for the day, which it clarified lots of questions. I felt towards the end that they were in a rush to finish with my basement due to other projects that were waiting on them. Since I personally met the owner I think I will hired them again, I learned a lot this time and they're honest which it's hard to find.
Description of Work: Edwin came first with an estimate of $8,000 for installation of drywalls, plumbing, electricity, and tiles in an approximately 400 sqft basement. The price increased by $1,250 due to additions and some troubleshoot with the plumbing and electricity job performed by his brother Benigno. The end job was satisfactory.The employees are very responsible and hard workers. My only concern was the fact that they like to play with prices, charging $25 for a small lamp installation when it only takes 5 minutes to install or forgetting the three walls installed with drywall without electrical connection was disappointing. Edwin always answered emails and cell phone in less than 24 hours. He always came in the afternoons to check his employees job. Benigno was also nice but more concern about money.
I had a leak behind a wall in my bathroom, so we had to take the tub out and therefore remove some tile and drywall to access the pipes. I called several contractors to get an estimate on how much it'd cost to repair it all, and Edwin was not only the cheapest by far, but also the most professional one. He is the only one that really took the time to come to our house, check things out. He sent me an estimate within 2 days, and was able to start work one week later. The job lasted 2 days, and they were always on time, they cleaned after themselves and always showed me progress or asked me my opinion about what they were about to do. I also purchased the wrong tile and Edwin and his brother went to Home Depot and were able to find the exact same tile. Same for the paint. Edwin also fixed something else in another BR while he was there. I plan on having my house painted in a few years and will definitely call Edwin when I start this project. Our BR looks not only brand new, but you would never guess there were holes in the ceiling or walls or that it was taken apart at some point. We are very please and have already recommended them to our family and friends who have asked who did such an amazing job. Thanks Edwin!

It could not have gone better. Edwin was responsive, courteous and priced reasonably. He made excellent suggestions about the paint color and what works best for a rental space. He and his crew were on time (in fact they were early!) and they were done within the agreed upon time frame. There was no sign they were even there as the space was left spotless. I highly recommend Loayes Painting and Contracting, LLC!!!! Edwin took his time to stop by my house to give an estimate. They were extremely professional, courteous, punctual and knew exactly what they were doing. This is the second time I contracted his company, they did our master bedroom (remove wallpaper of the walls, clean up the surface, skim coat walls to smooth, repair cracks, nail pops on ceiling and walls, prime walls) master closet and dining room. Apply two coats of paint on ceiling and walls. They cleaned up after themselves when the job was completed. Everything looked great. Edwin is the third painter to work on my house and I will definitely work with him again (needless to say, I did not choose to work with the other two again). He clearly takes great pride in his work, which is what convinced me to go with him for this relatively big job (the rooms he painted are half of our house). I trusted him to leave him my key and let the 2-day job be done when I was out of town (it was a dusty job). The work is very good. He's very prompt when coming to your home. He doesn't respond to emails very quickly, but answers his phone. It's best to be as explicit as possible (or to be there when the work is being done) if you don't want him making on-the-spot decisions -- for example, I really appreciated that he painted my kitchen for free, but if he had just told me he was going to do that, I would have told him to buy the same color (white) flat ceiling paint for the ceiling and just bill me for it. Now I have a glossy white kitchen -- walls and ceiling! (Heck, I would have changed the paint in the kitchen! We had to go with white glossy paint because we were just painting the soffit above the cabinets and were trying to match what was already on the walls.) But this story just goes to show how exacting he is and how much he cares about how the final thing looks. Note for perfectionists out there: the paint job won't be perfect, but I don't think you'll find a painter who does 100% *perfect* work unless you find the painter through your perfectionist interior decorator. Edwin really cares; I'd say his work is 90% (and I'd estimate many other painters on Angie's List -- even those with A ratings -- give you 70%); if you want that 100%, the price difference to get there will be great. In short, for the price, he was 100% I highly recommend. Try to be on site when the work is being done if possible and if you are a perfectionist. If you're not a perfectionist, just leave it all to him and you won't be disappointed.
Description of Work: Scope of work was for a two-day job: painting dining room, living room, soffit above cabinets in kitchen, tiny hall, 3 window trims, and staircase balusters on second floor landing. Painting prep for living room and dining room required light sanding overall, 2 foot square patching on wall, repairing a total of ~6 feet of cracks, recaulking around one window trim. Edwin and his team ended up doing more than this: they repainted the entire kitchen (it's small, but still!) and painted the stair risers as well -- just because they were working in those areas already and thought the juxtaposition of the newly painted and not painted didn't look so great. Finally, when he came to pick up the balance, he touched up a few small things that were overlooked.

The work went very well. There was a problem with removing the old kitchen floor and Mr. Loayes worked with us to change from vinyl to ceramic tile. We were very happy with the work and highly recommend Loayes Painting.
Description of Work: Paint entire interior of home,: Living room, dining room, fire place room, kitchen, powder room, entry way stair going up and hallway. Bedrooms, closets and bathrooms. To: Repair cracks, nail pops, nail holes on the ceilings, and walls. Prime all areas that's fixed with appropriate primer. Some walls in the living room, and kitchen, fire place room thats required to primed before paint. Caulk all trim joints and cracking areas between walls and moldings. Trim consist of all wood work, windows moldings, doors, shelves, baseboards and cabinet in second level bathroom. Caulk the backsplash in the kitchen. Install 1/4 round in the powder room. Repair the flag door and prep paint front door trim. Apply two coat of paint on the ceilings, walls and trim. Flat for ceilings and walls. Semi Gloss for trim and bathrooms. Replace Kitchen and powder room floor: Remove the toilet during the process of the floor and re-install the toilet after new floor installed. Remove the existing vinyl floor. Install new vinyl floor. About 180 SQF. Match the existing color. Also replace the shoe molding or 1/4 round. New threshold installed.
