Loayes Painting

He came and gave me an exorbitant estimate. He missed three appointments which wasn t cool at all. He said he d be here at 10, then called at 10:30 and said he d be stuck in traffic. He wasn t professional, based on his whole demeanor; I wouldn t want him in my house. By the time he got here and he looked at everything and gave me the estimate, it was 3 times more than the job is actually worth. I don t think he wanted this job, it was just too small. My neighbor has a company I will probably use.

Great! It was done fast, looks great, his crew even put some of our furniture back in place before they left. We are very happy with how it went.

It went extremely well and we have actually just hired them to tile the basement as well. They were very prompt in their response and able to start the following week - the work was well-done and they were very easy to work with.

Excellent! We were delighted with Edwin Loayes and his team. They were prompt, courteous, and professional. The price was fair, and the working relationship was extremely comfortable. We are about to hire Edwin again for a larger job.

Overall, the job went smoothly. Beningno was prompt (especially for a busy contractor), and worked with us to ensure we had the back bed-room completed for my mother in-law to stay and remodeled the adjacent bathroom, and half of basement. He and his team put in extra hard manual labor to prep the walls (removing 3 layers of wallpaper) and tore down the ceiling in the basement to install new dry wall and recessed lights. We're especially happy with the quality of the interior paint job and diligence in completing the project. We'll likely use this company again for exterior painting. He was also fair in negotiating the add-ons to the original contract for basement and bathroom remodeling work - but it took a little while to get something in writing via email (although English wasn't 100%, it was good enough) - more focused on getting the work done.

He was unfazed by the height of the skylights, and did not say, as the other company had, that they would need to get scaffolding. He had a two person crew come here and they worked for seven days. They put up a plastic barrier between the room and where I was to keep the drywall dust out of the rest of the house. His estimate was the most reasonable, and I got a discount for being an Angie s List member as well. They actually ended up doing MORE that I had asked, and did a wonderful job! They just made everything easy for me. They were punctual and prompt, and their prices were extremely reasonable. He really made an effort to do the work well and make sure I was happy.

Loayes Painting was competitive with other quotes I had, and with the Angie's List discount, actually beat out another contractor I was planning to use. I dealt with one of the owners, Edwin Loayes. He was prompt, professional and very responsive. We realized at some point that we needed to get nearly all of the house done, which added more to the original quote. But the work was excellent, and the guys are really good with their craft. We were completely satisfied, and will definitely recommend and use them again.

Benigno did exactly what I hired him to do. The finished product could not have looked more professional. I am a perfectionist, and apparently, so is Benigno.

Arrived on time, cutout wet drywall (including the additional removal I requested), plastered, and painted. When they finished I could not see where the repair was performed!

Beningo was prompt and very nice and listened to all our concerns. He gave us a very good estimate, but in the end we went with the contractor who did our next door neighbor's house and had a matching estimate.

They were fabulous - and I am not easy to please. First, he came the day after I called to do the estimate - and was there 2 minutes early, before I arrived. He was able to start in one week (though I needed to wait for another week) and completed the work quickly, really well and was incredibly neat - everything covered, vacuumed and put back each day. They did all prep and much of the work on day one and then came back to finish when they had paint matched (perfectly) and the tile had arrived. The fan was a tough thing - big fan/tall ceiling - and then after it was done we realized they had to move two recessed lights. That was done on the second day when the wall and ceiling were repainted and the extra charge for doing it was extremely fair. Also, they fixed a towel rack for us as well that we had not mentioned up front.

Came right on time at 9am on a Sunday. I could not meet him during the week so I appreciated his flexibility to come on a Sunday. The project took about 4 hours and Benigno and Juan were both very professional. I will use them again on other painting and drywall projects.

I am a jaded home owner when it comes to hiring contractors but my experience with Benigno and Loayes Painting was wonderful. Benigno promptly showed up for the estimate and quickly replied with a price by email. He originally scoped the job to be three to four days but it was accomplished by a team of two men in two days. The guys showed up promptly at 8:00 AM each morning and carefully covered floors, cabinets, and furniture with tarps. Prior to the start of the job, I has several email exchanges with Benigno to clarify details and he responded to each email promptly. The project went smoothly and the only surprise was the work finish much faster than anticipated!

The work proceeded fairly well and Edwin Loayes was very attentive during the early phases of the project. The quality of the repair work and painting was generally OK, though the workmen left a lot of dust and debris at the work site. They also broke a large 18th century mirror when they moved it off the wall. Two electric fixtures stopped working during the work and required an electrician to repair. Edwin said this was not their fault because the wiring was old. The replaced ceilings still have visible seams, which Edwin says cannot be repaired "because the underlying beams are uneven." Overall, a lot of excuses and a mediocre result.

After struggling with a contractor for 3 months, during which the upstairs bathroom was repainted twice due to blistering, we called Loayes Painting for a bid on getting the work done once and for all. Benigno showed up for the proposal at the agreed-upon time, and provided an estimate which was far below what we had already paid for the previous poorly performed work. Once the agreement was signed, we scheduled the date and time to start and everything went far smoother than we had hoped. Benigno and his cousin showed up on time, were professional and detailed in their work, cleaned up completely at the end of each day, and finished on the day they had estimated for completion. It has been 6 months since the completion of the work, and not a single pinhole or blister has shown up on the ceiling or walls of the problem bathroom. Overall the experience was quite positive, and I wouldn't hesitate to use Loayes Painting in the future.

This was a very good experience. We had to haggle a little bit about the price. The original estimate was reasonable but price for the additional work we added was not as reasonable. We were however able to work it out satisfactorily. We are very happy with the work he's done.

The person who was to give us the estimate called after he was 30 minutes late to say he would arrive in 15 minutes. Then he got lost. He did not speak enough English to follow directions. (It is very simple to get to our house.) We decided that we did not want to trust the language barrier for our built in project and did not use this company's services.

Made a phone call and his brother was out in a couple of days, got an email of the estimate in two days which he stuck to, and I scheduled him to come three weeks later. Romulo estimated two weeks to complete, but only took 10 days. I told him the hours I would like him to work; 8:00-5:30 M-F, and one Saturday 9-4:00. They were on the spot everyday and carefully cleaned up everyday. They moved all furniture as required and did not leave a spot on anything. Everyday I reviewed what was painted and would write down any misses (which were very few) and they would fix the next day. I was out of town the next week when they completed, so when I came back I notice three minor issues which he came out to fix. Third painter I have hired and by far the best, and will remain my painter for my home.

Benigno was a no show and didn't call until 1/2 hour after we were supposed to meet. We had 6pm appointment (confirmed on the phone and via email). I called him earlier in the day to see if we could move the appointment and since I didn't hear back from him I went to the house to wait for him. He finally called me at 6:30pm and told me he hadn't called earlier because he had left his cell phone in the car. He wanted to set up another appointment for later in the week but I wasn't interested.

Overall went very well. They where exactly on time and very efficient. They finished both rooms in less than 7 hours. They moved all the furniture in the living room and dining room for us (which was very nice). They did a very good job covering everything with plastic and even sealed off the entrances to the other rooms. The painted walls looked great. The only problem, which I saw after they left, was a saucer size paint spill they did not clean up. It was under the couch that they moved back in place for us. I could have them back and I'm sure they would take care of it... Also, we felt safe enough to give them our key and leave them at the house all day.

LP was VERY professional. They were very responsive to my painting needs, were very quick, but extremely thorough. They were beyond neat. When I saw the finished product, it was so flawless, and so beyond what I had hoped for that I was nearly brought to tears (it's my first home, so I'm allowed :-D). The cost was extremely reasonable considering the quality of the work. I would totally work with them again.

The same day I phoned, Mr. Loayes came to review the basement. Within a week I had an estimate and referrals; however, it took a month for him to fit me in his busy schedule; but he phoned and gave me the start/end dates. Daily he and his crew of 2 arrived promptly; sometimes working 8 to 10 hour days and one Saturday. During the 3rd week of work I asked and Mr. Loayes willingly installed ceramic tiling on the laundry room floor and extra tiles were installed at the patio door. After tiling the floor he replaced the hot/cold water extensions. Also during this week he cut an opening, framed, and installed a door under the stairs for extra storage. I am the benefit of their expertise because it showed Mr. Loayes and his crew takes pride in their work--they were respectful, professional, and cleaned the site. The price included materials and labor--Mr. Loayes bought all materials except the doors, tiles, and door accessories. I would hire him again and definitely recommend him.

Benigno and his worker did a great job. They showed up on time every morning at 8am. They cleaned up each night (even though the demolition left massive amounts of dust in the house). I wanted the new tiles height to match up to our living room wood floor and he delivered on that. The wood sub-floor in the kitchen was especially un-even, but Benigno's tile man worked to keep the floor nice and level. I was very happy with the overall work.

Although Mr. Loayes doesn't always respond to his email messages (he prefers being contacted by email), his work is excellent. He did all the necessary prep work, brought the exact paint that I requested and cleaned up. His price included a 10% discount for Angie's List members (you have to ask for the discount). He is flexible about scheduling the work. I will have him paint the living room in the next couple of months.

Benigno was very responsive - returned my call the same day. Came out to the house and provided an estimate with a few days. We kept adding things to the list so he would provide additional estimates for everything we added. He did an impeccable job. We bought most of the supplies - door, light fixture, bath fan, and had some paint already on premises. He used that paint we had available and purchased some additional for ceiling and bathroom. At no expense to us, he also installed new toe molding in the bedroom. He was also able to get someone to clean the house from top to bottom to be ready to sell. We were very pleased with his work. Benigno met his estimated time frame.
