Loayes Painting

Excellently. Benigno visited on a Saturday to make an estimate which he emailed the next Monday. He and his worker then spent three fulls days (Thursday through Saturday) on the job, pulling out the old bathroom door and old plaster walling and hauling away the trash. The next day they installed the new door and frame and completed a first coat of paint. The final day was spent finishing the paint work that they extended beyond the area that was agreed which was a bonus, and they installed the flat screen TV frame and mounted the TV. Their work was very professional and the quality was first rate. Benigno was a pleasure to deal with.

After getting five quotes for painting, Benigo Loayes and crew rose to the top for three reasons: 1. Good recommendations on Angie's List 2. Responsiveness to phone calls / emails 3. "Middle of the fairway" price. After getting a free estimate, I reached out to Benigo to review the details of his quote (didn't provide a written broken out quote like other painters) via email. While I was surprised that he didn't include a contract with his quote (was a few lines in an email), I was very impressed Benigo's responsiveness (much better than other companies) and was able to schedule the work two days after we confirmed the details. The team showed up promptly, which I appreciated as I was able to get them started and make it to work on time. The job was pretty straight forward and the team did a good job. Nothing spectacular, but met expectations. The team was very polite and receptive to feedback regarding removing fixtures to paint the entire wall (e.g. blind mounts, hanger bars, etc.). We provided paint and primers (which we showed Benigo when he provided the quote). Given how straight forward the job was, I was surprised to hear Benigo tell me that the final cost would go up from the estimate due to one room needing an additional coat or two of paint. It was the smallest room painted and since we provided the paint, I wouldn't have expected to be charged more for a minor amount of labor. At the end of the day, we are impressed with the way the rooms look and appreciate Benigo fitting us into his busy schedule. We will likely use Loayes Painting LLC again for additional work, though will be careful to lock down a written contract before beginning work next time and openly discuss anything that could increase the total cost of the project.

We called, they responded right away, came the next day, and fixed everything. It was great and we will definitely use them again. Very professional and excellent price.

Poorly. Painting of bathroom was sloppy at best and had to be redone. Bedroom was fine. Bigger problem involved replacing closet doors. Contractor apparently didnt measure the closets accurately in calculating the cost on which bid was based. That part of the job ended up costing $900 more than the intial $1500 estimate. Overall, the entire operation was unprofessional and I would not use them again.

Very good. I only wish I had them paint the ceiling also to complete the whole job rather than doing that part myself.

Edwin and his crew are fantastic. His standards of quality are so high that he took it upon himself, at no extra cost to me, to completely smooth all my existing walls, caulk even the slightest crack in the existing drywall and even clean up existing drip marks on door trims. He came in at about 9am, and stayed extra late just to make sure the job was perfect. Other painters would have left early, having done a half-decent job, but Edwin just made it look beautiful. I had also asked him to repaint two existing bookshelves which were harder to do than it first appeared. But he painted them with no complaints and they look like they are brand new - perfectly smooth paint job with no errors anywhere. There really is a difference out there amongst painters. It comes down to the details. And Edwin is always ready to give me an estimate within a day's time or sooner. He shuffles his work load around so he can fit in my job and is totally professional the whole time. After he is done work, it's like he was never there - my house was so clean and not a thing was left behind. Great painter all around. AND he is highly skilled at drywall work for which I'm about to hire him. I expect the same amazing results.

We called them for a free $ estimate for a 4 room + plus interior paint job & we agreed on a day & time. They had to cancel the first appointment & we agreed to rescheduled. Then we had to cancel the 2 nd appointment, but we agreed again to yet a 3 rd day, time & appointment. Then for the 3 rd rescheduled appointment we were here & waited , but they never showed up or even called.

Edwin and his crew were great. Edwin responded very quickly to a few questions I had at the last moment and was able to get the correct paint on short notice. They showed up about a half hour earlier than scheduled, which was a good surprise and were extremely careful to keep all hallways and pathways clear for us to use while he worked. And they worked FAST! He knocked out the entire interior stairway and most of the exterior work the first day and only had a little touch up work to do the second day. I am an architect and have seen a wide range of quality on residential paint jobs. Edwin and his crew did an outstanding job. No drip marks, no overruns, no mistakes, perfect color matching. Couldn't have been better. Edwin was even nice enough to stick around for a few minutes after he was finished to try and help me install a light bulb that required a tall ladder to reach on the exterior wall, and wouldn't accept any extra payment for the help. Great guy. He will be our go-to contractor for all our condo's painting needs.

It went well. They arrived promptly both days and were very thorough in prepping the walls, repairing drywall, installing new drywall and trim, etc. The painters were friendly, polite and cleaned up thoroughly both days. The painting itself looks wonderful. The only concern I had was that the job seemed a little rushed and the painters were a little sloppy. They got some paint (small amount) on the carpet, which fortunately I can cover up with furniture and some splatters on the bathroom and counter which I had to scrape off. They forgot to do some things, which Mr. Loayes promptly came back and took care of when I asked. Overall, though, I am very pleased with their work.

They were terrific. They showed up on time, did a fantastic job, and were accommodating when I screwed up on a paint color. I would use them again in a heartbeat!

Edwin arrived a little late the next day, although he called to let me know he was running late and he stayed late until the job was done. I was very pleased with the work that was done. Edwin was extremely professional. He took great care in protecting our floors and furniture, and took time to answer all my questions and concerns. He stayed as long as it took to get the work done (5 hours, even though our estimate was only based on 3 hours work). He had great attention to detail, carefully sanding and finishing the walls (including several coats of paint and primer). We realized half way through that the paint I provided wouldn't be enough, so he agreed to go out to a paint store (I offered a small additional payment of $50 for the time and trouble and to pay for the paint). I could not be happier with the work done by Edwin. The wall in the study looks flawless (you can't tell two holes were there) and the garage wall looks great too.

Overall, an excellent experience. Quotes were timely, the work scheduled quickly, and they showed up and finished when they said they would. I have hired other painters, but Loayes has been the most professional I have dealt with. They spend significant time preparing the paint surfaces - filling cracks, repairing nail pops, skim coats as necessary, sanding, etc. The finished product really shows off the prep work that was done. Our horizontal striping has very crisp lines and is level. They do the work that you expect a professional painter to do. Also, they worked on a Saturday, at our request. I highly recommend Loayes and won't hesitate using them again.

Benigno arrived on-time to measure for the estimate. He told us that the estimate would be sent by e-mail the next day. Three days later, after I called him, he told me that the estimate would be ready that evening. The estimate was sent that night but was double the cost of the other quotes I received. Also, I expected to receive a more detailed, formal proposal not some numbers in the body of an e-mail. It lacked professionalism. We chose to go with another contractor.

Work started out well. Mr. Loayes and his assistant were punctual. The assistant did the majority of the work; Mr Loayes came in to check on things usually at the start of the day. Found Mr. Loayes to make excuses when asked to correct work that was less than perfect instead of willingly agree - as he should if the work was done incorrectly to begin with. There was a trim piece by some steps that was the same rough wood of the old paneling. Mr. Loayes' assistant left it and tried to fit it into a cut out in the drywall. When I came home and saw it, not only was it not done the way they found it originally, it was the old wood so it looked really bad and it was crooked and left a large gap between the wall and the steps. The next morning when I spoke to Mr. Loayes about it, he kept trying to convince me why he did it. I had to explain the fact that the trim was in front of the drywall originally- not squeezed into a cut out - and that was why it was crooked and left a gap. I also had to explain to him that it was ridiculous to leave the old, rough paneling wood and that I wanted him to cut a new piece. I was really disappointed that these kind of details had to be explained and even more disappointed that he had the nerve to try to convince me it looked good. The other issue was with the trim around the windows. There were really only a few pieces that needed to be replaced but, since Mr. Loayes was too lazy to go back and get the correct trim when he realized what he had wasn't exactly right; he proceeded to tear out all of it - causing significant damage to the drywall all around the trim - and replacing it with the wrong size. As a result, I've had to hire another contractor to repair the drywall and reinstall the correct matching trim. After the job was complete, Mr. Loayes attempted to charge me an additional $600 for the stair trim and the window trim! I am also not a fan of contractors who do not use invoices or contracts. The only positive I can say is that the work on the drywall did look great. If you can be home the entire time and do not have high standards, then use this guy but, I would definitely shop around!

Edwin Layers and his two painters did an excellent job. They finished in two days, as promised, even though we added the painting of the baseboards to the job on the morning that they started work and then added the touch up painting of the kitchen area on the second day. They worked on a Saturday, which allowed us to move into the house on Monday. The quality of the work was excellent -- the walls are beautifully smooth and the paint job looks wonderful. We would definitely hire them again in the future and would highly recommend them.

We cannot say enough good things about Benigno and his crews - we just keep coming up with projects for him inside and out of the home. His work is impeccable and always done on time, and in the case of the apartment - on very short notice.

They did an outstanding job. They arrived at exactly the time they said they would. Begnino had provided the initial estimate, and he arrived on the first day of work to introduce his brother Edwin, who was the project supervisor, and the two gentlemen who would be working with Edwin. They laid drop cloths from the front door all the way to the bedroom and on the bedroom carpet. They demolished the ceiling the first day. They worked hard all day with only a short break for lunch, and before they left for the day, they picked up all their drop cloths and and totally cleaned the area and took away all the debris. They arrived again the next day and laid all their drop cloths again from the front door to the upstairs bedroom. They had all the drywall installed by the end of the day and started some plastering. They worked hard every day, were prompt, extremely polite, and very professional. They did beautiful work and we were very impressed at how well they were able to recreate the curve in the ceiling. They got the work done within the time and for the price they had estimated. Because they were doing such a great job, we asked them to do some additional painting, which I will write about separately. We even felt very comfortable leaving them alone in the house when we had to all be gone. They also handled my two sometimes-rambunctious dogs very well. No doubt they are not the least expensive contractor out there, but they are worth every penny and I would not hesitate to hire them again. I really can not say enough good things about them.

They were awesome. Very punctual, accommodating, knowledgeable, and very professional. I changed my mind on the color after they painted a room and they changed the color without blinking an eye. They also do other construction work. We have had them do some lighting, installed door knobs, installing some shelves and also general contracting work. We are very lucky to move to a new neighborhood and find such a wonderful and reliable company. We will go to them first for other jobs in the future.

I used Edwin Loayes, one of the two brothers in the company. I can only recommend Edwin and his crew since they performed the work. Edwin was polite and extremely professional. His crew was amazing. I have never seen such incredible work to such perfection. You cannot see where drywall was replaced. It looks as if there was never any damage. Over the years I have used many painting companies, but Edwin Loayes is far superior to them all. His pricing also very fair. I am in real estate and will not hesitate to recommend him to all my clients. He will be returning in the spring to paint the exterior of my house and he will be giving me an estimate on repainting all my kitchen cabinets.

They accomplished the job during the course of 4 days (allowing for drying, etc.) which was exactly on schedule. Quality of the work was excellent.

The call was never returned, so much for "Super Service."

Benigno was able to schedule our work within a week of providing the estimate. Though we originally tapped him for painting, we were thrilled to learn that he and his crew could take care of all our needs. Our 50% down payment covered the painting supplies, the new cabinet, and the countertop. Benigno picked all these things up. We bought our own sink and dishwasher and had them delivered, but Benigno installed it. Paint job-beautiful. There wasn't a speck of paint left anywhere. Our bathroom wall paint had peeled down to the drywall. The painter skim coated the wall and it looks flawless. The kitchen cabinets also turned out very well. You'd never know that we'd been existing with 70's decor. The oil-based paint makes the cabinets a cinch to wipe down. Cabinet, dishwasher, sink installation all went very smoothly. After looking at our pipes, Benigno noticed that something needed to be replaced. He alerted me to this right away and did not move forward until I said it was OK and that I realized that it would cost a little bit more. I highly recommend Benigno and his crew.
