I initially hired another (cheaper) painting contractor to fix multiple holes in the walls due to recent renovations and smooth out the original plaster walls in my 100 year old home. The contractor I initially hired did a terrible job and made a huge mess of my home. I then hired Loayes to repair the damage. Edwin came to my home and educated me about what the previous contractor had done wrong and I felt confident that he was a skilled craftsman when it comes to plastering of old homes. He felt bad that I had already spent money on another contractor, so he agreed to reduce his original estimate by a couple of hundred dollars. His crew did a beautiful job and my walls/ceilings probably haven't looked this good since the house was built. He also threw in a coat of priming to the entire home for just an additional $150 which I though was an incredible bargain. His crew thoroughly cleaned my home each day they were here and were completely professional. Highly recommended.
Description of Work: Repair drywall holes, smooth plaster walls and ceilings and prime everything.

Everything went great. Benigno came out on time to give us an estimate. He explained what had caused the crack and gave us a few options for repairing it. One would have been cheaper, but only a temporary fix, so we decided against that right away. He told us depending on how much of the plaster and lathe had been damaged and started to separate from the brick, he may be able to simply fill the crack in and repaint. But if there was too much damage, he would recommend replacing the area with drywall. He explained this would be less expensive and make it less likely for the crack to reappear. He and his employee showed up as scheduled to do the work. Benigno left us in the very capable hands of his employee who immediately set to work. Everything was done quickly and cleanly. It took two days to do the repair and re-paint. At the end, there was some confusion about some additional work we had asked him to do during the estimate, but Benigno was very professional and we were able to resolve it fairly easily with no additional cost to us. I highly recommend the company.

Benigno ("Benny") Loayes came to the empty condo (it is a rental unit I own) to give an estimate -- the condo was last painted ten years ago. It is an old building (1940s) with large rooms, high ceilings, and plaster walls. The estimate was very reasonable, given the amount of work involved. He recommended removing vinyl wallpaper that had been put up in the 1980s on some bedroom walls. I initially said no because I thought it looked OK, but later when the crew "got into" the painting, he strongly recommended it -- and I said OK -- and of course he was right, in terms of how great it looks now. BUT under the wallpaper on an outside wall, they found a huge mess of deeply stained and crumbled plaster. Benny took photos with his phone to show me. It is unbelievable how they were able to make this horrible mess look like a brand-new wall: perfect smooth surface. This cost a little extra -- but given the amount of work this entailed, very little extra indeed! If you think that "anyone can paint" -- you need to think again! Professional painters do all kinds of things that you don't even know about-- they caulk the gaps where the molding meets the walls, they spackle and then they sand like crazy so that even plaster walls that were created in 1945 look like new walls! Description of Work: A crew of three painters painted my entire 1 BR condo in Dupont Circle. This included two coats of paint in living room, dining room, kitchen, bedroom (big mess -- see below), bathroom, and small foyer. They also replaced the bathroom light fixture and installed a new medicine cabinet. In the kitchen, they removed the old counter-top (a single unit) and replaced it with one I purchased at Home Depot. They re-installed the doors of kitchen cabinets that the tenants had (mysteriously) removed. Before they began, they covered the hardwood floor and some light fixtures completely with plastic, and not a drop of paint was spilled. It took 5 business days. I cannot say enough good things about the high quality of the work this crew does!

I own a fixer-upper townhouse in DC, about seventy-five percent of which required painting. This was a difficult job compounded by flawed sheetrock left after paneling removal. Loayes Painting presented a competitive bid and remodeling solution that did not require expensive and time-consuming sheetrock replacement. The job was completed on time by competent workers, and I am quite pleased with the results.
Description of Work: Pre-painting work consisted of repairing damaged sheetrock via application of a skim-coat and sealer/primer. Painting and sealing interior drywall and 1980s style wood paneling. Trim work was caulked and painted. Doors were painted. The company used quality paint and the workers were neat, respectful, and quick. Clean-up was executed professionally at the close of each day, and there was no damage from spilled paint, etc.

Very well. This is my third and largest painting project with Loayes Painting and each time have been a positive experience. Two neighbors have come by to ask for contact information for who the painter since the house looks so nice. One item to keep in mind is that it is best to correspond with Benigno through email. He is very busy but has always worked on my projects in a timely manner. This project took a bit of time to complete since the shutters were a special order. One issue was the stucco is very fragile and leaning ladders against it caused holes during the caulking process. The crew patched all the holes prior to painting and it looks great.
Description of Work: 1) Replace shutters front house.2) Replace damage wood around french door rear the house.3) Sand, scrape old paint on all exterior trim around the house, prime areas scrapped with appropriate primer. Trim consist of wood work fascia, garage door trim, french door.4) Caulk all trim joints, and gups.5) Paint all trim around house.6) Prime and paint the stucco around the house.7) Prime and paint the foundation brick around the house. This is one of the best experiences I have had with an Angie's list contractor. Benigno Loayes and his colleague Oswaldo were extremely professional from start to finish. Most of the work was performed by Oswaldo. Explanations of the work to be done were clear and concise. The estimate for the work to be performed was delivered by e-mail on the day I was told to expect it. The first day of work began a few minutes before the scheduled 8:30 arrival and the second day started early as well. Furniture was moved and covered without my having to provide any instruction. Any questions I asked were readily addressed. The work product was exceptional and the costs came in as estimated even though I suspect a few additional issues that I had not spotted were handled. Great effort was made towards ensuring that the house was left as clean as it was found. I intend to use Loayes painting for any drywall or painting work that I may need to get done in the future. I HIGHLY RECOMMEND THIS COMPANY!

His team arrived promptly every morning by 8:00 and completed the job in its original timeline. We have been very pleased with his Edwin and his team and currently awaiting for him to complete additional estimates for work to be done in our other offices and building.
Description of Work: Edwin's team was scheduled for one full business week to do the following: Remove carpet from four offices (and haul away) and remove all tacks and tackstrips, cleaned wood floor. PROs: - They offered me a price right in line with the insurance estimate. - They started on the date we agreed upon - They worked every day until the work was done. - The crew arrived at on time every day (as agreed). - When they finished, the work was so good that I could not tell the patches from the original drywall. CONs: - They could have been more careful about putting plastic down DOs and DONTs: - When they were done, my apartment was very dusty. - Construction work in general, and drywall in particular, generates a lot of dust. - After any major drywall work, expect to do a lot of vacuuming. - Plan to air out your home and change your HVAC filters. OVERALL: Loayes did a great job at a reasonable price. It took a few hours to clean up after they were finished. I will appreciate their work for years.
Description of Work: I had flooding in my apartment. A different company took care of drying up all the water. This required cutting holes in all of my walls to blow air in and dry inside the walls. These holes ranged from 1SF to 20SF. Overall, I had approx 500SF of drywall to patch. I hired Loayes to patch all of the drywall. They patched the holes in the drywall, mudded, sanded, and primed.

He was really nice at first and I chose him over a couple of other companies. He did a really great job but now the sheet rock is falling down from the ceiling. I had to do a lot of cleaning up after the project as well. I found that he had a very negative attitude.

Just joined Angie's List recently and found a painter. Picked because estimate was $1,500 less than another, and owner seemed more responsive/flexible. They were not good at time management (started a week late and took longer than estimated--probably needed a sixth day, but I wanted them out; went beyond agreed upon hours), messier than I would like (paint splotches and dust on things, broke light switches, trash lying around, toilet seats up, used my stuff that I wouldn't expect, used the balcony for storage, left trash on it, and there's a large splash of paint on the balcony that I am trying to clean), and I and the cable company both suspect that they ordered a channel I would never order and watch, while I was at work. (The owner says his guys deny this.) Switched my locks at their expense, and they switched out the painters and finished hastily. They were only to paint inside rooms, so not sure why they used the balcony.
Description of Work: Painted two bedrooms, two bathrooms, foyer, kitchen, living area. Walls, trim, ceilings. Patched holes.

The painting that was done was very professional. I purchased a deal which stated 2 rooms painted for $375. I must admit that when I saw it I immediately thought "wow" that would be great. I should have read more into it. Thought it stated 2 rooms, it did not include the ceilings, doors, or baseboards in either room. By the time that is added in, the price would have doubled.I chose to have the walls painted since I had already paid and then do the doors, etc myself. I could have done it all myself but when I saw the deal I immediately purchased it so I figured I paid so I might a well get something for my money. My overall experience was good. After reading the reviews, seeing the SuperService Award for 2011, the # of Angie's List users in my area who had used him with excellent results and the coupons being offered, I scheduled appointment for a complimentary estimate for Thursday, April 26 at 4:00pm. I contacted him twice after the scheduled appointment, once at 4:17pm and once at 4:27pm, and still no answer. He finally called 50 minutes after the scheduled appointment time to say that he was running late. Instead of being professional on the phone, he was very casual, acting like he knew me and was my friend, saying "Hey [my first name], how are you?" I asked who it was and he said Edwin. I had no idea who it was because he goes by a different name on his Angie's List listing. I had to ask a few more questions before I even knew who it was. He told me he was running late on a job and asked if we could reschedule. I decided to give him another chance and we rescheduled for Tuesday, May 1 @ 4:00pm. I contacted him twice on Monday, April 30 saying I had to reschedule due to a schedule conflict, but never heard back from him. So I assumed that he never got my email or voicemail and rearranged my schedule again to make sure I was home for the 4:00pm estimate on May 1. He now showed again!!! I contacted him again and basically told him that I didn't think it was going to work out. He replied back with the following: "[sic] im sorry about it. Last email you sent was to see you on Thursday or friday. My schedule is very busy, so its little bit difficult to let you know the time. How about Friday 4 pm?" I replied back with "I'm busy as well and taking time off of work to be at home to meet with you. You never responded to the email that I sent on Monday re: rescheduling today so I assumed you did not receive it and I made sure I was home for our originally scheduled 4:00pm appointment. I am no longer available this Thursday or Friday and the last thing I want to do is schedule a THIRD appointment with you, only to have you not show up or call me almost an hour later to tell me that you can't make it. It seems that you are a bit overextended. A bit of business advice. If you are so busy that you cannot make sales calls/estimates, then you need to find someone to work for you who can make your estimate appointments, otherwise, you may not be as busy if you keep missing appointments." All in all, a very disappointing experience given the previous reviews. How does he expect to win future business if he cannot make estimate appointments? He also needs to understand that the potential client's time is as busy and valuable as his own.
Description of Work: Not applicable. He no showed for two estimate appointments. I would've entered a value time for the time missed off of work to be at home, but didn't want to enter my salary per hour. In total I missed 4 hours of work to be home for appointments that he never showed up for.

Loayes Painting arrived promptly on time both for the estimate and the day of the job. The team was courteous and thorough and all areas looked great when they were done. No paint was splattered on the floor. They matched the existing paint well and finished the job in one day. All the cracks and wall damage were well repaired (except one that spread onto the ceiling but we didn't asked them to paint the ceiling). They also painted our baseboards for free without us asking because they said they looked bad against our new paint. We were very impressed. All in all would highly recommend them.
Description of Work: We had Loayes Painting sand, patch, refinish and paint two rooms of our condo. They quoted us to just do the walls (no ceiling or baseboards) and the estimate at $950 came in a bit below a few other estimates. There were also a few places with water damage and lots dents in the walls that had to be repaired.

when I called after a couple hours of not showing they claimed that they came to the neighborhood but had no contact information so could not call me. They did not offer to come back out immediately, they just said what ever your other estimator charged I would probably charge more. Wasted my entire morning.

We met with the contractor at the house and he understood everything that needed to be done; didn't try and push for things that were not necessary. He gave us a time when the job would be finished, and he completed on that date. The workmanship was excellent, and he came over to inspect the condo with us when he was finished to ensure our satisfaction.
Description of Work: Interior painting of entire condo, along with cleanup. Given that we are trying to ready the condo for the market, it looks like an entirely new apartment; pristine job with thorough attention to detail.

My experience with Loayes Painting was excellent from start to finish. I had a lot of home repair to-dos that I had been putting off. Loayes responded to my request very quickly for an estimate on the painting work I needed, and the estimate they came back with was half what some companies quoted. They were very flexible as my plans changed or I found more places in the house that needed some work. The men who came to do the work were very professional, did outstanding work, and finished very quickly. They even came out on a Saturday to finish the job. I was very impressed with the final results and would definitely recommend them to others.

Went very well. Probably the best contractor experience I've had when factoring in price, quality and ability to reasonably negotiate details of work. Mr. Loayes was always reasonable and pleasant and willing to work with me. For the most part his employees, especially his "main guy", were hard workers and did their job well. The main guy handling the jobs was very skilled and sharp and thankfully (unlike most contractors I've worked with) asked me when there were options for things or he wasn't sure how I'd want something. (I've had others NOT do this even though I explicitly ask for them to do so). My only complaint (and this is saying a lot) was the last job (painting the bathroom), the guy doing the work didn't do enough prep/scraping/sanding of the molding and back of door in the bathroom (for instance, I had to remove some old curtain hardware that he left on between days that had long not been in use and he didn't smooth over where it was removed). This was more of a quick facelift than more permanent work, but that's the only thing that wasn't up to my standards and isn't a huge deal given the bathroom is still mostly stuck in the '50s. The employees all seemed like good guys, seemed happy and worked well together. While the price is higher than you can find with others, it's almost certainly worth it for a number of reasons. If I have more work in their area of expertise, I will definitely call them again.

We worked with Edwin from getting a quote to having the work done. We had recently installed recessed lighting in our kitchen and needed the drywall to be repaired the the entire ceiling repainted. In addition to this, we had our dining room, living room, kitchen, and baseboards repainted as well. Edwin was really great. The quote was very reasonable and included all of the paint which they went and purchased for us. His guys were able to work on a Saturday which was very convenient for us. They arrived at 8:30am (three people) and stayed at our home until about 7:15pm. Their drywall repairs were excellent and the quality of the paint job was great. We chose them above another quote that was a bit cheaper because they were the only company that specified that they would do two coats of paint for everything. When we pressed the other painter for a quote that included two coats of paint, the price jumped up by $600. They were neat, cleaned up everything and were very courteous the entire time. I would highly recommend them to anyone who might need a paint job that includes drywall repair.

Edwin and his team were fantastic from quote to finish. They were very polite and professional throughout the project and their craftsmanship exceeded my expectations. I selected Loayes Painting on Angie's List. I called in the morning to get a free estimate for a drywall and paint job. Edwin came that very afternoon. My husband and I like him right away. He was prompt, courteous and gave us a very reasonable price. I read the reviews about Edwin on Angie's List and meeting him made us feel confident that this job would be done well. Then my heart sank when Edwin said that, although he'd look in, he would not be doing the job. Instead, two of his workmen will be coming to do it, all in one day. He assured me that it will be Ok. Well, HIS WORKMEN WERE GREAT!!! THEIR WORK WAS PERFECTLY DONE!!! They came exactly when Edwin said they would. They carefully covered my cabinets, counters and floors. They prepared all the surfaces that were going to be painted including the almost indiscernible beginnings of nail pops that we forgot to mention but Loayes painters fixed automatically. They were gentlemen. And pretty quiet. We love their work. It's absolutely impossible to see where the holes and gashes were. This kitchen was a test, we plan on calling Loayes back in a while to do the rest of our house.
Description of Work: We had an electrician remove the original 1975 light fixture from our kitchen ceiling. It was replaced with several recessed ceiling and under cabinet lights. A hardwired kitchen phone was moved too and all this work left a mix of large and medium holes and gashes in the ceiling, soffit and wall. It was time to paint the kitchen anyway.
