Edwin was friendly and professional in the estimating and production processes. The crew was friendly and professional. The job was done efficiently and the work quality is superb. I highly recommend Edwin Loayes and his crew.

Edwin was very responsive to my call and came out within a day to give me an estimate on the work. He promised a written emailed estimate that evening and he was good as his word. Once I had decided to go forward with the work, he was able to fit me into his schedule within a very few days. His team are polite, clean, quiet, efficient, and highly professional. They arrive at a reasonable hour--unlike some 7:00 a.m. contractors--of 8:30 a.m. They take great care not to mark or damage anything by covering things with tarps. They do not play loud music while working--a real bonus for those of us who work from home! They were anxious to meet my expectations and kept the job moving through to completion. And the work that they did was superb. A lot of the drywall damage and replacements were substantial bits of work, and they have made a seamless look. The painting was done with low-VOC paint, so the smell was kept to a minimum. And they cleaned up thoroughly after themselves, vacuuming the place and remembering to dust doorknobs and other places where sanding materials collect. It was a pleasure to work with Edwin, and I will definitely have him and his team back soon for more painting work at my home. I recommend them highly to everyone.

Edwin was great to work with and flexible on pricing and schedule. He came out quickly to provide a quote and the price stuck to the quote. Edwin spoke both English and Spanish and was very professional. The first day of work three Hispanic guys came on time (one spoke ok English). They set up stuff and then the guy with the truck left for the day. This meant if the guys needed anything they were unable to get it until the next day. Guys were great and hard working only stopping for lunch. I had laid ram board on the floor as we just had brand new floors installed but they also laid down painters cloth and took good care of everything. I'm happy with the quality of drywall work they performed and the final product. They did a decent painting job, even though the quote indicated to coats of paint and only one was applied to the existing areas (two coats were applied to the new drywall). No difference in quality can be noticed and I did not request the second coat. I would recommend them but thing their management of supplies and communication could be a little bit better. But for the price and final product its likely worth it.

Edwin and his team did a great job for us. I just recently moved into a very old house - the bedrooms were falling apart, Edwin came in and made them look like new. He is not the cheapest guy out there but these guys don't cut corners. We had a couple of issues come up due to miscommunication and each time he took care of it without any issues. I actually gave his guys my keys and let them com and go as they needed to to finish the work. They are very trust worthy and like I said did a great job. I have some more work coming up soon and will definitely reach out to them. Thanks Edwin and team - keep up the good work!

|How did they do? GREAT. They were punctual, prepared the home every day to prevent dust and paint from impacting other areas of the home, and cleaned up every night; leaving us with a clean home each day.

We chose Loayes as their price was competitive and the company had excellent ratings on Angie?s List for painting and other construction services. The crew that performed the work were courteous, polite and hard working. They arrived on time and worked steady all day, they even completed the project one day earlier than the time estimated. After completion of the job we did discover a minor problem with new trim on one of the windows, our window blinds would no longer fit. Loayes immediately returned and re-worked the trim around the window. Loayes commitment to customer satisfaction was outstanding and the care provided during the project demonstrated that this company is truly dedicated to performing exceptional work. We highly recommend Loayes and will most likely hire them again for future projects.

He is a great guy. He was easy to contact, we communicated through email and over the phone. His pricing was fair. He is very professional and has been painting for many years. The crew was quiet, professional, prompt and cleaned up every thing. They were quick and efficient. They did a very nice job.

I will keep this company at the top of my contractors list! Very professional, thorough, and responsive. We had a short turn around time and Edwin was able to fit our project in. He provided the exact paint we required and had the work done as quietly as possible. I would recommend them over and over again!

The painters (3 people) arrive on time and spend about 8 hours on the job. They did a quality job painting. The clean up was close to perfect with the exception of a few specks on one bathroom floor, which I was able to clean easily. When they were putting a cabinet back up after painting, they put it up very crookedly - I pointed it out to them and they were happy to fix the issue. Overall I was happy with the job.

The gentleman was very nice, very professional, and even came out on a Saturday which I appreciated. Furthermore, he provided the estimate quickly and I felt safe having him in the house. His price was too high, however, so I'm looking for other painting companies.

We had our entire upstairs painted. Very happy with the service. We had a scheduling issue on our end because of an error at home depot with a new door we ordered. Edwin's team showed up on time and completed the project as scheduled and then came back and finished the door once we finally got it in several weeks later. We really appreciated that Edwin was willing to return without charging us any additional fees. Everything looks fantastic!

Loayes painting was wonderful to work with. Edwin came out immediately and provided a competitive quote and scheduled the work immediately. The painters were a little late, and didn't call, but their work made up for it. Great job and very affordable!

As usual for a large project, I attempted to get several quotes from different firms. Many were too busy to call back or even schedule a timely quote. One provider took the time to come out and look at the job but then never sent me a cost estimate! Another provider's estimate was 40% higher. PROs: Price Drywall repair Detailed prep work CONS: Poor time and project flow management Poor protection of existing surfaces (I'm still cleaning!) Missed details when painting (tops of window frames, doors, trim, painted accesses shut, etc.) Language barrier with painters (only Edwin speaks good English) Loayes provided the detailed estimate I requested....and that's where we had our first hiccup. I specifically told every company that I wanted to provide the paint myself so please estimate paint separately. Loayes did estimate it separately but when I emailed him about the paint I had bought and the additional paint I was intending to buy, all of a sudden, the estimate didn't work that way. The company's reviews comment on Loayes' prep work and they do indeed do extensive prep work with strong lighting. However, they still managed to miss several nail pops, some quite prominent. The drywall repairs were excellent. I only wish their actual painting was as detail oriented as their prep work. Small problems were compounded by high humidity which makes it take longer for the paint to dry. It's a fact that Northern Virginia has very humid summers so I do not know why this wasn't factored into the timeline. Speaking of the timeline, the project was estimated at 10 work days. Actual time, 12 days. A 20% miss! Wet walls messed with the project flow as well as the timeline. By this, I mean that the workers would want to move on to another room and do prep work; but, since they weren't finished in the previous space, that left me with almost nowhere to move things. This became quite a challenge at several points along the way. My other big challenge with this project was their lack of cleanliness. Several times, Edwin said to me that they are not maids. Well, their website says, and I'm quoting here, "you will never get your hands filthy, because our work areas are completely covered from kitchen cabinets, floors, furniture covered from the dust". NOT TRUE! Yes, they threw some very thin plastic sheets over stuff. And, yes, they put some drop cloths down on the floor. But they did not pay attention to detail and secure these coverings at the edges. They were also careless when removing the coverings. Twice, the workers pulled the thin plastic sheets off some stuff and the dust completely filled the air. It was so thick that it set off my smoke detectors! I have asthma (to which I alerted them) and I had several serious attacks thanks to all the dust. I spent almost every evening cleaning up messes. It's been over a week and I'm still cleaning up the mess they left behind. The hardwood floors will have to be professionally cleaned and waxed ($700), all my curtains had to be dry cleaned and I'm still cleaning windows, washing the contents of my cabinets, etc. Much of this hassle could have been prevented by better protection efforts on their part. Now, you're probably wondering why I said I would hire them again. The answer is that their price is reasonable and I now know what to expect and how to work with them to achieve expected results. As for recommending them to you, I do recommend them but caution you to be very, very clear about your expectations; i.e., who is buying the paint, what brand and finish of paint, how long the project will take, when will rooms need to be cleared so they can work in them, etc. I also recommend that you either plan on spending an inordinate amount of your personal time cleaning up after them or that you include maid service, carpet cleaning, dry cleaning, etc. in your budget. I failed to budget for this and am suffering for it.

Mr. Loayes gave us a very thorough estimate. While his was not the lowest we received, we thought it was very fair. Moreover, we liked his approach to the job, for example, his insistence that it was important to prime the walls first since they hadn't been painted for many years. He told us that the job would take a week, with his team beginning on a Monday and finishing on Friday or Saturday. His time estimate was right on. The workers came on the scheduled date and worked every day from 8 until about 5. They worked carefully and cleaned up every afternoon before they left. What impressed us most was how steadily they worked. They were never idle. On the last day, Mr. Loayes had us check the work to see if everything was OK. Unfortunately, after the painters left, we noticed a couple of things that we felt needed to be corrected. We contacted Mr. Loayes, who did not hesitate to send someone over to finish the work to our satisfaction.

Outstanding. The owner Mr. Loayes did the survey for the estimate, including how much paint we would need (we purchased the paint ourselves since we have been painting, and -repainting our dwellings for two decades and are very particular about our paint). Their estimate for the work was at least a third lower than another independent painter we contacted, and their work was meticulous. We moved some of our artwork and collectibles and emptied the closets, but the crew handled all of the heavy lifting to move furniture. They placed drop cloths throughout our entire to avoid tracking on the floors. They removed the heavy art fixtures and the wall mounted TV, kept track of which nail holes were to be patched and which were to remain for remounting. They draped all furniture and cabinets to keep dust from sanding off of furniture and out of cabinets, and did an excellent job of taping. They had two coats of paint on in each room each day, and vacuumed and cleaned up all debris when the job was complete. They take pride in their work Two days, 1,500 square feet; 8:30 am to 4:00 pm (est). A six man crew on Monday and a three man crew on Tuesday. This is why we are Angie's List members.

I would say that majority of the work was A+ quality. It was a bit more expensive than what we expected, but Edwin guaranteed us top quality. We had a disagreement in a small part of the overall project, which was resolved to our satisfaction.

They were terrific. On time, professional, didn't leave any type of mess and the price was great. I highly recommend them for projects big and small. I was very relieved to find someone quickly and will definitely use them again if needed.

I did not even receive a courtesy call to cancel or reschedule the appointment. Two other companies showed up on time as promised to provide their estimates.

Edwin and his crew have done 3 jobs for us in the past two months, they have been outstanding with a real attention to detail. In the basement they framed up the walls, hung drywall, painted and installed recessed lighting. In our "office" rooms they replaced the baseboard, replaced all outlets and lighting fixtures with new (Prior company PAINTED the outlets for some reason) and installed recessed lighting. We also had them hang new closet doors, after that everything was painted with great care. We will be using Edwin and his crew again for more work, we already have a quote from him to do another room and can't recommend them enough.

This is the second time was have hired Loayes painters. The first time was to paint the inside of our house. This time was hired Loayes was hired to paint on our back deck. They cleaned the deck with solutions rather than power washing to preserve the integrity of the wood, filled in holes that the woodpeckers created, sanded down the deck and then applied 2 coats of 2 different colors. In the process of applying the paint, we realized that the paint store mislabeled the paint colors and we had to stop work to determine the problem and then repaint to correct the issue. Loayes was wonderful in being responsive and professional about determining the cause and the solution. We are very happy with the results and will hire Loayes again for other projects.

Service was not what I expected - in fact, the workmanship was not at all what was negotiated, Crew did not show up daily, at times there was only one young man working alone late in the afternoon. When i asked the young man who just showed up and started painting where the crew was, he replied "other jobs". I would not recommend this service provider at all. If you don't mind a 50% effort for longer than necessary, the work will eventually get done. But i had to call the owner sevral times to get things back on track. I regret choosing this provider as the other estimates were significantly lower (I went with this company on the advice of friends).

After an air conditioner problem caused water to drip through our ceiling, I called Loayes Painting to get an estimate for fixing the damage and painting the surrounding area -- entrance, staircase, hallway and ceiling (only part of the area was damaged, but we'd been thinking about painting there anyway). Edwin Loayes responded promptly, came to the house and provided a fair estimate. We quickly scheduled the work, and his workers were very punctual both days of the job. One worker came the first day to fix the drywall, then he and another man came the next day to paint. The repaired drywall and plaster look great, the painting job was very clean, and the workers cleaned up the area nicely each day. They were pleasant and polite, and Mr. Loayes came to check on the work himself the second day. We're very happy with the job and how smoothly it went and would hire Loayes Painting again.
