Loayes Painting

The company was right on time. Edwin Loayes assessed our situation and had to extend the wall a bit in order to have room to insulation. He and his men took down our heavy 55" t.v. and put it back up when the work was done. They installed new molding around the door and new baseboards. We also asked them to paint the wall that the t.v. hung on so that we could rehang the t.v. It took them about 8 hours to complete the work with three men working. After the paint dried the next day, I noticed there were a few places that needed more paint. I phoned Edwin and he sent his crew back to put another coat of paint on that wall, even though they had applied two coats. My only suggestion would be to use heavier tarps on the floors so debris would stay on tarps and not get on carpet.

I received bids from four contractors, Mr. Loayes was amongst the top two in ability to communicate clearly what needed to be repaired, how he would fix it down to each detail and other improvements he would make, which I appreciated. He also knew very well what our insurance company would cover and not and was able to provide some guidance to prepare us for our meeting with our insurance adjuster. Thanks to the 10% discount he offers for Angie's list customers his pricing was also very competitive. Other reasons I chose Loayes Painting and drywall were Edwin Loayes' responsiveness and promptness in coming out to give an estimate, he had the fastest turn-around time in providing a written estimate, was willing to answer questions any time including after hours via his cell phone and was friendly and responsive when we did have questions. He was also able to begin the work immediately and followed up several times throughout the project and after to make sure we were satisfied with the work completed. Although I was not onsite when the work was being done my husband found the work crew to be timely, professional, skilled and his only complaint was that sometimes they did more than what he thought they were going to do, I assume in an effort to make sure the end result was a better quality and result, without charging anymore. They replaced a wall of drywall and a large area of our ceiling. Painted the room, trim, doors etc. They repaired drywall in two other rooms of the house including removing crews, placing screws, painting etc. We hope to use this company again in the future for other projects we have in our home, which is another reason why I selected them, in the hopes that if all worked out we could have a reliable contractor to use for future projects when we have the budget available. I'd like to thank Mr. Loayes for being patient with my questions and for the work his team did on this project.

Edwin Loayes and his three brothers (Benigno "The Master", Lorenzo, and Felix) operate a family run business where customer satisfaction is their number one goal. They far exceeded our family's expectations in terms of quality and price for the large amount of detailed work that was accomplished over a 4 month period. All of which was completed while working around additional foundation, electrical, and HVAC contractors. While maintaining the historical characteristics, they completely transformed the main two floors of our historical townhouse. With Benigno's exceptional carpenter skills, duplication of historical closets, french doors, and flooring was expertly reproduced. In addition, the quality of the complete renovation of the lower garden unit (custom painting, baseboards, drywall, windows, kitchen, bathroom, tile floor, carpet, removal of pipes, etc) was the major reason we had multiple offers to lease it within a very short period of time after its completion. We are already identifying our exterior projects for 2015 and 2016, and we will be looking again towards Loayes Painting and Contracting, LLC (www.loayescontracting.com) for their expertise, quality, and pricing. Loayes Painting did an amazing job repairing the holes and water damage to the drywall. The service person arrived on time and completed the work quickly and with the utmost attention to detail. The space was left incredibly clean. You would never know there was a problem!

Edwin was very responsive from the get-go, and we set up a meeting to review the project scope. He was punctual and provided some insight as to how the work should be done and what he believed were prudent choices both for paint and for the repairs needed. Then, he calculated the pricing within a few minutes, added a discount and threw in the substantial amount of paint and materials at no additional cost. We reviewed 2 other well-rated vendors for the job and their prices were slightly more to much more, so we chose Edwin. The day of the job, his crew showed up exactly on time, we discussed the project again and reviewed paint colors just to be sure and they set to working immediately, putting down dropcloths on everything. As promised, the wall patching, caulking and painting of our 1100 square foot condo took 3 days, including one day where DC got several inches of snow. They crew showed up anyway, working for several hours to get the job done in the 3 days they promised! Also, we had placed some movable objects around the condo expecting them to be covered up by Edwin's crew, but they went ahead and moved them for safety anyway - that shows attention to detail and thoughtful preparation. Some outfits would have just covered them, which we thought was fine, but they went the extra mile. Upon completion we inspected the work and were very pleased. All cracks, nail pops and surface issues were addressed and the painting looked great. There were only a couple drips we noticed and nothing significant, certainly given the scope of the work. The crew was punctual, friendly, skilled and professional, and the job looks great. We would recommend and hire again if needed.

They did a decent job painting, not anything amazing. However, I provided the paint and they ruined the leftovers by not properly closing them. I went to use the paint a few days later and it was complete goop. How can you be in the painting business and not properly close paint?

The overall experience was excellent. They provided a quote over email once I provided a picture of the work needed. The work took about 5 hours for the patch and paint. Oscar was sent to my home and he was courteous, prompt and professional. I would use them again for future drywall repair and painting.

Edwin, the owner, is very professional. I called Loayes Painting for an estimate on the job in July of 2014, but due to other unforeseen expenses, we were not able to do the job until January. When I re-contacted Edwin in December, it was because of the good impression he had made when we first met. What's even more, he remembered me and immediately pulled up my estimate. The crew, Edwin and 3 others who all happen to be brothers, showed up on time on our agreed upon date and got right to work. What impressed me the most was how carefully they covered everything before they began their work, especially my very light colored carpet on the stairs. The wallpaper removal took a day. The next day we had snow and they decided not to risk the drive. But they were there on schedule the following day. They work consistently, taking a break for lunch, and usually working until about 5. Every day they clean up nicely and carefully shake out and fold their canvas drop cloths to be ready the next day. One thing that seems so minor but that is important and so simple is that they remove the switch covers and leave the screws in place so they don't get lost. Unfortunately, they did lose the screws to some curtain brackets that go on the sidelights by the front door. But that was the only "issue" I had with them the 4 days they were here. I had to add some additional patch work to three areas where the alarm company had left some gaping holes when they replaced the keypads. Loayes did a fantastic job of patching and painting these areas (fortunately, I had matching paint left over in 2 of the 3 areas and they blended the repairs in perfectly). These people are very careful, very neat, very professional, very nice and I would hire them again in a heartbeat. Having your home disrupted is never easy, but the results speak for themselves! It looks beautiful and we are very happy. Thank you Edwin, Felix, Lorenzo and Luis! UPDATE: After the guys left, I noticed they had gotten some paint on the doorknobs. Normally, I would ask painters to remove/replace the knobs to avoid this problem, but I forgot. The paint had already dried and I wasn't sure it could be removed. I emailed Edwin and he told me he would send someone over to clean those areas. Lorenzo showed up at the set time and did a super duper job of cleaning off every speck of dried paint with no harm to my knobs finish. Everything is now perfect. This experience speaks volumes about the integrity of this company. The check had already cleared, so there was no real incentive to follow up except pure professionalism. Excellent. They came on time, were courteous and respectful of our home. They cleaned up every day before they left. The also played some music and sang along with it, it was actually fun having the workers over. The drywall turned out great. We painted ourselves and didn't notice a funny seam until weeks later and Mr. Loayes sent someone over within a day of us asking, easily fixed and now painted. Looks great! Would hire them again.

The painters did a fantastic job. They were on time, reasonably priced, cleaned up well. I highly recommend them!

My wife and I had received several estimates for painting our dining room, study, one bedroom, 1/2 bath, hallway, and having a ceiling fan installed Loayes provided the best offer, and they did an amazing job. My wife and I are extremely happy with the work. The painters arrived on time, moved all the furniture in the rooms, taped and tarped everything, fixed all the nail holes in the walls and then put everything back once they were done. We highly recommend them. Great price for high quality work. We will be using them in the future.

We were pleased with Edwin Loayes from start to finish. He was prompt, had a professional crew, and provided quality work. Edwin was very prompt to respond to our emails and phone calls (that is a huge plus for me, since many contractors are hard to reach). We added items to the scope and changed the scope several times, and he was accommodating and fair with the extra pricing. About two months after he completed the work, we noticed a problem with the paint in one area (due to a miscommunication, his team had painted over an area of oil based paint without priming it first, and the paint was chipping). I emailed Edwin and asked if he could fix it, and he sent his crew out within a few days to sand, prime, and repaint the area (free of charge). I was impressed that he came back to fix a problem; it demonstrated that he has pride in his work and wants to maintain his reputation. We were very pleased - highly recommended!

Exceptional service. Very good communication from bidding through project completion. Excellent matching of paint and nice job repairing cracks in a number of difficult locations (e.g., ceiling of 2 story foyer). Overall job was done with much care and attention to detail. I found Loayes Painting on Angie's List . Edwin Loayes arrived at my row house on time and was pleasant and professional as I showed him where in the house I wanted work done. He seemed perfectly willing and able to do the work and promised a timely response with an estimate. After two days I called Edwin telling him I had not received an estimate. He seemed surprised and, since he was on the road, would send an estimate as soon as he returned to the office. Two more days passed without any word from Loayes Painting. I called and left another message. Several days passed and still no response from Loayes. At t his point my patience had run out and I called yet again to register my dissatisfaction and to tell Mr. Loayes I would share my sentiments in a review on Angies List. Not surprisingly I received an immediate return phone call from Loayes who apologized profusely, gave me his personal cell phone number and adamantly promised the imminent arrival of an estimate. That was a month ago. Amazingly, I have still not heard from Loayes Painting.

Within 2 weeks of moving into our new home, the shower in our master bath began to leak (this was in August). We had a 4x4 hole in our dining room ceiling for about 6 months, and decided that we wanted a professional to hang the drywall on the ceiling since it was a trickier DIY project. I used Angie's List to find a couple of contractors who specialize in painting and hanging drywall, and that's how I found Loayes. Edwin was prompt in responding to my initial request, coming out to look at the dining room (as well as the basement where we had a hole in the wall due to fixing a cracked pipe), and sending over a proposal. Loayes was several hundred dollars cheaper than the other contractors, but their work is outstanding. The guys that came over to hang the drywall were professional and really tired to keep the dust and debris contained to the dining room. It was a short job - just two days, but I was very impressed with the craftsmanship and quality. I will definitely keep Loayes in mind for future projects!

The pricing was the best among all the four companies I got quotes from. Edwin (owner) was very punctual, polite and professional. The job was done on time. We are very happy with the quality. Overall, it was a very good experience, and I am going to hire them again.

Loayes Painting installed, prepared, and primed drywall on the walls, bulkheads, and ceiling of our unfinished basement. When we first contacted the company, Edwin was very professional and friendly, and came out quickly to discuss the project and provide a free estimate. We were impressed with his knowledge, but ultimately chose him because his price was significantly lower than several of his competitors. On the first day of the job, Edwin and his crew arrived early and were well prepared. The job took longer than expected, but Edwin was great about communicating progress with us, explaining the next steps, and keeping the crew on task. We were very impressed with the quality of their work, and were pleased when they agreed to a few tweaks right away. The project was a great success, and we would definitely recommend Edwin and his crew. My only complaint, and it's minor, is that the crew liked to play music and sing along at a very loud volume, which I found distracting as I work out of my home. Definitely not a deal-breaker though - the quality and price more than made up for the music.

Great experience. Communicative and informative during the estimation meeting. Seemed very professional from the start. It was between him and one other contractor shoe also seemed great. Edwin was less expensive so I went with him. They were did good negotiating the start date, polite, punctual, kept a pretty neat work area, very good quality drywall seems, baseboards, painting. Made a few errors here and there, as is inevitable on a job of any size. They fixed them quickly and complexly. Summary - price and quality combo were great!

Contacted Loayes to do a major ceiling repair repair in my garage, a ceiling repair in a bedroom and some drywall repairs in a family room. In addition, they painted the garage, family room and foyer along with all the trim. Edwin and his crew were right on time, great price, very responsive and did an outstanding job. My garage, foyer and family rooms are not easy to work in due to very high ceilings and fairly large rooms. In addition, the foyer has a lot of trim and chair rails that require a lot of detail painting. I was very impressed by their work and am already asking them for an additional quote on some other work I would like to have done.

This was one of the worst contracting experiences I have ever had. Edwin is very professional, however his brother (the team leader) is disrespectful and misogynistic. I understand that I am making a serious accusation and I don't so so lightly. The tiling and drywall project took about a week to complete. At my initial estimate I asked Edwin if there was anything besides the tile that I needed to pick up. I was told no. On the day the project started the team leader informed me that I needed a marble divider, paste, grout and sealant. We agreed that I would buy the divider and that team leader would buy the rest of the materials and send me a receipt. That same morning we both left to buy our respective materials and work began immediately on re-tiling our floor. Each day I asked if anyone needed any additional materials and I was told no. On the third day, the team leader told me that I did not have enough tile to cover the room and that he would have to go pick up additional tile. I informed him that was impossible because I bought 140 sq ft of tile and the space was only 120 sq ft. He vigorously disagreed with me. So we re-measured the space and compared that with how many tiles I purchased, only to find that I was correct about the dimensions. Next, he told me that not all the tiles were the same and that was why I needed additional tile. I then took several of the "wrong" tiles and placed them on the tiles that were already laid and they matched perfectly. At that point he finally dropped the issue and very rudely told me that he would just see if he could make everything work. On the last day of the project, the team informed my fiancé that they needed grout and sealant. I told them I thought they had purchased those materials over a week ago (we had to reschedule the last day of the project). I was told rather rudely that no, that was not what they purchased, that they had only really purchased the tile paste. When I asked them why, the team leader looked at me incredulously and decided from then on to only address my fiancé. In fact, he was much nicer and much more professional in one meeting with my fiancé than he had been with me all week. The work was fine. If the team leader had treated me with with even the slightest bit kindness and not like a confused teenager, I would have given them a much higher ranking.

The estimate was done in a timely and professional manner and sent to me via email (which I like). The work was started and completed on time. The painters were friendly and did an excellent job of painting without creating any residual messes. The pricing was very fair, but not stellar. I suspect its similar to the average quote for that type of job. Great experience and would definitely use them again.

Edwin was very prompt in providing a reasonable quote and he was able to come out on the exact day we needed him. His crew arrived on-time and were very polite and quiet while they worked. I had removed most things from the living rooms where the work was done, but they did a great job covering the remaining furniture and kitchen cabinets/counters. The drywall work was impeccable! I can't even remember where the holes used to be and the paint job was done very well. I would definitely hire them again for future jobs!

Person showed up late, but was pleasant to deal with. I received the quote in a timely manner but it was over 3x the price of the other 3 quotes that I had received for the same job. I asked them to explain why it was this expensive but received no reply once they found out I had multiple quotes. Definitely tried to overcharge for a simple job.

The crews arrived on time and started their preparation for our kitchen repair. They sealed the kitchen off from the rest of home well and covered all our kitchen pots and utensils which were left on the counter top. We had leaking from our second floor bathroom to our kitchen ceiling. The crews sawed off the ceiling, replaced with new plywood, sealed, sanded and painted. They finished the job as promised in a day and cleaned up everything. We are very pleased with their work and will ask them for our future projects.
