George was at the property before I arrived (I was 10 minutes early). He was immediately friendly, informative, and professional. He spent close to four hours with me detailing every major, minor, and insignificant defect in my potential purchase. He was extremely thorough with his inspection, and also spent plenty of time introducing me to the major systems of the house. I appreciated the fact that everything was tested, and was tested for a significant amount of time (ie dishwasher and washing machine run through full cycles, instead of just switched on and then immediately off). George's high level of professionalism was also coupled with a friendliness and appropriate levels of good humor sufficient to make the few hours climbing all over the house rather enjoyable. I fully endorse George's service as a home inspector, and as he is also a contractor, expect to use his contracting service whenever I might need one.
Description of Work: Home inspection: Complete walk through of property inside and out. Walk through of all the major systems of the house, including descriptions of current level of operation, demonstrations of major on/off switches and valves, and unofficial estimates of life left in equipment and cost of replacement.

Description of Work: I am pleased to be able to give a glowing review for Mr. Pembleton and the service he provided me and my wife. Mr. Pembleton spent over 3.5 hours fully inspecting the integrity of our prospective home, giving insight into fixes or corrective actions that were needed and overall giving me a full understanding of the home and its components. As a first time home buyer, the patient way in which Mr. Pembleton explained what he was looking for and what we were looking at throughout the inspection was an essential component of the inspection. I had many questions along the way and he took the time to explain all answers. He was clearly extremely knowledgeable and well versed in his craft. I am fully confident in his assessment of the home and thankful for his insight into the needs of the home. He clearly cared that I understood what was going on the entire time. George, our inspector, was punctual, knowledgeable and invited me to follow him through the house as he inspected every inch of it. When I explained that I was embarrassed that I knew so little about our homes systems and wanted to understand how it all worked he began to explain not only how each system worked but also how to better maintain our home. I learned where all the shut off valves were in case of an emergency, we found that several of the fuses in our electrical box were incorrectly installed, and many other small items that are easily fixed. He also provided the names and numbers of other companies he has used in the past that have done excellent work for him. George spent well over three hours doing our inspection. HIs attention to detail was amazing. He turned on all faucets at the same time to see how well water flow worked in our house. He tested every electrical outlet, wall switch, door lock, vent, opened every window, door, checked seals around windows and doors, and ran the AC and then heat to see how quickly our system could respond. He peered up into our fireplaces and pointed out some items needing attention. All in all, his work was excellent and he was clearly knowledgeable about home construction.
Description of Work: We wanted a home inspection prior to committing to doing some major system replacements and upgrades to our home. We were trying to decide whether to improve our current home or put the house on the market and just buy another home.

George did an excellent job! We had a window of seven days within which to set up/complete the inspection. He easily met our needs. We gave his name to our realtor, and we had an appointment set up within 24 hrs. He arrived on time and spent circa three hours on the inspection, preparing the report, and going over his findings with us. He prepared a comprehensive booklet that provided detailed explanations of common issues related to home repairs/maintenance, which was geared to specfic items/issues found during the inspection. Because we found him via Angie's List, he gave us a circa 10% discount on his normal fee. In all aspects of the inspection, from his appearance, to his interactions with us, to the overall quality of the finished product, he was the consumate professional.

I've bought a house previously but never experienced anything like the thoroughness that George brought to the job. He even found a partially dislodged brick way up on the facade. I strongly recommend him to anyone wanting a home inspection. He was surprised about the excellent condition of the property which made us feel a lot more comfortable with our decision
Description of Work: An incredibly thorough home inspection of a house we are buying. Did the obvious -- major systems -- but also checked every burner on the stove, both ovens, every appliance and device. Found minor cracks, an untempered window, where caulking was needed, etc. Started in the basement and ended on the roof, a total of 4 hrs. Also gave advice on upkeep,etc. He even found some old termite damage that the previous owner said his home inspector had missed.

Mr. Pembleton came to inspect the home I recently contracted for and now own. While he is a very nice man, I have since found his work to have been inadequate. First, and most important, Mr. Pembleton did not notice that the roof was leaking in multiple places -- this despite the fact that the inspection occurred during a downpour (which Mr. Pembleton noted was a good thing because we'd find any leaks). I have since had to invest nearly $20,000 in a new roof (it was that bad!). Mr. Pembleton also failed to pick up on numerous minor electrical issues, that I have since had repaired at my own expense. I chose Mr. Pembleton based on his high rating on this list. He did not deserve it.

I did perform this inspection on a DC row house but there was no access to the roof or the attic. It was raining very hard that day and there were no water stains on the top floor ceilings - what else could an inspector do? I pointed out electrical problems and made notes on them, if there were further electrical problems related to these I could not have figured this out as the lights and fans were dead. I am truly sorry that I have to post even one response to a client on this website. I aspire to find every thing wrong with every house that I inspect - and I am very anal about this. I am an electrical Engineer so there is my "anal" pedigree. I hope that my clients will call me to discuss what is happening - this is the only way I can help if something goes wrong. I am a class A contractor and can fix any problem that exists in a home and would love to have had the opportunity to save her from such expense. Please review at least another 5 recommendations before you convict me for this report - I could not even access the roof. I have 28 other recommendations on this website which are all excellent. I have also been in business for 8 years and have 2400 paid inspections and never had even one unhappy customer - I think this speaks for my being very thorough but you will ultimately be the judge. Just to clarify I actually performed the inspection on 4/21/09 and have not received any correspondence from the member.

George was there bright and early, beat us there, and did a thorough inspection, explaining what he saw, what he thought of what he saw, and recommending courses of action or thought processes to deal with any potential issues. (There weren't many.) He was neither alarmist, like some home inspectors I've worked with, nor blase about what he saw. We tracked down the likely source of a few small issues (basement water mark in paneling, for instance) and therefore knew that this was a minor issue, not a scary mystery for another time. Home inspections in general around here don't seem to come cheap, but his rate was right in with what my agent told me to expect. How many guys who do a job for you like this give you their phone number and say to call any day of the year, afterward? I recommend George, and would use him again, though with home prices around these parts, I hope I don't have to. (winky face).

George came to inspect a house my wife and I are trying to purchase. There was a bit of confusion about the address, and he was about 15 minutes late. He immediately knocked $45 off the price for his tardiness and was very apologetic. The property is a short sale and needs quite a bit of work. He was incredibly thorough, professional and charming. He even unsealed the roof opening and climbed through a trap door to get onto the roof (something I'm sure other inspectors wouldn't have done). He discovered water damage, faulty appliances, mold, bad brick work and a long list of other things. We were very happy with his work and highly recommend him.
Description of Work: George did a detailed inspection of a row house in DC that my wife and I are purchasing. He went through every room in the house and looked all the major systems.

I was referred to George Pembleton by my Realtor for my Home Inspection. George was at my house before I was and ready to go. He was extremely nice, patient and professional. He took the time to answer every question I had as well as explaining EVERYTHING to me as he went through the home and performed his inspections. This isn't my first home but I learned more about certain aspects of my new home than I had thought I knew because of Mr. Pembleton's patience and professionalism. In the kitchen there were several drawers that had bent rollers or the tracks had come unscrewed. George was prepared and pulled out a screw driver and some screws and fixed the cabinet drawers and straightened out the tracks and rollers. As he went through the house and encounter minor fixable issues, George fixed them right then and there. George Pembleton made this portion of my home buying experience both educational and enjoyable and he gave me complete piece of mind with his thorough inspection of my home. In this day and age where you don't always know what kind of service your getting, it's nice to know Angie's List is here and that George cares about what people think of his work ethic. There is a reason why the word "Trust" is in their name, it's because you can. I would highly recommend Home Trust Inspections. My personal opinion is that during these rough economic times, they are below others competitive prices and I got a lot more for my money than I would have and/or have gotten in the past by using someone else. I'm also using George Pembleton/Home Trust Builders for some minor improvements to my new home!
Description of Work: George Pembleton performed my Home Inspection. Since the property was a foreclosure, he started with the water to make sure it was running w/o any leaks or stoppages. Then he went downstairs and inspected the furnace. He also took this time to explain to me a gas furnace vs a electrical one. We discussed maintenance and the usual stuff like filters and pilot lights, etc. He could see some of the construction used to build my home in the utility room and explained to me that the style of trusses used were a good indication of a quality builder. He examined the gas lines, ventilation, water lines and security system as well. He then moved to the walls and ceiling and checked the door to the outside and the 2 car garage and every light & every window (there are a lot). He also thoroughly inspected the fuse/panel box & gas fireplace. He checked all the doors to make sure they opened and closed properly and checked a paint spot to make sure it wasn't moisture in the ceiling (thankfully it wasn't). We went to the kitchen next and George inspected all the appliances and took some time to fix some of the cabinet drawers that had been bent or their tracks had become unscrewed. He worked his way through the living room, family room and dining room and then upstairs to the master bedroom/bath and 2 other bedrooms and bath. If George came across something that he felt I needed to pay attention to in the future such as caulking or sink draining slowly, he made sure that it was pointed out to me and that I was aware of his concern and why. He marked minor issues such as door springs and/or a bad outlet with blue tape and explained what exactly was wrong with the particular item. Eventually he went into the attic and took his time examining and inspecting the complete attic area. There was never any sense of rushing and in fact, I got the impression that George Pembleton really enjoys his work. He had a smile on his face the entire time, he made conversation and treated me with complete respect even though I'm a pretty young guy. George made it a point of really ensuring that I had a complete understanding of how my home worked and how to do somethings myself vs. calling someone and paying them to do it. George Pembleton also added up the minor issues that he encountered during his inspection and gave me estimates of how much it would cost to repair or fix them myself and/or if I hired a professional. I felt he really went above and beyond to make sure that I was comfortable with my home purchase.

Mr. Pembleton arrived on the day and at the time promised, explained what he was going to do, invited us to accompany him on as much or as little of the inspection as we wished, explained things as he went along, drew our attention to some serious and some less-so-serious but important issues, answered our many questions about almost everything, and sat down with us at the end of the inspection to go over his findings. We were pleased to learn that he is prepared to answer any further questions we might have about his inspection, or any other issue relating to the house. The fee for this inspection, based on the assessed value and size of the house, was $485. We asked for a radon inspection as well, conducted by a separate firm, which was $140. The radon test is still underway as of this writing.
Description of Work: We asked George Pembelton to inspect our house in preparation for putting it on the market later this year. We wanted to know what needed to be fixed before it went on the market, and we also wanted to know what long-term issues there were should we end up staying in the house.

We arrived at the house a few minutes early and George was already there with equipment unloaded. He explained the process we would go through (including the book and paperwork he would complete) as he inspected the home. He spent many hours with us going over EVERY part of the house (inside and out) and also taught us quite a few things about general maintenance and operation of a home. George was professional, friendly and realistic in the amount work that needs to go into the house. He is also very patient; George answered a lot of basic questions we asked and even helped me maneuver around the roof when I wanted to see what he was seeing. The main concern about the home inspection was that I wanted to truly understand what we are buying---good and bad--- and I feel confident that George did an excellent job informing us about the house.

George first inspected the roof, then the attic. Much to my surprise, it was not a condensation problem (thank goodness). George showed me with pictures what he discovered about my roof and attic. He also drew diagrams to explain what he believes will rectify the noises caused by the heat/ac duct system expanding and contracting. George was a little under the weather and we will book another appointment for him to complete the balance of the home inspection. The price was pro-rated based on the attic & roof inspections.
Description of Work: My urgent need was I thought that I had an attic condensation/leak problem. This was based on noises I was hearing, though no water stains were visible. I didn't know if I had a roof, insulation, HVAC, or other problem, and thus I didn't know which specialist to call. I decided to get a home inspection, with priority given to the attic problem.

George has been great. I am a Real Estate agent and actually have 2-3 really good inspectors that I often use and recommend to clients when buying a home. However, this was a personal purchase that happen to be a renovation project so I really wanted someone with contracting experience. He was able to tell me if a wall could come out, ball park prices for certain projects and made some really nice renovating suggestions that I would not have thought of. So in lieu of just an inspection, I got to spend 3 hours with a class A contractor asking questions and getting estimates. He was very helpful, answered all of my questions and in the long run is going to save me a ton of money. George is now my inspector of choice. I will refer him often.

The overall experience was stellar. With his friendly introduction he was engaging and demonstratively knowledgeable. Any question I had he was able to answer and answer in a respectful way. We both went through the house as he explained everything he was doing while throwing in an interesting anecdote or two. I was astounded by his breath of knowledge and his eye for detail. I really felt I could trust this man. We finished up with a chummy handshake, great home maintenance suggestions and a coffee mug.....which I felt added a special touch and clever marketing. He also offered that if I had any questions about the house and home inspection I could call him up until 10:00pm. Two thumbs up!
Description of Work: Mr. Pembleton did a fanastic job of inspecting the home I'm in the process of purchasing. He went through the whole house inside and out and made a thorough investigation of the property while providing tips and suggestions on home maintenance. He didn't rush through the job nor was he slow. He also provided me with a complementary home maintenance checklist. He explained my HVAC system to me as well as suggesting ways to efficiently and safely maintain it. It went excellent. The home inspection revealed 2 major items, and after discussions with George we were able to request the seller to fix both items, and on our terms. The seller agreed and the work is being performed as I type. Much of the rest of what was revealed was more cosmetic in nature, and George was able to make recommendations on how to address these. George was able to explain every item inspected and gave my wife and I a great deal of confidence that our new home is sound. THANK YOU GEORGE!!!
Description of Work: George was extremely thorough and explained everything he was looking at. All systems were evaluated and recommendations were made where appropriate. He even donned a mask and crawled around in the crawlspace under the living room to check on the joists, insulation, pipes, moisture, etc. His inspection revealed things I was unaware of. For instance, the property we are purchasing has two tree stumps right next to downspouts, and termites love those. We'll immediately have these stumps removed because of this, rather than wait. I would highly recommend Home Trust to anyone needing an expert home inspection!

After the inspection portion was completed, George spent a lot of time going over the report and all of the areas of concern. I give George and his company my highest recommendation. He will be the inspector we use when we need a home inspection for our new home.

Mine is a house built in the mid-60's. I have lived in it for 32 years and it has never been inspected. While I thought we had done a fairly good job in maintenance, I felt as if at 40+ years the house needed a check up as would a human of the same age. George and I played telephone tag for several days, but he persevered and once we connected I was able to schedule the inspection for two days later. George is pleasant and professional. He wanted me present while he looked over the HVAC, water heater, and electrical units. He provided tips on ways to improve their performance and cut down on the chance of mold in the ducts. He even wrapped my water heater with wrapping I had recently purchased, but had not put on, awaiting the inspection! Fortunately he did not find many major problems, but for those he found he explained why they were a problem and what would be needed to rectify them. In the end he gave me two copies of his report, one for me and one for any service people I might hire for repairs. In addition I received a "My Home Inspection Report" that covers the minor and major problems by type and location in the house. It includes much reference material pertaining to possible house problems. I feel a now have a handle on what needs to be done and schedule repairs by necessity and cost over the coming months and years.
Description of Work: Total home inspection, inside and out and in places I would never think to look. The house is fully furnished adding to the work needed to inspect everything.
