The Ryan Reph Remodeling team did an outstanding job for my wife and I by salvaging a project where we terminated the previous contractor. They completed the work on time and to a high quality standard while dealing with previously completed deficient work. Through their efforts, the team was able to provide enough value to my wife and I such that we could complete the project without having to reluctantly forego the purchase of certain items in the original scope of work with the previous contractor. The team conducted themselves in a very professional manner... arriving on time each day during the period of performance, addressing any concerns or questions, and completing the work in a timely manner. All in all, our experience with Ryan Reph Remodeling was excellent and they are our first call for future work.

We highly recommend Ryan Reph Remodeling. We had long been dreading the kitchen remodel, in terms of daily impact, inconvenience, headaches, etc. The experience with Ryan Reph was incredibly smooth, precisely on-schedule and everybody we dealt with from Selwa, Ryan to his guys are highly skilled and responsive. We felt we could communicate with everybody. In addition to a kitchen remodel, we also had the adjoining dining and living rooms painted (where we had to 'live' while the kitchen was remodeled) and we didn't even notice that the guys were in there, before we knew it, painting was done. Additionally, we opted for a complex herring bone backsplash pattern for the kitchen and it's unbelievable. The entire process felt comfortable and forthright. We are so happy. Thank you so much

Ryan Reph Remodeling Inc. was hired to do two jobs: remodel my master bathroom and hold my hand while doing it. I entered this remodel with trepidation after having bad experiences with other contractors. I signed with Ryan Reph Remodeling because Selwa was timely and patient in responding to my questions. The proposal was well presented and thorough. Vendors were recommended, but I did select some items elsewhere. Upfront, Ryan Reph Remodeling disclosed a 3-month wait which was fine. Work started just two days later than the projected date, not bad considering we had a wicked winter. Before the job began, Ryan visited my home and went over every line item. I found him very personable, knowledgeable, and customer-focused. The crew, Christian and Willie, were punctual and hard working. I had a complete demolition done of my master bathroom. There were no structural changes ? just material replacements. Even so, Ryan frequently visited the worksite to check in with his crew as well as with his customer. Overall, I am very happy with the quality of the work. We had normal remodel bumps that initially concerned me because of my history with other contractors. But Ryan quickly demonstrated what a quality contractor does in those situations: inspect it, acknowledge it, and correct it. What a refreshing concept. Ryan went out of his way to restore my faith in this industry. This company is ethical, fair, and professional. I highly recommend Ryan Reph Remodeling, and I will use them again. Next time, no hand holding.

This contractor added a wonderful covered front porch to our home. The porch has steps with a sidewalk at the front and a wheelchair ramp access to the driveway. The ramp meets County Code requirements and ADA compliance. The roof is shingled to match the front roof of the house and the shingles match amazingly well, The ceiling has four recessed lighting fixtures to provide lighting for safety and convenience in all areas of the porch. The porch looks as if it were always a part of our house and is a terrific addition. This contractor is very accommodating and responsive. Our requests to him, whether by telephone or by email, have been acknowledged and answered in timely fashion.The employees who work for this company are all friendly and respectful. We would be happy to recommend Ryan Reph Remodeling to others and will gladly use him for any further construction needs in our home.

We are so glad we chose Ryan Reph. We got quotes from five contractors before making our decision. Their quote was the second from the highest of the five. Ryan Reph Remodeling was more professional than the lowest bidders. We could tell that with them, as compared to the lower bidders, we would get more options and more support in making the many finish and fixture choices we had ahead of us. In the end, we felt we got our money's worth, given the level of service and quality of the product provided. Selwa and Ryan were a pleasure to work with every step of the way. They were always friendly, prompt, and professional, and they both had excellent ideas. We always felt comfortable with the team they used in our house, Anuar and Pedro. They, too, were always courteous and professional, and really easy to have in the house. The entire job went very smoothly. There were only minor delays, once due to the scheduling of inspections, and another due to our own mistakes in ordering fixtures. The finished bath is beautiful and exactly what we wanted. The whole family is extremely happy with it. We recommend Ryan Reph Remodeling to our friends and neighbors without reservation.
Description of Work: Complete remodel of full bath. This included removal of a hall linen closet to make space in the bath for a double sink vanity where there was originally a single sink vanity. Also replaced tub/shower combo with custom tiled shower with frame-less bypass shower doors. The job entailed replacement of every single finish and fixture in the bath except for one ceiling light.

Received multiple proposals for the planned work scope. Selected Ryan Reph Remodeling based on price and references even though they had a backlog of work. Work started about four months after down payment, on original schedule, and was completed in three weeks. Contractor obained permits and managed inspectons. Coordination and quality of work were very good. Care was taken to protect the non work areas and to keep the work area clean. Contractor used cabinet and granite vendors that provided excellent support and competitive pricing. Final cost was in line with original contract with minor adjustments due to selection of finishes. Overall a high quality result on schedule and within budget. Well worth waiting for.
Description of Work: Remodel kitchen including removal of wall and demo of cabinets, installation of rearranged cabinets and new island, new granite countertops and backsplash tile, relocaton of sink and cooktop, gas line to new cooktop location, removal of lights and addition of 15 new ceiling fixtrures, rewiring of outlets, new hardwood floor, finishing and painting, and new vent hood, sink, faucet, and disposal.

Even though we had high expectations, based on the online reviews we had read, the results actually exceeded them. The project was completed ahead of schedule; all of the workmanship was outstanding; and the cost was very reasonable. From our initial meeting with Selwa to discuss the project through project completion, every contact we had with members of the Reph team was pleasant and professional. Christian and Drew did wonderful carpentry work (for example, we now have a very nice shelved closet that used to be an unsightly mess full of exposed pipes), and Marvin proved to be a drywall wizard. They were also meticulously neat, leaving us with a livable house each night (this has not always been the case with contractors we've had in the past). But all that aside, perhaps the most notable thing about this project was that Ryan kindly advised us against one thing that we asked for; in so doing, he not only lowered our costs (and his profits) but also prevented us from ending up with one of those "it seemed like a good idea at the time" design errors that we really would have come to regret. Bottom line: We are 100% satisfied with all aspects of this project, and we wholeheartedly recommend Ryan Reph Remodeling.

Ryan redid my kitchen and basement. He and his wife always have wonderful ideas. He is very helpful, very knowledgeable about what he is doing. His wife definately has an eye for design. They also offer competitive pricing. Very trustworthy and I would highly recommend to anyone.

Our project did not go smoothly. We asked Ryan to match our existing paint, but instead of bringing in a sample to Home Depot and getting custom paint, he brought an old can we had of the paint and asked for a paint the looked similar. When we asked does it match, he said 'I think so"!The hall bath was painted with the new paint and of course, the paint he bought did not match. We had to go after work with a sample and purchase more paint which of course matched because we asked for custom matching paint. Isn't that Contracting 101? We never heard of a contractor that did not know about custom matching paint! Apparently Ryan Reph Remodeling does not have a showroom, so they utilize other vendor's stores for all the supplies which meant we had to go to separate stores for the tile, plumbing fixtures, cabinets and countertops. This meant that Ryan does not have as much control over his vendors quality or reliability. The vendor for the plumbing fixtures, sinks, toilets, etc was Ferguson and they worked out well. The vendor for the tile they use is a chain called the Tile Shop, which has stores all over the DC Metro area. The shop we went to was in Sterling. We went with Selwa from Ryan Reph Remodeling and we were served by one of the sales people there named Diana. We saw a bathroom display of marble tile and loved it and we were told by Diana that it consisted of one type of tile. The overall appeanance of the tile was white. We ordered that tile but what we got was quite different and we found out near the end of the project that the bathroom display was actually made up of two different types of tile. The tile we got was so dark, it completely changed the appearance and looked awful! We complained to Ryan and he ordered 1200 tiles which we then had to go through to pick out the lightest ones we could find. Drew, the project foreman, had to rip out about 80% of the tile that had been installed so we had to pay an extra $800 for the labor and $2,000 for the tile. In addition, the Tile Shop manager threatened that he would not take back the tile that we did not use, which is exactly the opposite of what there store policy states on their website. Their website also states that they have displays so you can see what it will look like in your home! Unfortunately, their salesperson obviously did not know their inventory. They did take back the unused tile after Ryan spoke to the manager again. What we ended up with was an overall seafoam color in the shower instead of what we had ordered. The vendor Ryan Reph uses for the cabinets is Cabinet Discounters. We had ordered rectangular sinks for both bathrooms. I spoke with Mary the salesperson at Cabinet Discounters and explained that the sinks were rectangular and that she should speak with Ryan to ensure it was included in the designs. Both she and Ryan dropped the ball and when Cabinet Discounters came to do final measurements, we were told that the sink would not fit in the master bath cabinet because the cabinet was only 18 inches in depth. We had to look for a small oval sink to substitute. We also found out from Drew that there was so little room in the countertop and cabinet in the hall bath that he had difficulity installing the faucets because the measurements were off. After the project was completed, we used the master shower for the first time since the master bathroom was done after the hall bath. We went downstairs and there was water on the kitchen floor and the ceiling was all wet! It was a Sunday. We called Ryan and he sent Drew the next day. He had to figure out where the leak was coming from. It turned out that it was a defective o-ring from the master shower. He replaced it and fixed the kitchen ceiling the same day. Overall, the workmanship was good. For the most part, they cleaned up well each day and were respectful of our home. We have always used contractors that have their own showrooms. This is the first and last time we will use a contractor that uses chain stores for their supplies.

It was a pleasure working with Ryan Reph Remodeling. From start to finish, the crew (Gary and Antonio) did a great job. This was not an ordinary bathroom remodel. The bathrooms are small and do not offer a lot of room for more than one person working at a time. Additionally, the walls that were removed were a combination of drywall, plaster and something that looks liked chicken wire. Gary would walk in, get to work removing the walls, and within minutes he was completely covered in dust. Now, I guess most people when hiring a contractor expect a certain level of expertise and that the job will be done correctly with little issue. It's unfortunate that isn't always the case. I am pleased to say that what we expect from a contractor is exactly what we received. Nothing ever seemed an issue for them. If we wanted something changed -- it was done. Moreover, than the tile, drywalling, etc -- it was the little things that separated them from any of the other contractors we worked with. For example, they used clear caulk in a few areas and it looks so much better that it would if white was used. This is a company I can definitely recommend and will have them back whenever we have the need for any renovations.

We own several rental houses and have used Ryan Reph Remodeling for years. That's why, when we decided we needed to redo a kitchen to get a property shipshape for resale, we immediately called Selwa. She came out promptly and gave us a detailed run-down of what needed to be done, how to keep quality up and costs down, and even gave us a time-table for the work. Then Ryan and his expert crew arrived and did their usual magic. Everything was done perfectly--and they actually finished ahead of schedule! Despite dreadful weather, none of the guys tracked up our carpets. When they went home at night, they never left a mess. But the real plus is the quality of RRR's work. Everything RRR touches could have come right out of a top-drawer catalog. Ryan keeps his crew working so that things get done on time--when the cabinets had to be ready for the counter top to be installed, for instance, they were ready. Add in Selwa's terrific taste (go to their website to see) and knowledge of products, and we were able to create an adorable kitchen in less than a month for minimal expense. We would never go to anyone else. These guys REALLY know there stuff.

Our contract stated that the job would be completed in 4 weeks but it took 4 months. We gave RRR access to our house at all times specified in the contract. Problems included: (1) The ceramic tile floor was installed off center and visibly crooked. It had to be completely torn up and reinstalled. (2) Poor grout work in the shower. We hired another contractor to redo all of it and Ryan Reph ultimately agreed to pay for this additional cost. (3) The glass shower enclosure was not stable. Neither the glass subcontractor nor RRR realized that they couldn't accommodate our design without adding metal support brackets which detracted from the frameless look we wanted. It took several attempts over a period of weeks to get this right. (4) The shower's handheld sprayer had very weak water pressure. RRR said that nothing could be done about it. We hired our own plumber to fix it and he said it was clogged with debris that should have been cleaned out when it was installed. The plumbing failed Loudoun County inspection five times. These problems were caused by: (1) Lack of project management. Ryan Reph was unexpectedly out of the company for two straight weeks and not reachable. There was no second-in-command. Workers had technical questions that no one was available to answer. (2) Workers lacked the proper skills. The two men assigned to our job were friendly, neat, and worked hard but, by their own admission, they did not have sufficient experience with tiling and grout. (3) Plumbing work was done by RRR employees who weren't licensed plumbers. After the project ended, we were told that a licensed plumber (subcontractor) oversaw the work, but we never saw him or heard of him until we saw his company name on the final inspection report from the County. We wonder what his involvement was since the plumbing failed five inspections. (4) RRR and the glass subcontractor's lack of familiarity with installing a neo-angle shower enclosure and their failure to recognize prior to installation that their approach wouldn't work. This was not a pleasant experience for us. Before you hire RRR to remodel your bathroom, make sure you know exactly who (by name) is doing the work, how experienced they are, and whether they are licensed and in what trade(s). Know who is managing the project and who you can turn to if he is not available.

Dear Homeowner, We would like to present our sincere apologies for your experience throughout the process of completing your master bathroom. Yes, we had a parent that had unexpected health problems and had to leave the country immediately. However, this is no excuse for your experience. We understood your level of standards and felt that when all was said and done we delivered to you a beautiful master bathroom within a more reasonable time than stated above. The bathroom was fully operational within 6 weeks of starting construction. The punchlist and details did take longer than expected. Regarding the tile floor, we did remove and replace the tile floor because it was out of square by ¾”. This was also done by RRR before being asked by the homeowner. Our quality control standards make sure that everything installed is correct and if not, we correct it. We would like to be clear about the licensing in question. We are fully licensed and insured “Class A General Contractor – BLD HIC PTC ELE” that can work on any facet of residential remodeling. Regarding the specific plumbing accusation, we have been working with the same master plumber since 2005. Over 90% of our county inspections are approved on the first try. In this specific instance the temperature of the water is what failed during our final plumbing inspection (4 times). The reason for this, no blame game intended, is the homeowner increased the temperature of the hot water heater to increase the temperature of the basement shower. This is understandable because they were using that bathroom during the renovation. However, most shower valves have an anti-scald device built-in that can be adjusted to increase or decrease the temperature of the water. If the water is too hot coming in from the get go, the valve can only be adjusted so much to cool it down. This information was not disclosed to us until the failed inspections and then finally figured out what happened and corrected it. We were very happy with Ryan Reph Remodeling from start to finish. The initial estimates were very accurate and reflected what we wanted. They provided recommended vendors for everything, some of which we used, but we also purchased most things on our own. Most of the work was completed by one worker, Christian, with help from Willie. They were both very professional, hard working, and did very nice work. When there was a decision to be made along the way Christian would always include us in the process and give us information so we could make an informed decision. There was only one time when I asked him to move the shower fan into the shower after he already installed outside the shower. He moved it and all was good.

Absolutely loved working with Ryan, Selwa and company. From the estimates (very detailed broken down by parts and labor) to project completion everything went extremely well. It has been 8 months and every day I walk into bathroom I am so pleased with the quality of the workmanship. Very easy to work with including unplanned modifcations and add ons. Any time there was something not to my complete satisfaction (which was rare) Ryan and his team went above and beyond to make sure I was happy. Very professional team I would definitely use again and highly recommend.

We had a half bathroom installed in our basement and are very happy with the work. Jay was the person who was actually here on the day to day and really liked him. Had no issue leaving him in house on his own or giving him a key. He had a very high standard of work and as we weren?t in a rush we were happy for him to take a bit more time to get it right. They initially said it would be 1.5 weeks and it was probably a little over 2 to get the job done, but the inspector did have some unexpected changes he wanted for our breaker box (he wanted a new breaker put in whereas Jay had planned on running off the existing breaker). There were a couple little clean up items that they didn?t have to do on the other side of the newly constructed walls that Jay was happy to help with and did not charge for (hooked up a second light and wired it to the plug on the otherside of the utility area & cut/hung the peg board we?d taken off one of the walls the bathroom now used). The quote Selwa provided for the vendors was a little off as it didn?t include tax or delivery but that was the only place the costs escalated outside of the change from the inspector I previously mentioned. The only moderately black mark was the vendor for the fixtures (Ferguson), the base for the pedestal sink had to be sent back twice because it had a twist in it, and the towel ring took almost 3 months to arrive because it was on back order. Given the price and quality of work I would definitely use this company again and highly recommend them.

They did a good job! The job took 3 months, Sept-Dec. We primarily worked with Ryan Reph himself and he was very straightforward. He was very good with providing us with accurate price estimates and completion dates.

Very professional. Great quality work. They met their schedule. They met their estimated price. They helped a lot in finding appliances. They were very good at helping with design questions. I gave them free access to the home and trusted them completely. They were very clean and kept it that way as much as possible during the entire project. They were great at dealing with the small issues that come up during a project. I would absolutely hire them again.

We are extremely happy with our 2 new bathrooms! We went with Ryan and Selwa because they provided the best estimate for us (the cost of labor was much more competitive than the other contractors) and because they were just what I was looking for (I knew I'd have a good experience). I found Ryan and Selwa to both be very responsive and their team of 2 did excellent work. It can be stressful redoing bathrooms especially when it's your first remodeling experience. But, they made it less so. Everyone was always punctual and very professional. The 2-man crew always cleaned up at the end of every day which was really nice (and they were both very nice people). The bathrooms both came out just like I wanted and we stayed pretty close to the budget in the original proposal (I made a few on-the-spot changes including the addition of crown moulding and a mirrored pocket door which cost extra than the original bid). I will definitely recommend them to my friends and neighbors looking to remodel and would recommend them to anyone!
