About us

We are a husband and wife engineering and land surveying comapny. Both principles are very hands on and perform the majority of the work required to fulfill the obligations to the client. Please be aware we do ask for deposits. The amount varies but usually amounts to 40 to 50 percent of the total job. Being that most jobs are less than $300.00 the deposit covers direct expenses associated with the completion of a portion of the project. Direct expenses are fuel, materials, labor cost, and equipment maintenance. By requiring deposits we can keep our fees low. Although we are located in Fredericksburg, the majority of our work is in Northern Virginia. We do want you to know that our fees are not increased because of distance so you need not fear that you are paying any fuel surcharges. Many contractors will tell you that if a bid for work seems too low that you may want to avoid that business. That is not always true and here is why. We sell a service, not a product. Our service is worth what we agree upon as a fair fee. Quality of service is not sacrificed because a fee is less than another provider. The service is identical to the provider that wants twice as much as we ask for. Land Surveyors are required by State Regulatory mandates to provide specific actions to accomplish specific tasks regardless of fees charged. Additional Service Areas: Fairfax, Fauquier, Frederick, Loudoun, Prince Williams, & Portions of Prince George Counties.

Mr.Thurber was courteous, very pleasant and punctual. He performed the server on the day he stated at the price he stated. The PLAT was emailed to us by 2PM on that date as he stated it would be.
Description of Work: Mr. Thurber surveyed our property and provided a PLAT that we needed for our HOA. He also marked our property lines.

Jim Thurber is a solo operation and survey our property last Friday. He required an advance and I made one via paypal. We had initially made an appointment with Dominion to do the work but they stood us up the previous week with no calls or explanations other than " the crew is unreachable via phone". So I called Jim. I will echo all 83 prior reviews with the same satisfaction - he made an appointment, showed up, performed the work, walked me through the marked property and answered questions. I was delighted to find we had some side yard to claim once we clear the brush. He is accompanied by his dutiful daughter who helps him out. Very happy with results and will heartily recommend Jim for your survey needs.
Description of Work: Survey our property and mark the boundaries so that there is a line of sight between points. Updated survey emailed to us later.

Jim was very professional and thorough. He took the time to explain the details of the survey to me and answer any questions that I had, which I appreciated very much. Jim unearthed and confirmed the location of existing boundary markers, and he marked the boundary in other locations with wooden stakes. Jim and his assistant completed all of the measurements in an hour or two, and he promptly sent me an official copy of the survey 2 days later. It was a pleasure doing business with him!
Description of Work: Jim did a complete survey of our property. We needed a property line survey to have a fence installed, but we paid the extra fee to have the improvements (e.g., house, driveway, etc.) surveyed as well. It was well worth it!

Mr. Thurber was very responsive and diligent. The day of the survey, he brought in an assistant and quickly got into business. He sent the plat via email as a pdf file within 24 hours. When the contractor had to pull permits, all it took was an email to Mr. Thurber, and he promptly sent the hardcopies of the sealed plat on the mail. Outstanding experience!

I called Jim to get a quote for a survey of our plot in order to extend the fence to our property line. He was able to come out later in the week and perform the service. He located and marked the original iron pins as well as putting in new stakes for me to mark where our fence can go. Extremely professional and I wouldn't hesitate to recommend him or use his services again.

Note - I did not include the fee here since every job is different. I did feel the fee was good and reasonable for the service performed. I contacted Jim via Angie's List and he was at my house within a week of my first contact. I had the survey results the day after his visit. He made sure I understood the process and had all my questions answered. Because I got a survey I was able to confirm that my back fence is inside my property line. I will be able to reclaim about 6 feet more yard on one side and 2 feet on the other. Jim made it easy to see the discrepancy because of his survey. I would use him again in a minute and suggest that anyone who wants a fast and accurate survey do the same.

Needed the property boundaries verified before a major landscaping and fencing project. Called Jim and he was able to come out in about a week. Arrived on time and found the original iron pins at the boundary points that I could not locate, which indicated about a 4' error in what I assumed were the property lines. He verified the pin locations based on the plat and then put intermediate marking posts along the two sides in question to establish the boundaries for the other contractors. Fast, reliable, and best price for this work.

In the process of purchasing a home, and as part of the title company process - there is always the land survey line item. All the quotes we saw listed $350 for basic and up to $450 for actual marking of the property lines. Jim's quote for $325 included the property marking. Additionally, after submitting the initial request on their website - we were in communication throughout the weekend (this was unexpected) In the end, the seller offered the land survey service as part of closing - so we had to decline the quote. These days, anyone willing to respond over the weekend is enough to warrant a positive review at least on that aspect.

Jim came out and surveyed our lot for an addition found that our addition would not fit where we wanted to put it due to county setbacks, he gave us some options and helped us to make it work. He is the only one that caught the fact that we were over the setback line, this issue could have caused us to have to tear down the addition and start over. As anyone knows this could have caused a serious financial problem for us, Thank you Jim!!!!!!! I would recommend him to anyone!!!!!!!!!!!!!!! P.S. I forgot to mention the price was GREAT !!!!!!!!!!!!!

Jim was amazing throughout the entire process. We contacted him asking for help with getting an elevation certificate after the company recommended by our insurance company didn't respond after two days. It was really taking a flyer to contact him, but he responded within an hour to my email. We corresponded over email to discuss what I needed (an elevation certificate) and how quickly (within 48 hours), and he offered to do the certificate for $350 with a deposit required ($175) beforehand and the remainder after it's done. He actually did the surveying the morning after I emailed him, within about 15 hours. We'd been told other places may take up to 3 weeks, and for double the price. He was very patient with all of my questions, and happy to explain the results and process in more detail as well. For someone looking for a surveyor, I'd highly recommend Jim's company to everyone. For those unfamiliar with what they're doing, he'll answer the questions to make you feel more confident. Thank you very much, and keep up the great work.

We wanted to install a fence, so we needed to survey to see where our property lines were. We found Jim on Angie's List. I called him up based on the good reviews and reported prices, and he scheduled the survey for the following week. He came out during the day and marked the property lines with stakes. He found the metal pipes in the corners of our yard that we'd been unable to find previously, and marked those as well. He also emailed us a detailed property line survey. Basically, this was a hassle-free transaction, completed quickly, for a very reasonable price. Couldn't be happier, and would definitely recommend.

I called Jim in relation to providing me a land survey and plat, because I am looking to install a fence, and sprinkler system in the upcoming weeks. Jim sent me a copy of the bill in which I wanted to have the survey, and plat completed, the total price was$325, with $150 deposit. Jim came out to the house a day early, because it was likely that we would have bad weather, on the day of his scheduled visit. Jim was very professional, and knowledgable throughout the process, and I would definitely use him again, for future jobs.

Contacted this company to mark boundary in my property for fencing; guy named Jim responded; all the terms and everything was fine; asked me the initial deposit of $150 and is paid; then set the date to perform service 10 days later; on the day, the guy didn't show up, until I called and left message in his phone and email. Then the guy called and stating he forgot about it and was on another project location. Seems came to the property as I left after waiting for 2 hours and looked at it and asked me to provide him the plat survey (so I'm confused whether I'm the surveyor or this guy and I have to pay him as well as work on his job); anyway next day provided plat survey and waited for 2 days no response. So sent him email again, then this guy responds that I'm bothering this guy to do the work; and agreed for refund and he did. My suggestion to customers is, do not trust this company (and the guy Jim) and better work with some other local company; I would suggest angieslist to verify these type of companies I'm finding out in hard way that so many companies listed in angieslist are either incompetent or couldn't find job outside, just masquerading as best service provider and listed in. Hire some local company, stay away from this company (can't do small job and so can't do any job).

This review was not unexpected! Clearly if you look at the second paragraph of this persons review, it appears he has problems and difficulty with numerous angieslist providers, not just me. Could the problem be his and not ours. His first sentence is correct. The rest are absolutely false. He did ask me what time I would be at the site. I told him I expected to be there near 10AM. I did have a job I was working on prior to his. Occasionally we surveyors run into some difficulty while performing a survey and additional time is expended. He did not tell me he would be waiting at the property for me. If he had told me I could have called him to tell him I was delayed. I finished the job I was doing in McLean and went to his property. I was at the property by 11AM. His statement that I did not go to his property until he called was a lie. I was working at his property when he called. I spoke with him as I was walking around the property. He was belligerent and very difficult to understand. I was trying to explain to him the difficulty I was having making boundary determinations. The problem with this land is that it was part of a 5 lot subdivision created many years ago. For whatever reason the original surveyor did not place any markers at the lot corners of any of the 5 lots. Surveyors do need a starting point. I was trying to explain this to the land owner and asked him if he had been provided a survey when he bought the property as this would assist me in making a determination of the boundary lines. That is when he began a tirade about me being the surveyor and why did I need any of that stuff. I am somewhat stunned by his launching into me because of a simple request. No other land owner has ever had a problem providing me with a copy of a survey if they have one. The survey that homeowners do provide helps by giving me something to compare. I have found that I do agree with the vast majority of the surveys that are provided but there are times that I am in disagreement with the surveys. If there is a significant discrepancy I can provide the homeowner an explanation as to why there is a difference in the surveys. This homeowner proceeded to give me ultimatums about finishing the work in a timely (his clock) manner. I tried to explain that the Commonwealth of Virginia dictates how I do the work and that if I fall below minimum standards I could jeopardize my license. I not only have a duty to the person that hires me, I also have a duty to all land owners that border on the land I am surveying. The neighbors interest in me doing my job correctly is an interest I don't take lightly. The last thing I want to do is create a border war because I rushed through a job without consideration for doing the job correctly. My apologies will ring hollow when I have done something that starts a border conflict between neighbors. Most land owners want the job done right the first time not after bad blood has spilled. In this instance there were no clear property line markers or lines of possession so this was going to take a bit longer than usual and no amount of ultimatums by the homeowner was going to change that. The last paragraph are just ad hominem attacks on me and angieslist. My background as a land surveyor includes providing expert witness testimony in 3 separate trials, 2 in King George Circuit Court and one in Stafford General District. I was also deposed in another land bounday issue. All 4 matters listed above were decided in my clients favor. The 2 King George trials lasted a full 8 hours. Clearly a Circuit Court Judge believes I know what I am doing.

The company performed the survices while I was at work. Within a few days I had the plat mailed so I could have my permit prepared for a screened in porch. The price was average from what I could find out. They did an excellent job. I was very pleased!

I greatly appreciate the review. It does cause a bit of difficulty when fees for service are published by my clients. The problem is that no 2 surveys are similar. There are differences in land area, locations, information needed for the survey, purpose of survey, etc. I hope this may explain differences in fees that are published in the reviews.

Working with Jim was a pleasant and easy experience from start to finish. I had an immediate reply to my email from his website, and after exchanging several emails to get the particulars of the property and if the survey would answer the questions I had, he gave me the price for the survey (4 lots) and I gave him a deposit through PayPal. Unfortunately, the timing was lousy because he was ready to start the survey the week we had nothing but heavy rain on a daily basis which was followed by a week of extremely high temperatures. He kept in touch with me so I would know when he was going to start and asking permission to cut vegetation to get access to one corner of the property (of course!). He sent me the plats as pdfs and then set an appointment with me to bring me hard copies and answer questions. Final payment also through PayPal. Everything was well handled, boundaries clearly marked and having the plats as pdfs is wonderful. Too bad I can't give Jim a higher rating than an A!

I emailed Jim and received an email back with a couple of hours. He was able to come out 5 days later. He showed up early, brought a helper, did his thing, was cordial. More importantly was the turnaround was less than 24 hours for the finished product. He emailed me a PDF and mailed the hard copy the next day. He required 2 payments (which I did via PayPal.. which is great!) the first was up front for $150 the next was after he sent the PDF for $125. Professional, Punctual, no BS.... I recommend him!
