Superior design and service. Difficult design challenges trying to tie a hip roof into the existing rear elevation of the house and existing deck. Nick and his craftsmen met every challenge and delivered with quality and class. Totally satisfied and pleased with the whole Dream Builders experience.

Fast Accurate Affordable Attractive results! They replaced all the slap board trim, and stair riser areas boards that were once attached with drywall screws, (and were falling away from my deck) with solid PVC 1"x10"×18' trim boards with the CORRECT deck fasteners. They also replaced the PVC handrail section that was once only caulked into place because it didn't even reach the posts. It was originally cut too short by R&R Home Improvements of Va. and it was questioned via email back in 2004 because of the thick caulk line. A time stamped 2004 photo of this exists as well as my documented concerns. Not to mention, even the County Deputy Inspector signed off as a witness that it was cut too short A new section was cut to the correct size this time by Dream Builders of Va....and they made sure the metal end inserts were present this time to reach the connecting posts. All materials (except fasteners)were provided for Dream Builders of Va. Price of job was for labor only. God bless Nick and his crew!
Description of Work: Dream Builders of Va. fixed my deck that was previously built by another deck company. They usually don't take on small jobs but this was for my family's safety and Nick, the owner sincerely wanted to help. The Stafford County building inspectors witnessed first hand a list of hidden violations/ new discoveries that were done when my deck was built in 2005 and wrote up a new report at our request in 2014. When the original deck builder refused to correct the wrong (they used dry wall screws to name just one violation) Nick and his amazing crew came to my rescue. Sometimes a deck passes inspection in error. This was what happened to us. I turned to Angies List to find a deck builder I could trust. Oh how I wished I had called Dream Builders of Va. back in 2005! They were punctual, professional and their workmanship is top notch. Thank you, Thank you, Thank You! I will be calling you when it's time to expand our deck for sure! Even the building supply store assured me I had hired the best deck builder to fix the mess the shotty builder left us with. My grade might change if I get an estimate. Like I said, DB of VA is among the highest rated contractors in this field. I'm hoping the estimate just fell through the cracks, but with several calls and emails...
Description of Work: I had Nick out before Labor Day to do an estimate on replacing a front porch and was supposed to get an estimate within a couple of days. It has now been three weeks with no word despite several phone calls and a message via AL. I'm a bit surprised at the lack of contact after reviewing such glowing reviews.

Unfortunately, I didn't get a good feeling on two occasions. First, when they had missed the evening appointment with no call or no show. Second, when I learn the purposes was for a pending civil lawsuit. They wanted me to assume "worst case scenario" for their concrete porch replacement. I don't feel comfortable quoting a project that is unclear or ambiguous. Also, they had already completed 1/2 of the work by another contractor. I asked them if they were happy with his work and they said yes. Not sure why they did not call him to do phase #2.

They were very professional with the job that they did. We would definitely hire them again. The point we would add was that they didn't get the whole lot of information ahead of time as to what the plan schedule was. We were a little off guard and we were not 100% sure of what the plan was until everything was finished. We had no problem with the service that they had. If we hire them second time, we would make sure to get that information ahead of time. We didn't have a whole lot of competing bids and what we did have was about the same price from the guy.

Nick was very punctual and on time when providing estimates. His estimates was almost five grand cheaper the any other review and he provided add ins the others hadn't mentioned (ie, ceiling fan, trimming, and 100 degree screening). The diagram was 3D and very easy to understand. Nick also did all of the paperwork for the permits to include submitting to our home owners associations. The work was started on time, and would have been completed on time if it wasn't for a late season snow storm. The workers were very professional and the deck and lawn area was keep clean during construction. Highly recommended.

My experience with them was excellent. They are very fast and very thorough. They are a little bit pricey. We felt that it was very worth it as the quality is excellent. I would tell others to be very clear with them about what they want. I would tell them to walk around the property and explain why they want something placed in a certain place or why they don’t want something placed in a certain place and how they are going to use it.

Nick, the owner of Dream Builders, was always professional during the entire process and was very enjoyable to work with. He worked diligently and patiently with us to ensure the outcome we expected came to fruition! Nothing was overlooked and his designs were spot on from the first rendition; matching our house architecture perfectly. In the end, you can't tell if the new screened porch was added on or if it was originally part of the house. He or a member from his staff were constantly in touch with us, ensuring we were happy or there to rectify any concerns right away. Nick's crew that did the actual build, worked diligently for over a month straight, in deplorable winter conditions to ensure the deadline was met. They were absolutely great; courteous and professional at every step. They showed great respect for our house and our family. Dwight, the crew's lead, was extremely knowledgeable, not just with building, but with all of the politics that are involved...inspection planning, etc. He's truly a perfectionist... I watched him redo things just to make them perfect because he feels it should be done right or not at all! These guys are great and I can't wait to have them on-site to complete our decking project later this year! All in all, our experience with Dream Builders was absolutely fantastic! I can't recommend Nick and his team highly enough and will DEFINITLY be using their services again, over and over!! Don't hesitate, call them, you won't be sorry!! I gave the price a C simply because we chose to use Trex vs. wood. Its not Nick's fault the stuff is so expensive!!

Dream Builders is a good name for this company. Nice Colvert, the owner of Dream Builders, came to our house and provided us several suggestions and options to replace our aging wooden deck of 18 years. There was no high pressure, just straight forward this is how we do it and this is how much it will cost with the options and size of the deck we wanted. We chose the Trek deck with hidden fasteners, black rails, and a curved bow front, with lighting on the posts and deck. There was a little bit of sticker shock but we knew it was going to pricey with the composite style deck. After we signed the contract work began on time. The crew consisted of two to four workers depending on what was being done at the time. The crew was totally professional and knew what they were doing. The old deck was completely removed including the support posts and all the wood decking. The new materials arrived on time and new deck construction started quickly. The deck came together quickly. In our plans we wanted a bowed front of the deck. The bowed front was difficult task requiring expert knowledge of the task and how to do it correctly. Ken, the carpenter in charge, was extremely knowledgeable and completed this difficult task superbly. When the deck was completed with deck and post lighting installed coupled with the black railing surrounding the deck the wife and I could not have been more pleased with the final results. Nick also took care of the necessary county permits and coordinated with our Home Owners Association for their approval as well. Everything went as smooth as could be. I strongly recommend without reservation Dream Builders if you want an honest contractor who gets the job done at a fair price. Not once did I have to worry about something going wrong. I look forward to the warmer weather so we can enjoy the deck to its fullest. We also plan to give Nick a call in a few months and get some stamped concrete patio work done this spring.

Nick did a great job keeping up with me throughout the process of the build. I have a couple missing screws and odds and ends missed from construction that are normal for this type of project, but the overall experience with Nick himself was fantastic. His sub-contracted builders did a very good job building the deck. They left the sight messy and I am still picking up screws and nails out of my back yard, but Nick worked with me throughout the project to ensure he rectified the situations I had and kept things running smoothly. Nick was willing to go above and beyond to help fit my deck into my limited budget after buying my home and coordinated with me when I was across the country to make things happen. I have highly recommended Nick to my neighbors and will look to use him for future projects. His attention to detail and professionalism went well above and beyond what I expected.

This company and it's people exhibit professionalism from start to finish. Nick came to our home to start the bid process and presented his license and insurance documents first thing. He had pictures of his work for review and explained the process. We showed him what we wanted and discussed details. The next day he contacted us with drawings and a price quote. We made the decision to go with Dream Builders and haven't regretted it. The work was performed carefully and was done well. All the required inspections were performed without any problems or re-do's. The deck was perfect and exactly what we wanted. I'm having other work done around my home as well as the deck. The other craftsmen have given unsolicited comments about the deck. All have been impressed with the workmanship and look. I don't think you get a much higher compliment than that. If you are in the market for a deck or porch I'd definitely recommend Dream Builders.

The person of contact, Nick, was very efficient and knowledgeable of the work we wanted to have done. He had to revise the plans a few time until it was exactly what we wanted. It took a bit longer than planned to get started, but that was due to county permits. Once the permits were received work was started quickly. The Deck/covered deck was built in about 2 weeks. The guys were even working in the rain to get the job done. The Stamped Concrete patio took longer to complete, but I believe that was due to the rain and needing the area to dry up. Start to finish it took about 30 days. This was longer than the project time to complete, but we had to deal with a lot of bad weather.The workers were very polite and cleaned up after themselves. At the end of each day you could see a lot of progress was made. We are very please with the work performed and would recommend them to anyone with a big project.

I left a message this morning for Dream Builders of VA to get an estimate for some patio work. I was contacted shortly after by Nick from Dream Builders and explained to him what type of work I needed done. After an informative conversation, it was decided that the work I needed done was really not suited for his Company. He was nice enough to refer me to another contractor that was more suited for the job. He also forwarded me some pictures of the different patios that I had questions about so I could see the difference. Nick is a professional as stated in all the other posts. He worked around my schedule to come out and give an estimate and also stopped by after hours to review and sign contract so that I wouldn't have to take time off of work. He answered all questions and would respond within 1 business day. Crew was very polite and had the jobsite cleaned up by 4:30 everyday. My wife and I are very happy with the final product as we were on it all weekend and look forward to hiring Nick to put in a patio.

This experience was great. Nick was professional, helpful and very laid-back. There was no pressure during his initial visit and I felt very comfortable dealing with him. The price was one half the price quoted from a different company! The workers were also professional, friendly and quite competent. The work was done within the time frame quoted in spite of lousy weather. My property was treated respectfully, as though they were building at their own homes. Nick was very on point and professional. He showed up on time for our first appointment. He knew exactly what I wanted and a few days later, he sent me the drawing. It was indeed awesome. I didnt' realize that Trex would be so expensive so instead of having my deck built the width of the house, we had to shorten it by 100 feet in order to stay in budget.. Nick didn't mind redoing the drawing (2 or 3 times), As long as I was happy. I was so unsure of whether to get stairs or not, but he worked with me and it was exactly what I wanted. The job took a little longer than we thought because they had to wait for supplies to be delivered. When the job was done, they cleaned up and Rob came by on the last day and power washed the deck. I'm very impressed and looking forward to many years enjoying my Trex deck and not having to worry about maintenance, just some soap and water and hose it down.
Description of Work: They built a 509 Square foot custom composite deck. Install ledger attached to existing house framing. Install 2x10 joists spaced 12” on center. Joists to rest on double 2x10 beam with notched 6x6 post and concrete pier foundation. Install Trex Transcend Spiced Rum decking on main of deck and Vintage Lantern double picture frame along perimeter of deck. All decking installed in straight fashion and fastened with stainless steel hidden fasteners. Install Trex Transcend classic white handrails with black contemporary round balusters. Install white vinyl trim along perimeter of deck. Posts and beams trimmed out with white vinyl sleeves. Install landing with steps to additional landing and steps to grade. All steps to include closed riser and skirt. Steps illuminated with low voltage lights. Also installed approximately 145 feet of white vinyl MVP WeatherWise Madison fence. Fence panels 6’ wide and 4’ tall. Picket spacing 3.5 inches. Install gothic post caps. Install one 3’ wide gate on side of fence.

This was the second project Dreambuilders has done for us shortly after completing an outstanding deck and patio. Overall, the experience was great, Nick was super-responsive as before, and the quality of work done by his employees was excellent. It did take a bit longer than I expected to get the HOA approval done, so I think that pushed them into "busy" season for deck building and our project got started late. The workers were very polite and kept everything clean, as with the deck/patio project, and were done in 3 days - probably could have finished in 2 but ran out of fence boards. Two issues: - We had some confusion regarding a third gate - not specified in the contract, but shown on a drawing they provided for my HOA - Nick offered to either do the gate at material-only cost or discount the final price to make things right if we left it out. I'm totally satisfied with that - after resolving the issue, his team leader showed me how to remove the last panel of the fence easily in case I need to get back there for maintenance. - We did specify that we wanted to fence be done in a style similar to the neighbors' fences, which have the gates recessed and opening inwards. Neither I nor Dreambuilders specified how exactly the gates were to be built in the contract, so they were built in a style identical to the neighbors', but opening outwards, flush with the front of the fencing. I'm not 100% sure we like the way this looks, but Dreambuilders seems to have erred on the side of quality and sturdiness - which I like. However, it is less expensive to build that way, and I did ask Nick to do it as low cost as he could without cutting corners. Lesson learned - if something like that is important, make sure you take the time to get it in writing so that everyone knows (and can fairly price) what is being contracted for. I want to add that I think (admit?) we're more painful than to work with/for then the average consumer. Regardless of whether you think the issues we had were minor or significant, Nick was always available to discuss our options via email/phone and super-polite, which helps everyone to come up with fair resolution when issues pop up.
Description of Work: Complete neighboring homes' fencing to enclose my backyard, including 2 gates, with 6' pressure-treated wood fencing. Approx. 100' of fencing in 3 sections, posts max 8' apart, scalloped/undulating top profile between posts.

We were initially nervous about Nick's unassuming demeanor and lower-than-the-big-guys price, but decided to go for it. Turned out to be outstanding - it looks perfect and the job was the best major contractor experience I've had. Nick handled all permit issues and prepared the HOA documents, which was a big hassle saved for me. I did walk the HOA docs to neighbors for their signatures, since I had already talked to them about the project. We had some concern early on when patio construction started, due to a post looking like it was going to be very close to the basement sliding door opening, but Nick made adjustments on the fly and totally resolved this. I offered to pay more since I was changing things in the middle of construction - we did agree to the drawings after all - but Nick said he wasn't "going to nickel and dime us" (a trend which continued throughout the project). I was also concerned when the patio subcontractor offered some options to my wife on-scene when no one else was around, (I wasn't sure Nick was aware of it). After Nick confirmed that he was fine with it, we did opt to do one of the recommendations to do a stone-veneer knee wall instead of a shorter concrete "curb", and it looks excellent. I was also skeptical of the patio subcontractor as they had no Angie's List reviews and the single BBB entry was a recent revocation of their accreditation due to not answering a customer dispute. However, my experience was totally the opposite - they were great to work with, took the time to explain what they were doing, easygoing, and did an outstanding job. They actually came back - of their own initiative - after the deck portion was done to re-seal the deck because they said it was not up to their quality standards! The deck crew was equally impressive - two friendly guys who worked hard in the winter weather. I felt bad that we couldn't open the house to them for warmth/restroom/etc as my wife was home alone with kids most days, but they seemed to understand that would be uncomfortable and didn't have a problem. Jobsite was cleaned up and stored out of the way every day. There were a few periods early on when I wasn't sure what the project was waiting on, or a few days would pass without seeing anyone or hearing a status. I attribute this to them not knowing how much I wanted to know - later on, they provided an update before leaving each day and apologized when they were gone for 3 days in a row due to a family emergency. We were totally impressed when they noticed that our wooden playset had two bolts on it that were extra-long and could cut kids' hands, so they brought two shorter bolts. Deck crew installed post lighting in a very high-quality fashion - instead of just stapling the low voltage wire to the bottom of the railing, they ran it along the inside of the railing - meaning they had to cut a tiny notch in every balustrade. However, this method gives it more protection from fingers (and protects fingers from the staples too). When the deck was done, we noted that the "sunburst" pattern balustrades at the two corners were not present. As Nick had offered to do them for free at the beginning of the project, I told him that it was no worry as I couldn't really complain about something he had given us for free. But sure enough, they were re-done ... by the time I got home that night. All inspections passed the first time with Stafford County, final deck inspector even remarked that it was an above-average quality job, in his opinion. For full disclosure, I will say that I did a couple of things myself: - crimp together the two sets of low voltage lighting wires so that I could get rid of one transformer and not take up both outlets - caulk the newly-installed electrical outlet box - caulk the holes and newly-exposed edges of the sliding door trim after they removed the builder-installed "safety" railing - thorough search of the surrounding grass for nails/screws (they did this, it was just muddy/snowy and I've just got little kids and need to be perfect) I am absolutely positive that Nick would have done all of the above if I had asked, but these are things that I didn't think were worth troubling him over since I can handle easily. Plus, the things I gained by not being "nickel and dimed" - removal and neat stacking of previously-existing patio stones, rerouting a downspout inside the concrete patio, removing and capping an in-ground sprinkler, and pressure washing the driveway where the lumber-loader got dirt on it - were more than an even trade. Nick is very low pressure on both contract and payment issues - unlike other contractors I've dealt with, he was not standing at my front door when the job was done waiting for his final check - he gave me a day or two to check it out on my own and get back to him. That made it feel like he believed and stood behind his product, instead of having to get me to pay up quickly before I found some flaw that I could ask him to correct. Overall, these guys were amazing. I'm sure we're more of a pain than than the average customer, and they handled everything we worried about and/or modified at the last minute with a consistently great attitude and still pro-actively surprised us a number of times.
Description of Work: Dreambuilders built a pressure-treated wooden deck, approx. 14'x24', and a stamped-concrete patio of slightly larger dimensions underneath. Deck has stairs with a landing and 90 degree turn, post-lighting, stair tread lighting, and 45 degree corners w/ sunburst balusters. Patio required shallow excavation/leveling, and included a short (approx 6') stone-veneer "knee-wall" for sitting. They integrated the deck footings into the stamped concrete patio, making them invisible (the posts just appear to sit on brackets on the patio, but the integrated footings are 20" around and a couple of feet deep).

Nick came out to talk through a proposal around rebuilding our front porch, back deck and pergola. Ours is about 8 yrs old, in treated lumber and not aging well. We were interested in replacing w/ composite decking and improving the design in a few ways. He gave great insights and suggestions around options, and prepared detailed diagrams and costs of work for each part of the project. Nick was right on time for both the house visit and proposal prep. His knowledge of materials, code and process are extensive, and his pricing was extremely competitive. Only reason we went with another proposal was b/c another builder offered to also include electrical and lattice in the same price. Would definitely recommend Nick and Dream Builders VA.

Nick the owner came out a gave me an estimate and a very professional 3D photo rendering of what the deck would look like. The workmanship was first quality, finished in a very timely manner, cleanup was excellent, and overall I am totally pleased with everything.

Having used Dream Builders back in the summer of 2012 for a large new TREX Transcends deck at the rear of the home, we were so pleased with the work that we used them again for our front porch tear down and rebuild using TREX Transcends again.
