Guardian Home Inspections

This home inspector completely derailed a home sale that was going to closing. The report contained a number of factual errors. The language use in the report was constantly negative and any conclusions drawn assumed a worst-case scenario. To add insult to injury, multiple stains were found on walls and doors and stair rails after the work was completed. I have been involved in a number of real estate transactions and have never had to deal with this sort of inspection. If you are in need of moving a real estate deal forward in a timely manner, this is the last company you want to call.

The inspection went well and Brad arrived on time and the whole process took 4 hours. Brad was thorough in his home inspection and the report was delivered to me later the same day with pictures of some of the issues that needed to be fixed along with a full write up of all the areas of the house and which areas needed to be addressed for repair or marginal maintenance and areas that were OK.

Brad was absolutely excellent and we highly, highly recommend him. Brad spent over 4 hours reviewing the home with us and was thorough, knowledgeable, and friendly. He took pictures, recorded issues, and helped us put issues in perspective and think through our options as potential buyers. We are looking at buying a very old home (originally built in the 1830s) and Brad was knowledgeable about the changes made to the home over time. We researched many home inspectors before choosing Brad, and we are so glad we went with him! We also found working with Terry to schedule a time and date to be seamless. Terry was punctual and always got back to us quickly with options on dates / times and with a price quote. It was 625 for the inspection and 150 for the radon testing.

Mr. Strange arrived at the property to be inspected a few minutes ahead of schedule and began a visual inspection of the exterior of the townhome. When we arrived with our real estate agent, Mr. Strange completed a very thorough interior and exterior inspection over a 4 1/2 hour period. He found numerous issues including roofing problems, signs of rodent infestation, wood rot, and electrical problems. His 57 page written report, with photos of the problems found was email to us within 6 hours of the inspection being completed. We asked the sellers to correct the problems and when they declined to do all of the needed repairs, we terminated the contract. Mr. Strange saved us from buying a townhome in which we would have had to invest several thousands of dollars of immediate repairs to make it safe and livable.
