I interviewed Hicks per the relocation company's instructions. Hicks said the market was strong and that I was in a good market to sell for the price of my home. When he did the appraisal, his summary mentioned a "stable" forecast for home sales and undervalued my home (probably because the relocation company needs to make a profit and thereby providing a lower coast for my home to provide that profit). In his report, he omitted an additional bathroom in the basement and omitted two skylights in the main living area. His researched showed home sales for like homes at higher prices, but still valued my home lower (again, the relocation company can then sell my home for these like sales prices and make $20k profit).

I have reviewed the report delivered to the client and noted that the basement bath was included in it, as was reference to the skylights (it is not unusual for those unfamiliar with the various appraisal types performed to misinterpret such, drawing incorrect conclusions). I also note that the subject property is now listed at $499,000 (as of January 14, 2014), in comparison to the value estimate of $515,000. Obviously, the property was not undervalued as claimed. I question the wisdom of allowing reviews of appraisals, particularly with respect to relocation appraisal services where the typical definition of ‘market value’ is not what is at question (the client requests an estimate of ‘anticipated sales price in comparison) and prior to the sale of the property where one of the complaints regards such. Such judgmental services would be difficult to grade until and unless the estimate or opinion can be compared to an actual sale. Finally, I feel compelled to point out that the ‘reviewer’ was not the client that paid for the services performed. The client was, in effect, the reviewer’s employer and the report was performed to their specific requirements. I should also point out that the client was and is entirely happy with this company's current and historical performance (in fact, Hicks Real Estate Services, Inc. was named '"Service Provider of the year (2012) just in excess of 12 months ago [removed hyperlink].
