Bottom line, I have never had a better experience with a general contractor and all the supporting vendors than Brian, Shane and their team. This is my forth home project (and our last, as this is the empty nest home). I am a program/project manager by trade, so my standards regarding schedule, performance, change orders, quality and budget are very high. We interviewed 7 local Richmond, VA contractors. Between Brian and Shane’s quick and professional turn around, my background checks on their banker, suppliers, former and current customers, not one red flag came up. Quite the opposite. All commented on the quality of their work. The Powhatan Electrical, Plumbing and Building inspectors commented on their high quality. Even my lawyer and banking construction loan officer commented on how easy it was to work with Brian. Our home was a complete custom deal from start to finish. Our architect, Poole and Poole also commented on their focus, professionalism and easy going personalities. Our home was delivered 2 weeks early and 6% over budget due to our granite, vanity and cabinet choices. From the beginning, Shane and Brian were unable to stick to a schedule and were very unprofessional in their communications and in managing of their subcontractors. They regularly initiated work, including the installation of a tankless water heater, without approval. Similarly, they repeatedly informed us after work was performed that it constituted an and quot;overageand quot; under our agreement and, as a result, we ended up coming out of pocket for significant cash expenditures with no notice and no opportunity to approve the costs. On other occasions, Shane and Brian would inform us after work was done that it constituted an and quot;overage,and quot; but that they wouldn't charge us, only to later threaten to send us a bill for these costs when we would have a disagreement about a component of the project. Shane and Brian were rarely present on site, and frequently left us to deal with their subcontractors when issues arose. My husband ended up spending significant time away from work to oversee the project, as we quickly learned that if we didn't visit the property on a daily basis (we were not living there), work would be done improperly and we'd have to request a repair later on. Although they weren't supervising the work, they also complained about our frequent presence on the work site (which was a home we had already purchased), and told us that they thought we were too involved. Their behavior was consistently unprofessional, as they admitted to avoiding/ignoring calls and emails from us, and Shane told my husband at one point that he was tired of us and quot;b*******and quot; at him for work that had not been done appropriately or not on schedule. Shane, particularly, failed to take any of our concerns seriously, frequently laughing in response to a request for a repair. We were asked on multiple occasions to pay their subcontractors before work was completed (we advanced $10,000 to their painters when they had not finished the job) and to advance money to their subcontractors and others on their behalf. Additionally, the work done by many of their subcontractors was not well done and required repairs. Although we paid the painters before the job was completed, their work was sloppy--we spent significant time cleaning up the paint they had left on the floor, light switches and outlet covers, and doing clean up work on the trim, because the lines were uneven and they didn't clean up drips. They also failed to prime prior to painting new woodwork, resulting in multiple trips to repaint those areas. The electricians showed up late every day and never stayed past 4. They (or Perkinson's demolition crew) cut multiple wires in our house, and failed to verify that all electrical outlets and switches were working before they left the job, again, requiring multiple repeat trips for repair. Most disturbingly, a shed on our property was vandalized by one of the subcontractors--an Asian face was painted on the door in yellow paint. Shane consistently refused to acknowledge the seriousness of this incident, notwithstanding that my husband is of Asian descent and that the vandalism was done with paint that we purchased and was used to paint several rooms in our house. In fact, Shane at one point went so far to observe that we didn't know that the painting was racist, as and quot;there is an entire genre of art that resembles that drawing.and quot; Whether or not the vandalism was racist (which it likely was), Shane seemed to be unable to understand that the vandalism itself, regardless of the nature of it, was a problem. Finally, at Shane and Brian's request, their plumbing subcontractor performed work on our HVAC system, which he was neither licensed nor qualified to do. In the course of such work, the plumber replaced the existing copper lines with CPVC, which is not rated to be used in a boiler system such as ours (confirmed by the manufacturer's website). Shane, Brian and the plumber refused to acknowledge that a mistake was made, notwithstanding the fact that no qualified HVAC company (we contacted the two largest and most respected companies in the greater Richmond area) would agree to even touch the system, unless it was to repair the work that was incompetently performed. Although the plumber and Perkinson ultimately agreed to pay to have the work corrected by a reputable company, we were subjected to repeated abusive emails from the plumber with no intervention from Shane or Brian, who, as usual, ignored phone calls and emails, although we repeatedly asked that the plumber not contact us directly. To cap it all off, Shane asked us to advance $3,600 for the repairs. We later confirmed with the county that no permit had been pulled for the HVAC work, nor had it been inspected, although Shane and the plumber repeatedly asserted that the work was acceptable, as it had passed inspection. Additionally, we had to fight Shane every inch of the way to ensure that our home was returned to its original condition following the repair, including resistance by Shane to pay to repaint trim that had been pulled up to accommodate the new pipes--a cost of $50. Ultimately, the project ran nearly a month beyond the original timeline (resulting in us living in a construction zone with a newborn). If you consider the substantial repairs that have been required to correct all of the errors made by Perkinson and their subcontractors, the project has taken more than a year to complete. The only two bright spots in this renovation project were the cabinetmaker--Gravitte Cabinets--and the granite guys--Artistic Stone. Both were a pleasure to work with and delivered a beautiful finished product. They worked with us to maintain our budget and to preserve the feel of our older home. Both also went above and beyond to fix problems, often identifying issues that we had not even spotted, and making return trips to be sure that the result was satisfactory. Our kitchen is beautiful as a result.
Description of Work: In February 2012, my husband and I purchased an older home in need of significant renovation. Based on a recommendation from a colleague of mine, we got an estimate on the renovation from Brian Perkinson and Shane Burnette with Perkinson Exquisite Homes. We reviewed several estimates and, since Shane and Brian's was among the lowest and they had been recommended, we selected them to complete the renovation, which was to include a new kitchen, renovation of 2.5 existing baths, and construction of a master bath. The work included demolition, plumbing, electric, sheetrock, painting, and other general repairs to our home.
