Inspector missed three+ year old water staining on interior ceiling. When put in for a claim once discovered a little over a month later, the claims department denied the claim saying that they don't cover "cosmetic issues" and that the staining was not visible at the time of inspection.

They missed a broken rafter in the attic and an electrical box with wires hanging out of it. I found these issues the next day. Sent them a video. They now claim the broken rafter happened after they did their inspection. Which is ridiculous. I did not go in the attic and break my own rafter. They just missed it but refuse to admit it. And they don't have any good excuse for missing the electrical box. Serious failures. Work not done properly by any standard. And their response is totally unprofessional.

It went fine. I got the inspection report emailed to me the same day.

Ken Humphreys arrived at the appointed time. He provided an overview of the service and what he would be doing. We started with a trip to the roof of the building with the building engineer to look at the HVAC unit. Ken then proceeded to do a thorough inspection of the heat/cooling system, electrical, plumbing and structure of the condo He tagged any items that needed adjustment or repair and took extensive photos. He explained each item and whether it was major or minor. the inspection took about an hour. We were given a number to call to provide a credit card payment. Within an hour we had a detailed report with pictures highlighting the items of concern. There were a couple of electrical items that we wanted repaired. We sent the report to the sellers and they agreed to take care of the problems prior to closing. I have bought/sold a number of houses/condos and Ken was the best home inspector we have had. Very thorough, explained everything, and gave us his number to call should we have any questions later. Couldn't ask for a better experience. Would absolutely recommend Ken Humphreys to do the next inspection.

This company has done at least two relocation inspections on my homes and each time they have marked non-defective items as defective. I have had to pay for things like a master electrician to come into my house to address items incorrectly marked as defective by US Inspect. When US Inspect was confronted with their errors they then tried to state they incorrectly marked one location and said it was another. Of course there was nothing wrong with the other location and this was just another example of how unprofessional they are and how unreliable their inspections are. This last and quot;Major Componentand quot; home inspection they marked the light fixture at the ceiling fan as and quot;Defective: The item is either: structurally unsound; unsafe or hazardous; or inoperativeand quot; ...since the light is wired to a different switch than the fan (so they don't have to be both on at the same time) one can only assume he was trying to turn the light on with the cord on the fan instead of the light switch on the wall. I wouldn't trust them for inspecting my home.

Very thorough. Was there at the house on-time @ 0900h and stayed for several hours; crawled underneath house, up in attic, checked each room very thoroughly. Took pictures throughout the inspection and had time to show me stuff real-time as he was inspecting. Completed/emailed 44-page report by 1537h the same day. I was a little concerned after reading a couple of internet reviews before the inspection, but was completely satisfied with his service; perhaps the previous poor ratings were with other inspectors within this company. I'd recommend Mike Foster's services.

We were directed to this agency by our realtor. The good news is the inspector found a major deficiency in the healing system and we had the sellers replace the furnace before we went to closing. The bad news is the inspector noted on his report and quot; Microwave is damaged and needs to be replacedand quot;. We negotiated a $400 credit from the sellers to replace it. What we didn't know (and the inspector never mentioned) was that the wall oven and the microwave were operated by the same controls. You needed to replace both units at the same time. That was an investment of over $2000.00. We brought this to the attention of the management of US Inspect who backpedaled to their contract with all sorts of disclaimers. and quot;We don't represent ourselves to be experts in every mechanical system or appliance. You should refer to an expert consultant.and quot; We were talking about a GE Profile appliance which is probably the most common builder's appliance package on the planet. You took our $750 inspection fee for your services and then denied you really had any expertise in the matter. You were experts at HVAC when it suited your purposes but ignorant of the simple oven/microwave. Any realtor who recommends this firm is going to have very unhappy clients. THIS FIRM NOT ONLY DISCREDITS ITSELF, BUT THE REALTORS WHO RECOMMEND THEM.

I had US Inspect conduct a home inspection and radon test on a house I had put a contract on in Herndon. My agent recommended US Inspect and particularly the home inspector, Doug Horton. Doug was personable and very knowledgeable about all the systems in the house. I explained what my concerns were about this particularly property and he assured me that we would cover that and everything else. Doug told me that everywhere he went I was welcome to follow, and that is exactly what we did for the next couple of hours. I got a good overview of how the house was built, and peace of mind that there doesn't appear any serious issues with the house. Later that night I got a full report with pictures and listing of the concerns that we identified during the inspection. Two days later, after the Radon test results came back I was able to use the written report to show the seller my concerns about the property. What I really liked was that Doug told me to call him anytime if I had a question. I called him before I finalized the reply to the owners on what we wanted fixed. The written report was excellent but the ability to confirm the findings with an expert who wrote it crystallized what I could postpone and what I really had to fix before we moved in. Home inspections aren't cheap, but even though this is the third house I have bought, and I do all my own electrical work, a fair amount of the plumbing and a lot of the other more difficult remodeling tasks, it is worth every penny. I have no problem recommending US Inspect and particularly Doug Horton from their staff.

Home Inspector Ken Humphreys was extremely professional, provided me with his contact information and told me that he would be available at any time in the future for questions regarding the inspection and the findings of the inspection. Ken stated that this was not just the near future, but the distant future. iIf I had any questions, concerns, needed recommendations, I could contact him and he would provide assistance. Ken was extremely thorough and allowed me to tag along, watching every aspect of his craft. The inspection was just over two hours and at the end, he reiterated that if any other questions came up, I could contact him and he would get back to me. I would definitely recommend Ken and US Inspect for those looking at purchasing a home.

He was very professional and thorough. We received far more information than we expected. He welcomed all questions during the inspection and promptly returned calls after the inspection for additional issues that arose. He emailed a complete report with photos within five hours of completing the inspection. He lifted carpet corners in the basement looking for evidence of water damage, he operated all appliances, opened every window, checked every outlet. His original estimate of the time required was 2.5 to 3 hours, but ended up spending over 4 hours. We were very impressed by his professionalism. He exceeded our expectations for this service and he would certainly be the person we would call in the future.
