US Inspect LLC

I was very pleased with US Inspect's Ken Humphries, who performed my inspection. He was on time, very professional in his demeanor, and very thorough in his inspection and his explanations of both the pluses and the minuses he observed in my chosen property. He explained items he thought were issues and also explained how big of an issue he thought each thing was: meaning, he told me whether he thought the issues were "fix it now" or "can fix at a later time." This was really helpful to me in determining what to ask for in my purchase contract. He also did a great job of explaining how various things worked in the house, where to locate shut-offs, etc. I would highly recommend him and US Inspect.

Estimate & Scheduling: I was able to obtain an estimate and check the availability of the inspectors via their website, which made the process very simple and straightforward. Of the estimates I obtained, US Inspect was right in the middle of the price range, but was the only company with availability that fit my scheduling needs. Once I settled on using US Inspect, I was able to book the inspection online. Almost immediately after completing the booking I received a confirmation email with the inspection agreement and an additional informational packet to read through beforehand. Inspection Day: Bob Egan, the inspector arrived pretty much on schedule and got right to work. He explained exactly how he was planning on working his way through the townhouse, what he would be looking for, and what I could expect to get in the official report. He was very personable throughout the inspection, and entertained all of my questions. As he completed his work on each floor he walked me through his findings and gave me some tips for future maintenance and preventative care to ensure I get the most life of the home's systems. Post-Inspection Report: At the completion of the inspection Bob summarized his overall findings again, and explained that everything would be provided in detail in the formal inspection report, including photos he took of specific areas of findings. Bob said I could expect to receive the report by email that evening or early the following morning. I actually received the report within about two hours of the completion of the inspection. The report contained detailed information on everything he inspected, identified areas of concern, and presented recommended remediation steps. Overall I was extremely pleased with the entire process from scheduling through to the report. US Inspect wasn't the lowest priced estimate I received (it was only about $30 difference), but the service and attention to detail was worth it.

The company was one of several that were recommended by our realtor. My husband called those on the list and got their pricing and what they would do. The inspection date was set and my husband met them at the home. The inspector went throughout the home and while finding problems, he gave my husband information about the problems, sometimes mentioning how much repairs would cost, or the ways to fix the problems. After the inspection, within a day, we had a very detailed written report. As I mentioned before, as a result of this inspection, we voided our contract on the inspection contingency. When we needed the second home inspected, we were on a short time schedule (because my husband had to travel). The company was very responsive and was able to set up an inspection right away. The second inspection was as thorough as the first and again we had a detailed report within 24 hours.

WE WERE NOT TO PLEASED WITH THE JOB THEY DID BECAUSE WE FOUND A FEW THINGS THAT THEY MISSED, WHICH COST US MONEY IN THE LONG RUN. THEY SEEMED TO BE IN A BIG HURRY TO GET DONE.
