We contacted JES because of creaking in our floors and cracks in our walls. We wanted to know how bad our foundation problems were and get whatever repairs we could before it got too bad. Bryce came out, took a look around to confirm his suspicions and told us there was NOTHING wrong without house. He was very knowledgeable in explains the cracks and creaks and how our foundation was built. Now that I don't have to spend a bunch of money on foundation repairs we can start looking at other projects.
Description of Work: Evaluated our foundation and Determined no work was needed.

Thank you for inviting us into your home to provide your FREE inspection and estimate. Of course we never had the opportunity to provide a free estimate because Inspector Bryce determined that your issues were not related to foundation or moisture issues. Yea for you!!! Home owners appreciate the high level of integrity JES brings to the table - If there's a problem, we'll provide the right solution to correct it - If there isn't a problem... unlike some companies... we don't try to sell you something you don't need. Thank you for the kind words on Angie's List!

We had noticed some things that could indicate foundation issues. Rob Gold came out and assured us that no foundation work was necessary. He did note that we should have our crawl spaces encapsulated, and we are strongly considering it. If we do, we are certainly using JES. Rob is very knowledgeable and professional. Clearly, JES is a company with integrity.

On the morning of the scheduled appt., which was set at 1 pm, I noticed I missed a call from JES at approx 10 am. I called JES to ask them if they were calling to confirm the 1 pm appt, which they replied yes and confirmed 1 pm. As soon as I hung up, I found a voice mail. It was JES stating that their inspector is sick and would not be able to make it. I called JES back, expained what just happened and asked if they were coming or not. Also, the 3 hr. notice put several people involved in a bind. The receptionist who had confirmed the 1 pm appt was unaware of the voicemail conceling the appt. I was routed to someone else who after some prodding, agreed to send someone else. When this person arrived, he found every excuse possible NOT to inspect the crawlspace, and at one point stated I need to pay an engineer $750 first, before he could give me an estimate. We subsequently gave this $10,000 job to another company.

[member name removed], I see that you did not contract with JES for the work but may have experienced a communication issue in our scheduling department. The response you indicated that the Inspector gave you concerning the crawl space sounds highly unusual - our certified Inspectors are known for their thorough inspections and good customer communication. In an effort to learn more about who the Inspector was and to remedy any future situations such as this, we have tried to look up your name and property in our system. However we did not find it. Did you make the appointment under your name or someone else's name? Was the inspection of at your property or at another property? We also tried to track down a phone number for you via 411 information so we could call to investigate the allegations, but it appears your number is unlisted. Please call Eric at 877-537-9675 so I can gather the information to follow up. Thank you.

My house is 30 years old. The crawl space held water and rarely dried out. When my sump pump failed they installed at new one under my home warranty contract and when they found a leak in one of the pipes after they completed the job, they let me know so I was able to call my home warranty and have it repaired. They emailed me pictures of the completed work and followed up with me to make sure everything was fine and working well. Although they were suppose to level off all of my crawl space there seems to be a section that was not leveled. That would be my only complaint to date. I feel they completed two jobs for the price of one. Another company was going to charge twice as much for the same amount of work.
Description of Work: JES leveled my crawl space. They dug trenches around the perimeter and put gravel in it. They installed SmartPipe/french drains and drilled small holes in the cinder block to help drain out the water from the crawl space. Next they installed CleanSpace crawl space encapsulation system in the entire crawlspace and around cinder block pillars.

Sales guy was very friendly, walked me through what JES recommends, the history of crawl spaces, videos, etc. Lots of details, almost too much, but I like detail so it doesn't bother me that much. Construction crew finished the project in a day when the original estimate was for 2, which was very impressive. The guys stayed until 8pm to make certain I could move back into the crawl space without them coming back. The only downside on the entire project was when I was checking in on them halfway through the work, I noticed that they weren't installing the clearspace on the walls like the sales guy quoted me. When I pointed it out to the crew, their response was that they never install clearspace on the walls. I pulled out the contract and showed him what I'd paid for. He contacted his manager, I contacted the sales guy. The ended up having to take down a lot of insulation to put up the clearspace. So in the end I got what I wanted, but it threw me that the guy who did the work never did a project like what I'd been sold. Left me feeling like I'd been taken advantage of and sold more a larger project than what was necessary for my home.
Description of Work: Sealed with clearspace, full insulation of crawl space, installed dehumidifier to condition space.

basement waterproofing

In June 2011, JES installed a water management system around the interior perimeter of our basement, including a new sump pump and a dehumidifier. The drain system allows any water that seeps through and runs down the interior of the foundation walls to fall into the drains and eventually be pumped out of the house. We paid over $10,000 for all of this. The drainage system JES installed includes a lifetime warranty that essentially states the drains themselves will never fail. We never noticed any water on our floor after having this system installed. In May 2012 we notice some water sitting on the upper ledge of our basement wall. We brought JES back out to take a look per the free estimate they offer. They informed us that the water was actually not an issue with the drainage system they installed, but was due to water getting through our crawlspace window grates. At that time we were in the process of planning a major addition to the rest of our house, which included finishing the basement and sealing up the window grates, which would eliminate the issue. At that visit, JES suggested if we did finish the basement we should install a vapor barrier and explained to us the system that JES typically uses. At no time were we told that we were required to use JES for the vapor barrier to keep our warranty. Since we were doing a major addition through a design/build company, we asked them if they could install a vapor barrier for us since they were already finishing the basement. This seemed like a logical solution and would get us the outcome JES recommended. In fall 2013, our builder cut and framed an egress window, installed a window-well, vapor barrier, insulation, and drywall. An exterior relief drain was also installed in the window-well. In November 2013 after several storms we noticed a puddle of water forming under our baseboard, which shortly thereafter became a stream of water on the basement floor. Our builder came out and cut the drywall and JES came out to investigate the situation. JES determined that it was a pretty simple but costly error that our builder made ? they did not tuck the vapor barrier into the JES internal drains. Any water that soaked through the foundation hit the plastic, dripped down it, and then dripped directly on the floor instead of into the drains. JES gave us an estimate to fix it with their vapor barrier, which involved replacing the current plastic and properly tucking it into the internal drains. We signed a contract during that site visit for JES to perform this work and the contract included performing the annual maintenance on the sump pump and dehumidifier. This quote was for roughly $1,100. Our builder removed more drywall to allow this fix. We had a scheduled date for JES to come out and do the work and then 30 minutes AFTER they were to arrive, we got a call that they were not coming because of the weather. My wife and I took time off of work that day because the appointment was in the middle of the day. When I spoke with JES to reschedule, I expressed our frustration about the lateness of their cancellation. They apologized and told me that JES would waive the fee for maintenance of the sump pump and dehumidifier for this year AND next year, which I appreciated. JES came back to our house a few weeks later to perform the work. As our tech got ready to start, he now noticed dirt and debris covering the drains near the egress window area. He told us our egress window and window-well were not sealed properly, the egress window was the wrong size, and the exterior relief drain installed in the wall was not the correct type of drain (he said it had perforated holes in it), which were allowing debris to seep into the exterior drain, eventually getting into the interior drain system. After he discovered these issues, he called his supervisor and was immediately told to leave our house until he could write a revised quote. I asked if he could at least perform the maintenance on the sump pump and dehumidifier since he was already here but he said he could not. The orders were to leave. We were later blamed for wasting their time and not compensating them when they could have performed this part of our contract. He wrote an addendum to our contract that included a new window, window well, replacing the exterior drain, and cleaning out 10? left and 10? right of the center of the affected area of the interior drains. The cost was for roughly $5,000, and $1,100 of that was for cleaning the drains. We were told without cleaning the drains, our warranty would be void, but by doing the cleaning, our system would maintain its lifetime warranty. We spoke with our builder and after reviewing pictures we took during construction we discovered that the dirt and debris on the drains directly under the egress window was not seeping or leaking in from the drains as JES theorized. It was left over from when the foundation was cut and window was framed. This issue was not as bad or as chronic as JES had thought and was confirmed in a phone conversation with them. We agreed it had to be addressed, but it was not as bad as was originally thought. We became stuck in the middle of questions and opinions between our builder and JES so we brought in an independent inspector at our own cost to investigate the issues. The inspector agreed the window had to be sealed, but said the window was the correct size. He also agreed the well had to be sealed. Our builder also brought in a basement waterproofing company that agreed with the inspector?s assessments. And we got confirmation that the exterior drain was NOT perforated and in fact was a solid pipe. We don?t understand how JES came to this conclusion that the pipe was perforated and they never responded to this question when we asked. Our builder proceeded to seal the window and window well. But even after all of that, we could not get JES to respond to our questions and give us a revised quote so we asked to speak to a supervisor. We wanted to continue with the cleaning of the drains but for a reduced amount of area and we believed all other issues had been addressed, but we were not getting any confirmation in the form of an updated contract. We were put in contact with Todd Simmons and from the start he was antagonistic and rude. He kept asking us ?who authorized the work to be done? and seemed annoyed that he was having to deal with fixing a problem caused by our contractor. But we were trying to pay JES for services, just not everything they claimed we needed to do. We wanted to have a dialogue about what needed to happen but instead we were given a lecture on what a professional engineer is and how our builder doesn?t know what they are doing and how they probably don?t have any real engineers. Todd also accused us of making them come out to our house several times without being compensated even though their website clearly states ?free estimates? and we actually signed a contract for them to do work which they came out and refused to do. In the end, he agreed to speak with our builder to get more information. We then had several email exchanges with Todd trying to get the same question addressed as before, however all we got was pushback and in fact an increase in scope of work for JES to continue to honor our warranty. Todd?s tone was curt and disrespectful. He was acting as if we personally had offended him in some way when all we were doing was asking questions and trying to pay them to have work done. The original addendum as mentioned above was $5,000. Todd then changed it to over $10,000 and then changed it again to over $13,000 with no explanation! Todd insisted that the exterior drain system installed by our builder be removed and replaced by a JES exterior drain tied into the interior drains for our system to be warrantied, but couldn?t explain why our current system was not adequate. Any more site visits to were to incur a fee of $198. We could not justify spending $13,000 based on all of the other assessments we had. Since they were already coming back to install the vapor barrier, we asked Todd if we could pay for 5? of drain cleaning with the understanding that our system would not be warrantied. Todd?s response to that was they could no longer bid any work for us unless we paid a minimum of $3,500. There was no explanation for this other than Todd said this is their busy season and they can?t take on any more work unless we pay the minimum. But they were already coming to our house, so this didn?t make any sense. We said just do our vapor barrier like we originally asked for. His response was still ?minimum $3,500?. We informed him we had a signed contract for JES to perform this work. His response was ?If indeed you have signed a contract and we have a deposit we will honor the contract and do exactly what the contract states.? Eventually, we had someone from JES out to install the vapor barrier and service the pump. However the tech received a call part of the way through and was told not to service the sump pump or dehumidifier. We were not given any explanation as to why except if we had any questions we could call Todd. When he completed the vapor barrier install and requested a check from us, the invoice even had a charge for servicing the sump pump and dehumidifier (the yearly maintenance was supposed to be free per the phone conversation mentioned). Not only did they not do the work, JES wanted to charge us for it! I also have email confirmation confirming the servicing was supposed to be done and free of charge. We don?t blame JES for the issues that led us to contacting them, but JES became totally unreasonable and irrational as we tried to resolve the problems and pay them to do work. And through all of this, Todd never physically came to our house. He never inspected the situation himself. For a project to go from 5k to 10k to 13k, you would think that would be due to more information.

JES Construction (Manassas, VA) was the best overall value of the four companies that I considered. Two were higher price. One was slightly lower. To a man, the 3-man crew was hard working and clearly knew what they were doing. After crawling around in a dark, cold crawl space for 8-10 hours for four days they remained happy, friendly and courteous. To finish on schedule JES sent a second 3-man crew (total of six men) the last day. The job supervisor engaged with me throughout; first to explain what they would be doing and throughout the week to answer any questions that I had or to seek my concurrence on any number of issues like where the sump pump drain line should be located. It was a pleasure dealing with these men. The products they used (Basement Systems...a nationwide firm) appeared to be top quality. For example the Clearspace vinyl sheeting used for encapsulating was thicker (20 mil) than what others proposed using. The SuperSump sump pumps and the SaniDry dehumidifier similarly appear to be top quality. The day after the work was complete the job supervisor sent me over a hundred pictures of the job showing what was there before and what they did...pretty cool! It would have been helpful if they had an electrician to come by the last day to add the necessary receptacle(s) for the dehumidifier and sump pumps but it was clearly spelled out in the contract that was my responsibility. Otherwise, as a very reluctant buyer initially I was very pleased with JES.

The worker arrived promptly. They got to work right away and had the hole dug out in two hours. Let me tell you, the work that those guys did was outstanding. Overall the job took 5hrs to do from start to finish. The part that I was really impressed with is that my yard was as clean as when they first started. This crew as fast clean and courteous. Today 2/3/14 was the first big rain. I waited for the first rain to see if my basement had any leaks. It rained all day and my basement is dry as can be. I am impressed and singing JES Foundation Repair's praises. I recommend these guys highly.

They were very professional. They came out and gave me a plan for what they are going to do. They also provided a brochure for their services. However, they seemed a little pricier and they seemed a little slick. Furthermore, they use a different technique. They do not use helical piers, they use bush piers, but I preferred helical piers.

Estimate: The engineer who came and did the initial estimate was on-time and very professional. He looked at my problem (A small to moderate leak in the basement corner). He recommended a solution that was not "Killing a fly with a sledgehammer", but would adequately fix my problem. He explained the entire process to me and answered all of my questions. The only negative was that he thought we could get this taken care of before my wife and I left on a trip for the holidays. This is no fault of his, but the scheduling office did not contact me until Wednesday (Estimate on Friday). But they did schedule the installers to come out on New Years Eve, which was adequate. Installation: The team arrived on-time and immediately got to work. The crew made sure to protect the Hard Wood in my Dining room as well as the stairs going down to the basement. They attempted to protect my furniture and warned of the dust that would be involved. They worked efficiently and completed the job in a bit under 5 hours. During the whole process Pablo was professional and explained to me what was going on. When they hit a bit of a snag from the original plan we were able to work out an alternative that suited my needs. They left the basement in as good as shap as possible, and repairing/replacing the floor was on my to-do list anyway. We have not had a major rain since installation so I can not say 100% that the job is done, but with a lifetime warranty I can sleep easy that in the event of a failure I will be taken care of. One Major Complaint: Dust is a major issue with this installation. The crew dug a hole in my Cement floor about 3-4 feet deep and a trench around the two walls with the issue. Please JES Works, invest in your employees and buy them better dust masks. The entire crew was outfitted in the flimsy white paper masks. While these masks might be "Compliant" I worry that the masks are not enough to deal with the sheer volume of dust these guys deal with.

I had an estimate for foundation piers from a very polite representative. However his suggestions conflicted with that of the engineer we had hired and was a 2-3 times more expensive solution to the problem. He also made a very, very thorough presentation that was overkill while I was trying to see to my small children at the same time.

Although we strive to give everyone the estimate that fits their particular situation. This review does not represent our work ethic or a finished product as we were not hired to do this repair and cannot find an estimate for this person and believe that this review does not apply to our Company. If this individual would like to contact us directly to discuss this we would be happy to review the Engineer report and provide a proposal based on his opinion. Happy Holidays

JES made an appointment and arrived on time to begin the cleanout of the crawlspace. They did a great job considering it was 40 years of stuff. They put in the French drain, sump pump and piping. We had one small snag about who would supply the electrician. I thought they would, and they thought I would. After reviewing the agreement, a handwritten note said they would supply, and they hired an electrician who put a circuit and receptacle in the crawlspace to plug in the sump pump and dehumidifier. Entire process took about 3.5 days and was on time with excellent cleanup. The crawlspace is very dry and you could live down there if you were three feet tall. We view this as a good protection on our home investment, as this project will prevent other, future problems. The "free" financing was pleasant surprise (must pay in six months or high interest rates kick in). Homeshow discount was applied. We highly recommend this firm, as they explained our issue well and have resolved our drainage concerns. We gave a B for price, as we don't know the price comparisons, but it seemed high for the work done. However, we are pleased.
Description of Work: Found water standing in my crawlspace, called three firms after area home show. Only two contacted me. JES came out, clearly explained our foundation was sound, but ground water was seeping in after 40 years from backyard that drains toward house from neighbors yard. Both my daughter and I have asthma, and needed water and mold contained. JES recommended that they dig a French drain around the inside perimeter of the foundation to drain the water. They suggested adding a 32 gal sump pump, sealing the entire crawl space with thick, reinforced white plastic and adding a dehumidifier. We agreed to 25% down and they offered a no interest finance plan if paid off in six months. We filed for the finance plan and will pay off balance next month.

He spent 1.5 hours addressing my foundation concerns, inspecting my home and providing insight about foundations and the techniques used to fix various types of foundation problems. I found Jay to be a pleasure to work with. He was knowledgeable, respectful and non-aggressive. He laid out all the various scenarios associated with my particular situation. I look forward to working with Jay and JES should my minor problem turn into a larger one down the road.
Description of Work: Inspected the foundation of my town home. The inspection took place on a Saturday morning.

It went great. The house is not going to fall. I was afraid to work in the kitchen, but not any longer. I had wanted to replace kitchen cabinets and now I feel safe to do so. The work crew were friendly and polite, easy to deal with. They left a clean work area and completed the work in record time. We did have a small area that new concrete had to be put in. This was done in order to prevent a possible weak area in the footer from giving way. This did not add to the cost of the bill. They stayed true to the estimate given.
Description of Work: JES dug out around the foundation and installed foundation brackets to secure the footing. They used steel tubes to drive down through the ground till they couldn't go any further. They needed five of these for the corner of my house. After they installed all five, they raised the corner up to where it was supposed to be. There were a lot of huge rocks in the ground they had to dig up. When asked to leave as many of the rocks out as possible, they did so and put them where I asked. They offered to do a little other excavating on my back yard that I didn't want done at this time.

Crawl space was 400 sq ft with almost 1000 sq ft of total surface to cover. Overall, the process from inspection to completion was good. JES is very responsive and willing to answer questions at any time. We reviewed three other proposals and selected JES because their inspector brought out several points that we hadn't noticed. The JES repair and encapsulation concept was more logical and one of the less costly solutions. JES also provided a research paper on Crawl Space Science - What to have done and why". We further researched the subject ourselves and found that JES had a better understanding of our situation than the others who tried to sell us a lot more than we needed. We definitely liked their floor material that is 20 mil thick - more than most of the other companies. They also put down a molded plastic underliner that helps keep the liner off the dirt, allows you to move storage boxes into the area a little easier and less fear of tearing the material. You still have to be careful, but this underliner is just another example of JES understanding the reality of the homeowner wanting to use the crawlspace after encapsulation. The workers were on time and stayed until the job was completed. The crawl space had an easy access from a full-size basement door and a two foot wide perimeter to walk on two sides of the crawl space. The workers placed drop cloths across all the floors from the outside door to the crawl space. They even taped drop cloths to the bathroom. The workers were very nice. When I would see how they were coming along, they would explain to me what the different processes were. They left some extra encapsulation material and tape in case we did tear the material. But the warranty is one of the best, if not the best. As we read the science paper, I did notice that the article recommended dropping the encapsulation material below the top of the crawl space so you could notice if termites were active. Since Virginia is known for a dense termite population, we called JES and asked them about the gap that should have been done on the walls. They sent out a technician to cut the wall material and expose the top of the block wall. He also left some of the very strong tape (at my suggestion) so I could make a clean edge along the cut material. As the technician finished, we noticed that the vent covers were cracked. The technician was not far from the main office, went back, returned with two new vent covers, and installed them.
Description of Work: Installed two small concrete walls to control the dirt coming into the crawl space; encapsulated the crawl space, installed smart drain and two vent covers.

Jay, the inspector/salesman did not listen, he just wanted to talk. Was a complete know it all. I wanted someone over to address a specific situation and all he did was try to sell an almost $19,000 encapsulation system. The guy was so bad that other workers for the fireplace I had over were questioning who this guy was based on his demeanor, attitude, lack of professionalism and the fact that Jay told the fireplace people to stop working so he could talk. Thought I was getting a knowledgable crawl space inspector, but instead got a blantantly terrible salesman. He couldn't even measure the humidity because his battery was dead and then he proceeded without permission to remove and check all the smoke alarms for a 9 volt battery and then when he couldn't find them there, he started literally rummaging through our personal items which were in open boxes to find a battery. After all that, he still said, well it feels like there is more than 50% humidity down there. I needed someone to look at the existing vapor barrier in a particular location in the crawl space, however Jay spent all of 5 minutes down there and didn't even crawl to the area. He just took a picture of it. When he came out and I started asking questions about what he discovered, he acted like I had no right asking him anything and kept asking me to watch his stupid videos. And then he wrote up a ridiculous quote for $18,000+.
Description of Work: The provider was supposed to come and check out an issue I had in my crawl space. The provider instead sent a terrible salesman who immediately began setting up his pitch for a crawl space encapsulation system.

Response from JES Foundation Repair
I am sorry to hear that you are not satisfied with your inspection experience with JES. We believe there is no more serious and common defect with housing today than vented, dirt crawl spaces. Because so many people accept the conditions in their crawl space as they are, education is a major part of our inspection process. We know that most homeowners would choose a mold and rot free crawl space, lower energy bills and peace of mind when educated on the solutions available to them for encapsulating their crawl space. I am more than happy to speak with you about your experience with us and I hope that should you choose correct the conditions under your home and encapsulate your crawl space, you will choose JES. Our CleanSpace solution has been installed in hundreds of homes all over Virginia. Feel free to reach me any time you need assistance. Respectfully, Todd Simmons 877-JES-WORK

The consultant who came to look at our basement problem did a complete evaluation and recommendations seemed appropriate. Then the hard sell began with the discounts if you paid now, "but by the way I forgot to add something to the quote." I was very put off by their sales tactics and pressure that they apply for the sale. I consulted another company and it was an entirely different experience.

I contacted JES through their website to provide an estimate on repairing a water leak and possibly waterproofing. A JES representative called to set up the appointment within an hour of submission on a Saturday morning. The appointment was set up for the following Saturday. On the date of the appointment Jay Hyman arrived early shortly after 1 pm when his appointment was a 4 pm. He had attempted to call us. Jay explained he had an earlier appointment cancel and if possible would like to work with us now. I said that was fine, but that I did have another contractor coming to the house at 2pm. I showed Jay the garage where no water was at the time, but evidence of water damage was evident. The garage wall was open so he could look at the foundation, cracked brick, etc. This was our major area of concern. I then walked Jay around the property and showed him an old crack repair that was concerning, and the crawl spaces. During our walk around I told Jay that we were getting the gutters replaced and were hopeful that the majority of our water issue would be resolved with the replacement. I explained that the garage was a priority for us. During this walk around, my 2 pm contractor arrived. My husband had greeted the 2nd contractor and got him started. I excused myself to speak with the siding contractor. Jay appeared a little perturbed despite my warning that his early arrival would be in conflict with another appointment. Jay basically told me to not address the garage until we saw if the gutters stopped the water. I was surprised as I had explained this was a major area of concern. He then had me watch about 6 videos anywhere from 1 to 3 minutes about foundations, waterproofing and some of the services JES provided. Jay was professional but condescending in his explanations. At this point, my siding contractor knocked on the door to continue his appointment. Jay was visibly annoyed that I started to get up and told me to tell the other contractor to wait about 3 more minutes. I reminded Jay that the other contractor had the appointment and I had warned him of that when he arrived early. Thank goodness my husband was available to speak with our siding contractor while I suffered through the rest of Jay's selling process. Jay proceeded to sell a crawl space liner system (Clean Space) as a solution for my damp crawl space about $3000. He also spoke about a foundation stabilization system to fix the crack on the side of the garage about $5000. He had written all this on his pad of paper and then wanted a snap decision so I could "save" $500 by applying a coupon that must be used at the time of the inspection. He said that this was JES' process and that a written proposal would be sent to me in a few days if I decided wait. I explained that I don't make snap decisions regarding major projects. He wrapped up and left. It is now Thursday and no written estimate has been emailed. In my opinion, JES was not interested in completing the project I needed done. A total waste of my time and postponed completion of a project that was critical in our opinion (and the opinion of other foundation inspectors) to the stability of our home.

The company was responsive with scheduling and punctual with the inspection. The inspector, not an engineer, looked at the area of the foundation that concerned us. He quickly concluded that we needed to have our foundation fixed by adding 11 resistance piers at a cost of approximately $23,000. Needless to say I was shocked to learn that our newly purchased home was in such a condition, that our home inspector missed the problem, and that the previous owners would conceal such a material defect. When pressed on what was wrong, the JES inspector said it could be anything and he wasn't sure and refused to put anything in writing besides what the suggested repairs were. He was sure about the solution, not the problem which raised some major red flags for me. So we decided to get a second opinion from an independent structural engineer. When the engineer arrived he looked at all the same problem areas and came to the conclusion that the crack that was of concern was actually an expansion joint that was purposely put there and was nothing to worry about. The engineer not only told us that the crack was meant to be there but also that no repairs were needed whatsoever. JES was going to charge me 23k to fix a non-existent problem. Clearly they were more interested in selling an unneeded service then they were in providing good customer service. My advice to anybody looking for an honest assement of a foundation issue is to spend the couple hundred dollars on getting an inspection from an independent structural engineer and not some dishonest company more interested in taking your money than providing you with good service.

Overall, it went fairly well. As others have pointed out, their Inspector is a salesman - but, that is the case with any contractor or service tech who provides quotes to customers (we have relatives who own a general contracting company and know that anyone sent to give a "free estimate" is there to sell work.). The sales rep (Nick) was perfectly nice and fairly knowledgeable. We actually hired an independent structural engineer to do a paid assessment before getting quotes from JES and their competition to ensure that we weren't overreacting to our severely sagging floors. Having that info, and making it clear to Nick that we were only concerned with structural integrity, not the cosmetics of the sagging floors, he appropriately scaled back his recommendations from 6 SmartJacks to 4 SmartJacks and did not push their "sealed crawl space" solution - which I got the sense was their biggest seller. A good salesman knows how to read a prospect and knows not to oversell - so good job on his part. The installation was completed by the same team of three workers over two visits. They were punctual (even early), polite, and professional. They installed the jacks correctly and adjusted as per our instruction (did not want level floors which would have caused more cracks and cosmetic issues inside the house). A couple of minor disappointments after the crew left and I went to inspect the Jacks - (1) a new vapor barrier had just been installed six months earlier and it seemed to be hurriedly and haphazardly thrown back in place when they finished the work - not a major deal - but disappointing to see exposed floor showing all around our crawl space when none was visible before the work. This was a minor enough of an issue that I moved it around myself - and while its not "like-new" its fine (2) one of the large nails used to affix the SmartJack to the girder was mangled badly and actually came out the side of the wood girder - just seemed a little sloppy. Hopefully, there won't be any negative long term effect on that beam. And with both of these disappointments, my sense is that they don't expect homeowners to get in a dirty crawlspace to inspect their finished product. Just seemed a little careless to me. Otherwise, the crew was very polite and professional. The SmartJacks have clearly provided the desired stability and slowly and gradually have raised the center girder about 1/2 inch and reduced some of the sagging floor issues. We may have them come to raise them further over time. Again, the concern is that raising them too much, too soon, will cause wall and floor cracks. Overall, definitely worth the money to address a main floor that was 150% overloaded as per the independent Structural Engineer's report. And based on other quotes we received, the JES price was competitive - not cheap but seemingly around what others would charge. And we went with JES because they seemed to have the most experience with this exact type of issue.
Description of Work: We had four SmartJacks installed under the center girder in our crawl space to address sagging floors and overloaded girder and over-spanned joists on our 60+ year old house.

The employee referred to himself as an ?inspector? (though I had request an engineer) and appeared to feel I needed to be educated about my house, despite my mentioning several times that I had some time constraints. He required that I listen to his lecture about various issues that could appear in a house?s foundation, even though I said clearly that all I was interested in was an estimate on the joist repair. He spent about 20 minutes lecturing while sitting in my crawl space and requesting that I hand him various tools from his bag. I then excused myself to go upstairs so he could focus on the joist estimate. He did not come upstairs for another 40 minutes, and I am still frankly concerned about what he was doing in my basement and crawlspacedownstairs bedroom for that period of time. Certainly when he finally came upstairs, I expected to receive some type of assessment of the joist repair. When, instead, he told me to sit down because he was going to show me some videos, I asked if he could possibly get to the bottom line quickly, as I needed to phone someone prior to their leaving on a plane. He became quite upset and stated that he would not give me an estimate and would ?walk right out the door? unless I sat and watched his videos. I gave in as I didn?t want the previous hour to have been wasted and never receive the estimate I needed. 30 minutes later he left, I wasn?t able to reach my friend, and I never received an estimate. Bottom line: be wary of any company that has to advertise this much and yet is too disorganized (or has too many odd employees) to be professional and provide potential clients with what they promised.
Description of Work: After seeing JES ads touting the knowledge of their engineers in just about every paper I read, I decided to call for an estimate on a joist repair in the crawl space of my home. I will probably regret that decision for quite a while because despite their employee (not an engineer) commandeering my attention and time for one hour and 45 minutes, I never received any estimate and the company claimed not to have the information about the estimate when I called a week later.
