We paid 1/2 in cash down on the house. They did not start until 3 months after they said they would. The owner of the company was nasty and belligerant. Anything they asked of us we did immediately. They dragged their feet and sometimes I thought we would never finish this house. Of course there were things wrong when we moved in because the building inspectors told the builder that he had to let us move in before going to settlement because he was taking so long to complete the house that we had moved 4 times. They weren't real major things, but if the house had been inspected by the builder with a punch list then these things would not have been wrong. The diswasher was incorrectly installed and it leaked all over the kitchen floor the first time we used it. The carpet was not seamed correctly and a representative from a carpet company had to come and redo all of the seams. The inspectors were so disgruntled with the builder that they told him they would charge him $50 every thime they had to come out to inspect something because he didn't get professionals to do the plumbing, etc., just the guys who worked for him did the work and they didn't do it correctly. It was a lot of small things but the frustrating part was they cut down some trees to get the house in and then they took a bulldozer and pushed them down into the woods near the creek. We had to spend another $1500 to have them removed because it looked trashy. When they put grass seed down they didn't even remove the twigs and branches and the gravel from the yard - they just seeded over top everything. It has just been one thing after another and with little or no response from the company. I would not recommed them to anyone.
Description of Work: Nelson Homes has another business named Bennie's Homes in Lynchburg, VA. We owned the land and wanted to build a retirement home on our own land, which was 7 acres located in Lynchburg, VA. We went to several modular homes companies, and settled on Bennie's Homes because they had the floor plan that we wanted. Little did we know that what was supposed to take 90 days would take 15 months. The person in charge would not speak to us, only send emails. We lived 200 miles away at the time and we were both still working, so it was not easy to keep a constant watch on what was going on. There were occasions when the house would sit for 2-3 months with no work being done. This was a modular house, so there really was not that much that they had to do to complete it. It was a horrible experience and I don't recommend them to anyone.

This client came to us to build there new home and it looked like it would be a very straight forward job. They had picked a floorplan, had some Cash, Land, Septic and county water... Sometimes things just are not what they seem to be and many times it's no ones fault, it’s the nature of our industry with many new regulation and requirements for permitting, construction, lending and the weather. When these types of issues occur, a client sometimes feels the need to point to someone and in this case it was me, the owner. Of course, we could have done things better and faster looking back on the project. It is my job to review each project and then review it with my staff to improve our processes and procedures. In this case: While the client had some cash and good credit, they had to try twice to get financed. While they had a septic, it would not pass inspection and they had to get a new septic design which included a pump station. While they had land, there was already a house on it that they wanted to keep which caused many issue to overcome with lending, appraisal, zoning, permitting and construction. While they had water access, they had to obtain easements and while they had a drive way, they wanted to access their property from the opposite direction which had to be permitted by VDOT and new surveys and easements. As we worked with and assisted the client, this all took months to get straightened out. We had ordered the modular home from the factory much earlier but had to hold off the delivery to their site because of these issues. During construction we hit rock which caused multiple issues including one unforeseen issue that did not show up until the end of the project, and bad weather. When an issue occurred that was in our contract, we fixed it at no cost to our client. When there was something new that had to be handled, we provided a Change Order as require. Bennies Homes received a copy a few days later 04102010 Ordered new soil work for a design if a septic and ordered survey for a recorded easement 05272010 Received recorded easement from surveyor 06102010 Turned soil work into health dept to obtain new drain field design 06282010 Ordered home from factory even without health permit or approved loan, did this to make the customer happy 06302010 Received Health Permit 07102010 Was told by an appraiser that they were not comfortable appraising the log cabin the new home was to be attached to since it was built in 1800 by Thomas Jefferson 07152010 Applied for building permit 07272010 Sent application to two different banks to see which would move faster for the customer 08102010 Chose new financing, did truth in lending and ordered new appraisal 08212010 Did an addendum on the building permit for a demolition of additions on the log cabin and attached garage 09172010 Received building permit, still no loan approval to move forward on construction 10102010 Received loan commitment 10172010 Bennies homes secured loan to pay for the remainder of construction and allowed the customer to avoid a construction loan, not normal practice but save client about $6k 10242010 House was delivered to Bennies/ construction started with footers 12292010 Foundation finished, house set, interior trim complete despite Thanksgiving and Xmas, not to mention extremely wet conditions. We also hit Rock on the footers that delayed the foundation for a couple weeks.
