Major issues causing dissatisfaction: Extreme tardiness and failure to provide a home inspection report. Overall, I was very disappointed with the services rendered. Sam and Chuck were over an hour late for starters and did not call. Once they arrived, Sam walked around the house with me and my agent while Chuck appeared to be doing most of the other work. I am still not sure what Chuck did since I don't have the inspection report but I'll get into that more later. Sam seemed very enthusiastic about his work and did appear to have expertise. I did appreciate the input I received from Sam as we walked through the house. I would've taken notes but he kept telling me all of this would be in the inspection report. I don't think that the roof was inspected very thoroughly since all Sam did was climb up there and give a quick glance around. No inspection of any joist or corner was performed. At the end of the inspection, Sam asked if I wanted the report now or emailed later. I did want the report but had already taken off a substantial part of my workday and couldn't wait another hour for the report (they brought a computer and printer with them). My agent gave Sam his contact information and we all left the premisis. A few days later I did get a call from Sam confirming that he had passed along a pipe insulation sample he had taken to an expert and it had been identified as asbestos. He stated at that time he would have the report to me that night or in the morning. I called him every three days for two weeks, and emailed him once. I got various excuses as to why the report hadn't been provided and I am still waiting for the report as of the date of this writeup. What I don't understand is that they did all of the work involved and spent a good amount of time at the house. They gave me their actual phone number and home address (verified through arlington tax records). I just think it's odd that they seemingly provide no actual homeowner's inspection reports. Needless to say, I am very disappointed. Buying a home is a very stressful situation and these guys made it worse.

I Called "Your personal Inspector" listing # 866-553-0095", after seeing their website which offered all the services I thought I needed. I began speaking a couple times with a Sam Howlett and we set up the Inspection for Saturday the 5th at 11 am. He called me back later to see if he could do Friday afternoon to perform the plumbing inspection at 3:00 pm as his plumbing guy could not be there Saturday. I agreed to meet them at the house Friday afternoon with the realtor to get them in at 3pm. His partner CW Bender and his plumber showed up, but were almost 1 hour Late. They did a good job over all investigating the plumbing and pointed out some good things. I paid them a partial payment at Sam's request via a phone call directly to their plumber for 200.00 as he felt he had spent alot of time there. Saturday 10 30am comes around and I get a call that their on their way. Saturday 12:00 comes around I get another call that it will be another 15 to 20 minutes before their there. 2:00 my realtor has to leave for another appointment Still no Home inspector, I call them back, there at the beltway? 3:00 pm my wife and I are walking out the door and ready to say screw it. As we are locking it up they finally pull in 4 hours late They have a half a section extension ladder tied down to the top of the truck. They immedately jump out of the truck and want to get to work, no explination for their being late. Sam runs up under the houses to the first bump out and he claims this is no custom house as look at the poor craftsmanship and immediatly starts going around the exterior pointing out all the deffects he can see. After 2 hours of the Inspection which they did go thru and do very good job on, he then sets up a single 9.95 (2 canisters) Home Depot Radon kit on the main level of the house. I ask shouldn't these be going in the basement on the lower level. He tells us "No it's only required for the lowest living level of the home". I tell him we plan to use the basement and finish it out? No he says so he leaves them both 3" apart from one another in one spot on the main floor of the house. I then ask about them needing to take a water sample and that we need the FHA requirements met. He then tells me he collected that yesterday and they have it ready to be tested, but the FHA test would be more money. So after this I bring up our dissapointment in them not being here ontime today and costing everyone alot of time and money so we discuss scheduling their return to pick up the Radon Canisters. They say they will return on Monday the 7th at 12 noon to pick them up. I said I would set up having the house opened by the realtor and reminded them of needing these test results back bay the 15th and to be ontime Monday. I paid them the balance 275.00 plus 25.00 extra and make this check out to his partner CW Bender. Monday rolls around and I decide to call at 9:20 am and confirm we are still on for 12 noon? Sam answers "Oh yes we'll be there at 12 Oclock". 11:50 am I recieve a call from Sam's partner Chuck W Bender "Oh they made a mistake, the Radon Test kits need to sit another 24 hours and they should not pick them up untill 2pm on Tuesday so they are not coming. I say to them what about the realtor who's waiting at the house to open it? At this point I call our realtor and he closes the house up. At this point I'm fricking steamed! So I call his number and get his voice mail, I leave my dissapointment in their company and distrust in any of their testing procedures or results over the phone message system for them and ask that he (Sam) call me back. I further find out from my wife later that day that the water sample they supposedly took Friday was from the kitchen sink and put in a Fanta orange soda bottle and that one had commented to the other we better wash this out first? My realtor decides to show up Tuesday at 2pm to open the house just in case these Yahoo's want to show up and collect the Radon canisters. But they didn't so my realtor calls him and Sam says he is not doing anything further for us and has no entention to pick up the Radon Tests nor due the water testing for us as he is washing his hands of us, As he did not like the way I spoke to him on my message or my distrust in their abilities. Be aware his site leads you to believe he is using labratory testing but he tells you if you ask that he has a qualified technician to do his testing in house. Not sure how he is having this stuff tested and certified? We still have not recieved our formal home inspection documentation to date. The guys a B.S artist.
