They redid one entire shower in floor in one bathroom. In the second bathroom they redid everything. They replaced teh floor, vanity, tuba nd toilet. They did an excellent job.

Overall, just a very pleasant experience. We scheduled the appointment for an estimate and Gary showed up on time, showed us pictures of similar work he had done, showed us sample tile and gave us an idea of what would be involved. He supplied a written estimate a couple of days later and we signed up and he put us on the schedule. He started exactly on the date/time he said and performed the work in accordance with the schedule he estimated. The quality of work is really outstanding and we are extremely pleased with the bathroom. We will definitely have Gary do our other two bathrooms in the future. He turned a dingy unusable eye sore into a bright space that is now one of the nicest rooms in the house.

Gary works alone, finished in a day less time than estimated, explained each improvement. It looks beautiful. We couldn’t be more pleased.

I really liked Gary when he came to my house to give me an estimate for a bathroom renovation and I felt the estimate he provided was very fair. He seemed very knowledgeable and experienced. I followed up to get references and took the time to check them. It wasn?t until I told him I wished to hire him for my bathroom renovation that he mentioned he could not do work in multi-level condo building. I am extremely disappointed and now I have to start the process of identifying a contractor all over again.

Gary did a wonderful job matching the old tiles to the new tiles. He really had to think outside of the box to fix a problem that we inherited when we bought our house. He did a great job getting the work done. He recommended a good shower door company to reinstall our shower doors when other companies did not help us.
Description of Work: Gary removed old tiles and replaced the tiles with a shower basin. He repaired a bad remodel job that the previous owners did on the house. Our remodeled tiled shower was leaking downstairs to our kitchen.

This is our 4th Bathroom Remodel by Gary at Royal Plumbing. He removed an old cast iron bathtub and installed a shower with frameless glass doors. This involved replacing the old sub-floor and toilet and installing a new vanity that I purchased. He also installed new tile on the shower walls with accent tile and a new tile floor.

My mother noticed a leak in one of her basement waterlines. She called Gary of Royal Plumbing and he responded within 1 hour. I am especially impressed with his service once again. Gary remodeled the master bath in my mother's townhouse last year so he knows that she is a Senior Citizen and that she gets very upset when there is a plumbing problem. His quick response today was much appreciated but not surprising. I have been using Royal Plumbing since finding them on Angieslist about 5 years ago. Gary has remodeled 3 bathrooms in my home and one in my mother's home. He has responded to numerous additional plumbing problems over the years. It is a real comfort to know that my mother (and I) have a trusted plumber that we can call and rely on to fix a plumbing problem and know that we will be treated fairly

We discovered the water heater was not working properly and Gary discussed two options with me - a conventional 50 gallon tank or a tankless water heater. Even though the inital cost is greater, I decided to go with the tankless water heater as it would provide unlimited hot water and, over time, save me money as it would only heat the water when I needed it. Gary spent close to three days installing it. The installation was tricky since I didn't have the proper chimney to which he could hook it up. He had to run a lot of pipes and drill two holes through the side of the house to vent it. Gary spent a lot of time beforehand designing the project and he explained to me clearly what he would have to do. After having the tankless water heater for a month, I love it. We can have multiple things running water in the house and not have to worry about running out. Gary did a superb job at installing the heater cleanly and professionally. We are very happy with it.

The experience overall was wonderful! Gary responded promptly to my initial inquiries, provided reasonable estimates and began work soon after. I had never done any remodeling and Gary led me through every step, answering my many questions and reassuring me all the way. He recommended tile to use in the bathrooms and his skills at laying tile are outstanding! In the master bath, he laid a decorative glass tile with a pencil trim and it is beautiful. I asked him to make a tile seat in an empty space that would otherwise have been covered up and he accommodated that wonderfully. Gary also has a great attention to detail and is willing to go the extra mile to help the customer. He took the time to ensure crown molding he removed in one bathroom fit again perfectly and he mitered the corners on trim in the master bathroom. He even had suggestions on paint color to use that went perfectly with the tile. Along with Gary's willingness to patiently explain everything to me and accommodate any special requests or upgrades I asked for, I most appreciated Gary's fiscally reasonable approach to the entire project. He often made suggestions on how I could save money during the remodeling and gave me options. When I spent the extra money on an upgrade or option, it was my choice to do so, not something Gary insisted had to be done. That gave me a lot of flexibility in the overall project and ensured I could manage the budget appropriately. Gary has been doing this work for over 30 years and he is a consummate professional. He kept me informed on the progress of the projects and I was always able to contact him with any question or concern. Gary's experience, professionalism and fantastic work took much of the stress out of this remodeling project and I learned a lot from him along the way. I highly recommend Gary to anyone who needs bathroom remodeling, especially tile work, and would certainly use him again in the future if the need arose.
Description of Work: Gary remodeled three bathrooms. In our small bathroom, he tiled the shower and floor, fixed a few plumbing problems he found, and installed a toilet, vanity and medicine cabinet. In our hall bath, he tore out the existing tub and fixtures, retiled the entire tub area and floor, and installed a soaking tub, toilet, vanities and mirrors. Unfortunately, Angie's List failed me in this instance. I hired Gary to remodel my bathroom based on the positive reviews. Instead, he turned into the epitome of a sleazy, unreliable, and dishonorable contractor as he quit the project two days before it was scheduled to begin. Up until the point where Gary cancelled the project, I thought things had gone well. I liked him and we seemed to get along fine. He came to my house twice to go over the project. We had discussed and agreed upon every detail. After the first visit, Gary emailed a fairly general contract. During the course of a few phone calls and a second visit, we had agreed on some items he did not list, such as installing a new fan (for an additional $400), replacing the outlet and light switch, adding an additional soap dish, and going with an elongated toilet. Nothing shocking or unusual for a bathroom remodel. Having learned my lesson with other contractors, I asked for an updated contract with all of these items listed. I had also ordered a new mirror, cabinet, vanity, and countertop (Gary has the customers do this.) Gary was aware that I had done so and confirmed that my choices would work. Instead of an updated contract, I got an email stating, "I have to cancel the project. I reinjured my back and can't do the heavy demolition required for your job." Now, I cannot know whether or not he really injured his back. If he did, why didn't he look to postpone the job and/or get assistance for the work he could not do? (He always said he would have someone helping him the first day for the demolition.) I would have been willing to postpone if necessary or help out myself with any heavy lifting or demo work or even hire someone else to do that. (In fact, a postponement would have been fine as my new cabinet, etc was not going to arrive in time.) Gary has refused to return any phone calls or emails since he quit on me. So, it would appear more was going on than just an injury. Perhaps he objected to a detailed contract or just did not want to do the job for some reason. Again, there were no last minute changes that would have caused him to walk away and if he had any issues with the items such as installing a new fan, he could have just said so and I could have had someone else do it (for less money). So, after weeks of planning and detailed conversations and meetings with Gary, I need to start all over again. But now my budget is likely busted because I ordered the new vanity, etc with Gary's estimate in mind and his estimate will probably be hard to match. Interestingly, when I went back and looked at some of the negative reviews on Angie's List, I see Gary has walked off other projects as well. So, if you are considering him, be wary and know that he has cancelled out on other jobs. Also, be sure to get a signed contract sooner rather than later. Finally, with regard to his "injury," I see that there is another review stating that Gary completed a bathroom remodel during or soon after the same time frame he had scheduled my project (the one completed on Dec. 21; mine was scheduled to start Dec. 10 and take about 7 days). It would appear that he was healthy enough to finish that job. Again, if he really could not do the demo work required for my job, why not postpone or get assistance? GARY, I see you like to respond to negative reviews. Care to finally give me the common courtesy of a response now?

There were 2500 pounds of concrete and metal that needed to be removed and hauled away. I hurt my back and was not able to do that kind of heavy duty construction at that time- I advised the member of this, never signed a contract-took a deposit-gave a start date,I hope if he ever has a job related injury, his boss shows a little more empathy/consideration -Gary

Couldn't agree more with the positive reviews already on Angie's List. Gary made several recommendations during the estimate, which resulted in a much nicer bathroom than we would have had otherwise, including a shower rather than a tub and the use of much more attractive tiles than we could have expected. Even with these upgrades, the price was very fair. Easy to work with, explains what he is doing along the way, and gives the consumer confidence that he will take care of any problems which may arise. Gary clearly takes pride in his work, as can be seen in the attached pictures.
Description of Work: Installed shower with glass doors as well as toilet, vanity, mirror, and light fixture in a roughed-in bathroom (plumbing required to complete). Tiled floor and shower walls with assorted porcelain tiles (each tile is different).

Wow...what a great job. Gary's reviews are spot on: He is a one man operation, and is a master craftsman that can tile and do all the plumbing. This keeps the costs down. Gary's estimate was over a third less than another service I had come in from angie's list. The shower needed total demo. The walls were wet behind the tiles and the shower was over 20 years old. For $2500 Gary took it all away and constructed a true work of art. Great looking tile, solid construction with cement board and new hardware. The tile work is beautiful. He also found a weak spot in one of the lines and advised me to change it. He charge me $50 to replace a section of pipe. A great experience from start to finish and will call Gary in the future to replace another bathroom.

Gary is a one-man show, so you need to be very flexible on start and finish dates. However, once started he works steadily at it until completed. We went with his recommendation on tile and other colors and it turned out great. There were many instances of poor or shoddy original installation that he had to correct. The result was fantastic. It took him six days of work to complete the job and he did every bit of it himself, including somehow getting the old bathtub out and into his truck single-handed. I was around to help get the new 48" vanity up the stairs, though. I had an estimate from Rebath through Home Depot for over $14,000 for the exact same job using plastic for the shower and tile. Gary was less than half the price and with a real tiled bathroom instead of plastic sheet. I will use Gary in the future for work in the other bathrooms as well as doing some drywall work in the basement.
Description of Work: Complete remodel of the main bathroom in the house, including conversion from tub to walk-in shower, new toilet, and tiling. I provided a new vanity and mirror (good deal from Home Depot with free delivery), shower heads and faucet, and light fixture that Gary installed. Total remodel cost ended up about $7,500 -- which is a great price for the Washington area.

Went great from the start. Easy to work with and full of ideas. Ensured his tools and materials were out of the way nightly--cleaned as he worked. No issues and my wife was pleased--no small feat! I bought the tiles and Gary furnished other items per our contract. Used Dulles Glass and they did great work as well--they were neighbor recommended and on Angie's.
Description of Work: Retiled master bath and expanded shower space. The shower space was defined so couldn't use larger shower pan to gain space; to gain some width (extra room inside shower) he moved the shower pan and drain 4" closer to the door opening which added about 4" of elbow space. A 4" wide shelf from pan to about a height of 2.5' compensated for gap between wall and pan--retiled shower and it looks as if it was orginial. Use the new shelf for shower items. He then retiled entire master bath which included a soaking tub. Retiled hallway bath--straightforward work.

Gary returned my call promptly and asked about the diagnostic work the two other individuals had performed to determine whether the problem was indeed the liner. He recommended I perform some add'l tests to confirm that the liner was the problem. I did so and as a result of these tests it seems that the liner was fine and that the problem was not the liner but the shower door. Long story short, thanks to Gary's assistance I saved my self thousands of dollars. Even after we determined the problem wasn't the liner, Gary continued to provide trouble-shooting tips to further isolate the problem. My experience with Royal was highly favorable and I wouldn't hesitate to use Gary's services in the event I needed serious remodeling work to be done. His patience, professionalism, and thoroughness was truly remarkable!
Description of Work: I had water leaking from my tiled MBR shower through my living room ceiling fan. Two contractors inspected the situation and concluded that, in all liklihood my shower liner was shot and that I'd have to spend 8-10K to tear up the shower and redo it. I called Royal to see if they would be willing to do the work.

We had water damage to our main guest bathroom which caused the wall of the shower to crumble. We had not used that shower for years, and we finally had a whole new bathroom remodeled. Gary came out one day and described what he would need to do and showed us pictures. While he called this his "cookie cutter" bathroom with a design he had put in many homes; it looked good to me. Two days later we had his estimate. He worked on the bathroom by himself from early in the morning to the afternoon. The work was done in one week. He cleaned up and removed all the debris. He was polite and professional. He would have put up cabinets also but we wanted to do that ourselves. We thought the sink basin was a little small, and he was O.K. with our picking out a larger one and he installed it. We are very pleased with the way our new bathroom looks and are proud to have visitors come over and look at it. I would definitely use Gary again.
Description of Work: Gary retiled the whole shower even up to and around the window, He had to replace the underling cemet board. We kept the original bathtub and had it reglazed by a company suggested by Gary. He installed a new shower faucet, safety bar, and soap dish. He replaced the toilet and pedestal sink and it's faucet. He also retiled the floor and replaced the baseboards and the step into the bathroom.

I needed a shower enclosure to be re-tiled. I first contacted another contractor and he estimated the job would take 5 days and cost $3300 for labor alone (supplies and plumbing would be in addition, and I would have to obtain them myself). I then contacted Gary at Royal Plumbing for another bid. He came to the apartment in about 3 days (on a Saturday because he was working at another job during the week) and estimated that he could do the job in 2-3 days for $3300 all-inclusive. He was finishing a big job so he couldn't do the work until about 2 weeks later but that fit our schedule fine. He was very helpful in selecting a tile that would look good with the existing flooring and he suggested the addition of matching trim and corner shelves which enhanced the appearance. He procured all the materials and did all the work himself. It took 2 1/2 days, and the result was exceptional. It exceeded my expectations. Having Gary do the job was very efficient because since he is a plumber he could do everything himself. This was particularly important for this job since we had to have the water turned off in the whole apartment building for the plumbing work. Gary installed shut-off valves for the water pipes going to the bath/shower so the water only had to be off for about half an hour. He did a nice job cleaning up and also vacuumed out an exhaust vent for me in the bathroom with his shop vac. He charged me exactly what he estimated.

Immediately came over to review the job, and two days later made a followup phone call to provided additional options. I made a decision on the options and he said he would have a proposall to me within a few days. Never bothered to submit a proposal or follow up with any communication.
Description of Work: Never submitted a proposal. I will not deal with companies that cannot even complete the easy part of a complex job. If they cannot even submit a proposal why should I trust them on the expensive part.

Gary arrived on time every day (early!!) and stayed until early afternoon. He did all the work promised in the time promised. He cleaned up after himself. On some days I had to work and had no qualms at leaving him alone in my house to do his work. He gave me some good tips what surfaces to choose that are easiest to clean and how to keep my clear glass door waterstain-free. I would definitely use him again and I'm thinking of rehiring him to remodel my other bathroom.
Description of Work: Gary removed the old shower, flooring, toilet and sink in a typical builder's grade bathroom from the 1980's. He retiled the shower and floor with porcelain tile, put in a glass shower door and replaced the toilet and sink. He also repaired a hole in the dining room ceiling that had to be cut out because the original shower had been leaking. He did all the plumbing and tiling himself and did it quicker than other companies had quoted at a more reasonable price. The work was good quality. He did not paint the bathroom, this was my choice but I think he prefers not to paint if possible.

Gary came out on a Saturday for an estimate and came back once more to check again as our bathroom was a bit of a challenge. We received the estimate in a couple of days and were ready to get started. Gary turned a nightmare of a master bath into a beautiful spa like bathroom. The powder room was also tiled and now has a new vanity. Gary was very reliable, punctual, professional and a pleasure to work with. The job took about ten days and looks just beautiful! Now that Gary's part of the project is complete, we are painting and doing the finishing touches. We would definitely use Gary again!
Description of Work: We are getting close to putting our house on the market and the master bath, powder room and foyer all needed some attention. Gary ripped out our old shower and built a new shower, tiled around the bathtub, tiled the floor of master bath, powder room and entry way.
