Mr. Seo and the team are this company are extremely professional. I can't believe it took me this long to write a review. I would like to begin with their scheduling coordinator. The young man is extremely polite and is excellent with follow-up, before and after appointments. Always courteous and asking if it the right time to call. Also, Mr. Seo, who gave us the estimate and came to our house twice was great! he was prompt and answered all questions we had. To put us at ease, he even brought the person who will be performing the job along with him, the second time. They gave me measurements for doors and what to order, when they didn't have to. you could tell that this company takes their business and respects their clients. The only reason we didn't use them, is that as some point, we felt that it would be a good idea to find a good GC that can do everything, so we don't have to piece out the jobs. However, that did not work out. If we do piece the jobs out and remodel a little at a time, i have NO DOUBT, we will use them.
Description of Work: Not yet, but are highly considering using them for trim and door work, if we don't find a great GC soon.

Friendly replied to my inquiry within hours of posting. Estimator came out the next day. Quote was very reasonable. We have 18' cathedral walls/ceilings/crown molding which I thought was going to require scaffolding. Friendly's team of 10 painters showed up and like an army, proceeded to move furniture, take down artwork, remove curtains, tape cover and prep the entire first floor. Within an hour every room on the main level was being painted. We were amazed. Next they worked with specialty poles and techniques to repair significant water damage issues in the drywall and paint 18 feet in the air. Truly outstanding. They completely transformed our staircase from a builders grade, blah, oak stained bore to a sanded, primed and painted dramatic black on white showcase piece. Oh, and then we added an additional bedroom for painting at the end of the job. No problem, just a fair quote and the room was done in short order. The crew chief, Ricardo, was extremely attentive. Our concerns regarding quality and care of our furnishings were unfounded. These guys are true professionals and we received a masterful craftsman paint job. The house looks terrific. Do not hesitate, call friendly for a high quality job, prompt turnaround and greatest value. We will absolutely use them again. Really, they were that good.

Description of Work: Friendly painting company did a whole house two-coat interior painting for us (we excluded the downstairs rec room and bedroom for the time being), as well as carpentry work (shelving in closet and bathroom vanity, installation of screen door to patio, removal of accordion door and replacement with a standard door) and other miscellaneous minor work, some of which was not in contract and for which we were not charged; and power washing and staining of large deck. They also capped off two covers of a central vacuum system that we wanted removed, and installed dry wall at two places. Also they did one exterior job, removing the old finish on front porch metal railing and painted that. They used a six-man crew to do the extensive prep work, including meticulously covering all floors, wall fixtures, etc., in one day, and a similar crew to do the painting in a day and a half (the second day was necessary for the application of oil paint to several areas requiring it). They were punctual, cleaned up carefully each day, and were very skillfully led by Ricardo, the honcho for the crews. Tom Ceo, who did the estimate and some follow up, was especially helpful and made useful suggestions. Although packing and preparing for a house painting is bound to involve a lot of hard work by the customer in advance, once we got to the actual paint job, the Friendly crew made it easier for us than we had imagined. We would not hesitate to recommend them.

The company contacted us via phone the day after we sent them an e-mail via Angie's List. A few days later, I met with the estimators. The work started the following week and completed way before the estimated day of completion. The painting was professionally done, clean, and completely exceeded our expectations. Don't be discouraged by their language proficiency; we were able to communicate what we needed and the results were fantastic.

It went very well. Tom was easy to get a hold of throughout the job and accommodating of me during the process. Very minor issues in some of the paint work and they were quick to fix it before I even asked. The final product is exactly what I was looking for, I'd use them again.

The outcome was excellent. The organizations management and employees were very accommodating. The quality was superior to any previous painting companies I've encountered.
Description of Work: They painted several bed rooms and associated bathrooms, the foyer ceiling, and the basement. Several colors were selected, one which was changed during the service. The organizations management and employees were very accommodating and agreed to switch the paint as requested.

Everything was fine during the estimate, but it would be nice to actually receive the estimate so that I can make a decision!
Description of Work: Tom was great great when I talked to him over the phone and he showed up that same day for an estimate. We went over the items I needed completed and he said he would get back to me with an estimate. It has been over a week and I have emailed him and left a voicemail, but have not received a response or an estimate. I am very disappointed.

Response from Friendly Painting And Contracting INC
This is Tom Seo from Friendly Painting and Construction Inc. I never met this member on October 02. 2012 especially we do not service in Pennsylvania. We're locate in Annandale, VA. This is clearly a mistake. I requested Angie's List to investgate this matter and Angie's List is investgating now. I hope this will clear as soon as possible. Thank You, Tom Seo

I got several bids from other contractors referred by friends and felt that they were a bit high. Then I found Friendly Painting on Angie's List and called Tom. Tom was able to schedule the first appointment within a week. On the first appointment, Tom was able to provide an estimate on the spot. His estimate came in much lower than my other bids, so we actually signed the contract within half an hour. Then Friendly started the project within a couple of days, first the eletrical work and light installation, followed by painting all the interior of the entire house. His team completed all the work on time and I'm very satisfied with their work, especially their painting work. I was quite picky in terms of color selection, and ended up using dozens of colors through the house. Tom and his team competently applied the exact colors that I selected to the right place, making the house truly my own. His painters paid great attention to details and I can almost feel their hard efforts when I look at my walls.

I had a very good experience with Friendly Painting. Sam was extremely responsive in scheduling the estimate and the actual work. Ricardo was the foreman on the job, and he was very friendly and professional. The whole team showed up and immediately got to work. Their work was excellent. They also finished when they said they would and left my house clean. In all, I will use them again.

I requested quotes from 4 different companies. The price quotes were $2800, $1800, $1500, and $1000. Finally, I had Friendly Construction come out. Tom was able to schedule a quote in a couple of days and quickly came out, took measurement, and made sure he fully understood the work we wanted done. He was able to schedule the crew to come out the following week. They showed up exactly on time and immediately got to work preparing the room. The team of two worked quickly and efficiently until 6:30 to ensure they finished as much work as they could in a single day. Tom stopped by to make sure the work met his and my standards and worked around my schedule to stop by the next day and finish our walls. The crew showed up the second day and quickly went to work. They finished quickly and asked me to check their work to ensure that it met my standards. I cannot express how happy I am with the work of the Friendly Contracting crew!
Description of Work: We removed 2 of the walls in 2 of our bedrooms above the garage to fix our insulation problems. We installed our own XPS Foamboard and spray insulation but did not feel comfortable installing drywall. We need 2 12'x8' walls, each with a medium-sized slider window, an 11'x8' wall with a small double-hung window, and a 13'x8' wall, also with a small double-hung window, installed. We wanted the walls prepared for primer since we want to paint and slightly remodel the rooms ourselves.

Good overall job. They were very responsive to emails and phone calls. They were also very punctual both days they performed work. They got to work within 3 days of the quote, which was a plus. Only two crew members showed up to paint and it's amazing how quick they were, although I would have preferred to see maybe three workers vice two for this relatively large space. They applied all the grout and fixed a lot of small holes in the drywall and did a rather nice job, especially on the difficult and high ceiling with two beams running the full lenght, in both rooms. They used the paint we provided, Behr Premium Plus Ultra and it used 1 coat for the most part, with a few touch up areas requiring more. They never questioned my desire to fix areas at all and got to them immediately. Attention to detail was pretty good, but probably could have been a bit better. Again, I think with another crew member it may have been a bit better. They were very polite and professional. They only took a lunch break and otherwise worked non-stop...I was impressed with that. Overall, for the price, which was MUCH MUCH MUCH cheaper than the other contractor that quoted me, I think it was a very good job and I would use them again. The space looks great.

Called to get a quote. Tom Seo came out and gave me a very competitive quote and so I chose to go with him. He was able to schedule the job during the timeframe I wanted. I received a call asking if they could reschedule, due to another job running over, but it was not a demand - they told me it was up to me. I told them that I needed it done on the day we agreed to because I had scheduled things around that day, so they made it happen. In short, the work was done on time, the work was high quality and the place was left very clean afterwards. I am very pleased with the result and will use them again.

We selected Friendly Painting based on Angie's List recommendations. Their work for us was not as good as for other reviewers. It was disappointing. I would not use them again. Handing a guy a paintbrush or roller does not make him a professional painter. Handing a guy a bucket of joint compound does not make him a wallboard-repair expert. Maybe Friendly Painting is good painting newly built or newly remodeled construction. I wouldn't know. I do know they are poor at working on older construction. Maybe I got what I paid for. WHAT THE SALESMAN SAYS AND WHAT THE CREW DOES ARE NOT THE SAME The Friendly Painting salesman exuded confidence about his crews. He told us how the painters have been with the firm for years, and how they'll do what needs to be done to make the job right. Clearly, the salesman needs to spend more time (1) observing the actual performance of the crews, (2) following up with customers to see what they think of the work performed, which he never did with us, and (3) stop imagining the things he tells customers will be done somehow will telepathically be conveyed into the minds of the work crew members. WORK QUALITY FELL OFF THROUGHOUT THE DAY The large team showed up promptly. They were supposed to come over two days. They finished in one 11-hour day. The work quality fell off during the last several hours because the team obviously tired out. Their work at the end of the day was much worse than at the beginning: The quality of wall repairs fell off very dramatically. The splashes, drips and oopses occurred more often and more noticeably. They skipped applying paint to places they did not think I would see or check. I subsequently discovered such items as door edges that were not painted. I also spent a couple hours cleaning up paint splashes, drops and overpaint, and touching up missed areas or areas painted with the wrong paint (eggshell used where semi-gloss was called for and vice versa). ONE BAD APPLE One guy in particular was lazy about doing his job. Throughout the day, I noticed he was always furtively glancing around to see who was watching. His work pulled down the quality of the whole job. He's definitely the guy who skipped the door edges. GET OFF THE PHONE What is it about these guys? Can't they stay out of touch with their friends and family for more than a workday? Do they really need to be on the phone for 45 minutes at a time? Do they really need to be involved in 15 calls with their kids, girlfriends or mothers throughout the day? Here's the problem: If you are on the phone, you are not concentrating on your work. Then the customer has to come along later and find and fix the mess you made but did not see because you were distracted. If you are the foreman on the phone, the customer cannot alert you to the mistakes your crew is making so you can take action sooner. POOR AT WALLBOARD REPAIRS If your wallboard needs repair, do not use Friendly Painting. Their wall repair work is second rate. We talked at length with the salesman before the job about wallboard repairs. He assured us the job would be done well. For specific areas where we pointed out particular problems to the crew, they concentrated on repairing problems. If I did not specifically point directly at problems on the walls, they simply painted over other areas with glaring needs for filling in dings or nail head depressions. If I watched, the work was done well--filled properly, smoothed properly. In one of three ceiling repairs (in a dark area of the hallway), the worker skipped the joint tape. After I pointed it out, they had to rework it properly. If I was not looking, the work was not as well done. The wallboard repairs were sloppy and inconsistent. Obvious problems were not attended to. By the way, I did some of the wall and ceiling repairs before deciding to contract to finish the work. My amateur repairs were more extensive than nearby similar repairs by Friendly Painting. You cannot tell where my repairs were done. Friendly Painting's repairs are uneven and obvious. So, I am 100% certain the issue was not the condition of the walls. The issue was the lack of competence of the Friendly Painting workers. And...I had another contractor paint 5 other rooms in my house about 4 months before Friendly Painting. That other contractor repaired the walls without having to have each problem pointed out. The other contractor's repairs blended in. The other contractor's painting was careful and clean. So, I can stand in a doorway between two rooms and directly compare the poor quality of Friendly Painting's work to that of a more competent painter. (Unfortunately, the other contractor was disabled by an injury elsewhere and was medically required to discontinue working for a long time.) POOR AT SURFACE PREPARATION None of the walls were adequately sanded before painting. I can see the brush and roller marks from the old paint job under the new paint. The overall appearance of the final result is unprofessional. WHO WAS THAT UNFRIENDLY GUY? In the middle of the afternoon, some older fellow showed up and walked into my house. I had no idea who he was. He wore a scowl on his face, said nothing to me and proceeded to walk around my house. I assumed he was the business owner by his demeanor and the reactions of the work crew. Later the foreman confirmed my assumption. The owner of Friendly Painting is very unfriendly. Also, he is rude. If you go into someone's home to check the work of your company, I expect you to (1) introduce yourself; (2) ask your customer what he/she thinks; and (3) don't walk around looking like you just swallowed something unpleasant. WASTED MY EXPENSIVE PAINT BY MIXING TWO KINDS INTO ONE CAN At the end of the day, the foreman directed one of the workers to consolidate paint from various open cans. I watched as he poured eggshell and semi-gloss paint into the same can. They were the same color but not the same finish. What am I supposed to do with that mix? I tried to tell the guy what he was doing wrong. I even pointed to the different labels on the cans with no impact. He just did not comprehend English or hand motions. I explained the problem to the foreman. He removed the can to dispose of it. That was a $65 dollar gallon of paint that got trashed. My $65 gallon of paint. EVASIVE RESPONSE FROM FOREMAN ABOUT FOLLOW UP At the end of the day, we asked the foreman how the firm would handle any needs to return to fix problems. He responded there would be no problems, so there would be no need to return. We asked again, he evasively answered again. We got the message: After they painters leave for the day, don't expect them back. You're on your own.
Description of Work: Painted 7 interior rooms and one very long hallway. All paint was the same color. Different finish paint was used for walls, for ceilings and for trim.

We are very pleased with the work performed by Friendly Painting! The work was scheduled within a week of accepting the bid and was an excellent value. We highly recommend this company to anyone who needs painting or carpentry done at their home.
Description of Work: Friendly Paining & Contracting stained the exterior wood siding on our house and painted the doors and trim and did some carpentry work. A crew of 6 or 7 men arrived exactly when they said they would and got right to work. Two men repaired the wooden chimney chase and the rest started caulking. The stain was applied with rollers and brushes, not by spraying! In a day and a half, the repairs were completed and two coats of stain and paint had been applied. The site was cleaned up and the debris hauled away. The painters were skilled (no paint where it wasn't supposed to be) and very pleasant and professional. The work was excellent!

Friendly was a mixed bag. Positive: They have very service oriented crew that wants to satisfy the customer. They did a few things not in the SOW like remove the old mirrors and old light fixtures from the MB. They also have a couple of talented workers in Ricardo and Jose. They repaired a hole in our hall ceiling so you could not even tell it was ever damaged. They had to come back and redo some things and did so willining and worked with us on the scheudle. Negative: Some of their work is sloppy. There is NO quality control. Their large crew sweeps in, covers everthing in plastic and preps and paints for 10-12 hours a day. The customer is the quality control. After 2 days of a 5 day project the scheduler tried to pull the crew supervisor off the job (this was specifically called out in the written SOW I prepared and they bid to). We objected and they relented but the pressure to finish the job in a hurry and get to the next was palatable. The walls and ceiling were not prepped properly, patching, sanding, etc. and had to be redone after we spent hours identifying all the issues.. The SOW specified each coat had to dry over night and we battled over this issue. Some of the paint is now bubbling up, I believe, due to the first coat not drying properly. Our new front doors were scratched in the process. I cant prove this crew did it but there were so many of them it was difficult to monitor. There seems to be on-going conflict wth the office team over scheduling and the field team trying to do a thorough job for the customer. We would not use Friendly again. There are other painting contractors we have used that deliver higher quality work in the same price range.

We selected Friendly after obtaining and evaluating estimates from six companies in the DC/MD/VA area, all A-rated by Angie's list - based on references, speed of completion, responsiveness in providing estimate (and dealing with follow-up queries), flexibility to accommodate all our preferences (paint brands, etc) and competitive pricing. They did a fantastic job start to finish. A crew of 8 led by foreman Ricardo arrived promptly at 8.30 on day 1, immediately got to work and (with the exception of a short lunch break), I didn't see one of these guys stop working for the next 12 hours. Not only did they work very hard all the time, but the quality of the work was also excellent. And when they encountered some unexpected difficulties (eg the wallpaper in the master bedroom had not been hung properly, making it more difficult to remove), they just spent the extra time to overcome them, without asking for more money. Having such a large crew meant that they were able to keep their promise of completing the entire interior + exterior job in 2.5 days (which frankly we had been a little doubtful of, given that the other firms had indicated 4-6 days). There was no mess and - most importantly - they were easy to work with: whenever we needed to make some changes to their scope, or on the relatively few occasions where something they did needed to be fixed, Ricardo did so with a smile and a 'can do' attitude. I can honestly say that in 20-years of home ownership (and 3 homes in 2 countries), this has been the best contractor we've ever dealt with. I have already recommended them to friends and colleagues, and would certainly look to use them again on my next project.
Description of Work: Painted complete exterior of single family home. Painted most of interior (living room, dining room, two-storey hallway, several bedrooms, closets and walk-in closets), including all trim and some wallpaper removal. Completed minor carpentry, siding and drywall repairs.

I set up an appointment Friendly Painting and Construction on 8/15/2012. Tom arrived at my home on time for our set appointment. He spent about 30 minutes going through details on the prep work his team would perform. His partner Sam called me the same week to schedule the work, the work was scheduled for 8/23. The morning of 8/23 Ricardo and his crew of 8 showed up at 8:30am, they were fantastic, they took off shoes before entering my home, Ricardo and I went over the paint selections and rooms. The entire team worked very diligently in completing the work within two days. The really did a great job overall. I love the painting work performed. Thank you Friendly for your excellent customer service. I will be contacting you very soon for more jobs.

We have a rental condo that needed a coat of fresh paint. I obtained several bids, and Friendly's proposal was very good comparing to the others. I was a little concerned about the quality, but was assured by the good review from Angies List. They were supposed to start at 8:30, and I went there at the appointed time and waited. They called me a little later to let me know that the crew had to finish a job and won't be able to come until about 11 that morning, but promised to call me 30 minutes before to let me know. I was a little irritated as it not only requires another trip there, but also messed up my other plans for the morning. But they did call me about 30 minutes prior to their arrival, and I was able to juggle my other plans to get there to meet them. The man in charge told me they should be able to finish about 4:30 to 5, as they have a large crew, and will call me 30 minutes before, so I could be there to inspect and pay the remainder of the fee. I did not hear from anyone, and finally got hold of someone in the office, and was told the painters were getting ready to wrap up. So I hurried there during rush hour, but found out they were not quite finished yet. I hung around the lobby of the condo, and did not receive a call until around 7:20. They did a super job, and cleaned up very nicely. The person in charge walked me through the condo for an inspection, and I was quite satisfied. The only thing I would suggest is for them to have good communication with the customers, keep them posted on any delays or change of time. Since I don't live there, it wasted a lot of my time on both the beginning and end of the job. I should have gotten the phone number of the person who was in charge, so would probably got a better idea about the actual time of completion, Still for the cost, their work is really good. I am considering them for the house we are living some time in the future.
Description of Work: Interior painting of a condo consists of 2 bedroom, 1 large den, 2 1/2 beth, living/dining/kitchen area and laundry room, total 1,850 square feet. One coat of paint similar to original color of off white. The condo was empty of furnitures, etc, as it was between tenants.

I recently purchased a townhouse and wanted the interior painted prior to moving in. We had purchased the home out of state and had to coordinate all actions long distance. I contacted Friendly Painting based on Angie's List and talked with Sam. We coordinated for a date/time for his estimate. He provided a reasonable price that included all paint and materials. We signed the agreement and sent it back to him via email. A local friend opened the house the day the painting crew arrived. Our POC stated they worked for two days. Upon completion the home was done exactly as requested. The crew cleaned up completely after themselves and left the residence exactly as they had found it. Based on the long distance coordination, having to work in a home with broken A/C, and the outstanding results, I would highly recommend Friendly Painting for any painting job.
Description of Work: Friendly Painting provided me an estimate and painted the interior of my townhouse. This included 5 different colors of paint and the trim. The rooms painted were the den, dining room, living room to include vaulted ceilings and an accent wall, master bedroom, and upstairs hallway.

I think they did a fantastic job. The whole crew worked very hard and they cleaned up very well after they're done. The foreman Ricardo is a wonderful person and very easy to work with. They did exactly what I have asked them and completed the job beyound my expection. My house looks so pretty now and I will definately hire them again and would recommend them without hesitation. Simply put, they are the best!

From the very beginning, the people at Friendly Construction did an excellent job. Initially I called for an estimate and Tom offered to come to meet me at my office the same day to give me an estimate. All of the communication I experienced with this company was clear and easy. The day of the painting, the painters and crew showed up on time and got to work right away. All surfaces were covered with plastic and edges were taped. All furniture was moved away from the walls, outlet covers and wall hangings taken down and drywall was patched and prepped. The walls were all primed and then painted with 2 coats of VOC Free paint. The entire job took a full day from 8:30 am to approximately 6:30 pm on a Friday. The quality of the painting was excellent. Towards the end of the job I became aware that one of the paint colors I chose was incorrect. The owner of Friendly Construction happened to be checking in on the job and took it upon himself to go have the correct paint color matched. As the office painting was completed , the clean up began. My only complaint is when it came time to clean up the office, which was a very big job. I ended up doing much of the clean up myself. I felt somewhat frustrated in the final 90 minutes as I worked to restore the office to a place so it would be ready on Monday morning. The manager on the job did help some and was helpful in many other ways, but neither he nor the painters really stepped up to significantly put my office back together again. All in all, the day was a success. T
Description of Work: This job involved painting of a commercial office space approximately 1000 sq ft in size.

After nearly 3 years in my home I decided to hire interior painters; I even worked w/a Color Consultant (designer) to help me with the color choices. I had an unexpected week off and hoped to get the job done with very little notice. I called the company and Tom came and gave me an estimate. He put me at ease by explaining that the painters are exacting and do just as good a job with the "prep" work as with painting--something that I was looking for. I hardly dared say that I was looking for the job to start ASAP, but asked anyway. Since they were about to embark on a big job out of town, Tom said the painters could start the very next day at 8:30 am; I was thrilled. At 8:15 an 8-man crew arrived lead by Ricardo. He patiently walked around with me while I pointed out the transition areas where the paint colored change. We also discussed the other small jobs to be done (see above). Ricardo marked the walls w/masking tape confirming the paint colors (there were 7 or more). He was professional, friendly, and an excellent communicator. The crew was wonderful, they worked like a well-oiled machine. The image of a busy beehive comes to mind! They were understanding of our young, 68 lb. dog who was very excited to have so many "visitors". I received a call from the company the next day to check on the work and to assure me that they'd come back to address any "tweaks" that may be needed. Not only do I recommend them for painting, but I plan to hire Friendly for other work in my house. Stay tuned.
Description of Work: I purchased my own paint. Prepped and painted first 2 levels of townhouse: entrance foyer, hallways, family room, office, bath, living/dining area, kitchen, stairwells and powder room. Also repositioned a powder room mirror and light fixture, plus removed a previously placed sliding door and track mechanism between living room and kitchen.

I would definitely recommend Friendly Painting. They responded quickly to our request and provided a reasonable quote for painting and minor repairs. They were able to start the job within a week and all the work was completed very well. They were very clean and and made sure to review all work with us when they completed the job.

Under the leadership of Ricardo and a 5-man crew they quickly put down cover for the floor and furniture, moved book cases and china cabinterand worked efficiently in doing the painting. The job was done in a day, including a touch up of spots on a bedroom wall and cleaning paint off door plates beneath the door knobs. They also did the interior side of doors to three cupboards. All in all a very good job.
Description of Work: They painted the walls and woodwork in the passageway to the side porch, kitchen, dining room, living room, the area around the steps upstairs, the hallway, bathroom, and master bedroom.
