I related all the issues i have been having with my tenant. He dealt with the tenant tactfully. The management fee is very reasonable. I decided to have this company to manage my townhouse. Nesbitt Realty is a small, family-owned business that delivers truly personalized services. As a landlord, I have now had three experiences with Northern Virginia property managers. Despite the fact that all three of the management companies were highly-rated on Angie's list, two of the three really failed to deliver. Will Nesbitt and his family have been the best of the three BY FAR. The first thing that struck me when I first met Will on the phone is that he actually takes time to *listen* to his customers! I had already moved to the west coast and was in the unfortunate situation of needing to fire my previous realtor. Finding a new realtor is particularly difficult when one can't meet prospects face-to-face; all my initial arrangements were made on the phone. Will listened carefully to my concerns, made knowledgeable, practical suggestions. Under my previous manager, the property had been vacant for nearly 4 months, so I was worried that it might be difficult for him to find tenants -- but he looked at the property, smoothly took over, and got the house rented right away! The folks at Nesbitt understand that finding & keeping good tenants is the first and most essential ingredient for a successful rental. I was delighted at the care they took when vetting the applicants before making their recommendation. The process was careful, thorough and informed (without being overly-intrusive). It is a logical, thoughtful process that goes beyond a reference / credit-bureau check. It's obvious that the Nesbitt family loves this work and tries hard to make things as easy as possible for owners AND tenants (I recently decided to meet my tenants in person; yes, the tenants like Nesbitt, too!). This company works well with owners who live far away. In my experience, they are very knowledgeable, direct, down to earth, honest, and careful. For all this I might expect to pay higher-than-market rates, but they seem to be old-fashioned in this regard too -- Nesbitt's management fees trend toward the lower-end of prevailing rates. I am currently paying $210 per month for comprehensive property management of a single family home in Northern Virginia. This home rents for $3000 per month. I have worked with Will Nesbitt and his family for three quarters of a year now, and he has consistently dealt with me and the tenants with integrity. I have already recommended Nesbitt to several friends. Managers with this level of professionalism are rare. I expect that they will manage my property for the foreseeable future.

Description of Work: I emailed to request information on listing our property for rental. I also requested info on property management, stating that we weren't sure yet if we would go that route and could we meet some day after 7pm because my husband is at work during the day. The response was that there is "simply not enough profit in a rental listing to justify a 7 pm meeting for the potential for business." |Kudos for their honesty but I thought they could have been more diplomatic/professional. There was no subtlety at all in that the bottom line trumps customer service. It turns out we will be trying out a property manager after all, but definitely will not choose Nesbitt Realty.

We are a small family-owned and family-operated business. As owner and broker of the company, I personally work 7 days every week serving our clients. Even though I work every day of the week, I do not take property management sales calls or appointments on Friday evening or Sunday morning because I need to reserve a small portion of my life for myself. (Mind you we still handle maintenance emergencies during those time slots.) I sincerely apologize for disappointing you. Of course we would like another client, but the idea of giving up a Friday evening to discuss the possibility of a few extra dollars per month (when we can use the phone to have the same discussion) is not particularly interesting to me. I'm very appreciative that our business has grown to the point that I don't need to take a Friday evening sales call. We will continue to provide the highest service possible to our clients. At the same time, I sincerely thank you for taking the time to drop this note. I need to make more clear to our potential clients why we have set personal limits on what we are willing to do to get new business.

I like him very much so far. It?s a small family run business, Will Nesbitt is the president or principal and his wife also works there as well as his two sons. They don?t mind taking on a small client like me who owns only one property. They seem to give me the personal attention that I need and they are not a corporation that is just trying to play a number game. So, I like them very much. They gave me a lot of personal attention and time. So far so good. I don?t think that their price is a lot different from other property managers in the area. I called them up also and he answered the phone himself which does not happen all the time, that is very unusual. I certainly will have a good relationship with him.

Nesbitt Realty has been absolutely AMAZING! We have a rental home in VA but are currently living in HI. B/c of our current location and the time difference, it was almost impossible to supervise a necessary bathroom renovation which was made more difficult by uncooperative tenants. It was after this bathroom renovation, and our tenants attempting to terminate the lease 1 year early, that I decided we needed to hire a property manager. I interviewed several in the NOVA area but Nesbitt Realty really stood out. Nesbitt Realty has been available to answer any/questions concerns that we've had at any time of day. They have also tactfully dealt with our tenants while holding them accountable to the lease terms. Hiring Nesbitt Realty as our property manager is one of the best investments we have made.

Nesbitt Realty was very professional and helpful. I was in between tenants in a tough market with a property management company that was not very responsive. When I contacted Will Nesbitt he took a lot of to explain my options and greatly reduced my stress level. Nesbitt Realty is OK. I would not rate them as great but I would not give them a bad rate either. I like it when it comes to the property that I am in to be readily available. If they are available and somebody wants to come, they just do a property that’s they feel like.

The Nesbitt family was extremely nice, easy to work with, and provide a full array of services. Mr. Will Nesbitt was extremely helpful and professional. I believe he went out of his way, in a timely manner, to visit our home in Arlington, VA. He checked everything and sent a full report. He followed that up with a telephone call. He couldn't have been more helpful.
Description of Work: Angie's List was kind enough to give me the name of a Property Management company in Alexandria to go evaluate a house we had in Arlington, VA. I heard about Nesbitt Realty here through Angie's List. After a horrible experience with Proactive Property Management (affiliated with Century 21), which was very disengaged, let the property fall apart, and failed to keep me in the loop, it has been refreshing to work with the professionals at Nesbitt Realty. Stuart has been very straightforward with me about the status of the property, and proactive in providing suggestions for how to get the place up to speed. The Nesbitt team has been very responsive to all of my questions, and above all have gained my confidence in their ability and willingness to actively manage the property and handle problems that crop up in a manner that is responsible to me, their client. Instead of guessing about what I want, they don't hesitate to call and present me with the situation and their suggestion for how to remedy that situation, but they also don't fight me on the final decision, which is always mine. Stuart has also been especially helpful in devising a plan to get the property back up to speed quickly, but also within my current budget constraints. I greatlyappreciate the Nesbitt team's help in managing this property while I'm living several hundred miles away.

Nesbitt Realty is a family business. They are very good about communicating with the owners (my relationship to them) of the rental properties, which I can not say about other property managers that I have used. Will Nesbitt seems to handle the maintenance end of the business and he arranged for cleaners, painters, general property upkeep and getting the property ready for showing and a new occupant. Julie Nesbitt handles the showings and rental applications. They found good renters in about a week. In all, I have been very pleased with Nesbitt Realty and rank them well above other property managers I have used in other cities. The only issue I have had with them is that Will was too aggressive with my former tenant, with whom I had a good relationship one-on-one, and he didn't know when to back down. The cost above is Nesbitt Realty's monthly scrape with the property rented.

The support provided by Nesbitt Realty could not have been better. This family owned business has assisted me multiple times over the last few years. This included helping with the sale of one home, the purchase of two other homes, and the management of a rental property. My first home in Alexandria, VA was sold through Nesbitt Realty in 2009. In this same timeframe I purchased another home also in Alexandria with their assistance. I was actually living in Germany at the time and they went out of their way to make the entire process - from financing to closing to moving furniture - as easy as possible. I subsequently purchased another home in Alexandria with their assistance. Again, they made the entire process as straight forward as possible. I ultimately decided to rent out one of the houses and have used their rental management services. In each case, Will, Julie and their sons have provided thoughtful and frank recommendations and took actions that were in my best interest. I continue to use their services to manage the rental property and intend to go to Nesbitt Realty for all real estate actions in the future. I would highly recommend them to anyone considering buying, selling or renting a property.

The following review applies only to my experience trying to find a leasing/rental agent. I can't speak to the firm's real estate services, which I hope are infinitely better. I found Nesbitt Realty after reading several positive reviews on Yelp and other websites. Since I lived out-of-state and was moving to the area, I sent an email two weeks before my house-hunting trip and requested an appointment. Initially, I was impressed with the promptness of the email reply. Stuart Nesbitt wrote back within the very first day and inquired about my needs and what I was looking for in an ideal apartment. I replied, providing a detailed list of my housing preferences and explained that I would be in the area in two weeks' time. I received a reply email confirming the date and time of our July appointment so we could meet in person. Flash forward two weeks. On my way to Nesbitt Realty, I called to confirm the address. The person who answered the phone literally sounded like he'd just rolled out of bed. Turns out it was Stuart Nesbitt. When I asked if he was still ready to meet, he mumbled something about the fact that he thought we were meeting the same date (and day of the week) in August. I was taken back by this and explained that didn't make any sense - he had confirmed the appointment. Furthermore, I had told him I lived out-of-state and that I would only be in town during mid-July - did he not read ANY of my emails to him?? Stuart didn't really apologize, but sounded frazzled and asked if I could delay our appointment by an hour and a half. Still eager to find a leasing agent, I agreed. Flash forward 90 minutes. I meet Stuart, who is nicely dressed but doesn't look a day older than a college freshman. (Turns out he's the son in the family business). Before starting any conversation or making any attempt to build rapport, Stuart slides a contract across the table and says I need to sign it. Skimming the document, it states that I agree to only lease a unit shown to me by Nesbitt Realty and that failing to do so will incur a hefty fee. I explain that I didn't want to sign anything without having some inkling of the quality of service or the types of "rental finds" they could put me in touch with. (I later signed a similar document with a different/better leasing agency, and there was absolutely no fee involved). Stuart seemed confused about my hesitation to sign. I calmly explained that I wasn't going to commit to them without knowing that I was making a good decision and that, based on my experience so far that morning, I wasn't impressed. Stuart said he couldn't show any units or provide any assistance until I signed the agreement. I told him I wanted to weigh my options, and kindly concluded the meeting with a "I'll let you know if I'm interested". Here's the thing. I'm sure there isn't a lot of money in the leasing/rental agent business - which may explain the dismal level of service. But I ended up choosing another leasing agent and the stellar experience I had made me FAR more likely to turn to her if and when I'm ready to buy.

If you're shopping for a rental in Virginia, the law now requires a representation agreement. Nesbitt Realty is one of many Realtors in Northern Virginia that collect a retainer at the time the representation agreement is signed. Although the retainer is money and although the money comes from the renter's pocket there is no cost for our services if you rent a property. That's because the retainer is applied toward your first month's rent. We collect the retainer because Nesbitt Realty makes a commitment to finding our client's best possible rental. We make a commitment to each client and the retainer is a symbol of the client's commitment to us. Because the retainer is applied toward your rent, our services only cost the client money in the event that the client uses our services to tour homes but does not actually rent a home. Nesbitt Realty can help almost any renter in Northern Virginia find the best fit for your budget, your commute, your wants and your needs. If we can’t add value to your transaction, we’ll refuse your money and give you what advice we can for free. Our rental retainer is clearly explained on our website and again on the phone and again when we meet a new client in person for the first time. I'm sorry that this wasn't made clear enough for you. We continue to serve renters because we serve many landlords and because it gives our younger agents the perfect opportunity to learn and grow. We expect all of agents regardless of experience level to be punctual, well-informed and reliable. If there is a problem or question about the service, we expect the client to contact the broker or brokerage. If you taste the free samples, you're under no obligation to buy the product. But if you didn't actually use the services or even give us a chance to do any work for you, it's a bit unfair to write a caustic review of our services based upon the free sample. We're not for everyone and we don't try to be. For those who are considering using our services, we recommend you contact any number of clients who have successfully used our services to buy homes, find rentals, find tenants or sell homes. We've enjoyed years of good service. We live about 100 miles away from Alexandria and rely on Nesbitt Realty to see to the day-to-day, month-to-month, and year-to-year needs in connection with our condo. By raising/lowering our rental rates as the economy and the rental market varied over time, we've managed to keep our condo rented more or less continuously over the years. We attribute that in large part to Nesbitt Realty.

I recently moved into a condo rentals. There was no cost involved other than the deposits for renting. I was looking online for the different realtors and was asking around for different realtors. I decided to go with them after contacting them and trying them. I felt that they were responsive to my needs and they showed me some good properties. They had things that were available right away at a reasonable price. They did not charge me any fee for the service but I had to provide various deposits for the rentals. They had the properties that were available and they were able to show them in a reasonable amount of time. They were more punctual than I was. I thought that they were very professional in the way that they dealt with me for what they had to show. I would probably use them again in the future. Once I am in a position to buy I anticipate going back to them for that as well.
Description of Work: I used the services of Nesbitt Realty in November 2011 for realtor services. They provided the information on the condo development and showed me the rentals.
