Michael & Son is family owned & operated and has been servicing the Virginia, Maryland and Washington DC area for over 30 years. We take great pride in providing our customers with the highest quality plumbing services. Our professional and courteous staff are here to help you with whatever projects you need to get done.
They would have taken ten days to come out. I did not call them to let them know I scheduled service with a different provider and they showed up for the appointment on-time but I was not there. They did not call to verify the appointment the day of and sent an invoice for a service call, which I have ignored.
Description of Work: I scheduled a service call to have them look at our electronic faucet.

I noticed that this company had placed their company label on our heater covering up the message of PLEASE DO NOT LET THE WARRENTY RUN OUT ON THIS WATER HEATER. This electric company's label was offering us $25 for any old and broken heaters. They came to do electrical work so they had no business being around our water heater. The work they did was fine, but to me this is very sneaky and underhanded.

I wish to commend Jamie Cruz* on his work ethic. He arrived here about 930 or so. He installed the two bedroom lights very quickly and professionally. The foyer light turned into a nightmare as the "new" light quickly became a problem. Despite the poor design, Jamie preserved and after a trip to the warehouse for a different light, he finished the job. I have done quite a bit of electrical work myself and have installed most lights in the condo. The design of the first two lights were impossible. I even spent some time trying to install it myself while he finished the rest of the install. Jamie is a great representative of M&S. I shall certainly come back as I need service. Thank you!!

We have used Michael and Sons almost exclusively since moving into our home more than 10 years ago. The service started out very well. In fact, our first experience was with the owner himself. He came out to give us an estimate for a stand-by generator and because of his professionalism and friendly manner, we chose his company over two others. Unfortunately, while many of their technicians are very professional, knowledgeable and friendly, more times than not, we are constantly having people come back out to the house to fix or re-do what should be a simple job. We purchased a maintenance contract for our generator a few years ago and each time had to call and re-call and call again to have someone come out and do the routine maintenance. When they do come out, they sell us something (last time was a new battery) and then four-five months later, when the generator no longer works (and you only find that out during a power outage), it takes an act of Congress to get a technician to come out...if they come out at all. I was on military duty the last time it gave out, got a call from my wife...who was in a panic with our baby and no electricity, and was told by Michael and Sons that it would be days before they got out to the house...because everyone has the same problem. When we purchased a similar maintenance contract for general electrical/HVAC and plumbing services, they call us for the seasonal inspections and now we know why they're so eager to do those inspections...they "up-sell" us EVERY SINGLE TIME they come to the house. As a bonus for signing a contract, we're supposed to get "head-of-the-line" emergency service, which we found out is 24-48 hours "if the schedule allows". So much for "emergency!" All-in-all, we've become VERY disenchanted with a business we really wanted to support. Unfortunately, they're not what they portray themselves to be. They're a Mom-and-Pop business that grew way too fast and lost touch with their roots. They no longer value their customers (of course they'll say differently), they put a value on volume. Quantity over quality.

.The service provider, Aiden Ahern was very professional and informative. Our electrical box and outlets were checked, the problem was discovered, and estimates were provided before work began. Their work is priced by the job and not by the hour which I find extremely preferable. I was also impressed by the fact that three estimates were given for repairs. One that was basic, one that included additional benefits and one that offered future home protection. I was not pressured to select any plan that I was not comfortable for me. Another positive perk that was offered was a staggered payment plan if needed. The repair services I selected included a future upgrade which was scheduled for another time. I was also impressed by the efficient manner in which the work was performed and the explanations given throughout the process. The electrician made sure everything that was moved was returned to its proper location and that clean up was satisfactory.
Description of Work: Located, analyzed and fixed an electrical problem and estimated costs for future upgrades.

Things went ok. They were late for the appointment by about an hour. There was a bit of miscommunication on what needed to be done so instead of calking the whole bathroom at one time he just did the damage parts on the first visit and then came back a different day. Overall the work that was done was ok.

While performing a regular maintenance service on my furnace, the technician found a "crack" in my heat exchanger. Michael and Sons insisted that I get a second opinion from another one of their technicians and he found the "crack" and showed it to me on a camera. They recommended that I have my unit replaced. I called Don Hoffackers and had one of their trustworthy technicians give me another opinion and he said that what the Michael and Sons technician showed me was a scratch and not a crack. The trustworthy technician then proceeded to take the furnace apart and showed me pictures of the rest of my heat exchanger which he said looked old but fine and no cracks. I don't want to say that the Michael and Sons technicians didn't believe that they saw a crack, I just want to emphasize that customers should get another opinion before paying for an expensive repair or replacement.

The guy- Daniel - showed up and inspected the job and also the parts(took 15 mins altogether) I had bought and said he did not see any problems, should he do the work. I asked him how much would it cost me.I was shocked when he said $286.00. I was speechless and I asked him was that for parts and Labor and he said no just labor. I told him that this job should be under an hour and do you mean to tell that me that your rate would be $286.00 an hour. That is what is the company charge. He asked me what I would pay and I said about $100.00. He called the company and said they would give a 15% discount. I said no thanks. They still got me for $29.00 for a service charge which I paid. This is a real Rip Off. Why did the company refuse to give me an estimate on the phone, even approx. for a job that they must have done many time. How many clients have they ripped off already for them to receive money for a service charge when they know very well that no person in their right mind would pay $286 per hour for a simple job.. All future clients BE AWARE OF THIS RIP-OFF. I spoke to another plumber and got a quote of $75.00 per hour, labor, on the phone, for this job. .Also if any major problems are seen there will be separate charge. If at that time I do not want to do the job there was no talk of a Service charge. The job was done and paid for, under an hour, to my satisfaction. I have proof of all that I have said and I hope you will put the word out about this Company's unethical practice. Thank you.
Description of Work: I needed a Faucet replaced on my Laundry tub and seeing all the excessive adverts from Michael's, and being old with a back problem, I thought I would give them a call. A simple job for any handyman. I have done a few down the road. I spoke to a Rep. and told them I needed the Faucet replaced. I said I had all the parts required. After a lot a sweet talk I asked them how much the job (labor) would cost. She said they needed to see the job. I said the job could be done under an hour. She repeated that they needed to see the job. I asked how much is their hourly rate. She repeated that they needed to see the job and they said that they could somebody today and that there would be a service charge of $29.00 which I could apply to the bill when the job was completed. So I said OK. BIG BIG mistake.

This job was initially scheduled to take several weeks; however, they ran significantly over schedule. Before we signed the work proposal in May, the manager had assured us that he'd be present to supervise on the first day of work, and would come by the house every few days thereafter. The manager also assured us, before we signed the contract, that the workers would be so reliable that we could feel comfortable being away on vacation while the work was in progress. Thank heavens we did not plan that vacation, as this couldn't have been further from the truth. Contrary to the promise, the manager did not show up on the first day of our approx. $22,500 dollar exterior house repair/paint project, and no one from the office called to explain. Much to our chagrin, we discovered that the materials and paint had not been ordered in advance, as we'd expected. After we complained vociferously to the office about the lack of supervision on Day 1, the manager came to the house on the afternoon of the second day, explaining that he'd been ill. After that, he only visited when my husband called and demanded it, maybe three times during the month-long project. During our last meeting, he revealed that he'd already resigned his M & S job, which might partly explain why things went so badly. The new manager that took over was obviously not well-prepared for his new position. Different teams of workers showed up every couple days without explanation. Each time a new crew took over, I'd have to explain what needed to be done. A couple of the more senior workers were surly/difficult/uncommunicative; but the lower level workers were generally nice, although communication with them was difficult. A couple junior-level workers were truly outstanding, and hard workers. But whenever we got someone good, he'd disappear after a couple days. I began documenting the comings and goings of the workers, who had a habit of mysteriously disappearing (and not returning) in the early afternoon. At least one day they packed up and left, without explanation, at 1 pm. My notes on who showed up, when they arrived and departed, and the work performed each day were invaluable when I called the office to complain about the snail's pace of progress. In addition to the lack of team continuity and unpredictable arrival and departure times, there was no communication beforehand as to what I could expect each day. For example, I had no advance notice when it was time for the workers to come inside the house to remove all the dirty window screens (requiring extensive vacuuming afterwards), or when I would need to open (and leave open) the windows for exterior painting. Since it was hot July weather, we have a large 4-story house and a cat, some advance warning to allow preparation and planning would have been appreciated. A couple times, I happened to notice a worker opening a window from the outside, just in time to prevent my cat from possibly escaping. Due to language barriers and multiple work crews, it was a constant challenge to make sure the cat didn't get out. When we signed the contract in May, we gave the manager a list of all the colors/brands of exterior paints they would need to purchase. However, on the first day the team leader had no knowledge regarding the paints. So several hours were wasted while I wrote out another list with all the information, then waited for them to purchase the paint (which literally took hours as they inexplicably drove all the way into DC to buy it). That initial team made a huge mess while painting the window frames with brown paint, then just disappeared--along with the paint!--at the end of the day. So the next team had to re-purchase the same paint colors a few days later ( I had to prepare a list for the third time). The second crew actually remarked that the first team had done a really bad job. No one ever appeared to be in charge of the project, either at the worksite or the M & S office. There was a general lack of communication between the workers and the office. A state of confusion was the norm each day. When we called the main office on the first day to describe the multitude of problems we'd already encountered, no one took an interest in correcting the situation or admitted responsibility. We'd been told when we signed the contract that the owner was 'hands on'. So we asked to speak with him, to alert him that we were thinking of canceling the contract. We got the runaround from several 'gatekeepers', finally gave up. Customer service was lacking, to say the least. The workers invariably showed up later than expected, sometimes after 10am. No courtesy phone calls to say that they were on the way; consequently, I missed most of my morning classes waiting for them. In the peak hot summer weather, an earlier start (say 8am) seems a 'no brainer' to avoid the brutal afternoon heat. We had workers from other companies in the neighborhood who began at 7am. Nor did the M & S workers adjust their short work hours to take advantage of great weather, or make up lost time by working on Saturdays. The unsupervised team who showed up on the first day began (inexplicably) by painting the window frames on the front of the house. After they left for the day, we noticed that they had gotten brown paint all over the glass panes and vinyl surrounds. About a month later, when the office staff began pressuring us to pay the balance for the project, we had to insist repeatedly that they (1) finish the list of tasks specified on the contract; and (2) they clean up the messy brown paint on almost all our window panes and vinyl surrounds. The workers as well as the new manager had been giving us a 'song and dance' for days that it was old paint and couldn't be removed. Finally, when we made it clear that we wouldn't pay until the mess was cleaned up, 'Tulio' thankfully was assigned the job. He worked hard for 2 days until he had cleaned the windows to our satisfaction. Tulio was the only one I would hire again--great work ethic, trustworthy and honest. All in all, this was a terrible experience, and I could elaborate further... We gave them a 'C' rating for quality; but this was only because I was present each day to micromanage/ supervise the work, which was all-consuming and a major headache. I feel that we over-paid, given that it was essentially my full time job for over a month. Suffice it to say that I will not be hiring them in the future. I can only hope/ trust that the more complex part of the project (the replacement of the wood with synthetic materials) was done correctly.
Description of Work: Replaced rotted wood on back exterior of house with synthetic materials, repaired/replaced some missing mortar on brick exterior, painted all window frames and all wood trim on exterior of house, primed and painted all iron railings, performed miscellaneous other minor exterior repairs.

I will preface this review by saying that I've been a loyal Michael & Sons customer for over 4 years, exclusively hiring them for all of my home repairs. The past two years I've been a home warranty customer which involves paying $389.00 on an annual basis for reduced service fees (10% discount) and regular preventive maintenance. My most recent experience with Michael & Sons involved a plumber replacing two shower trim kits consisting of a shower handle, tub spout, and shower head (one of the units needed a new cartridge). For this job, I decided to purchase my own hardware in order to save some costs. The plumber who arrived was very courteous and experienced which is generally my experience with all Michael & Sons technicians. However, I was blown away when he quoted me on the price to perform the job. In order to replace both trim kits, it would total $900 ($450 for each shower). Needless to say I was very shocked considering the manufacturer who I purchased the parts from has a very detailed DIY video on how to install the parts and strongly encourages you doing it yourself (Home Depot & Lowes both have the same video on their websites). Because its a rental property and for warranty reasons, I accepted the costs and asked the plumber to move forward with the work. After giving the OK, I thought about it and realized that the quote he had provided included the 10% discount already, so if I wasn't a home warranty customer I would have had to pay approximately $990 for the work. Fortunately (for me) Michael and Sons was only able to install one of the units since I needed a new part and was adamant about buying my own hardware. The single unit that was installed works fine and my tenants are happy. After the work was performed, I decided to reach out to other plumbing companies in the area listed on Angie's List. To my surprise, I received two quotes in writing in the $250-$275 range (one included some of the parts). Although I blame myself for not doing my due diligence and defaulting to only one company, I was both annoyed and concerned at the substantial markup and difference in price - especially when you consider its already been discounted 10%. Given this experience (and overall experience in scheduling this work which I will not elaborate on), I don't see how it is financially feasible to continue doing business with Michael & Sons, especially when I want to be a loyal customer. To quite honest, the pricing seems rather arbitrary, as I've had other work performed which involved more work/effort, but was significantly less in total costs. This experience has me rethinking my current and future relationship with Michael & Sons. The Technicians who come to your home are very professional and courteous, but know that you will pay a very high premium for the name, which I seem to be able to no longer afford.

Michael & Son came to my home to determine why we had no hot water in a shower. They were prompt and punctual. I was very pleased with their responsiveness considering I called on a Saturday and they were at my home on Sunday morning. After the technician looked at the issue they told my husband right away that we would need a new water heater and he estimate was going to be about $4000. We were shocked. My husband went over to Lowes right after. The employees there were very helpful. They were surprised at the quote given the plumber. The most expensive top of the line water heater was only $1200 which made us wonder about the estimate. We have installed a gas water heater in the past for around $800, so this quoted price from Michael & Son of $4000 is ludicrous. Just an FYI, we called Robertsons and it turned out that $150 in parts and $200 in labor fixed the problem.

He did really good work & replaced both hot & cold valves with higher quality parts then installed my new hoses. Now, 6 months later they are still working fine & probably will for many years .I did think the cost was a bit high, so I asked him if he could give me some kind of discount; maybe since it was my birthday (which I really don't celebrate anymore now that I'm eleventy-seven), & surprisingly enough, he did. He gave me a 10% off birthday discount. You might get lower pricing from an independent plumber , but when you need an emergency fixed, you get whoever you can & pay the cost.
Description of Work: One of my water valves to my washing machine fell apart, spraying cold water all over the laundry room. Since it's an old house, I chose to have both the hot & cold water valves replaced & I already had a new set of upgraded hoses to use. Michael & Son's letter head says they are located in Alexandria VA., but they also have a shop in Front Royal VA. so that's who I called. I didn't know they were such a big business, but when the plumber gave me an estimate of cost, he told me that that they have a price set to fix a valve, or a set price to upgrade a laundry hook-up, but that price included replacing the hoses also. Since I had new hoses to use, it seemed to confuse his "by the book" estimate. The plumber, Shane, was a very nice gentleman.

We have had Michael and Son out to our home for a few other jobs in the past, so we were more than prepared for the Good, Better, Best sales approach when it was time to pick a new water heater. We were told by the plumber that starting in 2015, standard, gas-fired, water tanks could no longer be manufactured. As a result, everyone would need to go with a power vent efficiency or tankless model once the store shelves ran out. Additionally, any warranty work requiring a replacement after the federally mandated date would only be given a refund of the original purchase price to be applied to the then-mandated energy efficient models. Furthermore, the plumber told us that in his latest sales meetings, where this information was shared, sales management informed them of a federal tax credit of 30% available on the high-efficiency power vent models. Once we heard from the plumber that the new high-efficiency models had a 30% tax credit available on them, we decided to go with the pricer option (Best option) since the 30% credit brought the total cost down to just slightly more than the bottom-fired, older water heater option (Good option). The plumber showed up the next day to install the new water heater. Over night, I did research to make sure the tax credit did in fact exist. What I found (http://www.energystar.gov/index.cfm?c=tax_credits.tx_index) was that all water heater tax credits had expired in 2013. I could not find ANY 2014 tax credits, especially not the 30% with no cap that Michael and Son sold me on. The plumber doing the install asked me to call the office and talk to the sales manager for the area. I put a call in within a few days and was told that the sales manager would get back to me with how to claim my 30% tax credit in 2014. I missed the sales manager?s call back once due to being on a work phone call. Since then, my wife and I have placed several calls into the regional office asking to speak with the plumbing sales manager to inquire about the promised details on the 30% tax credit. Each time, we have been told the manager would call us back. We have NOT received a call back. We brought Michael and Son back into our home to replace a bad water pressure reducing value in hopes of Michael and Son rectifying the on-going issue about the water heater 30% tax credit we were sold on. This plumber told us he would personally see to it that the manager call us back with the requested information. That was 6 days ago and still NO call from the Michael and Son plumbing sales manager. We kindly ask for Michael and Son to credit our account with 30% of the tank price + install cost. We would like to continue to work with Michael and Son due to their superior work and professionalism even with their higher than average prices (you pay for quality, right?), but will find it impossible to do so until they address the 30% tax credit issue.
Description of Work: Michael and Son Services was called to our home to look at a gas water heater which was leaking slowly from the bottom pan. Upon inspection, our assumption was confirmed by the plumber that we would need a new water heater immediately.

The team of Gustavo and Nelson were professional, took great care of my home, and finished the job in a timely fashion. Gustavo explained the service to be provided, and also checked an electrical outlet that did not seem to be working. The office staff were responsive and notified me when the repair team was running late. I really appreciated that.
Description of Work: They replaced and installed a bathroom fan.

First time using them and I was very impressed. They take Saturday appointments which is great. They email you before they arrive with a picture and bio of the tech. Matt came out and was very nice and professional. He diagnosed the problem quickly and made the necessary repairs. A little pricey but worth it.

This delayed a project needed by a deadline for condo sale. Ultimately, we had to cancel & change the order, but only after Lowe's personnel informed us of narrower countertop backsplash to fit the vanity which, according to Lowes, Michael & Sons said would fit because it "couldn't" be adjusted, which of course meant a whole new countertop order costing more money. However, it turns out we didn't need to do that because the custom vanity could have had couple inches shaved off the bottom easily without any effect on the vanity or countertop whatsoever. In the end, a totally different contractor who did a phenomenal job, told us the real information that would have been helpful from beginning and accounted for all issues. Michael & Son management did recently contact us and were quite professional, courteous & apologetic, and were willing to offer some form of refund-in-kind to amend the situation. They thoroughly looked into the matter in order to adjust and ensure future issues won't be repeated. After discussions with the management staff, I am inclined to reassess and at this point place at least a decent portion of the blame on Lowes of Chantilly, especially since they haven't responded to my latest inquiry at all. In the end, if M&S staff is as responsive as their management, I'd recommend using them, but maybe more directly, since it appears more like there may be some communication issues on Lowes part.
Description of Work: Supposedly not much, or conversely everything possible horribly, though at this point, after further discussions with Michael & Son management, Lowe's Chantilly, VA should take at least a decent part of the blame. Came and measured to ensure custom vanity ordered would fit. Didn't measure correctly at all. In fact, we had to provide real measurements to Lowes. Did not respond to inquiries for 2 weeks, and actually never responded back (supposedly only after Lowes pushed for details did they do anything, though there may be a communication disconnect between Lowes and M&S).
