Kingstowne Lawn & Landscape was established by Krisjan Berzins and Phil Williams in 1997. Both graduated in 1993 from Mount Vernon High School in Alexandria, Virginia, and were members of the varsity football team when they began their friendship. Phil attended Catholic University of America in Washington, D.C., where he studied sociology. Krisjan attended Randolph Macon College in Ashland, Virginia, where he studied international business. Krisjan’s experience working in grounds maintenance at the Mount Vernon Country Club and Phil’s discipline and strong business sense formed the foundation for an ideal partnership, and the two began working together in 1997. After only 10 years in business, they had grown Kingstowne Lawn & Landscape into one of the most recognized landscape brands in Northern Virginia—with annual gross revenues of more than $5 million. In early 2008, Krisjan purchased Phil’s share of the corporation and became sole owner of Kingstowne Lawn & Landscape. While he was disappointed to see Phil go, Krisjan knew that he was ready to write the next chapter of the Kingstowne story. Today, nearly 20 successful years of business, Krisjan and his wife, Mayra, head a strong company with over 50 employees, 25 trucks, and 13 acre corporate campus, inside the beltway, in Alexandria, Virginia. Their company’s success lies in the firm belief that every customer should be treated as the “only” customer!
They did a very nice job overal but they did have to return to move a drain that they had installed in a poor location. The estimate was accurate and was performed quickly.
Description of Work: They planted shrubs and flowers in border gardens across the front of the house. They also did some grading and planted sod.

We called them and they wanted a $50 to come out and give an estimate. We decided not to do that. They were very nice over the phone. They said that they will deduct the $50 fee from the total price of the work that was done.

We had a great experience with the project manager who came out to give us our estimate. He was very responsive, and came out a number of times to see our property. He had a competitive estimate that was in the mid-range of the four or so other bids that we solicited. Unfortunately, he ended up leaving the company a couple of weeks before our work was scheduled to be performed. The company assigned another project manager who we met with a couple of weeks before the project. About a week before our project actually started the second project manager was replaced with a third project manager. Although the third project manager tried to be as responsive as possible, there was some confusion as she could not find the extensive notes that the original manager had created (and had given to the second manager). Despite the initial confusion, we are generally satisfied with the work that was performed. We liked the crews that came and worked on the property. They were friendly, and very proficient, and the final result looks great. We also thought that our project manager did a good job under the circumstances. We did have a relatively minor billing dispute. Half-way through the project, the third project manager informed us that the first project manager's material estimates were off and that we would have to pay the difference in order to finish the project (I believe 5 - 10% more than the contract price). We ojected to paying more than the bid price due to an apparent error that the company made. In the end the company agreed to absorb most of these costs, and did so without us having to involve a manager or supervisor.

Ultimately we decided to go with a company that gave us a lower bid which included waterproofing of our basement. But if we had not had such a limited budget we would of definitely used Kingstowne because of Alan's expertise.
Description of Work: Alan Macbeth a senior landscape designer from Kingstowne came to give an estimate for a solution to correct basement moisture. We were very restricted by budget so he gave us the best way to solve the problem overview if money wasn't limited and then the best Kingstowne could do solution to stay in our budget. He made us feel very comfortable and we were impressed by his knowledge. The proposal included proper grading to try to mitigate water penetration of the basement walls.

The project went well. Very professional estimator/designer who paid attention to my preferences and to small details and who was quickly available to make a same day correction when one of the plants was the wrong size. Polite, industrious crew with a crew leader who spoke intelligible English and consulted me regarding the placement of plants, etc. Crew was timely and cleaned up after themselves. The partial wall looks great! The only problem overall was the that most of the plants were smaller than I anticipated and that the one that was exchanged for that reason resulted in about a hundred dollar upcharge although the new plant was actually the size we had originally talked about. Since everything else was going OK, I did not make an issue of this, I am pleased with the overall appearance of the work and I would definitely use this company again.
Description of Work: Removed overgrown holly bushes in front of house and installed new foundation plants in front of house and in another area. Built a partial fieldstone wall to enhance the foundation planting.

Everything went just fine. It took them about 15 or 20 minutes. They left us a notice and went ahead and did the work.
Description of Work: Kingstowne Lawn & Landscape added chemicals to our lawn for fertilization and treatment. They were mainly spraying for weed control.
Kingstowne replaced our driveway and sidewalk with brushed concrete and did a great job, finished it quickly, repaired the area around the driveway and it looks wonderful 1 year later (work done 4/2009). I would definately use Kingstowne again for this type of work. They also maintain our entire yard, do all of the mowing, trimming, weeding, lawn treatments, mulching and leaf removal. This costs about $4K a year (excluding specific landscaping requests which are at an additional cost) and they do a wonderful job. They are dependable and our yard and landscaping never looked better. The lawn is lush and green! They are not the cheapest option, but they definately do a great job!

I had to write this--saw that these jokers had an "A" on the list so I knew that something was not right! Hired for initial cleanup, and received an estimate for $1850 (we have a .17 acre lot, do the math on this). Was assured by the salesperson that there was a *lot* of work to do, and that we would receive a good deal on the remaining work (monthly lawn and trimming) for starting with Kingstowne. As it turned out, two laborers spent around 7 hours cleaning up the yard. When I asked them (Kingstowne) about this and did the math, they "gave me a freebie" by sending another laborer out the next week who spent another 90 minutes. Well, for some odd reason I wrote it off--was very busy at the time and didn't want the hassle of getting another company. So vowed to myself never to use Kingstowne again for cleanup but their monthly cost for yard maintenance (~$200, included trimming and weeding once a month) seemed reasonable. The real problem came in the fall when some winter fertilizer was applied (in late August). Mysteriously my maple tree in the front yard was conspicuous by a large dead patch along with some shrubs I had by the driveway. I heard indirectly (from a neighbor) that it had been a windy day and the laborer applying the fertilizer had been "spraying all over the front yard". Long story short, the tree recovered (after a couple of years) but the hedges didn't. I fired the company within a week after the "fertilizer" incident and they sent a tree expert to look at the maple tree; sh asked "did someone apply pesticide to your tree??". I mentioned it was funny how Kingstowne had just applied fertilizer and that Kingstowne was the *only* company I had used that year. She got very quiet and wouldn't say anything else. I never got any money back, never got any satisfaction, and I only hope that I save some other poor overworked schmuck from getting completely reamed by these people. If you have anything done, perhaps trust them to do your trimming and lawncutting. I certainly will never trust them in any capacity, and I suggest that you do not trust them with anything major yourself!

As founder and President of Kingstowne, I take great pride in the services that my company provides to our clients. I am shocked and bewildered by this report. According to our records, we completed a Landscape CleanUp job (mulching, pruning..etc.) for this member, at his residence, in April of 2005. That was exactly 5 years ago. This is the first complaint we have received from him. Our records do not show any problems with this project and they indicate that he paid his bill, in full, shortly after the work was completed. (5 Years Ago).

The young man that came out was knowledgeable, nice and friendly. He estimated what I wanted and he broke everything down individually. I got the estimate right before winter started so I asked to make sure the estimates will be good in the spring. I am considering getting back with them but there is currently too much snow on the ground to fool with it.

The estimate was not free. I paid 50 for it. I would not have minded if we had actually received a written estimate, but we never did. The guy who came out did a lot of looking and gave us a number sort of off the top of his head - the number was 100-150K. For a paver deck, a small patio, a retaining wall and a drain system. Our backyard is probably less than a quarter acre. (That number was crazy, and the next highest estimate we got was 35K, also from a top-rated company on Angie's list.) When we looked surprised, he told us we should just bite the bullet and accept the fact that we would not be able to get it for less. Then instead of a written estimate itemizing the costs and showing how he got that number, what we received in the mail was a contract proposal asking $1,500 for a landscape design. Needless to say, we didn't use this company. I was especially annoyed that we had actually paid for that "estimate."
Description of Work: They came out to give us an estimate for two patios, a retaining wall and a water drainage system. At least I think that's what the estimate was for - never got it in writing, so I'm not sure what they had in mind.

With 23 years landscape design/horticulture/construction experience personally & 10 years as a company, I feel very confident in my/our approach to guide a client with knowledge, professionalism & quality. Though I don’t ever recall stating a ballpark project range of $100-$150K, as I will usually have that in the design proposal, what’s really important to me is the fact that at no point did I, or have I ever, said they (or any client) should “just bite the bullet and accept the fact that they would not be able to get it for less”. That is an outlandish and absolutely untrue statement by the member and we’re more than happy to offer a refund to the member for her consult. Each one of our landscape consults is uniquely different. During them one of two main avenues of approach are arrived at, in cooperation with the client, based on what we as designers are presented with; If the project is small (a few plants, a small patio, deck or walk etc.) they can almost always be discussed and a proposal with complete pricing provided at that time. Sometimes a CAD produced drawing is done on-site at the discretion of our designers but this is not part of the consult fee. I spent 1 hour and 40 minutes (we log our consult times) with the member. I listened to what issues the home was presenting, as well as their wishes for it long term. We walked the property looking specifically at the areas that were of concern to them, as well as the back property as a whole. I took the time to confirm some of their fears as well as calm them about others all the while aiming to provide them assurance that the scope of work being discussed, was one we had addressed in the past. There are always solutions. In the member's case, the scope of the project as well as the possibilities involved were so numerous that it would be improbable to provide definitive pricing or a proposal within a 1-2 hour meeting. Accurate pricing can only be done once the defined scope of the job is determined. We discuss with the potential client in these cases, the benefit/necessity of a landscape plan (in our case a CAD rendered/scaled drawing). Depending upon the project, the plan may show section or elevation views of the project, as well as details specific to proposed elements (wall construction etc.) and/or the planting plan in addition to the base plan view. Client and designer need to know what the vision is going to be both functionally and aesthetically. A design provides us this vision as well as the base needed to accurately create pricing. One unique element on the member's property is the in-ground pool in the back yard that was, at some point, enclosed by what appeared to be a non-conforming (no permit) structure. I took the time to point out the extensive rot issues with the structure, and why these conditions were present. The roof structure itself was not built to code with regards to snow load, a potentially dangerous situation in itself, on top of the ever-present possibility of fungal and mold issues improper ventilation present. Following our walk through and conversation, here is a list of the items we talked about (diarized from our conversation) and were deemed items to be considered and addressed via a landscape plan proposal, which was left with the member: -Replacement of existing/failing deck with a new one or possibly a solid surface patio -Locate a new egress point (door/French doors etc.) from kitchen to deck/patio -Removal of existing structure over pool -Repair of dwelling walls/beams/structure following removal of pool enclosure -Removal of existing pool deck -Re-location of an existing hot tub -Replacement of pool deck (coping assessment) in a new enlarged footprint to allow 360 deg. walking area around pool -Incorporation of proper/corrective grading around pool deck to address surface water -Talked about possible pool repairs it may need and informed them of pool companies we’ve worked with in the past on similar projects -Opening up of a wall that was once open but had been closed in, to bring back the ‘breezeway’ to the architecture of the home -(Fairfax Code) addressing a safety concern for their young child and the pool -Retaining wall(s) in back (approx. 75’-100’) to address grading that was diverting water towards the house -Comprehensive drainage system for the back and side yard to manage surface water, pool deck, as well as downspouts -Tree assessment

I dealt with two individuals at there office and they were courteous and professional and communicative; the quality of the work was great (for a rush job) and the price was tolerable. They are good people who do good work and their price tag reflects this. Hire them.

The final product is top notch. I am very happy with the result and am looking forward to warmer weather so I can enjoy it properly. The work was very professional. I've received multiple compliments on the patio. I worked with Josh Brewer, the designer of the patio. He was very pleasant and easy to deal with. After the initial planning meeting, I communicated with him mostly by e-mail, which was actually the best way to reach me in any event. He responded promptly to any questions I had. My only cavil -- and it is a small one -- is I would have like to have been kept a little better informed of what was going on in the process. There were some delays because of weather (not their fault, obviously), but I probably could have used a few more updates on when they were getting started on or back to the project. It ended up taking longer than was estimated, but it wasn't really a problem. One other communication issue -- at one point they needed me to be home to replace the top step. The back door needed to be open to accomplish this. The individual they had working that day spoke very little english (and I spoke no spanish) so there wasn't any clear communication. The next day, they ended up having to redo the step, in part, I think, because the worker didn't really understand what I was concerned about. When I re-expressed my concerns to an older worker the next day, he got it immediately and fixed the problem. The initial estimate seemed expensive, but it was right in line with two other estimates I got.
Description of Work: For the first project, Kingstowne tore out my wooden deck and replaced it with a flagstone patio. It involved tearing out an existing concrete slab under the deck as well. For the second project, they cleaned up and mulched the flower bed that was created along the new patio.

They don't give you a picture or sketch of the design they come up with so you can't visually picture what your yard would look like. Instead, they just write out the description of the design and what the cost will be. So, if I wanted to add this to my home appreciation or submit it to my home owner's association. The employee didn't seem too interested in earning my business, maybe because the company was too big or specialized for my project. I was disappointed in what I got from them for the estimate since I had to pay $50 basically for a report. He was well dressed, well prepared and punctual. I had no trouble contacting them for the estimate. I wouldn't use them as a landscaper, but I may hire them in the future for some maintenance.

They were very punctual for the initial estimate. They came out to do the work and started on time. They worked steadily. They were artisans. You could tell that they knew what they were doing and that they loved their job. They were very precise and skilled. It was all designed correctly and ascetically pleasing. They did a good job and made sure to clean up any mess that they had. They cleaned up the landscaping that we had and put in two new plants. I like that they are still thriving and that when they planted the new ones, they did not disturb the plants that were already there.

Hired this company to repair a patio. A three day job turned into a 2 month nightmare. Poorly done masonry work. Concrete began to crack and crumble immediately after being laid. After over 4 visits by workers who clearly had no idea what they were doing, I was told that I could finish it properly myself... because it cost them money to keep sending workers back to repair their shoddy work??? They left my yard a mess, concrete mix everywhere, permanent damage to my retaining wall. Hire at your own risk.

Looking back...unfortunately, it seems that this job was doomed from the start. First of all, we did not build the patio. The client asked us to come in and fix some damaged mortar on his existing patio. Anytime we are dealing with a repair another contractor's work, we must be very careful. In this case, we did not know exactly what issues may have been present beneath the brick. Also, we did not know what type of mortar was use during the orginial installation. We did our best to match the mortar color, but, quite frankly, it wasn't a great match. All of these potential issues were made clear to the client prior to our repair work. Unfortunately, we were not able to make this client happy. It pains us to have a situation like this. We pride ourselves on providing outstanding quality work. I think that the client's expectations were unreasonable. In retrospect, I think we should have been more clear about establishing realistic expectations with the client before the project began.

Overall it was good. I think that they have good craftsmanship & the design guy did a great job on designing it for us. My overall experience I would give them an A grade & would hire them again. The only reservation I have is that they do good work & they are essentially in my mind they do quality work, but I thought their price was a little high. Honestly now that I think about it I would probably not hire them again in the future for two reasons. One, because I do not need anymore work done & two, because they are a little bit more expensive than what I want to pay for my work. We couldn't be happier with Kingstowne Lawn and Landscape. They are thorough and our lawn has never looked better. My husband and I just didn't have the time, energy, or expertise to keep things looking as nice as they could. We had another lawn service before Kingstowne that was quite a bit cheaper, but didn't give us nearly the level of service we are receiving from Kingstowne. One of the best things I like is their ability to call ahead to let us know when we're on the schedule so I can unlock the back gate and keep the dogs indoors. Seems easy enough, but was challenging for our previous lawn service.
Description of Work: We signed up with Kingstowne Lawn and Landscape on an annual contract for a variety of services: Regular weed pulling in mulch/flower boxes; lawn treatments; power seeding; shrub/tree trimming and treatments; bi-annual pruning. (They offer other services such as leaf removal and lawn mowing, but we are doing that ourselves). The services have varied each month since we signed them up due to the different services for that time of the year. ($212, $312, and $338 for the last three months). You sign them up on a contract and each service comes with it's own price. There aren't surprises or hidden fees. You check off what you are looking to have done on a checklist.

I called and set up an appointment for Alan, the landscape architect to come out and do an assessment. We were told that we would have to pay $50 up front and that would count as part of our payment if we did sign a contract with Kingstown, sounded reasonable and we accepted the terms. Alan came out a little later than we had originally planned but asked a lot of questions and spent about an hour going over the yard. After that time he handed us a folder that we expected to have a quote in it, and it did. The quote was for $795 to do a landscape plan for the yard. This was not what we expected, we were anticipating a rough order of magnitude quote and a general plan for the yard. What we got was "give us $795 and we'll tell you what we really think needs to be done to your yard." Needless to say we are not going to pursue this any further with Kingstowne. We have had several good plans provided by other companies for free including solid quotes that we can live with. The $50 was worth the lesson.
Description of Work: We needed an estimate to landscape our side yard which has a drainage problem caused by recent hardscaping to the front of the house which is causing a lot of erosion in the side yard.

I REMEMBER THE SITUATION AND PROPERTY WELL. I MET WITH THE WIFE, NOT THE HUSBAND WHO APPEARS TO BE THE ONE WRITING THE REPORT. THERE WAS, AND I WILL RUN THEM DOWN, A NUMBER OF VERY SPECIFIC ITEMS SHE EXPRESSED WANTING TO ADDRESS. THERE COMES A DETERMINATION POINT WHEN MEETING WITH SOMEONE AND WALKING THROUGH A LIST OF AREAS AND ITEMS THAT THE THOUGHT OR NEED TO HAVE A DESIGN CREATED. A COMPREHENSIVE DESIGN ENCOMPASSING ALL REQUESTED ITEMS ALLOWS A CLIENT TO SEE AN END POINT, ALLOWS THEM TO SEE SOLUTIONS, AND ALLOWS THEM TO BUDGET OR IMPLEMENT ACCORDINGLY PERHAPS BY PRIORITY OR BY NEED. MANY ITEMS OR ISSUES WE LOOKED AT HAD CORRESPONDING ITEMS OR ISSUES THAT COULD EVENTUALLY AFFECT AN INITIAL REQUEST. FOR EXAMPLE: THE FIRST POINT SHE RAISED WAS A DESIRE TO ADDRESS THE EROSION ISSUE IN HER FRONT AND RIGHT SIDE YARD. THERE IS, DUE TO A LACK OF SURFACE DRAINAGE, A TREMENDOUS FLOW OF SURFACE WATER OFF THE ROAD AND THEIR DRIVEWAY, DIVERTED DOWN THEIR FRONT WALK AND VISIBLY ERODING THEIR RIGHT FRONT AND RIGHT SIDE YARD. THE MEMBER HAD SAID SHE WAS INTERESTED IN A VERY AESTHETIC SOLUTION, THAT BEING A DRY RIVER BED. I AGREED IT WAS ONE SOLUTION BUT OFFERED HER ANOTHER, LESS EXPENSIVE SOLUTION; A SURFACE DRAIN BOX IN A DEFINED LOW SPOT IMMEDIATELY OFF THE FRONT WALKWAY, CONNECTED TO A 4“ PIPE RUN UNDERGROUND (HIDDEN) AND EXITING TOWARDS A STORM OVERFLOW STREAM OFF THE BACK OF THEIR PROPERTY. I LET HER KNOW THAT THIS WAS NOT ONLY LESS EXPENSIVE, BUT ALSO A LOT LESS WORK WITH REGARDS TO MAINTENANCE. THEIR PROPERTY (AND SURROUNDING) IS HEAVILY TREED. I LET HER KNOW FALLING LEAVES CAN BE A CHALLENGE OVER TIME WITH REGARDS TO KEEPING DRY RIVER BEDS CLEAN AND FUNCTIONAL. THEN, SHE WENT ON TO SAY THAT THE LOWER RIGHT SIDE YARD WAS AN AREA THEY WOULD LIKE TO SEE DEVELOPED TO A GREATER DEGREE, PERHAPS WITH DRY-STACKED WALLS AND PLANTINGS. AGAIN, INCORPORATION OF DRAINAGE THROUGH SUCH AN AREA REQUIRES PROPER STEPS. SHE EXPRESSED AN INTEREST IN CREATING A NEW MORE ACCESSIBLE WALKWAY ON THE BACK YARD SIDE OF SOME 4”X4” TIMBERWORK HER HUSBAND HAD CREATED SOME YEARS AGO. THE SLOPE IS THIS AREA IS QUITE STEEP, SO STABILIZING THE SLOPE TO CREATE A SAFE WALKING SURFACE IS IMPERATIVE. I HOWEVER POINTED OUT, BOTH VISUALLY AND THROUGH A PRESS TEST WITH MY PEN, SHOWED HER THAT THE RETAINING WALLS ON THE LEEWARD SIDE OF THE SLOPE WERE ROTTING. SOME BADLY. THESE WALLS ARE IN EXCESS OF 24” IN SOME PLACES AND SHOW NO SIGNS OF DEAD-MAN REINFORCING. I LET HER KNOW THAT IT CREATING A WALKWAY BELOW, AND THEN REPLACING THE ROTTING TIMBERS HOLDING BACK THE HILLSIDE AT A LATER DATE (WHICH WOULD REQUIRE LIFTING OF THE WALKWAY) WOULD BE COUNTERPRODUCTIVE AND COST MORE MONEY THAN DOING THINGS IN THE PROPER ORDER. I ALWAYS WANT TO ADVISE PEOPLE OF NOT ONLY WHAT CAN BE DONE WITH REGARDS TO THEIR REQUEST OR ISSUE, BUT HOW IT AFFECTS BUDGET. MANY TIMES PEOPLE DON’T REALIZE PERIPHERAL ISSUES, OTHER THAN JUST THE ONE THEY’RE INTERESTED IN SOLVING. ONE OF THE BIGGEST POINTS SHE RAISED, WAS THE FACT THAT THE REQUESTED WALKWAY AND A SHED WAS TO POSSIBLY DEVIATE OFF THEIR PROPERTY, SOMETHING I SUGGESTED NOT DOING AND THUS PROPOSED A POSSIBLE SOLUTION WITH REGARDS TO A LAYOUT OF NEW WALLS. DURING MY CONSULTATION, AS I DO IN THIS SITUATION WITH ALL CLIENTS WHEN THERE ARE A NUMBER OF HIGHLY INVOLVED AREAS, I SUGGESTED TO HER THE PROSPECT OF ME PUTTING TOGETHER A DESIGN ENCOMPASSING ALL HER REQUESTS. I EXPLAINED I WOULD INCLUDE THE AREAS WE TALKED ABOUT IN THE DESIGN PROPOSAL (AS I DID). AT THIS POINT, I LEAVE IT UP TO THE CLIENT; MOST PREFER TO PROCEED THIS WAY, WHILE OTHER PREFER TO BACK OFF THE LARGE SCOPE OR BIG PICTURE AND CONCENTRATE ON ONE AREA. THE MEMBER, BY ALL ACCOUNTS, LIKED THE IDEA OF THE DESIGN ROUTE. I LEFT HER WITH THE DESIGN PROPOSAL AND A LANDSCAPE DESIGN QUESTIONNAIRE.

My experience with them was an A. The man we deal with is really really great. He can look at the problem and come up with great solutions that work. They are very practical. He is very honest. He flat out told us that it would probably never happen again so we didn't need it. They show up when they say they are going to show up. The work they do is great.
