We had done a check up during the previous fall (2011) and freon was low then, but they didn't put more freon in the system. In the spring (2012) the heat pump amazingly still needed freon, so they re-filled the system, but they didn't fix the leak. This (2012) fall our Heat pump failed due to a lack of freon. We fealt that the problem probably could have been avoided it they had done proper maintenance, and deceided that we couldn't trust them to maintain our system. We moved to another heating/cooling company and replaced the heat pump, and they also have our maintenance. Response to John C. Flood: You are correct, it was the fall service that the Freon was low, but there was no investigation of why the Freon was low. J.Cand gt; Fllood inspected it again in the spring, it had no Freon in the system, and the technician completely re-filled the system - still no investigation as to why. The cost to fill a completely empty system is expensive $$$. I suppose that the technician thought that the leak would fix itself. The Heat pump would probably not have failed had adequate maintenance been done, and it had not run for days without Freon in the system. When I contract with someone for a service agreement, I trust that they will do what is necessary to insure that that system will be reliable, and function properly. I did call J.C. Flood in the spring to let them know why I wouldn't be renewing my contract. This was a very expensive mistake that I don't want to make twice.
Description of Work: Our heat pump failed while under a service contract. There seemed to me to be ample opportunity to avoid it!

I was very pleased with the service I received today. They came on time, they worked fast, and they cleaned everything up. They answered all my questions and were very professional. The estimator came and then right afterwards, the installers came. They honored the website coupon in addition to the 10% service contract discount. The price is higher than other quotes, but I feel like I can trust the service offered by John C. Flood.
Description of Work: I have them under a service contract because they maintain my HVAC with seasonal checkups. The service contract also results in a 10% discount and no fees for service calls, so when I had problems with my hot water heater, I called late at night on a Thursday and they dispatched someone by 8am Friday. They replaced my 12 year old 40 gallon gas hot water heater with a new 50 gallon AO Smith Hot water heater. I didn't realize that Hot water heaters only have a 10 year service life expectancy. They also snaked out my clogged basement floor drain, and they replaced several of the original 1947 gas lines, as well as the original 1947 hot water heater square shaped gas shutoff valve with a new quarter turn knob valve, and they replaced the original 1947 smokestack on the 2001 vintage hot water heater. They replaced all of the valves and piping that came out of the hot water heater.

This company called me about an hour before the appointment to say they were too busy and wanted to reschedule for the following Saturday. I had of course set aside a block of hours for this "appointment" on my weekend. Well guess what? Since I have to reschedule anyway, I think I'll try somebody else.
Description of Work: I needed an electrician to see why my dishwasher was apparently not getting power from the circuit breaker panel.

This company replaced our furnace in 2007. Furnace broke August 2010 so the AC wouldn't run. They took 10 days to fix the problem. Then on Sunday, 7/29/2012, our AC quit working. Called around 10AM, man who answered assured us a call back by noon. They never called. We made numerous calls back and left several messages. Not only did they NOT call or come on Sunday, they NEVER called on Monday! You claim to be in the HVAC business? Then start ACTING like you're in the HVAC business. Until they figure out how to turn off the sweltering heat/humidity on Sundays and apparently even MONDAYS, do not contact this company for any kind of help!

New that something was wrong with my central A/C because the pipe would freeze up. So I saw a special from John C Flood for A/C inspection on WJLA website for $69. Their guy came out. I didn't tell him anything because the whole purpose of the A/C inspecton was to identify problems with the A/C, so I figure he will tell me I am low on Freon or my evaporator is dirty, something at least. He tells me to turn on the A/C and he checks the filter inside my house and tells me it is dirty, but I new that, and says I need to replace. Then he went outside and I really don't know what he did but he didn't pull out any gadets. So far total time at my house is about 10 minutes and he tells everything fine. I told him that can not be because my pipe keeps freezing up. He pulls out a gadet and attaches it to he AC and checks the freon level. He tells me the levels are fine but I could use about two pounds of freon R-22. Cutting the story short I was p*****. I did not purchase the freon and I gave him the $70 and told him bye. The preventative maintenance was a joke. $70 down the drain. I am thinking for $70 I would get a real assessment on my A/C. I called the manager to tell him that his guy didn't even do anything significant until I mentioned my pipe was freezing. I will never call John C. Flood ever again.

We noticed that our HVAC unit was having a much harder time cooling our condo during an extremely hot period, finally culminating in an extremely uncomfortable, sleepless night without any AC. John C Flood was recommended to us by one of our neighbors. They arranged to inspect our HVAC unit the next day. They clearly explained that it was low on freon, and refilled the unit at a reasonable price. It has functioned perfectly ever since.

I called this provider to give an estimate on some sewer work, a rather large job that this company is qualified to do, according to their ads in the Yellow Pages. They came out on time and the estimator was informative and courteous, but never came up with a proposal, even after I called to ask about it. Disappointing.

I thought they were honest and their price was reasonable. They essentially didn't do any work for us, but everything went well. I would call them back and would ask for the same technician that we worked with.
Description of Work: We had a toilet that kept getting plugged up and we needed an opinion on what was causing the block. They actually discovered a small leak in the basement that we were able to take care of.

Description of Work: I had been putting off having a drain snaked for no good reason, but I saw a WJLA Facebook notice for discount services of John C Flood and immediately went to Angie's List to read their reports. Once satisfied with the other customers comments, I called to schedule an appointment and a wonderful Customer Service Rep (Maggie) gave me a reasonable estimate and told me she could have someone at my home TODAY! I assured her it was NOT an emergency, but she assured me it would be no problem to have someone here today. Within 45 minutes, a very polite plumber was at my door and 20 minutes later the drain is running freely! The price was a quoted and I couldn't have asked for a more pleasant experience.

Shane arrived on time, greeted us, petted our dogs and got right to work. I honestly have never been so impressed with the thoroughness of an HVAC professional. I used a grupon and I certainly got my moneys worth. Technicians from two other companies have looked at the system in the past few months, and both gave me conflicting info on what might be wrong with the system. Both also painted gloom and doom about other things that could go wrong. Shane listened to my questions. Explained where the other technicians had been correct or incorrect, thoroughly checked the wiring and noted that there might be a wiring problem that can effect the operation . Since he was not as familiar with the installation instructions for my brand, he planned to go online, research the wiring specs and get back to me. That was only two days ago, and I have no doubt that I will hear from Shane. This company is now my permanent HVAC servicer.

I have tried to negotiate with this company and have nine typewritten pages of complaints that I sent them describing their failure to perform. They will only consider what is in the contract. I maintain the salesman (and note I call him a and quot;salesmanand quot;) told me one thing, he wrote a contract that seemed to include what we spoke of but then sent men to do the work without telling them what was in the contract. They never did the job the way we discussed doing it and did not fix the problem. Partly the reason they didn't fix the problem was because I couldn't trust them after the first day. I am attempting to get them to reimburse my down payment and cost for the camera - what I show as and quot;spentand quot; - because they failed completely to be honest or honorable in addition to the fact that they didn't exercise even basic professional craftsmanship. What primarily caused my distrust was that they claimed they had fixed a leak under my house. They didn't go back under the house once the water was on to see if the leak was fixed. I did go and the leak was worse than before. Another simple SOP was ignored: they took my toilet off to run a video camera down the drain. They didn't put a new wax seal in place when the put the toilet back in. Avoid them.
Description of Work: I had a water leak that appeared to come from under the slab adjacent to my crawl space. I called Flood to run a camera to diagnose the problem. They were unable to confirm where the leak was coming from. I was charged for the full usage of the camera but given only a minimum of investigation. After a discussion on how best to determine the source of the leak we agreed to a contract that I understood would find and repair the leak. The men who later came to do the work were only told to remove a piece of pipe...and none of what was discussed or even written in the contract.

When I moved into my new condo, the first thing I wanted to do was replace the two old PTAC units to make sure I had something energy efficient. I called three contractors to received prices. John C Flood wasn't the cheapest but the sales guy seemed more knowledgable about PTAC units than the others. Initially, everything went OK. The installation didn't look all that nice, but they were clear that they didn't cover trim work. Within hours after they left, both units were creating loud vibration noises. John C Flood sent technicians back out to address the problem, but the solution was to stuff pipe insullating foam under the unit when the vibration bads didn't do the job. Eventually, someone came to take the units out and reinstall them. In this process, they discovered that they installed the sleeves upside-down. This was fixed, but the units were still vibrating and now the top of the sleeves had holes in them where they had previously screwed them down. Another call to John C Flood and they decided to send LG out to access the situation. LG stated the problem was inproper installation. After a long email to John C Flood pointing out that the units were not secure, not sealed, and now had cosmetic problems (holes in the sleeves), they agreed to order new sleeves and re-do the installation. That exchange happened in March. It is now mid-June and I'm still awaiting them to install the new sleeves. At this point, I think I'll be forced to go to small claims court to get my money back.

Scheduled an appointment for Sat. AM (most convenient time for us), and the technician showed up on time. Provided estimate and completed work in a timely manner. Everything was done in a highly professional manner. We had the same technician for a faucet replacement almost a year ago, and both jobs were done in such a manner as to leave no collateral damage. We had received an estimate from a different plumber the year before, and they quoted a higher price and were unable to do the work at the same time as they gave the estimate. I also don't believe they would have done as professional a job. Although I only rated the company a "B" on price, I believe that it was very fair for the quality of work.

They were highly rated on Angie's List. The job that they did now was not too expensive however I asked about a few other jobs like having the air conditioner compressor moved by about six inches and they wanted astonishingly high prices. I found that they prices for every service was very expensive. I have no complaints about what they did because it was not too much but I was astonished by how expensive they are. They charged me $250 to clean the coils of the air conditioner and I have never paid so much before. The technician was a little abrupt and had the take it or leave it if you don't like it kind of attitude. I paid $600 to move the compressor. They came when they said they would come. I did find them expensive. I did not have extensive use of their service, it was a limited use. I didn't like the attitude of the technician. He had the take it or leave it attitude and this is how much its going to cost. I would not rate them particularly high on professionalism although he was one of many service people they send out. I think it could be just that one individual. I would look for other people and I might not use them again. It was minimal work that was done and so I don't want to make it a big issue.
Description of Work: I used the service of John Flood about two weeks ago to check the air conditioning system. They cleaned the coils of the air conditioner.

We received a huge water bill from Fairfax Water who, when I called, informed me that we had to call a plumber to ascertain the problem. I called John C. Flood the same day and their estimator came to our house the same day. As it turned out the pipe was leaking about a gallon of water a minute. The estimator provided us with a valve that we could use to connect a hose to our neightbor's water, but we chose not to use that. The next day the crew dug up our yard, installed a new water pipe, and finished the job on the following day. They also showed us how to turn the water on and off at the water main so that we could take showers and flush the toilets and then turn the water off again. Everyone was prompt, professional, and courteous. They came when they said they would, they did the job as they said they would, and finished when they said they would. We were very happy that this expensive, large plumbing job was done promptly and professionally.

The house is old. When we bought it, someone put in one new toilet and clearly had problems with the operation; it isn't seated correctly and leaks small amounts of water into the basement. Only a home inspector could tell but it is a serious problem. I asked to have that toilet re-seated and the flappers on three toilets (of the four in the house) fixed. He couldn't come on the original day, so I had to have my 25 year old daughter supervise. She's not sure if he really re-seated that toilet at all and it doesn't seem to have been re-seated. (I described what he should have done, she says he didn't do it.) He spent alot of time fixing one toilet (a different one, upstairs) fixed the second, never got to the third. It seemed like a lot of money for basically fixing two toilet flappers. Will not use them again.

It went fine. At first. So long as we were talking air-conditioning. The thermostat was kind of so-so; a bit of a pain to program but eh. Then after a few months, it was clear that it wasn't functioning. We called them back and they admitted that the thing had not been put in correctly. Their fault. No charge for the fix. But still, I am not confidant in this thermostat and wonder if it has any role in the high heating costs. Will be calling in some OTHER contractor to take a look at it. They just did not inspire confidence.

I fired them and ended up spending over $6,000 to replace the pipe that wasn?t the sewer line. I found a pipe and I did not open it or uncover it and when they came to put the camera down they said that it was sewer line. They picked a section of the pipe by hand and said it was an old cement pipe that was crumbling and I told them that I really thought that my pipe should have been cast iron. They said no that it was my sewer pipe and put the camera down the street and showed me where it was collapsed which it was. We were going to talk about replacing that section of sewer line and in the process of calculating that they said how are we going to hook it on to this the other end of the terrible crumbling pipe. They asked me if was sure that the pipe was good back the other way and I said yes because the guy put the snake down and he said it was good. They put the camera the other way and showed me where it was collapsed and when I flushed the toilet the water did not come out from the pipe. They got me to agree to replace the full pipe and that day they dug up the concrete under the porch and the pipe was cast iron and came back the next day and dug up towards the street and that part was cast iron too. There was a blockage there and they cleaned the blockage from there to the street and dug there to replace the pipe. I asked why was it cast iron at both ends and the cement stuff in the middle and the sub contractor that was going to pull the pipe through the middle and he said that the pipe up there is not my sewer pipe and I went in and flushed the toilet and the water came out. I asked them to stop all work and to bring the camera back and put it in my real sewer line and it took them about an hour and half and they brought the camera and out in the pipe and took it all the way back as far as they could take to the bend. There were no collapses at all in the pipe and there were only 2 tiny little roots and there were absolutely no collapses or problems in any of that area. I told them that I had a huge problem now with the area that was dug up that did not need to and they had gotten me to sign to replace a pipe that did not need replacing and that I was extremely troubled by this whole thing. They assured me that they would be back on Tuesday and replace the pipe, so the owner or the company said he would rework the whole contract and that I would be much happier having a new pipe. The guys showed up with their equipment on Monday morning to replace the pipe and I told them that they were not working. I have pictures of the real sewer pipe and the pipe that they told me was my sewer pipe. I have sent them e-mails and we have gone back and forth and I have a lawyer that has written them a letter to try and get my money back. I had to pay another contractor and plumber to come and complete the work to close up what they had done. They were late on both mornings they came to work.
Description of Work: I used John C Flood around the 25th of February to put a camera down the sewer line because we were experiencing slow drain. We had another plumber come and put a snake and could only get so far, so I hired them to put a camera down there and in the meantime I dug where I thought I could find the sewer line.

Our experience with Flood Plumbing was horrendous. We initially called about the problem at the end of Dec. and it took a full 2 1/2 months (and 8 visits) to finally get it repaired. Throughout this time, we were promised return phone calls and would not receive them. We would have appts scheduled only to have them cancelled because parts weren't ordered. Each subsequent technician had no knowledge of what the prior technician had done. We were originally presented with a bill of $417 for which we provided our credit card. We were given a 5% discount as a courtesy for our inconvenience. Much to our surprise, after the issue was finally resolved, Flood sent us a bill for an additional $103! This is a rental property, so this is not even our money that is at issue- it is the inconvenience, the lack of professionalism and the principle of the matter.
Description of Work: Our bathtub faucet was dripping hot water so we called Flood Plumbing to diagnose and repair.

Description of Work: They returned my first phone call, and said that they would call and come by the next day. I had already gotten one estimate for a broken outside main water pipe from another company. The person from Flood never called back.

My name is Chris Thompson and I am the new marketing manager here for John C. Flood and I see you review left here which prompted me to do a little research. There are unfortunately two John C Floods operating in the area performing the same services. We broke apart about 10 years ago due to a conflict in work ethics. I checked our system here and we have no record of performing work for you, actually no record at all. This leads me to think you may have been victim to the John C Flood based solely out of Washington DC at 711 Kennedy Street. Is this possible? Our offices are in Alexandria, VA and Brentwood, MD If it seems you did have work performed and were very unhappy with the experience by the other John C Flood we were hoping maybe you could be so kind to post an amended post within Angie's List, or possibly remove entirely. I know it's been some time. but I just recently started and have been seeing this occur many times around the internet where reviews towards us were negative but they indeed had the wrong John C. They do plumbing as well as offer heating and other range of services. They are very reliable when they come out. When they are here and they've got something else they'll quickly look at another problem if you happen to have it. They are very accommodating to their loyal customers and do the work quickly. They seem to have pretty standard prices. I would continue to use them.

The day prior to the service, I called this company on the recommendation of a family member. I told the company that my air conditioning was broken and I needed someone to come out and take a look at it. I was told they were all booked that day and would come out tomorrow. I told them that I would prefer early morning as this was a convenient time frame for me. They called me around 8:30 the next morning to tell me they were on their way. Around 30 minutes later two service people who deal with plumbing arrived. I called the company once again and arranged for someone who could actually help me to come out later that afternoon. Honest mistake, the person said that she couldn't hear me very well and may have misunderstood what I had told her. The AC specialist comes out to look at my system, points out all the flaws in my system and cleans the inner coil. This seemingly solves the issue with the air conditioner.
Description of Work: Evaluated broken air conditioning system, cleaned the inner coil.
