I had a number of companies come out and inspect my home in 2012 after I noticed severe drywall cracks in the 1990 addition to the original 1964 home and stairstep cracking in the bricks of the original house. I was very impressed with Geofreeze's inspection, Mr. Schuster took the time to show me what was going on (typical Virginia clay soil shrinkage tilting down the back part of the addition foundation, exacerbated by very poor to nonexistent drainage on one side of the addition.) What really impressed me is he said I didn't need to do the work, the house was structurally sound, although shrinkage and compression of the soil would continue over the decades. However if we wanted to sell the house a buyer would probably want the work done. He broke down suggested work into three priorities, with the drainage being the most important. It impressed me that he was honest about the work not being necessary for safety and taking the time to explain everything to me. For a number of reasons we decided to go ahead and have the work done this year. It took about two weeks to do the work, and they did a great job. His crew is wonderful, very experienced and very hardworking, and no subcontractors which is important to me. They had engineers out at various points in the process to inspect what the crew was doing and make sure everything was running smoothly. They ran into a problem with the sloping on the drainage system, and changed the plans to make sure the resloping would correctly funnel the water into the drains. It looks better than before they started! I added rebricking of two old basement windows (that opened into storage closets) to the workorder and they did a beautiful job, you can't tell a window was ever there. Foundation work is not a do-it-yourself project. You need an experienced firm that knows what they are doing. I would strongly recommend Geofreeze for foundation work.
Description of Work: Inspected property, installed a trench drainage system and resloped the ground on one wall of the house, installed 11 helical piers under an addition and original corner of the home (which involved removing and replacing concrete sidewalks), and tuckpointed cracked masonry and bricked in two windows.

The workers were truly professional. John, the engineer assessed the problem. The subcontractor services, which was hired through them, were not that great. I did not feel they were professional. The billing was not done very well also. I felt the billing person was rude.

Mr. Shuster, the structural engineer, arrived promptly on February 28 for the house settlement assessment. Barbara told me that the written evaluation would be available in a week, but it arrived in two weeks. Mr. Shuster promptly returned my phone call regarding questions about the proposal. I made a special trip to the post office to mail the required 30% project deposit check so that it would arrive the next day and we could get the project scheduled and underway. When I hadn't heard from the Geofreeze staff in three days, I called to follow up and was told by Maria in a condescending voice that they would call me when they received the check. Barbara called me later that day to schedule the project to begin on March 21. She said that the crew would arrive at 8:00 AM on the first day and earlier at 7:30 AM on the following day. The crew arrived at 8:00 AM on March 21 and departed at 11:30 AM. They removed the existing lally column and wooden beam and laid the reinforced concrete pilaster foundation. As they left, the crew reiterated that they would arrive the following day between 7:00 to 7:30 AM. Neither Barbara nor the crew called about any schedule changes the following day. Neither of the crew offered any explanation for their late arrival the next day. They resumed work at 12:45 PM on March 22. They placed the masonry pilaster on the foundation and installed the new steel beam. They finished the job at 4:45 PM. Geofreeze's book keeper promptly e-mailed me the final bill total without cost details at 4:30 PM. I called her to ask to discuss the bill. According to the contract, the "Scope of Work on site should be completed within three working days." If the Geofreeze staff have the vast experience they claim and have had the same employees for so many years, why was the time estimate so far off? Why did it take only 7.5 hours, less than one day, rather than the three days stated in the contract? Could it be that Geofreeze considers one working day to be 3.5-4 hours? If so, this is not the norm and they should state this in the contract. Along with the proposal Geofreeze sends out a schedule of Personnel Rates. Using these rates, I approved the contract price with the understanding that the project would likely take at least two days. After all, Barbara voiced concern to me that the project might take longer than three days. Since the project was completed in only 7.5 hours, I feel misled. I think it is unreasonable that a professional firm claiming so much experience be incorrect in their time, and, thus, price estimate by over 50%. The book keeper suggested that I talk with Barbara about my concerns. Since it was 15 minutes until the Geofreeze office closing time and the crew was finishing the project and getting ready to leave, I suggested to the book keeper that I speak with Barbara the following day. But Barbara decided to leave me an angry, hostile voice mail saying that they had finished early because they were so efficient and I had better pay in full because the job had been bid on a job, not an hourly basis. Did she know that the crew had only worked 3.5 hours on the first day of the project? Did she know that they arrived nearly five hours late and only worked 4.0 more hours on the second day to finish the job? As I told the book keeper, I wanted to speak with Barbara to discuss these matters before going straight to Angie's List to complain. But after receiving Barbara's hostile voicemail, I left her a voicemail saying that there was no reason for me to tolerate her hostility and that I would be taking my complaints straight to Angie's List. After the crew left, the crowning blow was that I found that my outgoing sunroom door would not close so that my home is without security and open to any and all intruders. And, since the crew started their four hour day at 12:45 PM instead of the promised 7:30 AM, it was the end of the business day by the time they finished and difficult to locate any other contractors to fix my sunroom door.
Description of Work: In order to manage the settlement in the corner of my sunroom under the outgoing door, the temporary lally column and wooden beam were replaced with a permanent concrete pilaster and steel beam.

Response from John A. Shuster, P.E. and President of Geofreeze, Inc. As a licensed professional engineer specializing in structural and geotechnical engineering, I was requested by the member to make a structural inspection of a residence in February 2012. The property is part of a family estate and she was assessing necessary maintenance of the property. After I submitted my report, the member requested that I prepare her a proposal for two elements of repair that had been mentioned in the report – reconstruction of the deficient sub-floor support in the crawl space and underpinning of the Florida room foundations. I submitted the proposal to her on March 10. A signed contract with Geofreeze was received from the member on March 15 accepting only the portion of the proposal to reconstruct the deficient sub-floor support. The receipt of the contract was acknowledged and assigned to Mr. Antonio Segovia, the General Superintendent in charge of all Geofreeze field operations to complete. The work was minor in scope and routine for the experienced personnel employed to complete it. Because the member had indicated that she wanted the work to be completed as soon as possible, Geofreeze scheduled the project for the following week. On March 21, Mr. Segovia and a two-man crew went to the property to introduce the crew to the member and commence the work. Mr. Segovia inspected the work site and insured that the crew understood the objective and had the appropriate resources to complete the work. The first effort was to install temporary shoring and remove the deficient elements. The crew then excavated for and constructed a new reinforced concrete pilaster foundation adjoining the west wall of the addition adjacent to the northwest corner. On March 22, after the concrete had cured sufficiently, the crew returned to complete construction of the masonry pilaster and installation of the new steel sub-floor support beam. The work was completed properly that day and the crew left. They conducted no other work on the house. The fixed price contract stated that Geofreeze’s work should be completed in approximately 3 days. The work was completed in 2 days, but if it had taken 4 or 5 or more days due to circumstances, the member would not have been charged anything additional. Geofreeze was obligated to provide the materials and complete the tasks specified at the contracted price. Further, the contract price and the cost of performing the work include more than just the crew time at the site. There is time and expense involved in supervision, procurement and travel in addition to the cost of the materials and products that were used. And, of course, there is overhead in addition to direct costs. On the night of March 22, the member filed a complaint with Angie’s List and mentioned that the entry door to the addition would not open properly. Geofreeze received an e-mail from Angie’s list on March 26 with this information but the member had not communicated this matter to Geofreeze. Nevertheless, Geofreeze offered to send the General Superintendent to assess and correct the problem. Mr. Segovia was assigned to inspect the door and make any repairs that might be required. However, the member refused to allow him access to the property. As a result, no one from Geofreeze has been on the property since the contracted work was completed on March 22, 2012. Given that no effort was made to lift or re-level the structure during the repair process, it is unlikely that the sub-floor repair affected the door; however, in the interest of good customer relations, Geofreeze was and is prepared to address that issue. To date, the member has not allowed Geofreeze access and also has not paid the outstanding balance due under the contract despite the fact that all work was performed as specified in the contract and the structural repairs were made as committed.

They got the job done. Staff were professional and punctual. There's cheaper out there, but this company was rated highly so I grudgingly paid the extra. If you need a quick, thorough job, I'd recommend them. Otherwise, you can probably shop around and find similar quality for a lower price.

I was very satisfied with overall experience. The price was a little on the high side but the quality was worth the premium. Once I signed the contract they worked to schedule an agreeable start date. The work was completed on time and site was left clean. Workers were as gentle as they could be with the landscaping and took great care to clearly mark and cover holes left overnight during there time on site.
Description of Work: Expose, epoxy and seal cracks in home foundation and establish proper grade away from sealed areas as well as fill void underneath a large contrete porch with slurry to eliminate water pooling and animals denning underneath.

I noticed that something in my wall buckled and decided to call Geofreeze to come out and inspect my property. The engineer showed up when he was scheduled to and started to inspect the house. After about an hour he explained to me that my chimney was sinking and causing the buckling of the house. He explained that it had been going on for years and walked me around the property to show me why he came to his conclusion. He then stated that he would have a report ready for me in about a week. A week passed and I did not receive the report so I called the company and was politely told that they were very busy and that I would receive the report in a few days. I received the report 2 days later and it stated in detail what was wrong with my chimney. The report also stated that my house would not collapse if I did not fix the problem and also stated that the chimney would continue to sink gradually, but not at a pace that would cause concern. I was very surprised that the company basically told me that I did not have to get the work done. I decided to hire Geofreeze to do the work due to their professionalism. The Geofreeze team was at my house the following week and completed the work in 3 days! The foreman was extremely professional and pleasant explaining what they were doing to the chimney. I was also not required to stay home while they completed the work. When they were done they re-leveled my backyard. Excellent work and excellent team!

They dug into the area outside the house to the foundation and inserted sime pins that would stop the settling and lifted the house. After the pins were inserted and house lifted, the door realigned cracks became smaller etc. The company then patched up all the brick work and put eveything back together . All in an amazing 5 days.

Very prompt in getting me an appt (in one week) for engineer to look at our home/foundation. We were getting cracks in the house. Received a report after we paid the initial cost of $485 for the engineer to come out and look at our house. My husband went through with the engineer. My husband said that he (engineer) was very thorough. The estimate for repair is very steep and we have to think about it for a while before we get the work completed.

Our home inspector discovered some cracks in the foundation that were of sufficient concern that he suggested we get them looked at. Unfortunately, we had about a 3-business day window to do such before closing. Geofreeze responded promptly, and hurried up the report for a one day turnaround (knowing our tight deadline). While getting a structural engineer on site is understandably expensive, they would have applied the fee for such to future work, had we needed them to do any. He definitely knew what he was doing and just what to look for, and gave the place a thorough examination even after he was pretty certain there weren't any severe problems. Would definitely use them again.

They did the engineering and work for us. They had top nothch work. With the proposal they were professional and clear. It was clearly written and easy to understand and very detailed. The clean up was done daily. The project mgr assisged to my project was very helpful and was here everyday with the crew. Communicaton was excellent with him. They took the time to answer any questions and took the time to show you. The crew never just sat around, they did a good job. The communication with the crew sometimes was a little difficult but they were very helpful. The guaranty was excellent and the price was well done. After a visual inspection of the house, the inspector told us that the cracks in the foundation didn't require any immediate work. He advised that if we decide to finish the basement that the walls will need to be reinforced, but in the meantime the cracks are not evidence of any major structural defect in our home.
