Description of Work: GeoFreeze came out and did an analysis and estimate. They do not do free estimates because of the work involved; that's okay, it's well worth it, and the amount of the estimate gets credited towards your bill if you have them do the work. You are getting a professional engineering evaluation, after all. We then had them do the work they suggested, which involved doing some work to support a retaining wall. Not only did they do a great job - and it is still a great job quite a few years later - but their folks did all sorts of cleanup of the area, way beyond what I would have expected. This company has also done work for my sister (repairing the failing foundation of her home) and my next-door neighbor (rescuing him when a contractor failed to properly construct a retaining wall). They are professional structural engineers, and though they cost more than some other contractors, they are worth every penny for their expertise.

Unfortunately, Ms. (removed member name) did not understand the information provided to her, and although we provided explanation over the phone, she still misunderstood and misstated the information in her entry on Angie’s List .There is a difference between a ball-park estimate of what something is likely to cost and an actual bid price to perform certain work. Ms. (removed member name) requested a structural assessment of her home in July. The engineer’s report laid out the facts of her situation, including the cause of the problems she was experiencing and provided two recommendations for correcting the problems. There was a Priority 1 (basic) and Priority II (optional). Each recommendation included an estimate of the cost for that part of the work. After Ms. (removed member name) received the report she then requested a specific construction proposal. This is a much more detailed document and spells out all tasks for each of these separate scopes of work as well as other elements appropriate to a contract such as payment terms, etc. The prices included are firm prices for actually performing the work and are determined by calculating the actual costs based on the specific labor and materials that will be used. In Ms. (removed member name) case the actual cost each of the separate recommendations differed somewhat from the preliminary estimate. One was somewhat higher than the original, the other was lower. Together the two totaled less than the estimated total cost. Ms. (removed member name) description that she “received a detailed estimate…which automatically increased over $1,000 is in error.” The total actually decreased by $415. However, Ms. (removed member name) then decided she was interested in pursuing only one of the two recommendations (basic), which is the only recommendation she speaks to in her comments on Angie’s List. That particular item is the one with an actual cost somewhat higher (by 5.8%) than in the original estimate. However, it is important to clearly distinguish between a preliminary estimate for discussion purposes and a firm cost figure in a construction proposal. We regret that we were unable to clarify this distinction and difference to Ms. (removed member name).

Description of Work: I just purchased a home and the inspector had pointed out some cracks in the foundation and said they were NOT an issue and I had a very sound home. I had another company come out to assess the crawl space to waterproof after purchasing the home. They saw the crack and told me I had structural damage. I needed another assessment. GEOFREEZE was wonderful and the structural engineer was very detailed and explained everything step by step. The $495 I paid saved me over $5K.

The structural engineer that came out introduced himself as the president. He was professional during this meeting and said we should receive the written evaluation by the following Wednesday. The following Thursday/Friday we followed up to determine the status of the report, however did not receive a response. When we followed up again on the next Monday to determine the status with the receptionist, she put me on hold and the engineer came on the line and raised his voice at me and told me he works over 80 hours a week and that it was my job to continue to follow up to receive the report. As an objective, ethical person I find that honesty is the best policy and at no point did I raise my voice or was rude to his receptionist or the owner of the company. It is unfortunate that he has to make false statements in order to further his company. Additionally, the moment he got on the phone he was yelling at me. I actually told him that he was yelling at me.

HE ASKED THAT THE REPORT BE PRESENTED INSTEAD AS A PROPOSAL TO PERFORM THE REQUIRED WORK. AT THAT TIME I TOLD HIM TO EXPECT THE PROPOSAL IN ABOUT ONE WEEK AND IF HE HAD NOT RECEIVED IT TO CALL THE OFFICE AND HAVE THEM REMIND ME TO GET IT COMPLETED. PREPARING SUCH A DOCUMENT REQUIRES BOTH ENGINEERING AND COST ANALYSIS. EACH DOCUMENT IS UNIQUE AND TAKES HOURS TO PREPARE. IN CONTRAST TO THE MEMBER'S REPRESENTATION, THERE IS NO RECORD BY THE OFFICE STAFF WHO TAKE AND RECORD TELEPHONE CALLS THAT THE MEMBER'S CONTACTED THE OFFICE ON EITHER THURSDAY, MAY 29 OR FRIDAY, MAY 30. ON MONDAY, JUNE 2, 2008, THE MEMBER CALLED THE OFFICE AND WAS EXTREMELY RUDE AND AGGRESSIVE TO THE RECEPTIONIST. BECAUSE OF THIS, I TOOK THE CALL AND INFORMED HER THAT I WAS WORKING ON THE PROPOSAL AT THAT TIME AND THAT IT WOULD BE SENT THAT DAY (WHICH IT WAS). SHE BERATED ME FOR NOT GETTING IT DONE SOONER AND I TOLD HER THAT I WORK 80 HOURS A WEEK AND GET ALL REPORTS OUT AS SOON AS POSSIBLE. I WAS ANNOYED AT HER ATTITUDE AND I VIOLATED THE FUNDAMENTAL RULE OF TOLERANCE, THAT THE CUSTOMER IS ALWAYS RIGHT. HER COMPLAINT HAD NOTHING TO DO WITH GEOFREEZE OR QUALITY OF TIMELINESS OR ITS WORK. HER COMPLAINT WAS SIMPLY ABOUT MY INAPPROPRIATE RESPONSE TO HER INCORRECT AND INAPPROPRIATE REMARKS. THE MEMBER'S REPORT WAS FINALIZED AND FORWARDED TO HER BY EMAIL AND 1ST CLASS MAIL ON MONDAY, JUNE 2, 2008, 6 WORKING DAYS AFTER THE VISIT TO THE RESIDENCE AND WELL WITHIN BOTH STATED AND NORMAL TIMELINES FOR A PROFESSIONAL ANALYSIS AND CONSTRUCTION PROPOSAL.

I needed to have the structural inspection and report completed very quickly so that a report could be filed with the architectural review board in my area. He gave me a thorough oral report immediately after the inspection and provided a written report within 24 hours. We had a nightmare situation with another local engineer/contractor (hired by our buyer) prior to hiring Geofreeze. We were given an estimate of $70,000+ and 30+ working days, including complete removal and replacement of the roof. Eventually we paid off several thousand dollars of his accrued fees just to get him out of the picture, and lost thousands more while we searched in vain for a structural engineer willing to work on a residential job. John Shuster at Geofreeze was able to put together a workable engineering plan in under an hour that took the price down to $10,000 and five working days. We offered an extra $1000 if they could expedite the permitting process, which they did. The work was first rate, and the speed with which they completed the job saved our property sale, which was looking very shaky.
Description of Work: Repaired and replaced support beams in roof trusses. Beams had been removed by a previous owner and the defect was discovered by a potential buyer's home inspector. Work included engineering drawings, completion of repairs and running the permitting and inspection process with the City of Alexandria. Work was completed, start to finish, in under two weeks. We were able to deliver City inspection papers to our buyer and close the sale.

In the end we got what we wanted but only with meticulous oversight. Had to literally complain straight to the company's president (John Shuster) in order to correct serious, and basic problems: workers applied repairs to a section of the wall where nothing was wrong and left untouched a damaged section; had to look up myself on the internet what VA state building codes were to demonstrate that stairs crooked to the naked eye were not in compliance; had to obtain second engineer's opinion to prove the doorway they cut was not straight; had to send pictures from three different professional wrought iron rail installations to prove they installed mine backward (handle flush against building, sharp right angles to greet pedestrians). Nearly all these complaints were dismissed by the on-site foreman. This forced me to take pictures of their work every single day to support my claims. What a mess. Company's front office was professional, but the people who actually did the work weren't.
