I would highly suggest that anyone considering hiring CJ to do any sort of work on they're property that you physically go and view work that he has done on others homes and not just go by what pictures are on his website, which is a huge mistake that we made. His pictures on his website are of homes he has done work on, but they are photos taken the day the job is completed, they are not a week, a month or a year later which will then accuratley show how is work holds up over time. He had the nerve to post photos of our patio on his website, however they were taken the day he finished. A week later is when everything had dried and you were able to see the difference in colors & different shades & less than a month after pouring the concrete it began to crack & then within 3 months the texture began to bubble and peel apart. I am hoping that I can prevent potential customers from having to suffer like we have & potentilly loose out on thousands of dollars like we did. As of today, I am still gathering emails, photos, recordings to continue my fight to have CJ held responsible for the damage or extremely poor work he has done. We have not done anything to our patio as we want everyone to see what type of work he will provide to you & what $13,000.00 will buy you. We were promised excellent work, assured he could create exactley what we wanted & in the end we were better off with what we started with, which was nicer than what we have now.
Description of Work: We had hired CJ Salzano to resurface our pool patio with a more up to date look. A very large section of our patio had a crack that extended approx 15 feet across which we were told would need to be completely replaced, this section had also sank & caused a 5in. gap between the slab & the stairs, so the stairs would also need to be replaced. A second smaller slab also had a crack in it, which extended approx 3 feet, however we were told that it could be patched & would not be seen once done. The product CJ was using was called Pure Texture, which was the thickness of two credit cards & could be created in any color & created to make it look like different textures as well. The work CJ was hired to do was to tear up & repour the large slab, fix the second slab, tear down & rebuild new stairs, add a drainage system so as to prevent both rain & pool water from ponding at the bottom of the stairs & create a border around our pool as well as resurface our entire patio. The entire job was to cost us $11,000. Problems started with the new stairs, as they were built nothing like the design we had wanted. CJ tried to provide us with different alternatives since the concrete had already been poured for both the stairs & the large slab, however we did not like the alternatives. The only other option was to tear out & repour the stairs the correct way & the way they should have been done the first time, however CJ was not willing to correct his own problem without cost to us & was adding on another $2000.00 to fix the stairs. We felt we had no choice but to agree, otherwise he was not going to fix the stairs. The next problem was the resurfacing with the "Pure Texture". CJ explained to us prior to hiring him that he creates sample boards to show both the different textures as well as colors since once the product is put down, there is no turning back. This was never done & no sample boards were ever created or shown to us. We were very specific about wanting a smooth texture, but what he did was what HE felt would look good & the end result was a patio & stairs that appeared to look like a frosted cake. I knew that there were three steps in applying the texture, so I didnt say anything because I was under the assumption that the last step would be smoothing the texture out, however I was later told that the frosted look was the final step & there would be no smoothing. After our neighbors daughter came over to see how it looked & ended up slicing her foot open on one of the jagged edges of the texture, I immediatley called CJ & told him that this was not acceptable, that it was nothing like we had asked for & that a child had already sliced her foot open from the sharpness of the texture & something would need to be done to fix it. He agree'd once he saw it that his crew had gone over board with the texturing process & stated that he would have his crew file or sand down the sharp areas. The issue was the entire patio had sharp/jagged texture all over it, there wasnt a clear area to step without possibly slicing your foot open. He then stated that the product "pure texture" was not made to create a smooth surface, that there would always be some sort of texture to it. This was not disclosed to us prior to hiring him, he told us that having a smooth surface would not be an issue & that he could provide us with whatever we wanted. My only comment to him was, he better find a way to fix this. After CJ consulted with the creator of "pure texture" from North Carolina, the only option was to sand down the entire patio & re-apply the texture, however CJ didnt know how to create a smooth surface so the guy who created this stuff agree'd to fly out to apply it himself as well as show CJ & his crew how to apply it so that it would be smooth. We picked our color, which was never tested on a sample board, Our color was created simply be mixing colors right then & there & hoping it would look the same once applied & dried. Originally I had wanted a marbelized look on the patio, which again I was told CJ could create for us, rather than testing this look out on a sample board, he used a small section of our patio & I was told that once the sealant was put on, which would also change the look of the colors, it was irreversable, so he applied the sealant & the colors that were put down to create a look of marble, looked nothing like it was suppose to. I was not a happy person at all, it was then that I decided to go with just a solid color, because it was obvious that CJ didnt know how to create a marbled look. He was angy because this meant that he would have to sand down another piece of slab to remove the coloring, however had he just used a sample board instead of my actual patio then he would not have had to go through the extra steps he created for himself. Once the new texture had been applied in a smooth manner, everything seemed to be going ok, the next step was to apply a different color texture around the pool to create a border. As it was being applied, it seemed to be ok, however the next day after it had dried, it had a completely different look to it, there were multiple shades of coloring & the texture was very rough. CJ said that it takes time to dry & once dried it wont look like different shades & will all look the same, he stated that in approx a weeks time it should be totally dry & all blend in. While walking around I had noticed that when they jackhammered out the large slab, they put a crack in the slab next to it & I was promised it would be repaired, to this day it has not ever been repaired. We paid CJ the rest of the balance, which came to a grand total of $13,000.00 & he left. A week went by & the border which was suppose to dry even, ended up having multiple shades of color in it, so it literally looks like a child took 4 or 5 shades of grey/blue & painted it on uneven. By this time approx 25 days had gone by since the concrete had been poured for the large slab & stairs & we noticed a crack approx 2 feet long had started in the concrete & had come through the texture. It was brought to CJ's attention immediately however he stated that it was a hairline crack & these are not covered under the warranty, this then started a very nasty confrontation. We were already very angry with him because of the work that had been done was nothing like what we had asked for or were promised & now the new concrete was starting to crack & not only crack, but came through the texture. While trying to get him to take responsiblity winter time had arrived & a foot of snow as on the ground, after the snow had melted, we saw that the crack had now extended to approx 4-5 feet long & branched out to begin going up the new stairs. We also noticed that the texture started to bubble from moisture getting undereath of it. There were areas all over the patio where the texture had formed small bubbles & popped leaving what looked like pock marks. As the days went by, the damage became more severe & CJ was offering no help at all to fix the problems. Towards the end of winter, the crack had now extended across the entire new slab & was wide enough to fit a quarter in it, the stairs now had a crack in it that went up all three stairs, the texture had began to peel away where it had bubbled & would continue to get larger and larger. The texture around our anchors that holds our pool cover in place was also peeling & chipping away. The second slab that he repaired and told us that we would not see the crack when he was done, was now turning a black color & you could clearly see it through the texture. If the patio would get wet, it literally looked like a road map from all the tiny hairline cracks in it, there are thousands of them. I fought with CJ for months trying to get him to honor his work & to repair all the damage, however he refused constantly going back to his warranty & what it does not cover. It was until I threatened him with a lawsuit, that he offered us $500 as a peace offering. I refused his offer.
