Landmark sent out a great AC repair company and the motor was replaced for our unit quickly. They did not try to replace more than was necessary and made sure everything else was working correctly. I only paid the co-pay for the warranty work. I made the call on a Saturday afternoon and the service was completed early Monday.

Although I had a lot of doubts with home warranty in general, Landmark really proved to be one of the most trustworthy companies I?ve ever dealt with. Let me just tell you that they won?t cold shoulder you; they will actually resolve your issues. I was treated with dignity, respect, genuine care, and very fairly. They stand behind their promises, respond in a timely manner, and treat you like an actual human. Even though this may sound basic, it?s really hard to find this kind of treatment nowadays with customer service in general. This team is very well trained and understands how to professionally deal with the frustration of a customer with a claim. They actually speak English (the English you?ll understand) and are not just repeating a bunch of phrases that they were taught, they?re genuine. The managers are amazing and just get things done (thanks to Jesse and Kim Miller). I wish I had all the names of people who helped me but it wouldn?t really matter because every single one was awesome! It?s as if my house was waiting for the warranty to go in effect before it broke down all at once! On the second months of my warranty, my ac broke down (everyone?s nightmare repair). I did have a few issues with the contractor, but my issues were all resolved and ac was fixed within a fairly quick time frame. In a repair that should have cost around $2,500.00, I only paid $290 (out of pocket) + $60 service fee. On the same day when the ac guy came for inspection, my water heater broke down (Yes, I definitely felt cursed!). So now I had 2 open claims, and a house that was unbearable! When the plumbing contractor assigned to the job failed to show, I was even allowed to bring a company I previously worked with and was approved the reimbursement of $375. Other than the fact that I was truly saved from all of these sudden expenses, this company?s customer service really impressed me. It was truly worth spending the time to detail my experience here in a review as a simple thank you to their professionalism. Also since I rely completely on reviews for services, I know this may help a lot of people out there make informed decisions.
Description of Work: Two different claims in the same week: 1- ac down (replaced condenser coil- and estimate of job was around $2500, and we only paid $290 out of pocket) 2- water heater (replaced gas valve- reimbursed for $375 and we only paid service call $60)

I called to get pricing on a home warranty plan. Angela answered my phone call. She was very professional and patient and answered all the questions that I asked her. She was very helpful! Very good. The plumber actually contacted me hours after up with the claim and with the warranty company. This is the 4th time I filed a claim of the past 3 years of had it, excellent experience every single time. All problems were covered except one on my dryer because it was not a normal wear and tear, and was he did the service and found out what was wrong I just understand. Would definitely recommend this warranty company!

The service providers have contacted me on the same day of request for service and the jobs have been done within 2 days. It makes home maintenance easy.
Description of Work: Landmark sent out a plumber to inspect my hot water heater. They also drained it. The outdoor facet was also repaired. I have used Landmark for other plumbing repairs, AC repairs and garage door repairs. All the service providers have been courteous and professional.

The HVAC repairman was great and fixed our AC in about an hour. Unfortunately, they only answer warranty calls at the end of the day, so it was after 5 pm when he arrived. Established the problem and said he would return in morning to fix it. As the temp was 100°+ we had to stay in a hotel. But was there about 8:30 am and was done by 10 am.
Description of Work: I paid only the service call charge. The rest of the bill (approx. $400) was paid by Landmark.

I purchased a home warranty from Landmark about 2 months ago, after using another warranty company for the past 2 years. I came home last Friday 8/14/2015 and noticed that my downstairs A/C wasn't cooling, I called Landmark the next morning being a Saturday and within 30 minutes they assigned a contractor to fix the problem. The contractor called and set up an appointment for Monday morning, come Monday morning by 9.00am they showed up and fixed the problem with a $60.00 service fee, so far so good, I am happy with Landmark, hope it continues that way.

I have used Landmark Home Warranty for about 5 years now and have them on my personal residence. When an issue arises, it is easy to make a claim online and they are right on top of it. The contractors they have sent have been responsive and courteous and remedy the problem appropriately. My AC was in need of a repair and it was inspected and repaired in a timely and professional basis.

To say it has been an ordeal would be an understatement. I would say the problem is not necessarily Landmark. The problem is the lack of participating contractors in Brenham, Texas. This has led to some issues. We bought a house, a little bit of a fixer-upper, and the first thing that happened was the dishwasher went out. It took them a while for them to find someone to come out and look at it. Getting it fixed was going to turn into a big hassle so we had to just take a payout. I have not bought a new one yet. Then the washing machine went out. It has been over four weeks and they are here today fixing it. It should not take that long. The price of the home warranty was part of the buying and selling of the home. We called them and paid for an upgrade on the home warranty to expand the coverage a little bit, because it is an old home. They are fairly helpful over the phone and say all the right things, but trying to get the people to come out to actually come out when they say they will has been challenging. I think the price is a good value.

We purchased an older home by the lake in May 2014 and chose Landmark for home warranty coverage. The same plumber for water heater, toilet and faucet. Master plumber who owned business (Layne Professional Services out of Waco, Texas) came out on the call all 3 times. Work was done well. Because of our remote, rural location it did take several days to get the calls scheduled (plumber did ask to make sure none were water emergencies). Landmark covered all 5 requests with no argument or delay and never tried to find a reason to refuse coverage. We never had to pay more than $60 for covered items. I rate them excellent for coverage. On the A/C wall unit (like a window unit but permanent install in wall) Landmark could not find a contractor for such a small HVAC job and paid us cash for a new unit to arrange ourselves. The amount was fair. The main thing with a home warranty company is do they act in good faith to cover what they imply will be covered. Landmark did so with no hassles and at a price in line with competitors. They also followed up each time with a survey. My only gripe is that Landmark does not have a relationship with sufficient contractors to cover our location and always had trouble finding one to come out to our address (we did enter our zip code into Landmark's website to determine they covered our area before purchase), which caused a 1 or 2 day delay each time while Landmarks customer service coordinators tried to find a contractor. That said, we are in a remote location off the normal path.
Description of Work: Landmark Home Warranty had a plumber come out and replace the kitchen faucet, which was faulty. A week before that, Landmark had a plumber come out and replace the water heater (also $60). In the previous year, Landmark also paid a cash amount for us to replace a wall air conditioner unit and also had contractors out to repair a toilet leaking under the floor and to rekey all the locks on the house we had just purchased.

Great service. Our sellers purchased it for us. We pay the 60/service fee each time service providers come, but it's a good deal. We bundle several repairs into each visit. Landmark is great and I'd recommend them.

After three visits from plumbers that Landmark assigned, I was told they couldn't do anymore than what had already been done to clear my washing machine's drain line. It was continuing to back up repeatedly. I hired a different & extremely good plumbing company because the one Landmark provided couldn't fix the problem after three visits. The problem wasn't difficult at all and the company I hired told me the previous company should've known how to handle this issue. Landmark also told me my home warranty would not cover more extensive investigation into the plumbing issue. (which in effect was not needed at all---it was an extremely simple remedy) It was very difficult to get a representative from Landmark on the phone. Two times I called and was put on hold for a very long time. If Landmark wants to remedy this situation, it would be a good fist step to call and reimburse me for my out of pocket plumbing expense.
Description of Work: Landmark sub contracted my homes issue to their plumbing company. I didn't have a choice in plumbing companies.

The call: My home warranty company sent Halshall Plumbing to fix my kitchen drain, which was almost standing water and getting worse. I called and after a day and contacting Landmark again (the home warranty company) the company called and scheduled the repair. Landmark contacted me (Kristin) and said that during the original call the drain had been snaked, they would not issue a recall, even with the water still backing up. I called Halshall Plumbing and was advised they would send the same guy out. The first visit: Bryan showed up on time, called first, and was professional and pleasant. After showing him the drain, he looked under the sink and went outside to the exterior of the house to snake the drain. He did not take anything apart under the sink. He did look at the faucet and after snaking it, it ran a bit better down, but was still slow. He recommended that I get some crystals for a drain cleaner. The drain was better, but still slow. I paid the visit fee of $60 (for Landmark) and Bryan left stating I should call if the problem was not solved. Bryan left his flashlight and I ran out to give it to him and thank him for coming. I went out of town for ten days. The second call: After two weeks, I noticed the drain was getting progressively worse again, I called Landmark Warranty. They advised if the plumber had snaked it, they would not issue a recall. I called Halshall and they said they would come out and fix it since it was just done and I was still having a problem. I assumed this was because they did not check the trap when they were out here the first time and they provide a warranty for their work. Bryan, the original guy who came out, came back. He did not recall it still being slow, but could not remember. He did remember snaking it from the outside and said they do not usually look at the trap. I told him it was still slow and getting bad and he took after the pipes under the sink. He found them to be a little plugged going outside and from the first sink to the main drain pipe there was an existing clog of material (see pic) that appeared to have been in there quite a while (I think before I bought the house!). The pipes were very clogged. The Ripoff: Bryan called his supervisor Bill who said that they needed an additional $130 to fix it. With my pipes all apart and a huge clog that was not fixed the first time, I had erroneously assumed they would fix it since they should have discovered it on the first visit. So this visit, which should have been completed the first time, in total cost $190.00. Bryan said Bill would not budge on the price even if it was for a previous problem that was not fixed. Landmark would only have a NEW call issued at a cost of an additional $60 and it would take another week to get this done. Recommendation: Landmark Home Warranty is a bad business with no consideration for their customers. In a case where they clearly should issue a recall since their it was the same issue, they refused. Their service and responses have gotten progressively worse. I would not use Landmark Home Warranty. Although the guy who came to fix it was nice and professional (Bryan) he should have discovered the plug below the sink on the first visit and his coming back to fix it should have been at no charge. This should have been fixed without me paying extra to a plumber. The response rate from LHW is very slow and you have to call call call the repair people to get service.
Description of Work: I contacted Landmark in June to fix a water stoppage in my kitchen sink.

I got a response to my email on Angie's list and a list of steps to follow to find the information I needed. I was given a number if I needed help. I was emailed some information. Compared to the other company I was looking at, they were not as friendly, cost more and did not have as many services. And they did not go out of their way to follow up with me. They were not bad. They were just not as good as the other company. I only gave them the B because of the comparison. This rating only represents a comparison.

They sent one of their service providers to look at a hvac in my rental property. The flame sensor was out and they failed to remedie the problem. Blamed everything on the unit being dirty. I hired outside help to look into it and they found a tiny piece if insulation blocking the flame sensor from doing its job. 15 minute fix that wound up taking four days due to their abysmal service.
Description of Work: Absolutely nothing. Response time was terrible, bad service and claim denied.

I called in to open a ticker to schedule the pre-season tune up for the AC's within the given time frame in the contract. The phone was answered immediately, it took me less than 5 min to open the ticket. 10 minutes later I got an email with the assigned contractor and phone number and they would call me. I didn't wait, I called the contractor and scheduled the time slot on a Saturday. The tech called 30 minutes prior of showing up to confirm I was home. They sent me MBP heating and AIR, a small company which I had never heard of before so I was very apprehensive first. However the tech was so professional that put all my fears to rest. He checked everything that needed to be checked. He also explain what he was doing, he called in two capacitors as below specs indoors. He also called in one capacitor outside as bellow specs. He then found one unit very low on Freon, the second unit was short a bit. He inspected the unit visually and spotted the leak at the compressor immediately. The tech wrote down all the repairs that were needed and said to call Landmark to schedule the work. Since it was Saturday, I open the ticket online and made my comments. Landmark called me on the following business day, explained the coverage and send their approval to the contractor. I called the MBP to schedule the next service on Saturday again, a different tech showed up even better than the first one. He did all the repairs on the spot. He took his time to vacuum the old Freon to make sure the lines were clear. Welded the leak at the junction, so it looks better then factory. Pumped nitrogen into the unit and pressure test it for 30 minutes. The he vacuumed the unit and let sit for another 30 minutes to make sure the welding was solid. Once it did he filled up the unit.
Description of Work: AC Pre-season Tuneups (2 Units) 1- Inspect Indoor units open them up and looked, check AMP draw, check capacitors for the blower motors etc. 2- Inspect outdoor units, AMP draw, check capacitors, check Freon charge. 3- Found issues with both units, wrote a ticket and submit it to Landmark 4- Came back to perform the repairs once Landmark approved the repairs

Excellent! In December 2014, I contacted Landmark Home Warranty about the initial problem I was having with the pool motor and pump. The pool company that Landmark contacted determined that the motor and pump would have to be replaced, which was done on January 5, 2015. In April of this year, I again contacted Landmark about some irregularities with the new motor and pump. Landmark promptly contacted me and arranged for the pool company to come back out to my home. I would like to mention here that Landmark did offer me the choice of using the same pool company or if I was not satisfied with the first pool company, they would send another. I was satisfied with the first company and felt the problem was more a matter of adjustments to the equipment rather than workmanship of the pool company. I have utilized the services of Landmark Home Warranty several times over the last year. Landmark was always very prompt in contacting me and the agency of repair. As a result, my problem would be resolved. It has been my experience that Landmark Home Warranty has many contacts for whatever problem arises in home-ownership. Employees of Landmark Home Warranty have always been very knowledgeable, courteous and helpful to me in my moments of stress and anxiety, which attitude is also reflected by the workmen of the companies that Landmark has sent out to my home. Landmark has never argued with me or refused to honor my contact with them. In fact, I have renewed my contact with Landmark Home Warranty and anticipate doing so in the future.

I have the highest warranty with a few add on items. Our annual cost is roughly $785. Small refrigerator repair went as expected, I paid my $60 and the unit was fixed. The air conditioning has been bad news from the start. They called to confirm my submission, but then I didn't hear from a tech. I called in and found out it wasn't submitted. This agent claimed he would "rush" it.. but I got the call from the repair company saying they could see us in a week! This company said most of thier work is Landmark. First repair. .. didn't fix unit but was fully covered. Second repair I got the call letting me know my portion. My portion? My a/C unit is on my policy, I'm informed of the fine print exclusions which in this case are another $580. (On top of the $60 I've already spent) Against my better judgment I okay the repair... and surprise, surprise it's 3 weeks later and they have another guess at what's wrong. This claim will likely be denied since the ac company thinks it may be a sealant someone used for leaks, which will fall under thier huge umbrella of not repairing items with a faulty repair and not doing repairs that count as a cleaning. Buyer beware, massive exclusion list means this very expensive policy doesn't keep you from dishing out funds, it just means you get strong armed into using thier subpar repair companies.

It is true that there are exclusions included in the warranty coverage and that there could be some costs associated with the repair that are the responsibility of the homeowner. This isn’t always the case but sometimes with A/C repairs they do occur. Fortunately, it is still a significantly lower cost than what the repair would have been outside of the home warranty coverage. As for the amount of time the repair has taken, we are truly sorry for that. Both times that the contractor was out to the home they discovered more issues as they worked on the unit. As far as I understand it was not their intention for this to take as long as it has. The third repair, the flushing of your condensing unit to remove the leak stop and recharge the system, is something that would have been covered by the home warranty. It is my understanding though that at this point in time a different contractor has been to the home and provided a repair. That is why I reached out to you via email after speaking with your husband. I would appreciate the opportunity to review the invoice and make sure that Landmark takes responsibility, if appropriate. I also want to ensure that it was an accurate repair for you and that you will not be having to deal with a failing A/C as soon as the temperatures rise.
