From the website to the ease in obtaining information...the Landmark home warranty has been great so far. We just purchased a home that is about 13 years old and with the same original appliances, we wanted to be sure we were covered from any underlying issues. We purchased the deluxe upgrade with a swimming pool coverage as well so it was a bit pricy, but worth it in the event of any appliances going bad. At $60 per visit, we used the HVAC pre-season tune up to get our 3 units ready for the summer (that was actually $120 total, but that information was made clear upfront). We also re-keyed all of our locks for $60 +$10 since we had so many locks to re-key. Thus far, they have been very quick to answer the phone when called and very prompt in giving us information and arranging appointments. In the case of the HVAC, they gave me a few options actually and I was allowed to research the HVAC companies here on Angie's List that they worked with so I could cherry pick who I wanted working on our system, which was comforting. I would recommend them for a home warranty to others, I have not run into any issues and their coverage is spelled out very clearly, which you can see from the website before you even buy services. My personalized coverage package was the same wording as what anybody can get to from going on their website. I just checked again, this is the webpage: http://homeowner.landmarkhw.com/Home-warranty/sample-contract if you go there and put in your name, e-mail, and zip code, it allows you to directly download a "sample contract" for your state and it is identical to my coverage contract. I researched a lot before I went with a warranty company, but based on reviews I read and how clearly the contract spells out what's covered, and what's NOT covered, I decided they were the best for us.

So far, I have been happy with Landmark Home Warranty. I have used them three times since purchasing the warranty. Each time I have to pay $60 but all repairs were made with no more money being required. They are fast on answering my on-line issues and provide the name and number of the repair provider. Only concern I have is that I don't have any recourse but to use their repair shop. For my last repair, a leaking water heater it took 8 days for the repair which I thought was too long. Especially, since my water heater is in the attic.

One component of our business, and a large reason for why we can be so cost effective, is that we assign the contractors to perform your repairs. This is because we only work with licensed and bonded companies that have gone through our review process (we make the calls so you don’t have to) and have entered into a business agreement with us. The reason your repair was delayed was because parts had to be ordered. You water heater has a 38 gallon capacity which isn’t a “common” size and your PRV valve had to be replaced as well. We wanted to guarantee that your replacement was of the same size and efficiency or better than you had before. Also a portion of the 8 day wait was over the weekend which delayed shipping. Not every claim has as long of a wait time. We only see delays like this when there is no alternative. Our contractors work very hard to be as quick as possible and deliver a top quality service. I have done some research regarding your services through Landmark because I was concerned when you mentioned that the first repair caused a second leak. What I found was that the first repair was for a leak on the return side of the main pool pump and the second repair was because the shaft seal had worn down and needed to be replaced, both caused by normal wear and tear. They were two separate issues that unfortunately did not occur at the exact same time. That is the reason you paid two $60 deductibles to the contractor. Had the second leak been caused by the exact same issue the contractor would have provided the necessary repair at no cost to you, that is our 30 day guarantee. They said it was due to "neglect". I do not neglect my equipment & had only owned the house a couple of months and had already had the recommended system tune up. Opened up the air handler and it did have a rusted drain pan. Called Landmark and explained that the drainpan inside the HVAC was rusted out. I explained that the unit was a multi-position air handler which had a plastic drain pan for vertical position and a steel pan for the horizontal installation. The vertical position is more common & would never fail because it is plastic. However, this unit installed in the horizontal position uses a carbon steel drain pan which will eventually fail. This is not neglect of the system but rather a limitation of the design (limited drain pan life when in horizontal position). The customer service people were very polite on the phone, but simply would not honor the warranty. When I tried to reason with them (about the 20 year old carbon steel drain pan rusting being an inevitability), they went to the scripted stonewall approach..Long story short, after paying for warranty $600+, $60 for "tune up" service call, $60 for contractor coming out to look at the leak, I had to take care of the problem myself. ..I went to GRAINGER.COM and ordered the secondary drain pan for $30 and they shipped it overnight. I installed it immediately & had air conditioning while I waited for a solution to my primary drain pan issue...You would think that with two $60 service calls already that they could have slid in a $30 drain pan, covered the labor and, billed me for $30. Whatever...The most frustrating part was making multiple phone calls to intermediate people and going for days without air conditioning because they couldn't make a decision. I could have resolved the situation in less than 2 days with no help at all, but was afraid that doing so might somehow void my warranty. ..
Description of Work: I had a 1 year service contract..There were four uses of this contract..1) Failure of water heater - replaced unit A++.2) Failure of garage door spring - replaced spring A++.3) HVAC preseason tune up .4) HVAC unit leaking. C-. This was my biggest issue. I had the preseason tune up and everything was supposed to be in good condition. Then when cooling season started, the system leaked. Contractor said primary and 2nd drain pans were leaking. I contacted landmark and they sent someone out to look at it.

As for what occurred with your HVAC system, pre-season tune-ups do not guarantee the “condition” of the entire unit. Your exact problem may not have been detectable. What is covered by a pre-season tune-up is: For the applicable Service Call Fee, LHW will perform 1 A/C Pre-season Tune-up between February 1st and March 31st as follows: LHW will calibrate thermostat, test temperature split, check refrigerant levels & system pressures, perform amp draw on condenser motor, evaporator motor and compressor, clean condenser coils, check contractors, check condensate lines, clean or replace filters (owner supplied), clean & tighten electrical connections, test capacitors, and test safety switches. Regardless of whether it was “lack of maintenance,” or not, the home warranty does not cover drain pans. We cover the main working components such as the: Condensers, Evaporative Coils, Compressor, Air Handler, leaks in accessible Freon Lines, and thermostat. These are items that the unit absolutely could not run without. To provide an affordable and useful home warranty, we created an offering that covers the majority of the issues related to normal wear and tear of your major home systems and appliances. They've been very responsive to all our service calls and requests since we started using them in late September. My only complaint is that when they had not received payment from the title company, per the contract, in a timely manner they did not notify either the title company or us so we could work to rectify it immediately. It made things more difficult to fix later.

Called them and told them the washing machine was making a really bad noise. The agent told me that they won't service an appliance for noise. So that policy really bit them as three days later the washer seized completely. It cost them a lot to repair it as the tub and bearing assembly had to be replaced, not including the delay we experienced waiting for parts.

2 weeks after moving in we had sewage backing up into the bathtub of one of the bathrooms. I called the warranty company and they provided a few options for sub-contractors. The chosen sub-contractor that showed up was on time, very courteous and knowledgeable. they snaked the main drain and then when the line didn't clear, stated that some old cast iron pipe (5 feet) needed to be replaced and a clean out installed. They replaced the pipe in about 3 hours. The warranty company told the subcontractor how much the limit was for the claim and the amount the subcontractor charged, you guessed it, the maximum amount the warranty paid. To boot, once the pipe was replaced, the problem was not solved and we had to pay another $2,000 to another company to dig up the yard, add a clean out and pressure blast the drain, which worked. Had the warranty company not told the subcontractor how much the limit was, we should have had money left over to use toward the price to fix the drain correctly. Any type of insurance company should never tell a subcontractor the total amount of the coverage, it should be up to the insurer to know the maximum amount and work with the sub-contractors to negotiate a fair price, as the insurance companies should work for their customers. My furnace sounded like it was going to blow, I called Landmark crazy like to see if they covered the situation and the customer service lady really helped me out. I am new to the area and had no idea what company to call and was happy that Landmark took over and I was called back by the referred company and the tech was out here the same day. The company was A Unique Heating and Cooling and they were so great with lots of experience. I would recommend this warranty company to family and friends...matter of fact my dad called to get signed up now too.

I had a good experience with them. The online request did work well. They were able to set up an appointment for a repair person quickly and easily. That is pretty much the extent of it, I did not have much interaction with them. The way it works is I pay the warranty company a fee and then I pay an additional amount to the service company. It depends on the size of the problem if it is going to be worth it. I am not thrilled with the price. I will be using them for a year.

*Also it would have only cost me $60 thru Landmark vs $160 that I paid the alternate plumber I found myself. So it COULD have been a good connection.
Description of Work: They contacted a plumber for my slow drain...but failed to reach them by phone over weekend... warranty plumber called back Monday but I had solved with another plumber by then. However, the Plumber that Landmark called was very responsive on Monday and called twice to see if I needed their service.

The call process for service is excellent compared to our last home warranty company and the response time to dispatch a contractor has been as well. Our most recent warranty call was for a drain pump on a washer, the contractor was slow in getting the claim filed with Landmark and a simple call to Landmark resolved that issue with the claim for service being approved by the end of the day. We paid the 60.00 service fee and the part was replaced.||We have been very happy with Landmark, we do have the premium contract plus a saltwater pool.

See the description above. Job completed to our satisfaction. Just not as prompt. Also our fault partly for not realizing the initial phone call was from the contractor. Might help if their caller ID shows the company name or if the company phone responses were more professional identifiable.
Description of Work: I signed up for this service due to the reviews on Angie's List. I had a claim that I called in. I called the company right after they were assigned to us for the claim. I felt that I was calling someone at home, not a business. It took a while for them to actually schedule the visit. When the contractor did finally call, we missed the call and there was no scheduled visit till I finally left a review online here. Then the ball got rolling. The visit got scheduled, and then on that day, the contractor was so busy and got delayed due to truck problems, that they missed that day. We agreed to them coming the next day, but got no call in the morning about times. We had to call again to find out when to expect a visit. They finally arrived and were very pleasant and quickly completed the job. Everything is good, just not the type of interaction from start to finish that you would expect to have with a presumed top rated Angie's List company.

An update to my review.... I did use Landmark, but on my home in Ft. Worth, TX. I do not have Landmark as my Home Warranty company in Colorado Springs, CO. Landmark is a home warranty company. At different times, I have had my disposal replaced, and the washer and dryer repaired. All of this is done with a minimal cost to me. Landmark Home Warranty is well worth the money!

Description of Work: We had a home warranty plan that went up on our annual amount and also wanted to auto draft our bank account solely because I wrote a check the last renewal we did with them. I searched Angie's list and found Landmark Home Warranty. I put in an inquiry through their website and had a phone call from them within an hour. Their rate was much better than what we had and they offer the preventative maintenance coverage on AC/Heat which we really like.

Short version: Basically, Landmark is the bomb-diggity. If you're in the market for a home warranty, do consider Landmark. Long version: We have put in service requests twice, once for a pest control (just general keep the bugs-at-bay outing) and another more recently to have the element in our service replaced. The service has consistently been excellent every time I have called (right down to the chipper "How can we make your day better" when they answer the phone). Here's an example. Most recently, the element in my oven went out (of course during the Great Ice Storm of 2013 (I'm in the DFW area). We put in a claim after discovering that YES! our oven is covered, and then, we waited (keep reading: happy ending, I promise). We received an e-mail saying who our contractor would be and to call them if we hadn't heard in four business hours. Well, I wasn't expecting a call anytime soon due to the ice, so I waited a couple of days until the road cleared up. Still hadn't heard. So I called, and left a message. Still no response. So, sure, I was a smidge frustrated, but I wasn't sure what or who was to blame for any of this (and, really, in the scheme of things, it's just an oven). The day after I called the service provider, I called Landmark to request a new service provider for our claim. Here's what happened. First, Jenny, the gal who helped me, answer as pleasantly as possible. I then made my request. She looked up the claim, and saw who the contractor was. Her first response was that she would like to contact the contractor to make sure he actually received the claim (remember, I submitted mine during the Ice storm, during which loads of folks lost power). Why? Because of the contractors who service my area, this contractor was her favorite in terms of service and quality. Okay, I thought, I appreciate that recommendation. Let's see. So Jenny called the contractor and got him on the line. Turns out he HADN'T received the service request (and thus may have been confused by my voicemail noting a service request--this contractor is terrific, too!). So Jenny got me squared away. The service contractor called about 10 minutes later. Two days later (I called on a Saturday, now it's Monday), my oven is fixed, and the claim has already been approved. So why the long story? Well, a couple of reasons. First, I wanted to show what quality customer care Landmark provides. This matters to me. A lot. And they've never let me down. But I also wanted to show that they use reputable service providers that I can trust to do good work. The contractor showed up ON TIME (when does that happen?) and completed the work quickly. He was very kind, very polite. He also, I should note, is a Landmark customer himself. I made a comment about how much I like Landmark and he said, "I work with five warranty companies, but I use Landmark for my house and my rental property. That should tell you something about their quality of service." I know $525 seems like a lot of money (cost of buying a new home warranty if not associated with house purchase; and, again, I don't know if they offer discounts for customers who renew), and it is. But in terms of the level of protection and quality of service I receive from Landmark, I'd argue that it is a good value. I'm already saving up a little money each month to pay for next year's plan. On a side note, I found Landmark through research. They consistently received positive reviews unlike many other warranty companies.
Description of Work: Provides home warranty. In this instance, process of submitting claim for oven repair. Helped sort out problem with service claim. **Note on price: Service calls are $60/each. I don't recall the exact price of our home warranty, though I am pretty sure that prices are lower when built in with the purchase of a new home. The price for the Premier Plus package in our area (North Texas) if you just look it up on line is $525. I know I'll be asking if they offer discounts on renewals (worst they can say is no).

We just purchased our home and found out that we had a leaking sink disposal. They sent a technician the next day and he determined that it had not been installed properly. He fixed it and everything is working fine.
Description of Work: They arranged the service needed by the next day. They sent someone who was knowledgeable and capable. We were well taken care of.
